I would give this place a zero but I can't. We moved out after 5 months because the owner of the property kept harassing us after the property management happily give her our phone numbers including my 18 year old daughter who the owner would contact the most. After turning in the keys and we got 240 back instead of the 1800 deposit, we steam cleaned all carpets swept and mopped filled in the holes from the 4 tv mounts we had. This place looked better than when we moved in. We even did the yard service ourselves after the owner canceled them and it was still coming out of our rent. These are pictures right before turning in keys. And right AFTER we turned in the keys they had the audacity to say we need to water the yard because of it being yellow.

Nightmare company update: we've been trying to get our sprinklers repaired since March 2017 to no avail. Recently received email stating yard needed water and we needed to take care of it. The gardener does not do sprinklers and has made oaktree aware a few times. We still do not get return calls after maintenance requests have been submitted and we've currently been without a Gardner for almost a month. Kevin won't listen to concerns or complaints. If they do return a call, he and his wife talk over you and belittle you. They've now increased our rent (probably with the hopes of getting us to move out) and still have no working sprinklers. We have rotting eaves and garage walls. This is what $1325 gets you from oaktree. All vendors sent to our house come out 2-3 because it's not done properly the first time.

Ask the Community - Oak Tree Property Management

Does Oak Tree ever call their customers back? My landlord has been trying to reach them all week and Oak Tree has not returned any of her calls. Would be nice if they had better customer service. Anyone else have this issue with them?

Absolutely Lisa what is the question or reason your landlord would be trying to reach us so I can help. I'm assuming you don't rent from us so I don't know who your landlord is to be able to call them. I would be happy to call them if you would like… Read more

Tenant turnover used to be the worst for me... like seriously stressful. Every time someone…read moremoved out I was bracing myself for months of vacancy, showings that went nowhere, applications that looked good but flopped, and then sometimes ending up with tenants that weren't even good. My old manager? meh... didn't really care, made me feel like I was losing money and it was all on me. Chambers kinda changed all that. Vacancies dont drag forever anymore, tenants actually pay on time, treat the place decent... sounds simple but after what I went thru before it felt amazing. Tenants seem way calmer too. Less drama, fewer complaints... stuff actually gets handled. Chambers takes care of the communication, maintenance, all that stuff without turning it into a headache. Tenants know who to call and stuff actually gets fixed lol. I also like that I'm not just left guessing anymore. New applicant? I know. Lease signed? I know. Something pops up? I hear about it before it's a bigger problem. I don't feel outta the loop like I did before. Honestly... I'm not stressing about who's living there or how long it'll sit empty. Things feel steady now. After years of chaos and headaches, this kinda stability is worth way more than I thought it would be. Thank you Chambers.!

Before Chambers Property Management, I honestly felt like I was on my own. I technically had a…read moreproperty manager, but actually getting help was another story. Questions would come up and I'd either get no response or something super vague days later. After a while, I just stopped asking and hoped nothing went wrong, which isn't exactly comforting when real money is involved. Once Chambers took over, that changed pretty quickly. Now when I have a question, I ask it and I get a real answer. Not days later. Not after following up multiple times. Just a normal, timely response like you would expect. It sounds basic, but it made a huge difference. What really stood out to me was how approachable they are. I've asked about lease stuff, tenant situations, random landlord questions, even things I probably should already know. I never felt rushed, brushed off, or made to feel dumb for asking. There were also times I reached out about things that weren't urgent at all or weren't technically their issue yet. They still helped me think it through and gave honest input. That was unexpected and genuinely appreciated. At this point, I don't feel like I'm guessing anymore. I don't feel stuck or unsure every time something small comes up, and that peace of mind alone is worth a lot. Thank you Chambers Property Management!

Update (3/23/2022): I am providing an updated review because, after a dedicated listening session…read moreby one of the owners, I can give a slightly more positive review but still not a glowing review. I will spare many of the details but will state the following: Lisa, the owner I spoke with, took the time to really listen to my grievances and updated me with a bit of positive news on the front of my deposit. While it was still a fraction of what the amount was, she took the time to really explain the costs and had her staff share further details on the invoices, which I had to just accept for the numbers they were because cleaning & maintenance work cost money, albeit even if I did personally believe all the work was originally necessary. I mentioned that I wish there would have been better communication and transparency during my entire rental period, but we cannot change the past and I hope we can all grow from the experience. She took my criticisms and suggestions professionally and did leave me more accepting of the situation, and on an overall better note. Original 1-star review (3/22/2022): Slow response and overall bad communication. Do not recommend them as a management company. Most of us hear of bad stories with property management companies but hope that experience does not happen to you. They were terrible with the security deposit return.

I will admit my appointment time was scheduled at 5:20 and the time I got to the property was 5:26, the representative that was contacting me through text was very unprofessional. I didn't get a name, but they did not greet me instead just texted saying that they were on the property. After I greeted them and informed them that I would be there shortly then gave me a shorthanded response asking for an ETA. I then responded informing them. I was less than five minutes away and even asked if that was Okay and there response was a threat to leave if I didn't show up. Someone who has worked in customer service their whole life, I understand the frustrations of someone who is late but a 5 minute delay is definitely not a big deal in my book Especially if they gave you a heads up. The representative did apologize for being rude(which I thanked them for), but at that point, I went ahead and canceled the appointment because I was no longer interested in renting the property or viewing it. I hope in the future a situation like mine is approached the appropriate way especially for someone who may be a Potential tenant. Also the representative then said I was not at the right property, which I was and then blatantly lied and said they had been waiting for 15 minutes which was absolutely not true. I attached receipts hoping this reaches the right person.

I will give you my perspective as owner of a few rental properties in other states, in which we use property management companies. We are proud of our properties and always want to provide a comfortable, safe environment for our renters. This has meant, for example, replacing several HVAC units through the years. In all these cases, we either provided portable AC units or even paid for a few days in hotels during hottest times. This response given by Valley Vista under the "Maximillian" post is very telling: "Thank you for sharing your concerns, and we're sorry to hear about your friends' experience. At Valley Vista, we strive to provide exceptional service to all tenants. We understand your frustration regarding the HVAC issue. Our team worked diligently to address it, coordinating with the home warranty company and a reputable third-party HVAC company, which confirmed the system was functioning as intended. Unfortunately, the home warranty company's protocols limited our ability to replace the unit outright". To translate what this is saying: "Your discomfort and our responsibility to provide customer service to the tenant is secondary to our goal of maximizing profits to the property owner". Any reputable property management company would never let a "home warranty protocol" get in the way of providing a livable home environment via portable unit, etc., and would press the owner to make sure the tenants were getting good service. I went to my daughter/husband's house several times during these several weeks and can definitively state that Valley Vista's assessment of "confirming the system was functioning as intended" means having a house that is no cooler than the high 80s. That sentence in their response is quite telling of their disregard for the tenant's actual experience in favor of a third-party company's assessment that favors the property owner. Overall, if you are a property owner who is looking for a property management company that will always prioritize minimizing property owner costs no matter the deleterious effects on the tenants, I would give a 5-star review for this company. If you are a property owner who wants to provide a safe, comfortable property to your tenants and cares about keeping them happy, or certainly if you are a prospective tenant, then a 1-star review is too high.
