These folks were among several who responded to my request on yelp about an insect I found in my home. While others were positive I was seeing a wingless subterranean termite, they identified the insect as harmless. Since I am nonetheless nervous about termites, I decided to take advantage of their free inspections, which is typical of the industry I believe. And a good thing. About a week later and just a couple days before they were to come over, there was a big deposit of Frasse in our bedroom. I took a picture and posed the question to Gemini and Meta AI, which both identified it as from dry wood termites. When Robert came, he did the same. Robert explained the immigration details well. Kept in touch. Fumigator who put tent on also was communicative. Does not appear that I received a call in advance from person who took tent off. Would have liked that. Prime fumigated my house twice within 2 years (2013-2015). Yes, TWICE, because within a year the termites were back. The owner was fair and apologetic and redid the tenting and fumigation. Needless to say a huge inconvenience for me. Fast forward to 2020 or so and I'm finding more termite evidence in the house - kickout holes and frass along walls. Today, there is yet more in a different room. Prime may have good reviews, but they contract their jobs out. So I write this to warn consumers. If Prime is still working with a company called, Megafume, run away like Tom Cruise. I called another termite company today and told them my experience and he actually asked me if it was Megafume - apparently known to be the worst in the business. I forgot to add that the guys crushed my rain gutters during the second fumigation. Again the owner was very accommodating in repairing the damage. I called for a competitive bid for fumigation and was able to have an onsite inspection scheduled rather quickly. The day of the inspection I got a call from the inspector telling me he was sick he wasn't able to make it. The person on the phone was not completely coherent but that could be due to the illness. He said he actually could provide the bid just by looking at the satellite image from Google maps so it wasn't necessary for him to come by or reschedule. I tried to provide him with relevant information like the square footage and the type of home it is but he said he could find all that information online as well. He ended the call saying he'd provide the quote later that day, which he didn't. I waited a few more days and followed up on the quote and he again said he'd provide it shortly, which again he didn't. I made one last attempt to follow up and was ignored. I found evidence of drywood termites at one window. Don came out to bid, and explained that for a house of this size and age (about 20 years), it's quite likely that termites have set up shop in multiple locations. He recommended tenting the house. I ended up doing a local treatment ($800 for Termidor HE) with another company that I had also called out to bid, just at the window. My reasoning is that this window is the only place on the entire house that has exterior facing wood fascia, and that's likely what attracted the termites in the first place. The rest of the house is all stucco, including all of the other window borders. Prime's bid for tenting was actually much less than what I had thought it would be. Maybe due to my house's boxy shape. Don also explained that the subcontractor they use for tenting is very careful with tile roofs like mine, and they almost never receive complaints about broken tile, something I was concerned about. Even though I didn't use them this time around, if I find evidence of termites in the future, in multiple spots, I'll call these guys back to tent the house. I was very impressed with Don and his explanations, and in particular, he seemed to have good knowledge of the construction of the homes in my neighborhood (Communications Hill). read more

Here's my experience getting our house tented and fumigated for termites. First let me explain. The customer contracts with a fumigation company, then that company employes a sub-contractor to do the actual tenting and fumigation. There are many fumigation companies and relatively few sub-contractors each of which work with more than one fumigation company. (Note: Proven Termite Solutions does not use a sub-contractor but does the tenting and fumigating themselves). In my research there were 4 fumigation companies that made my short list: Proven Termite Solutions 408-292-1992 Prime Exterminators 408-275-0364 South Bay Termites 408-262-9688 Cook Associates 415-468-1212 All of these bids were within a moderate spread, top to bottom. Our house is about 2900 sq. ft.; however, every house has its own peculiar configuration which may affect price. I chose Prime Exterminators because I had some special requirements, for air-out time, and fumigant hose-placement, and tenting configuration which they (as well as South Bay Termites) agreed to. The other two did not. Furthermore, I found that the sub-contractor they employ, Best Care Fumigation, was excellent and the General Manager of that operation, Dan Fuentes, was extraordinarily thoughtful, patient, flexible, accommodating...you name it. He was perhaps the best service individual I have ever worked with. I would strongly suggest that you use a fumigation company that uses Best Care as their sub-contractor. Note: I believe there may be some connection between Best Care and NorCal Fumigation (both sub-contractors) but I'm not sure. **EDIT** After further inspection and heavy rain in Feb and early March, we've had two leaks spring up. We found more damaged tiles on the roof, and they somehow managed to damage out chimney as well. Both Pat and the actual fumigation company are not taking any responsibility, and it has cost us several thousands more to repair. Thanks to the sub-par work they provided, we had water damage to insulation and dry wall put in, which all needed to be replaced (again). Subflooring needed to be replaced as well and having a roofer come out to repair the roof tiles that PRIME damaged, and repair the chimney. STAY AWAY FROM THIS COMPANY. I have contacted several friends in the real estate field as well. My contractor said this is the worst work he's seen. The icing on the cake? Signs of termites back AFTER they fumigated. I've had quite the back and forth with Pat, the owner, but in a good way. There were some other issues that concerned us aside from what was mentioned in my initial review, but the problems have either been resolved, or clarified. After involving the third party, Pat has shown that he truly does uphold a sense of pride in his work and company, and has gone out of his way to try and make things right. While he and I still do not see eye to eye with certain things, I can honestly say that he is doing what he can as a business owner. Thank you Pat, for proving me wrong on my faith in local companies. I'm going to leave up my initial review so that others who are not experienced in the termite/exterminator world can understand what to look out for, questions to ask, and what to possibly expect to go through. I thought we had termites but they were actually some gnats. He explained how termites get into the house and how we can prevent it. We were having issues with a special table we ordered from a vendor. Our beautiful large dining table was made out of mango wood and after a year of being in our house small pin holes and sawdust started appearing in the base of the table. I attempted to call four different exterminators. Only Prime Exterminators was willing to come out and evaluate our situation. The other three stated they only specialized in large structure evaluations. Prime Exterminator sent out a wonderful representative (who might be the owner). He was very informative and promised to send us a cost estimate to have the table treated for powder post beetles. The cost estimate came in a timely fashion and was very detailed. Using the cost estimate we were able to negotiate with the vendor a solution regarding the table. Though in the end we were not able to use Prime Exterminator since the vendor decided to send us a new table to replace the table we currently have. I did what you're doing now, looked up Pest Companies, to get an inspection completed and came across Prime Exterminators (at time of review 16 5-star rating). Based upon the high rating... my assistant decided to put them to work... and we have not been disappointed. Not only does Pat communicate well with clients, and present viable options at an affordable price, his attitude towards my Team did not change when we decided to have the home tented through Prime Ex, and some minor construction work done with my contractor. The price I received on the fume based on home size was very affordable, and the scheduling/payment method is as simple as filling at a few pages and emailing docs to Prime. Working with Mary Duarte (Office Manager) was also great. These days it's a challenge to get someone to answer the phone, or return a call/email quickly... she did every time- from scheduling the initial inspection to finishing up the re-inspect after the fumigation. Mary and Pat were always aware of what the other person was doing. After many bad experiences with Pest Companies over the years, I'm glad to say I've found a couple good ones over the last few months. Prime Exterminators and their subcontractor recently fumigated several buildings at my condominium complex. I think they did a great job and would highly recommend them. The crew that fumigated our property were punctual, polite, accommodating (we had one family who required help repackaging quite a bit of food and these folks helped them out), and methodical in their approach to "tenting" and fumigation. I was at a nearby neighbors house and watched these guys knock out 99% of the tenting project. I was literally mesmerized by this team of acrobats and how deftly they ply their craft. They were very gentle with our buildings, causing no obvious damage, and they left the property the way they found it -clean-. We did have some dead leaves that appeared after they were gone. Our landscaper said some dead leaves were to be expected and will fill back in. These folks are 100%. I've seen it up close and personal. read more

However, we had termite issues at a previous residence, and we wanted to make doubly sure that they were not going to be a problem, so for peace of mind, we had Prime Exterminators come out to take a look. Don was our inspector. He was very thorough and pointed out a number of things that the original inspection did not (like the fact that the house had been treated for subterranean termites in 2008 - the sticker notice was in the garage), Advised us on how to prevent infestations, and also pointed out a couple other things that didn't have anything to do with termites but was definitely helpful (mouse droppings in the garage and possible rodent access points).
