Its probably not on the Fresno tourist list, but its definitely unique to this city and would definitely impress your eyes, unless of course your expectations of beauty is unrealistic. I personally find the lake so serene, and the sight of the homes so close to the edge just breathtaking, and I can't help to say to myself, "these people are so lucky to live here" It isn't just a sight for sore eyes, with its beautiful luxurious greenery, its bodacious 50 acres of man made lake surrounded by magnificent immense sized contemporary and classic american styled bungalows; it also happens to be an ideal place to exercise:, like walk, bike and have a nice outdoor activity, since there is a colossal circular walking path surrounding this amazing community, and the best part is, its open to public. There isn't a lot of parking (probably 10 spaces), the only parking available is near the club house, which is directly near the entrance, but visitors are free to park here up to 10PM, and walk around the lush compound since it is open to public. I personally would take a leak before coming here, since there is no public bathroom here, the closest public restroom would be at woodward park or at river park, which is about 5 minutes drive from here. Additionally wear comfortable walking shoes and also bring a bottle of water to rehydrate, to complete the entire circle of this well maintained walking path is to walk/run/bike about 2-4 miles which is about 1 hour of walking. There are benches located at every lake viewing area, so you could actually sit if you get tired. The main attraction of course is to bask in the beauty of this exclusive master planned community of lake homes while also taking a morning or evening stroll. Its definitely a tourist attraction in my books, because it really showcase the gorgeous american homes normally portrayed in movies and etc, almost every home looks different and is very unique in their own styles. This is definitely where the higher income lot of Fresno lives and have fun, and a must visit for tourist coming into the city of Fresno.

The streets are all cutesy water names which reminds me so much of Foster City. Hey, this is actually the poor man's knockoff of Foster City. No commercial buildings, no shopping, just HUGE homes. Oh, but not too poor, that's just a figure of speech here in the SJV. Some of the neighborhoods are actually gated so no idea how HUGE those places might be. The streets are all paved with gold and lined with trees from which money grows. Or so it would seem. If you want to see a whole different Fresno from what most of us think of the old town, then head out Friant Road to the Woodward Lake. You will be in for a treat. Did I mention the HUGE homes?

He valued our Kings River property with 2500 square foot custom home in Tulare county in the Clay School and Kingsburg High School district, with a boat ready lagoon, and river bunkhouse with electricity, with 8 farmable acres at $415,000. He comped this property with crappy abandoned homes in the country of Dinuba and Orange Cove....You tell me how good he is...if there were zero stars that's what I'd give. His name is Philip Sarazen, by the way.

    We had hired Phil Sarazen and Associates Appraisal Group to do an appraisal of a small airport in…read moreCalifornia. This partnership was not a good experience for us. Associates Appraisal Group says that they are "commercial, industrial, apartments, mixed-use, special purpose, damaged properties for Lenders, Estate Taxes, Divorce", this may be true but they are not fully competent in all aspects that they claim to be ready for. From what I could tell, based upon the criteria that Phil set, his calculations matched them. The main issues were that his criteria were highly suspect which would cause a much lower valuation. This is a working airport, so to say that a new owner would not use it in the same manner (even increase its capabilities) is a serious error in judgment. That may be his opinion, but that is not necessarily what could happen. To say that a working airport's facilities have no value when they are being used to generate revenues, is poor judgment. Just because facilities may have been depreciated to zero from an accounting standpoint does not mean they have no value. All this means is that on the tax returns one does not get a depreciation expense, not that being used facilities have no value, and that some maintenance repairs may be required. Phil also defined much of the land as farm land which would yield the least valuation. Past appraisals never said that the land was only zoned for farming. If I remember correctly, this was not the case in the older valuation. So, unless the land was indeed re-zoned to be used only for farming, choosing a different allowable land use could result in higher valuations and a more extensive set of comparable properties. We hired him to provide a reasonable valuation on a working airport. They chose to ignore this fact and only do a valuation of land which included defining its use in the least value scenario. He chose to ignore this fact. In good faith we paid half of his fee upfront, but in multiple occasions we were mislead on how the property was appraised and when we would receive the reports. Multiple times they mislead us and told us that the property in questions was worth much less then it truly is. Claiming that because some of the buildings are older that they lost all value, which didn't seem right because the property in question is still a working airport that still generates wealth. This is a major miscalculation on his part, and one that would have resulted in a major loss for us. Even when we got in contact with him and questioned this, he still claimed that he was right. Another thing worth mentioning is that it is very difficult to get a hold of him. It takes multiple phone calls to get through to him. Agree contacting him was difficult and he was generally not responsive. He also missed his own defined deadlines by weeks. He also did not supply us the paid for partial interest valuation until requested by us giving us the excuse that he did not realize we had not received it yet. should have made sure that we received it, when promised, and not assume we had gotten it. Our experience is that they had very bad business practices on top of his questionable valuation criteria judgments. We have not received the partial interest appraisal yet. Worse thing about Phil Sarazen is he insisted on getting the balance paid in full which we did, during the middle part of his work without providing us even with a progress report while threatening to stop working if he didnt receive the payment. He is very rude and unprofessional and no one should use his appraisal services again.

Na was more than happy to show us multiple properties that fit our criteria. Along the way Na was very professional when pointing out a properties pros and cons of not only the neighborhood, but also the floor plan, pricing and overall quality of the home. Through her connections with local realtors and investors, we were also able to see properties that were yet to hit the market, offering us a advantage over other buyers. I would highly recommend Na whether you're buying or selling a home. She's a go getter and always has the clients best interest in mind during and after the transaction.

Not great living with rusty water in your carpet and management telling you to sleep with your window open if you're hot.     Update 5/9/2026: I would like to clarify that in addition to the filthy, moldy, rusty, dishwasher…read morereplacement #1 that was installed a second replacement dishwasher was brought out. It also had filth in the bottom of the tub and the racks were covered in rust. The heating element appeared rusted as well. DH was unable to provide a dishwasher unit that they said "met my standards" as they were offering "the best unit available on the property." The dilapidated condition of replacement #2 was completely unacceptable. Rust is known to flake off racks causing damage to dishes, pots and pans, glassware, cutlery and silverware. DH declined to replace my belongings if they became ruined by the rusty "best available dishwasher" offered. Absolutely, "my preference" is to have NO DISHWASER in my unit at this time as I do not want a repeat flood, damaging my personal belongings in the closet by another faulty leaking dishwasher or subsequent damage to my cookware from an old rusty machine. I would happily take a used unit that does not have rust or mold or filth. These dishwashers were certainly not "upgrades" in the way most people would define an upgrade. Expecting a working appliance in good condition is not a "preference" or "upgrade". It is a requirement of the lease. It is true that the water damaged baseboards were treated for mold and repainted. The beige carpet, now stained brown from water damage, in the closet had zero repairs done. A request for cleaning and or installation of new carpet was requested verbally and in writing. I was told it would be taken care of. To date, it has still not been addressed. Thank goodness DH is in the process of upgrading the mailboxes. The DH slogan is "Seeing is Believing" and we are standing by patiently. There has been rampant mail theft 2-3 times a week for at least five years. I now make other arrangements for mail delivery. The mailboxes near the front office were updated and replaced in 2023. Tenants in the back of the complex were promised the installation of secure mailboxes in 2023 as well. Three years later, this issue has yet to be rectified. I sincerely hope this is not another empty promise. On good faith, I look forward to having a basic right of secure mail delivery on the premises. I would be happy to discuss this further if management is willing to address the maintenance issues noted, not just my complaint about it.

    Tenant turnover used to be the worst for me... like seriously stressful. Every time someone…read moremoved out I was bracing myself for months of vacancy, showings that went nowhere, applications that looked good but flopped, and then sometimes ending up with tenants that weren't even good. My old manager? meh... didn't really care, made me feel like I was losing money and it was all on me. Chambers kinda changed all that. Vacancies dont drag forever anymore, tenants actually pay on time, treat the place decent... sounds simple but after what I went thru before it felt amazing. Tenants seem way calmer too. Less drama, fewer complaints... stuff actually gets handled. Chambers takes care of the communication, maintenance, all that stuff without turning it into a headache. Tenants know who to call and stuff actually gets fixed lol. I also like that I'm not just left guessing anymore. New applicant? I know. Lease signed? I know. Something pops up? I hear about it before it's a bigger problem. I don't feel outta the loop like I did before. Honestly... I'm not stressing about who's living there or how long it'll sit empty. Things feel steady now. After years of chaos and headaches, this kinda stability is worth way more than I thought it would be. Thank you Chambers.!

    Before Chambers Property Management, I honestly felt like I was on my own. I technically had a…read moreproperty manager, but actually getting help was another story. Questions would come up and I'd either get no response or something super vague days later. After a while, I just stopped asking and hoped nothing went wrong, which isn't exactly comforting when real money is involved. Once Chambers took over, that changed pretty quickly. Now when I have a question, I ask it and I get a real answer. Not days later. Not after following up multiple times. Just a normal, timely response like you would expect. It sounds basic, but it made a huge difference. What really stood out to me was how approachable they are. I've asked about lease stuff, tenant situations, random landlord questions, even things I probably should already know. I never felt rushed, brushed off, or made to feel dumb for asking. There were also times I reached out about things that weren't urgent at all or weren't technically their issue yet. They still helped me think it through and gave honest input. That was unexpected and genuinely appreciated. At this point, I don't feel like I'm guessing anymore. I don't feel stuck or unsure every time something small comes up, and that peace of mind alone is worth a lot. Thank you Chambers Property Management!
