I wanted to get a second opinion on some work on my foundation, because that's what you do when you buy your first house, right? You shop around? LC Construction had good reviews on Yelp and they're local, so I gave them a call. The guy showed up on time and was nice enough, great. He fished around under the house and took pictures, great. The first company that gave me a quote had given me a written, comprehensive detail about my foundation, including pictures and price quotes both for urgent repairs, as well as just upgrades that I may want to do down the road. I was expecting the same, or at least similar, but right away, the contractor from LC seemed really dubious about my house. It sort of felt like he looked around, said "Sorry you're fucked," and then bailed after giving me a staggeringly expensive quote that was literally twice what the other company gave me. My house isn't huge and the work that I wanted done wasn't really all that extensive, so I don't know, maybe they just sort of brushed me off when they saw that it wasn't going to be a big money maker for them? I don't know. He asked me for my email address, so he could send me a breakdown and an estimate. Weeks went by and they never sent me anything. We received a grant for some earthquake retrofit work on our foundation, and LC Construction was on the list of qualified contractors that was provided. I called several on the list, but LC Construction was the most responsive, and I learned later, the most flexible. There are lots of little steps involved in something like this, from the initial inspection to applying for a building permit, submission of paperwork and photographs, followup inspections and lots of communication between the various parties. During the purchase of my house, I learned that I would need to replace the foundation asap. I'd like to recommend LC General Construction- I hired them because of great reviews here on Yelp and I couldn't be happier. I had flooding in my garage when it rained because of an old foundation and they removed the old swale, dug down and re-concreted, waterproofed and put in a new swale. They were communicative, showed up when they said they would, and price was reasonable. I'm writing this during Covid and all workers were masked and safe. Every evening when they left for the day, the site was tidy. With some extra concrete, they even patched up a cracked piece in my driveway JUST TO BE NICE no charge! I was blown away. We checked with several foundation companies. Lc had the fairest price, right in the middle. They worked with our escrow company and answered all our questions during their assessments. What I liked the most was their response time when we had additional questions. They got back to us within 24 hours. A lot of the other companies, I found, didn't respond much after the initial assessment until you hired them. We purchased a 1908 home in Jefferson park with failing brick foundation and LC was very experienced with these types of homes. They worked out our job so that all of our brick foundation was removed and a new foundation was made and retrofitted. The workers were great. They were on time and they worked hard.
