LA Structural completely seismic-upgraded soft story parking and replaced nine (9) pier 'n posts in the crawl spaces at two (2) of our multifamily buildings we own in South Pasadena. More recently, they've been helping me navigate a very difficult retaining wall situation involving neighboring properties, which has required a lot of patience, experience, and careful planning. We hired LA Structural to retrofit our foundation for our 1928 house. After getting estimates from two other companies that were outrageously high on top of bracing our foundation they told us we needed a new foundation as well. Fortunately, LA Structural was recommended by a friend who knew the owner and told me to call them. I spoke to Dale, the owner, and he sent over Branden, their Structural Engineer and he inspected our foundation and told us we didn't need a new foundation just some repairs and the bracing. Wow, that was such a relief, and his price quote was less than half what the other companies quoted us. Needless to say, we hired them to do the work. They were very professional, on time every morning, told us the work would take 3 days, it actually took 4 to complete, and they worked so hard, especially in the 100-degree heat for 3 out of the 4 days. In addition, they secured and replaced damaged wood on our subfloor in the bathroom at no extra charge. When the work was finished, Luis, who over saw the project, sent me before and after photos. LICENSE SUSPENDED: Avoid This Contractor: Failed to Comply with CSLB Arbitration Award. I am updating this review to warn other homeowners to check the California Contractors State License Board (CSLB) records before hiring LA Structural. As of March 2026, their license has been officially suspended due to their failure to comply with a legally binding arbitration award. On October 22, 2024, LA Structural requested and collected full payment for the second contract (permit acquisition for all work listed in the first contract) before any permit-related work began. Note: This is a violation. Despite full payment on November 26, 2024, none of the required permit finalizations occurred as promised, and the contractor stopped all permit-related work. Required tasks--such as coordinating inspections, correcting the soil compaction report rejected by LADBS, and managing final permit approvals--were not performed by LA Structural and were left entirely to me. I spent the following five months working directly with LADBS and city inspectors to complete these tasks. During those five months, I identified two defective areas of work. First, the soil compaction report was rejected due to LA Structural's circumvention of requirements. LA Structural hired a deputy instead of a third-party geotechnical engineer, bypassing the grading inspector's requirement and misleading me as the client after charging an additional fee for this engineer and report in November 2024. Consequently, in February 2025, Inspector Bonvouloir officially rejected the report. Later, Clark Inspections--the subcontractor hired by LA Structural--emailed me stating that LA Structural planned to use their in-house engineer to revise the soil compaction report, again attempting to bypass the requirement. I ultimately had to redo the soil compaction report through a licensed geotechnical engineer and resubmit it, after which it passed the city's review. The second defective work involved the drainage pipe and was documented in the CSLB investigation report. After 13 months of CSLB mediation, investigation, and site inspection, a mandatory arbitration hearing took place on January 22, 2026. The arbitrator ruled in my favor and ordered payment within 30 days. LA Structural failed to comply, resulting in their current license suspension. Notably, prior to the issuance of the stipulated arbitration award letter, the contractor repeatedly attempted to have me sign his own private settlement agreement--non-CSLB documents with terms that went beyond what had been agreed upon at the hearing. Don't sign it! I later learned that this is a common tactic contractors use to remove CSLB from the matter. Per CSLB instruction, I filed a claim with their bond company, Jet Insurance, to recover the awarded payment. Despite their written commitment on February 11, 2026, to issue payment if the contractor failed to meet the CSLB deadline, Jet Insurance instead extended the deadline to March 27, 2026, stating that "the contractor intends to make payment by this week." LA Structural failed to meet this extended deadline as well. On March 30, 2026, I received an email from Jet Insurance stating, "Attached is the Final Release and Assignment of Claim agreement, relating to the claim...In order to issue payment for this claim, Jet Insurance Company requires the attached agreement to be reviewed, physically signed and all pages returned." It has taken 16 months to recover my funds for their abandoned and defective work since their collection of full payment. Based on my understanding, when a bond company pays out a claim, the contractor's license remains suspended until specific legal and financial requirements are met for reinstatement. read more

I have a bedroom in my house where I noticed the floor is sloping. So I contacted one of those foundation companies featured in home magazines, which offers home services. Two men came out (in different cars), did a perimeter assessment, and used what seemed to be a leveler gun that they used in the sloping area, and quoted me 9K without even stepping a foot under the house. I found that odd since I would think you would need to assess the actual structure/foundation of my home, especially if you're recommending to hijack it up. They asked me about my home inspection and what they found. I forgot- I had used LA Structural for the home inspection when I purchased my home in Aug 2022. So I thanked them for their time, and contacted LA Structural. When I contacted LA Structural and requested a consultation, I mentioned that I had the report and that they wanted to see it. They said, Nope, we'll look at it with fresh eyes (Green flag #1). Brandon came out and asked me a few questions. I showed him the area, and he didn't hesitate and said he was going to look under the house to see what was going on. Brandon put on his suit and mask, then squeezed through the narrow crawl space under the house. When he came out, he gave me the rundown. He explained that there was nothing wrong with the structure/foundation of my home. However, if I wanted to replace the posts and piers under the house with concrete piers, I could do so, but it wasn't necessary. The sloping area of my home was caused by an old furnace that was still there, which was settling slightly. What I could do to fix that would be cosmetic. He gave me a cost range, which was similar to the original assessment LA Structural had quoted me a few years prior for the piers and posts, off the top of his head - so I knew, right then and there, that I was given a fair assessment. And if you're thinking, "Oh, they just looked up the report before they headed to your home," nope. Because they called me shortly before my appointment, asking if they could see the report, as they couldn't find it (I remembered I used a different email when I had the inspection done, sorry guys!). When I was asking a few questions, Brandon explained what was happening and what to look out for in the future. I forgot to mention, Brandon is an ENGINEER. So, his foundational knowledge is rooted in academic learning and practical experience. Without hesitation, I recommend LA Structural. tl;dr i will not be working with this company in the future or recommending this company due to miscommunication and ultimately not feeling respected as a customer. i worked w LA structural for my EBB retrofit. Luis and Manny were great to work with, professional and provided details when asked. There were a few communication mishaps, but overall they were a pleasure to work with. Unfortunately, I will not be returning to this business for other work I need done on my house, or recommend. I had some interactions with the (new-ish?) owner that has turned me off as a customer, and there were enough mishaps that warrant my desire to work with someone else. There was one interaction where I was asked to pay balances that I had already paid, 16k, which I followed up with detailed screenshots of my bank statements and receipts showing them that I paid. That was resolved promptly. I had a final balance left of $875 and I was not clear about whether or not the project was done. At that point, the final inspection from the city had not occurred, and EBB application was not complete for submission. I followed up asking what the protocol was since I felt uncomfortable paying the final balance with things left incomplete. About 2 months elapsed from the time the physical bolting work was done to the final inspection and payment. Ultimately, I paid the final balance less than a week after the SECOND attempted final inspection was completed, and only after getting confirmation that everything was completed, approved, and submitted. Case-in-point, the final inspection results from the city and fotos were uploaded onto the EBB website almost a week after the inspection. Once I confirmed all this, I paid. As a first time customer who has never gone through the EBB process, I think it's fair to ask and get all things completed before paying the final 5% balance. But, I think what ultimately tipped me over the edge was the owner calling me directly and following up about me "not wanting to pay". I felt like I was being accused/judged for not paying, despite paying 95% of the balance already in a timely fashion and proactively following up several times about the status of the project during the final stages. Not being able to proactively follow up with me because you're busy, totally understand, that's why I followed up. Using that tone/language with me as your customer with or without all the context, not good for business. So all in all, they did the work, but I won't be returning and I can't recommend this company. I'm not in the market to find the cheapest contractor, but I am interested in working with a fair company that will treat me with respect and actually want my current and future business as a homeowner. He made a proposal that we accepted and basically the next day the crew arrived with Manny. They took out and replaced rotten, weight carrying wood, sealed it properly and reinforced the earthquake reinforcement. They are truly professionals, not just Manny but his entire crew. The pride they take in their work is palpable and you can also see it in the product where every screw and nail is exactly in the right place and the length of the wood is precise. I called LA structural to come out for a bid on installing a drain around my house. I left a message and was able to schedule a visit on a Saturday which was nice so I didn't have to leave work. I met with the inspector and he told me it would take about a week to get a quote. 1.5 weeks later I texted the inspector and asked how it was going - he told me he'd "have the quote tomorrow." A week after that I texted again and no response. Figured he was probably busy. So I called the main line and left a message - a few times over a couple weeks. Anywho, it's been 4 weeks and they just ghosted me. Acceptable responses would have been "we're swamped but will have it by X date." or "we're over capacity and won't be able to help." The other companies that I needed to call after this had quotes coming in within a week - one even had in within 2 days. Turned out to be a big waste of time. read more

The new retaining wall is ten feet high and spans the length of our yard and includes stairs to the lower level. Our hillside presented a lot of challenges for Dale and his team, including building a chute to remove debris, designing around an existing wall and necessary setbacks, having to hand dig the 24 foot deep caissons, protecting our tree at the top of the wall, and protecting the hillside during all the storms this past winter. I have worked with contractors on home construction and repair for over 40 years, and LA Structural is the best company I ever worked with. This was a huge job, waterproofing three walls of the house. It took two months. LA Structural got the job done in a reasonable time and did beautiful work. The construction crew was extremely careful and cleaned up well every day and at the end of the job. Every single person was honest, caring, and easy to work with. Dale Terndrup and Branden Seabert explained what was needed. Dale has been in the business for decades, and Branden is a structural engineer. I felt that I was dealing with true professionals. Branden negotiated the contract with me. He was flexible and reasonable, and it seemed to me that the contract was fair. Juan Casillas and Dale's son Matt Terndrup helped me to understand the wait with the City to get the permitting done. I didn't like the wait, but they gave me the impression that they were doing everything possible to speed up the process. Manny Guzman was the project supervisor. A former firefighter, he seems to be used to dealing with a lot of moving parts very well. He was a dream - very responsive and easy to work with. Marvin Sanchez, Alvaro Perez (father and son), and Oscar Cop formed the core of a construction team that ranged from three to five men. (The remainder were Juan (different last name), and Celso.) They are true craftsmen. The work was backbreaking, noisy, and labor-intensive. They kept up a steady, diligent pace and took pride in finishing in a timely manner. They were quite friendly, kind, and easy to talk with. They spent the minimum time possible on the invasive part inside the house and were careful to try not to track dirt in and to clean up afterward. Manny helped by giving me notice, so that I could plan to be away when the noise got to be too much, or in a different part of the house from the workmen. I learned a lot from the work ethic of Manny and his crew, their good humor, and their sense of honor in the job. I have enormous admiration for this company. Dale Terndrup and the team at LA Structural solved a tricky basement water intrusion for me. After unprecedented rain in early 2023 my 100 year old, semi-finished basement started leaking a modest amount of water. After a first inspection of the condition, Dale suggested that I might want to wait a season to do anything as the rain we've had was so unusual. Given the expense of any possible repair, I really appreciated that he wasn't giving me a hard-sell. When the "hurricane" came through LA in the early fall it once again brought some water into the basement and I decided to have LA Structural install french drains and a new sump pump to end the situation once and for all. They did a perfect job, finishing on time and budget while going above and beyond on all the little details and finishes. So far not a drop of water in the basement after the latest "atmospheric river" swept through LA this winter. Can't recommend them highly enough. read more

LA Structural is a company that I wouldn't refer to a shoe. Dale is incredibly rude, indifferent and money hungry. The guy was too lazy to even come out and assess the prospective work. He quoted me double the price in a day. Usually professionals are kind, come to the property (whether they charge or not), and quote/render an estimate. This asinine idiot did the opposite. Thankfully, I dodged a huge bullet. It's sad when a company can't accept responsibility for their actions. They knew they were wrong and attempted to rectify the issue by sending Paul out the following day--only if I took down the review. When I decided to remove the review after meeting with Paul, the secretary accused me of "threatening" them to get what I want. Lol. Typical perverse and narcissistic behavior. This is a company with integrity. Our house was built in the 30's with a raised foundation. There had always been a slight slope at the front of our house. Having lived in it for more than a decade, we finally thought maybe we should have a professional take a look. We called LA Structural for an inspection on our raised foundation. Nick came and took his time to crawl under the basement and did a through inspection. He could have told us there was a problem, and I would be none the wiser. Instead, he explained the layout of our foundation, and that the slope is due to normal settling over time, and that no repair is really needed. In stead of selling an expensive repair, Nick essentially provided a free inspection. Now that's company you can trust! read more
