Avoid at all costs. Our family has two units, each in different buildings at this location. Over a period of a month, both have been broken into. Apparently they have not done anything to update security nor taken precautions to ensure it doesn't happen again. If you rent here you're asking for your stuff to disappear. You have to enter a unique code to enter and leave the gate to access the property. They also have codes on the door to enter each building, as well as security cameras. How does this keep happening? This place has gone downhill fast. I've been renting here for nearly 8 years, and the decline in quality over the past 2 years is unbelievable. They continuously raise the rates at unreasonable increases - see my photo below. Despite the increases, basic maintenance is being completely ignored. Started at $184 7/2/2024 then $255 by 1/2/2025 and another increase to $329 by 6/2/2025 - that is almost 80% increase in less than 1 year! An increase of $145 a month in less than 1 year. Elevators are a constant issue--all three have been down at once, preventing access to my unit. Just today, 2 out of 3 elevators were down again. When I asked staff about it, I was told, "Can't make the elevator repair guy come here." They were down for nearly two weeks before. Temperature control has worsened--it's now hot and stuffy just walking through the building, which was never the case before. Exit signs hang by wires, lights are burned out or missing covers--it's clear corners are being cut while rent keeps climbing. The location is the only upside, but it's not worth the trade-off anymore. Talk to other renters before signing anything--they'll tell you the same. We have rrented for more than 3ysr on automatic pay,... our small storage unit went from 120 to 348!!! We were not given notice about the monthly pay increases!! After getting a bigger storage unit at a much better price we have signed up for notifications. I believe it's ABSOLUTELY RIDICULOUS that they can increase your rate at anytime for no reason. We will be looking at better storage unit places, the only reason we have stuck with this place is the close convenience of it. read more

I have used Public Storage numerous times with no issues but I won't be using this location again. During my move we ran over time a little and they had the nerve to text and email me about it. What was supposed to do? Stop in the middle of unloading my stuff to leave at exactly 5 pm? The loading from my old house took longer than expected therefore unloading was effected not to mention we had an hours drive to the location only because it's closer to my new house. I only need the storage for about 3 weeks until I can take possession of my new place. It's bad enough I have to move twice in 3 weeks. I don't need disciplining from a company I paid my money to. Storage unit was infested with rats and rat droppings. I called the property manager several times with no response from anyone at the property. Rates went up $100 during my 9 months there but nothing was ever done about the vermin issue. I'm pretty sure since I have moved my items out due to the infestation, I will not hear back and they will avoid the problem. read more

Price was good but not sure for how long cause they can choose to increase any moment. The location I choose never had anyone there and would not return calls or follow up. My location locks gates at 5pm and will lock you in if your not out by 5pm. Other storages stay open longer and will not lock you in. Good luck getting in touch with anyone. You're basically paying to store your belongings in a hot closet that anyone has access to. Not for me. A plethora of units were recently broken into and rummaged through, including mine, and the facility provided exactly ZERO information as to how or when this happened - an immediate red flag. They also waited until they "fixed" the units before notifying me that my property was potentially stolen. All they did was replace the locking mechanisms that were completely pried off of each unit. As far as I'm aware, no precautions have been taken to prevent this from happening again and no improvements have been made, yet I just received notice they are raising the monthly rent for the second or third time. The staff is nice enough and the units are cheap, but still not at all worth the money. If you care about what you're storing, you're better off paying a little more for a unit with actual security precautions in place. This will be my last month w/ Public Storage. read more

She even showed me how to download the app and how to use it for the gate. I guess if there's any drawbacks to this location, it would be their gate hours. I have never used Public Storage before, so my experience is only based on my initial and first month renting with them. Honestly, I can't say enough good things and since the purpose of this review is for people who are considering rental storage space here I will break it down into categories I have been most impressed with so far. 1. CONVENIENCE: The process to reserve my space online was so effortless and quick. It was easier than ordering a pizza. In fact, it was so easy that I thought to myself there had to be a catch. 2. CUSTOMER SERVICE: This might not be very important to you, but good customer service is something that I haven't experienced with previous storage companies so I was delighted with how I was treated from the moment I reserved my units online. A few hours after I made my reservation, I received a call to confirm my move-in date and to welcome me to Public Storage. When I arrived on move-in day, Elena had my paperwork ready, didn't try to upsell me anything, and explained everything in detail about my contract. She went with me to view the two units I had reserved to make sure that it would work for me, and then told me that if I preferred to just have one unit that a larger unit had just come open and it would be the same price as the two units I had reserved. I was ecstatic because I had wanted this size but it had not been available on the day that I made my reservation. 3. SECURITY/CLEANLINESS/CLIMATE: I have acquired some nice things over the years and have heard plenty of horror storage tales from other people. The security at every point in the complex is impressive. I have never been in another climate controlled storage building that is kept as immaculate as the one in which my unit is located. The lighting is more than adequate and the temperature and humidity gives me great piece of mind that my belongings aren't going to rot. All in all, if this is a convenient place for you to store your stuff then I would not hesitate to use this location. read more

My family and I have had such a positive experience with Public Storage located on South Mason road in Katy, Texas. The manager, Elena is amazing. She is always kind and helpful. We didn't initially need storage due to our belongings being loaded to move into our new home. What we didn't know is that we were the victims of identity theft and had been scammed out of our savings by a realtor and someone else posing as the owner of the home. It was to be our first home and that alone was heartbreaking. Elena had a monthly special and offered it to us thirty minutes before they closed on the weekend and showed me the unit. We were able to load everything in the unit. To make matters better with our experience, the recent flooding had my family displaced again. With that came additional expenses that added up. Our payment was late. Not only did Elena understand but she also contacted the district manager who in turn showed empathy for our situation. The customer service is amazing at the Katy Public storage. The leadership is outstanding. My unit has remained clean and intact with the recent storming/flooding. I was called back and given encouragement that everything will be okay. This is the kindness of strangers and it is more than the company but the people they employ. I feel as if I can just stop by and say hello to the amazing management there. In addition to their service, their property and bathrooms are always clean. I fully recommend this property.
