Just had our annual service call -the guys were great! Ready for another year with a healthy septic system.

Among other issues in the 5 years I've been in this home that Prieto installed the septic for while I was in escrow, the tank backed up and would not drain to the pits.... After finding the clog close to the distribution box, we dug up the cheap plastic box they installed and found multiple mistakes were made including (shown in this photo) a hole was sloppily cut below the factory hole and literally "patched" by Jus slopping sop concrete over it. This plus no seals being used caused complete blockage of roots... I can go on about the other nightmares involved with this brand new septic system, but what's the damn point? DON'T use these guys for ANYTHING! read more

I rarely write reviews for anything, but Prieto saved our butts big time. We own one of those odd LA homes that's still on a septic system (built in the 1950s and on the brink of serious failure). The system unexpectedly backed up, halting our outgoing plumbing and creating a bit of a mess. I called nearly every pumping company in the area - most had two-day waits, normally not a big deal, but in this case, we had an emergency situation. Prieto responded immediately and told me it was their policy to take care of emergency situations ASAP. A couple hours later, the pumping truck arrived. The tech who drove and operated the truck (Christian) was a real pro - incredibly nice and knowledgeable. Later on that day, Jeremiah, one of the project coordinators, stopped by and talked to me about our system, giving us a few reasonably-priced remediation options. I had spoken to two other contractors at that point, but Prieto outdid them and Jeremiah was a big part of that. He helped set up the initial septic pumping, then followed up with an in-person visit to discuss options for fixing the system. A previous contractor had offered some slightly shady methods for fixing the system (unpermitted seepage pits, in particular), but Prieto only offered options that would fall within regulations. We ended up getting access to all chambers of our septic system installed as well as an aerobic bacteria system (Pirana). Nearly all of the work was done within two days. It was incredibly impressive. Last thing I want to touch on is communication, a big part of what made the experience so positive for us. Jeremiah, Giulliano, and Yessi communicated the entire project thoroughly and efficiently. They set up a group text via which the entire process was made transparent to me. All contract issues were handled separately via email. Progress info and images were texted to me regularly. It was among the best experiences with contractors I've had when it comes to communications. So to sum it up, working with Prieto was a terrific experience. The entire crew showed professionalism and care throughout the process. Communication was great. I honestly can't say enough or recommend highly enough. These guys really did well by us. Terrible company. Unreliable. Guilliano talks a good talk. Jeremiah makes things look professional and sophisticated with his ipad and diagrams. We had a septic emergency. We paid almost $5000 for a new Pirana system. 10 days later the terrible smell returned. Jeremiah has disappeared and Guilliano has placed our job on the backburner, remaining unresponsive for a week and counting. Bottom Line: They make things look good, but are thoroughly unreliable. And considering the large payment with no improvement and no follow up -- they are crooks. Run from them! read more

Outrageous. I have a major renovation that I need to start in 3 weeks and Prieto seemed perfect for the job. Foundation repair, drainage, retaining wall, sewer, waterproofing, etc. I need it all and Prieto seemed to be perfect. I spoke to a very nice man named Blake who discussed my project with me. I told him that I was in escrow but was closing in 3 weeks and had a lot of inspections done that I sent to him ( general, geological, roofing, drainage, etc ). We talked about the project and set up an appointment to meet at the house so we could go over the work and he could give me a price. That was 6 days ago. I had to ask the current occupants for access to the house which is always a big deal. They left and I took time off work to meet with him. I'm on the freeway on the way to the property and a girl from Prieto calls me to get the address again because Blake was out with a cold and another project manager was meeting with me. Fine, no problem. 15 minutes later the phone rings again and the girl says the person meeting with me is the owner. She tells me that the he wants a check for $250 to meet w/me or he won't show up. I was flabbergasted. She said "Blake should have told you we always charge for inspections. We are SOO sorry about that". I told her this wasn't an inspection. It was for a bid for the project. I already spent $1300 on inspections. It was completely ridiculous. She called the owner and tried to make my case, but he insisted I pay him to look at the house. So I turned the car around and called the family and apologized. AVOID wasting your time with this company. read more

I met with Giullano several weeks ago on site for a proposal. Despite several follow up calls, texts, and emails from my side, it has been radio silence from Prieto's side. I even called his secretary to say "if you are not interested, please let me know". nothing. no response. A complete, complete, waste of time and effort and energy. Avoid ! read more

This review is long overdue. My husband and I finally decided to tackle a huge landscaping project, and began our research for just about everything. Licensed landscapers, cement contractors, doing all the work ourselves or part or none of it and leaving it to the professionals. We purposely looked for local resources, one of which was Prieto. We thought it would be good to work with them, because they're practically down the street from where we live, and it would so convenient. We read all the Yelp reviews. While there seemed to be quite a few reviews pointing out this business takes your calls but makes up excuses why no one calls you back or makes a lot of empty promises to call you back, we thought "That won't happen to us." Wrong. Happened to us also. My husband called, was told someone would call him back, and no one ever did. After 4 attempts, a few more empty promises of "someone will call you back," we were then met with silence. When my husband shared what was going on, I said "You know what? Forget about it. It's their loss. I'll just write a Yelp review." If you live in the Hollywood/Los Feliz/Silver Lake/Echo Park area, or even if you don't, based on what we experienced, I wouldn't recommend, refer or mention Prieto. A sign of a good business is one that returns phone calls. Next is keeping your word. If you're a business owner and you say you're going to return a call, then do it. It doesn't take a lot of energy, especially if you want your business to thrive. Guess they don't want their business to thrive. read more

I Was "Wowed" I've been in and around construction for 25 years, and am generally not easily impressed. I'm usually underwhelmed by poor knowledge, skills, timeliness and communication of most contractors I deal with. This family owned business scored high marks on everything. First, the bid process. No appointment needed, I sent a batch of photos and a description of the work (driveway, curb cut, sidewalk) that needed repair and within a few days, I received a proposal. Second, once I accepted and sent the deposit, they were out to my place within 4 days. They showed up on time, with all the equipment and gear, and were ready to work at 7:30. Third, the job was completed on schedule. Fourth, the whole crew was polite, knowledgeable, and communicated well with me. Most of the employees have worked for the company for years and years, which says something about the company--that it must be a pleasure to work for this family owned business. Finally, the quality of the work was perfect. The City Inspector was so used to these guys, that he took one look at the contractor name on the permit, and said that a final inspection was not necessary, because "these guys know what they are doing." They must have an excellent reputation at City Hall. I strongly recommend these guys for complex concrete work which involve a permit process. read more

I was a bit concerned about hiring them initially since their bid was less than half the others that I got. At the same time the owner seemed to really know what he was doing. They turned out to be absolutely amazing - they did a great job in record time - all of my neighbors commented on how quickly and professionally they completed my driveway. This was the best construction experience I have ever had. Jaime and his crews were extremely experienced and professional. This was a big project for us; we had old, broken asphalt and concrete around the perimeter of our commercial property; approximately 32,000 square feet worth! Jaime had his work cut out for him. There were areas he had to demo that were 14 inches thick. The whole process went smooth and we have zero complaints. I highly recommend this company for all your construction projects. We hired them to replace our sidewalk under the LA sidewalk rebate program. Everything started well and they met with the inspector before the work was to be done. Then they started telling us the work required to meet the rebate was increased by 50% from the original rebate inspector, meaning the cost would go up to about $8500 to get a $1750 rebate - all to replace about 50 ft of sidewalk. They never gave us an updated bid and stopped taking our calls, they just left us to hang in the wind. We didn't find another company to do the work before our rebate offer expired. Dealing with Prieto was a colossal waste of our time. read more

Absolutely horrible!! I called to get an estimate to put a riser in my septic and to get septic pumping. They tell me they'll call back. No call. I have to call back two days later and ask. Then he says he'll get me an estimate in 20 minutes. Nothing. Then he says by 4pm. Nothing. Then he says I'll come over tomorrow between 8-10am. So we dig up the area to get the septic pumped. He DOESN'T SHOW UP!! Finally after 2 phone calls and several texts and finally calling him from a different number he says OH I'll come by next week. NOT ACCEPTABLE. I would fill this post with swear words if I could. read more

It pains me to write this updated review but when I booked my initial septic cleaning with them I overestimated the amount based on prior charges from other companies. Essentially I got a cashiers check for twice the amount. Giuliano told me at the time I could apply it to my next cleaning. Great. That was October 2016. Now after sending Giuliano emails, speaking with Elaine in accounting and Jessie in scheduling they refuse to book an appointment, so essentially they took my money. Such a disappointment and poor way to conduct business. I regret all of the referrals I originally gave to neighbors and associates. read more

I decide to write a follow-up review on the review I posted few months ago. This company specializes in septic tanks. Their price is semi-competitive. If you have septic tank issues, I do recommend you to consult them. However, just make sure you ask them to list out their works and warranty explicitly because their follow-up works need extra money and you may not have prompt response from them because the workers are so over-worked. I was resorted to complain about them because of my septic tank issue after they installed it. In summary, they did come back and help us find out the real cause of the issue and we resolved it finally. It wasn't a decent customer service experience but we were glad things worked out in the end. Previously posted: Mike the septic tank guy can be hard to deal with. He could be rude and arrogant. My company had them did our septic tank with leech lines installed for over 10k and recently needed them to come back and inspect the quality of their work because the tenant was complaining that the toilet was backed up again. Mike immediately stated that it wasn't the septic tank issue. C'mon! Any honest company will try to look into the issue before saying nope this is not my problem. Then, he demanded more money to come back and inspect when the contract listed 1 year workmanship warranty. read more

Wow! I'm really surprised to see any negative reviews about this company! My experience with Jaime and everyone at Prieto was fantastic: We were nearing the end of a major remodel on a house in West Hollywood at the end of last year, and time and money were running short. We were trying to get the final inspection and sign-off from the city so we could re-fi based on the new square footage, when we learned that, in order to do so, we'd need the have the back patio completed per the original plans. We'd been hoping to put it off until after the re-fi, since it wasn't part of the structure, but WeHo wanted everything done. We called several companies and got estimates for a 400sf concrete patio and a channel drain system to handle water from the roof and back yard - and we needed it QUICK. I tend to avoid bigger companies, figuring that their prices will be higher to support all the overhead, and that they won't be interested in smaller projects. Prieto was a pleasant surprise: not only was Jaime's price the best we received, but he assured me that, because he had plenty of crews working for him, he'd be able to jump right in and do the job in just a few days. The project came in on time, on budget, and is beautiful. We'll definitely call Jaime again when we get around to tearing out and replacing the front pad and driveway! read more

If you're looking for a clear, transparent opinion from a professional in this industry, Julian is the man. I had a minor issue with one of our hillside properties that had minor erosion and was told by another industry professional that we must have a retaining wall installed. I got a hold of Julian on my first try and he asked me to send some photos to him..after emailing over photos, he called me 20mins later and completely went over all our concerns and advised us we don't need to spend a penny. I was in escrow and they, without a hitch performed miracles with new septic system and algae pump. We contacted them on a Friday, and they were ready to start Monday. After a thorough inspection, they gave us a concise breakdown of what we needed, and they delivered. The selling point for Prieto that other contractors we've worked with just can't compete on is speed, Prieto did in one week what was going to take everyone else months. Completely unprofessional. The initial meeting at my two job sites with Jeremiah was promising, but then I never heard anything from him. When I contacted him to follow-up after waiting for over a week, there was no response. Then I got in contact with Guiliano by phone. Like other 1-star reviewers here, I gave him an opportunity to simply tell me that Prieto wasn't interested in my projects (which present a challenge), but he assured me that they were. When Giuliano texted me that he was coming to the site to review my projects after that conversation, he never showed up. Furthermore, there was no follow-up call, no text to explain, nothing. Two subsequent texts from me, a week apart, politely asking for another appointment went unanswered. I have never written a Yelp review, positive or negative, but Prieto wasted over a month of my time when they could have just said, "No thanks." I recommend this company wholeheartedly! I have been remodeling for the past year and have worked with many contractors and work crews. I am particular and know what I want. Prieto is the only company that I have been happy with and there is not a single thing I would have wanted done differently. They are completely professional, polite and when they encounter an obstacle they just handle it. My neighbor's invasive bamboo did considerable damage to my driveway. Prieto had the machinery needed to remove all of the bamboo before they repaired the driveway. (The job was so difficult I couldn't find an insured landscaping company who would do the job.) Best of all, Prieto worked with my difficult neighbor and smoothed out an uncomfortable situation. I've already recommended them to friends and will definitely use them again. read more

The son is very knowledgeable for his field of work and responded to all of our questions that we had. Prieto did a great job! My driveway is on a pretty steep slope, so drainage was needed at the base of the driveway. They did the whole job in one day and I couldn't be happier. Mike from Prieto Engineering helped me a lot! I wanted to give our septic tank in Topanga a good pumping, and Prieto was recommended by HomeAdviser. Mike came by the evening before, gave a reasonable estimate, and recommended I also install "manhole risers" so I won't have to dig down 3 feet every year, also because "risers are now required to sell a house in Topanga." He said he needed to know at that time if I agreed to the risers. I agreed to his verbal quote and advice. He cut the risers in advance. Only $800 each = $1,600 extra for the risers. Just to be sure, I contacted our local real estate broker, who informed me that, in Topanga, "we do not have a upon sale ordinance. You do not have to instal raisers or upgrades to code to sell your home. As long as the system is working I do not suggest upgrades at this time." So I called Mike the morning of the work. He very graciously offered to take back the risers he had cut, and charge me only $75 extra for his time the evening before. I guess it was my mistake to verbally agree on such short notice without asking him to wait until I could do some checking. His crew showed up on time ( ! ), knew what they were doing, and did a great job pumping. (Their pump broke when I had only 6" left of solids in the first tank, but Mike assured me that was not a concern.) Job done, I'm happy! read more

I was so happy with the workmanship and customer service I received from Jamie and his crew. I was treated with the utmost respect and professionalism and the driveway that I got was all that I had envisioned and they kept the work area clean. From the beginning, I received a written quote, all my changes were documented, and all work was per the contract specifications. Jamie worked with my city to obtain the appropriate permit and worked with the city inspector to insure that everything was to the city's expectations. I received 3 bids, and Prieto's bid was the most cost-effective since I got a high quality product for a reasonable price. I highly recommend this company to anyone needing a new driveway or wanting any type of concrete work. Prieto Engineering just finished redoing 40% of our driveway which has a design of brick and concrete sprinkled with small colored stones. Very professional job, completed as scheduled over seven working days, on budget. Jaime oversaw each step of the work and made certain that his plan for the flow of water over the surface would travel into the two drains he installed on the edge of our property. Excellent work in all respects. I have noted the comments concerning telephone calls to the company's office and some communication issues of others. I used emails and calls to Jaime's phone to communicate perfectly with the company. Experienced, professional, started and completed as scheduled. Workmen varied with each step with all needed resources brought to the job site. Costs clearly budgeted in specific listings of materials and labor. Reasonable costs and fees. Honest.
