Hands down the best in Fresno! My experience with Chambers has been exceptional, unlike past companies. Led by Kendra, they are proactive, transparent, and effective, quickly addressing tenant issues and ensuring quality work. Kendra is an excellent communicator and very responsible. I can say that she carefully selects my tenants and does it efficiently so that your unit doesn't sit vacant for a long time. Her knowledge and reliability make working with her a delight, and she's among the best I've encountered. With respect to maintaining my property, Kendra is impressive in her professionalism, organization, and commitment to ethical practices. She frequently identifies improvements to increase my property value and works with trusted contractors to maintain high standards. Her attention to detail enhances curb appeal and tenant relations, creating a positive atmosphere. Just look at these before and after pictures! Impressive. I feel lucky to have found Chambers. Kendra is reliable, professional, and responsive, always providing great suggestions and solving problems quickly and cost-effectively. My experience with this company has been incredible, and I highly recommend Chambers Property Management!

An example of issues with previous management company

As a real estate broker, I have worked with many property management companies. It's important for me to refer clients to a reputable company as it reflects poorly on me if they are not doing a good job. After giving many companies a try, I found myself getting involved because my client's properties were being mismanaged. Although I wasn't earning any income from property management, I was constantly fighting on behalf of my clients (disputing erroneous charges, following up on repairs/maintenance, inquiring about rent increases, etc). This was unsustainable and I realized I had to find another solution. Attached is an email example of some of the incompetence dealing with another management company. They served a notice to vacate but was invalidated because they forgot about the notice and collected rent... ‍ I first met Kendra when she was working for the aforementioned property management company. While she was with the company, Kendra did a great job for my clients and thus we developed a good rapport. Once Kendra left, I connected the dots and realized that was when my clients began to continuously have problems with their properties. Luckily, I was able to reconnect with her at Chambers Property Management. I had initially started by just referring over one client. They had an apartment building that was being completely mismanaged, 10 units with only one tenant paying rent. Kendra was able to remove the problem tenants, shape up the existing tenants, and within months completely turn the property around. My client was ecstatic with the turn around and is now asking me to help him find another investment property to purchase. I feel comfortable and confident in referring my clients to Kendra as it is obvious she cares and takes pride in doing a good job.

First, it should be be noted that it is very rare to find a positive review for a property…read moremanagement company. If one finds it important enough to say something, it's usually to warn people. That being said, here is my warning. My husband and I rented a small condo in central Fresno from 2011-2012. The place was nothing to write home about and our rent was super low, so we understood that the paint job was shoddy and the "new" laminate flooring wasn't top notch. We had issues with our ice maker after first moving in, which was remedied by replacing the "pride of the 80's" refrigerator with a new model. Woohoo! ... except the new fridge didn't have an ice maker. We dealt with it. #firstworldproblems Here's the problem: The maintenance worker who installed the new refrigerator did not close off the tube that carried water from the plumbing to the old ice maker. Unbeknownst to us, it slowly leaked water for several days UNDER the laminate flooring. The maintenance side of this company was very good about sending someone out quickly to take care of this leak. (I acted very fast because I did not want to be held responsible for the damage to the floor.) I give them 2 stars, however, for what occurred during our checkout process. The tile shower in the master bedroom had been damaged several years prior to our stay in this condo. Long story short, water was leaking into the wall behind the shower. When we checked out, we pointed the shower out to the company representative and said that, in the process of moving, we noticed discoloration on the wall behind the couch. We had a few small things that were our fault like a broken drawer in the bathroom or a stain on the floor, but we tried to take care of things during our stay. This is why we were SHOCKED to receive a bill for nearly $3,000 worth of services and repairs. They attempted to charge us for replacing the shower and damage to the wall as well as several other absurd charges (over $150 to clean a 1,000 sq ft space with no carpet? I cleaned it before I left! It's not like I slaughtered animals in the living room and left the mess.) I put my English teacher skills to work and crafted a letter claiming that we would only pay for the portion of each charge that was truly our fault and appropriately priced. It felt a little like they expected us to just write a check and ask no questions. Bear in mind that this was two years ago and things may have improved. My warning to you: Be THOROUGH when you check in, be proactive when it comes to maintenance issues, and stand your ground when it's time to check out.

After finding a prospective tenant for renting my home, she and Cypress property management took it upon themselves to allow that prospective tenant to move in their things before anything was signed on paper for a rental agreement. A total of 13 packages and a whole new fridge was placed on my premises with no communication of this. About a week later, even more big boxes showed up at my property. Allison asked for my door passcode for staff to allow measurements for a fridge. Never did they tell us that a new fridge would be in the home. This is obviously a big liability concern. When speaking to Allison about this, she implied she knew about the big packages and new fridge being in my home, telling me the prospective tenants "jumped the gun." The way they conduct themselves put me in a potentially nasty situation of giving that prospective tenant unintentional tenants' rights. The intent of using Cypress Property Management services was to simplify steps to renting my home. They gave me more problems. For those thinking about partnering with Cypress Property Management, look elsewhere until they take accountability and do things proper.

Professional Start, Unprofessional Exit!!…read more While our initial interactions with BeeJay suggested a professional and friendly engagement that made the move in process seamless. The subsequent reality of this management's conduct has been a study in incompetence and bad faith. Nannette's consistent pattern of rude and combative communication serves only to mask a failure to provide timely maintenance requests. Most egregious, however, is the move out process. Despite BeeJay's own admission that the property remained in 'excellent condition' after our five-year tenure, this company has attempted a transparent and illegal grab of our $2,500 deposit plus an additional $150 fee. By billing a long term tenant for a full repaint and carpet cleaning, actions that directly violate California's 'normal wear and tear' statutes. Mind you our tenure was from 12/30/20 to 1/31/25 and no paint or texture touch up was done prior to moving in, that was stated on our initial walk through. They have revealed a predatory business model that relies on exploiting the uninformed. Their inability to coordinate basic scheduling for final walkthroughs only further confirms their lack of operational discipline. For those who value their capital and their peace of mind stay clear of this rental company. If you decide to take that leap take many pictures, videos, and keep all documents of your initial walkthrough with BeeJay. Do not let the kindness fool you.

GSF Properties Villa Sierra Clovis was really pretty good under Sharon but then she retired and the…read moreplace went downhill. The property is a revolving door with a new on site mgr every year. The infrstructure of the property is suffering; the electrical needs to be upgraded because the lights flash and my TV flashes if I turn on the microwave or if the AC comes on which means its pulling too much power. The plumbing has not been upgraded in who knows how long because the toilets barely flush at times. Sometimes they are fine. They do cosmetic work like flooring and such then charge exoribitant amount for rent. Now they are charging liability (not renters!) insurance which covers their butts in case something happens. Renters covers the client or tenant but an LLIP covers the landlord. And charging for water and garbage as well, which tells me they either cannot get the building insured or they can't afford their insurance. I get it in that CA is notoriously bad for shoddy tenants that do terrible things to apartments. I get that. So I understand the need for the insurance. But a big wealthy company like GSF with as many units as it has in CA should be well insured and have extra cash in an operational reserve account for serious structural upgrades to keep costs down. Oftentimes an LLIP covers what the Landlord refuses to. The company uses the claims that tenants pay for to shore up plumbing and electrical issues that the company has ignored for years. The safety and security inside Villa Sierra is getting worse with cars having their catalytic converters stolen, people driving way too fast down the back alley with all of people walking and the kids that play around the property. I am glad to have moved from there a few years ago. I hope they can make good improvements and make it a better, safer place to live without the Draconian rules. And please let tenants beautify their porches and flowerbeds. That would help a lot to build morale!

I will spare many of the details but will state the following: Lisa, the owner I spoke with, took the time to really listen to my grievances and updated me with a bit of positive news on the front of my deposit. While it was still a fraction of what the amount was, she took the time to really explain the costs and had her staff share further details on the invoices, which I had to just accept for the numbers they were because cleaning & maintenance work cost money, albeit even if I did personally believe all the work was originally necessary. I mentioned that I wish there would have been better communication and transparency during my entire rental period, but we cannot change the past and I hope we can all grow from the experience. She took my criticisms and suggestions professionally and did leave me more accepting of the situation, and on an overall better note. Original 1-star review (3/22/2022): Slow response and overall bad communication. Do not recommend them as a management company. I will admit my appointment time was scheduled at 5:20 and the time I got to the property was 5:26, the representative that was contacting me through text was very unprofessional. I didn't get a name, but they did not greet me instead just texted saying that they were on the property. After I greeted them and informed them that I would be there shortly then gave me a shorthanded response asking for an ETA. I then responded informing them. I was less than five minutes away and even asked if that was Okay and there response was a threat to leave if I didn't show up. Someone who has worked in customer service their whole life, I understand the frustrations of someone who is late but a 5 minute delay is definitely not a big deal in my book Especially if they gave you a heads up. The representative did apologize for being rude(which I thanked them for), but at that point, I went ahead and canceled the appointment because I was no longer interested in renting the property or viewing it. I hope in the future a situation like mine is approached the appropriate way especially for someone who may be a Potential tenant. Also the representative then said I was not at the right property, which I was and then blatantly lied and said they had been waiting for 15 minutes which was absolutely not true. I attached receipts hoping this reaches the right person.
