I have nothing but positive things to say about this company. They bought the unit after the previous owner passed and the new owners we're very gracious with allowances and accommodations. They fixed up the property yet didn't give me a tremendous rent increase. The owners and property managers are kind and respectful, maintenance is timely and respectful ; I won't be moving until I can buy myself! All one-star. I'm not surprised. ----- I had recently moved out of a house I owned for five years and needed temporary housing. I rented a very nice vacation house, 35810 Camp Creek Rd. just up the McKenzie from town. I rented for two months - April and May, 2011. It wasn't cheap, nor should it have been as it was a gorgeous place and mostly furnished. It was a 3 bedroom house, though I only used the bottom floor and master bath as it was just me staying in the house. The good: The house I rented was very nice. Great setting and reasonably close to town. They were happy to take my application and money. The bad: They kept taking my money... well more than offered and agreed upon. Upon move-out, I was hit with several hundred dollars in additional charges - none of which appear to be legitimate. Upon receiving my rather paltry deposit refund (three weeks after move-out with no other communications), I asked the proprietor, Heather Hannah, for additional detail, and she sent me invoices from her staff which were... well... to put it kindly... bogus. One of the invoices included 6.5 hours of 'cleaning' and $100+ in charges. Had I left the house in shoddy shape, I could see how this would be justified. However, all of the items detailed in the invoice (vacuuming, mopping, etc) had been done by me not more than 24 hours prior, to a condition which was as good or better than when I had moved in. I took special care to return the house in good shape as the original offer to rent had been extended to me by the house's owners and I felt that I owed them the duty of returning the place to them in excellent condition. Several of the external maintenance items described in the 'cleaning' invoice including sweeping / blowing decks had been done the day prior to move-out by none other than PNPM's *own* landscape crew. Ms. Hannah did not address this in her email containing the invoice and I question whether she had looked at it at all. Another invoice was for 'carpet cleaning'. Perhaps the staff from PNPM failed to realize that 'damp carpets all through the house' might be evidence that the carpets had been cleaned just hours prior to move-out? Many rational people (or property managers who had taken care to, you know, do an actual post-occupancy walk-through) might take this as an indication that the carpets did not need to be cleaned again. Seeing a pattern here? This was a tidy $80 charge. Note that their rental agreements do not include a dedicated carpet fee line item as required under Oregon law if this, as Heather put it, is going to be "automatically done upon move-out". Finally, they had the gumption to charge $170+ for a 'bathroom drain cleaning' in a bathroom which was not used during my entire stay (as it was the guest bathroom - I literally opened the door once when I moved in, and once when I left to make sure I hadn't left anything). The cleaning person (apparently the same one who took 6.5 hours to meticulously re-clean all the items above) claimed the bathtub was clogged and was 'draining slowly'. Hey, I might have been okay with this if I had a.) used the bathtub at all, and/or/even possibly through some sort of confusing space-time transport phenomena, b.) had hair long enough to clog a bathtub to start with. Much less over the course of two months. But... none of these things were the case, and they attempted to stick me with a $170+ charge which has absolutely nothing to do with my tenancy. To top it off, Ms. Hannah and PNPM have not responded to any emails or messages other than the initial sending of the invoices. The only one who has been courteous enough to respond is the actual owner of the property. However, I don't feel like it's his direct fault that his property manager is treating a very nice property (and those who rent it) like some run-down tenement in the core of Springtucky where you gouge tenants for whatever, just because you can. I suppose I should have been skeptical when most of their other properties fit that sort of description. If you had forked over $2600+ for a nice vacation rental... well, I think you too would be extremely disappointed and more than a little pissed off on being charged an additional several hundred dollars weeks after the fact due to an incompetent property manager. If I were the owner, I'd be pissed too. I loved the house, and was strongly considering renting it next spring for four or five months. Guess that's $6000+ in rental income they won't be getting. It's not all bad, though. Heather Hannah / Preferred NW Property Management are treading on some new ground - the first business in Eugene/Springfield where I really feel that Yelp! should allow reviewers to give out negative stars. Why I'm leaving a 1 star review: I was not given copy's of my move in documents even though PNWPM wants to say they did provide them. When I called Jordan to give notice and ask if there were specific move out instructions I was told to just make sure I provided a written 30day notice (I was not given the (Forms Acknowledgment) That PNWPM is now saying I should have had to be aware of what they were going to keep of my security deposit. So even though I spent 12 hours with 2 friends cleaning this house from top to bottom they insist they have to charge me $120.00 "General cleaning fee" They refuse to look at the pictures I have of how I left the home or read the witness statements I have from the people helping me clean. Upon talking to Brandi Geddis about these charges she tells me she can charge what she wants as per the law and that I would have had to ask for a document I didn't know existed because they only provide it upon request. Disregarding the fact that anything and everything I did sign says nothing about them charging additional for "general cleaning fees" And when I did ask verbally over the phone about any specific cleaning instructions I was provided with absolutely nothing. Brandi was quick to point out in all communications they like to be "up front" with people yet then changes her mind and says you only get documentation via request. All in all a very shady company when it comes down to your move out. I will not recommend this rental company to friends or family. read more

If I could leave negative stars i would. I am so thrilled that my lease will be up in March because this company is horrible to work with. The manager, Jordan Hensen is corrupt. On multiple occasions she has tried to hold us responsible for things renters should not be responsible for. And on top of that, they do not follow the Oregon laws for renters. We have used this company (Preferred Northwest Property Management) for about 20 years. Heather and her group have taken care of our units very well. I get reports when something needs to be fixed or replaced and everything is done quickly and efficiently. Steve and his crew get things done quickly. I very happy with the quality of work that this group of people do. Heather and her crew are very responsive to our renters and I couldn't be more pleased. read more

I have read over the previous reviews, and feel that a strong apposing response is needed. I have been a renter, a property owner and have had renters in my home. My experience with Heather Hannah and Preferred Northwest Property Management has been a great one! Having Heather in Eugene to navigate the management and care of my home, while I lived out of town was a HUGE relief for me. I had previously tried to rent it myself and was left needing to respond to neighbor complaints, unkempt and damaged property, and a whole mess of issues that left me with headaches stress on a daily basis. The age old saying "you get what you pay for"... Mrs. Hannah was worth every penny!! My only regret was that I did not have her managing the renters in my home from the start. I have many years experience as a renter as well, and although I have never had the pleasure to rent from Mrs. Hannah, my advice to any renter would be to always fill out the property condition form that notes any questionable areas that could possibly be charged to you on move out. And make additional notes on it when moving out also for the manager to refer to when they are doing their final billing. This gives both parties the opportunity to go over any questionable areas and to review the condition of the property from move in to move out. This was a hard lesson learned by myself as well from a different rental company in Eugene. My condolences to every other person out there who has learned this lesson as well. The comment about the broken window has me a little perturbed. From my years of experience with Mrs. Hannah, she is a stickler when it comes to the rules and laws of property management. I do not know the details, but I guess as a renter (and an owner) if there was a broken window into my house, I would be grateful that it was a maintenance person who came in to fix it, and not a burglar who came in to take advantage of it. read more

Unreasonable rental requirements. The property I was interested in had a monthly rent of $795, but my application was denied. I earn $50,000 per year and have worked for the same company for almost 5 years. We submitted 2 applications for my fiance any myself at a total cost of $70 and were denied based on a poor mark on my credit from almost 7 years ago. All my bills are current. I have good verifiable rental history from being in Eugene the past 5 years. If you have any negative marks on your credit beware. They are happy to collect their application fee and let the property remain vacant at the expense of the property owner. read more

This property management is terrible. They will charge you fees and jack up the rent like crazy. Don't bother asking for any repairs, they will either agree to fix it & do nothing, blame the problem on you and say you have to do it, or fix it, but raise your rent after. My unit had very old, failing appliances, plumbing that was constantly backing up, electric wiring that shorted out, damaging my computer, and the list goes on. Renting through them was a nightmare! Applied with Preferred Northwest Property Management for a rental home. Had a great experience while speaking with Jordan. Due to a busy schedule I asked my fiance to follow up when the people ahead of us declined on moving forward with moving in to let them know we need to just speak about the process and financials one more time before moving forward. That's when she called in and spoke with a woman named Brandy who was unacceptable with her customer service. My fiancee explained our situation and said that we just need to speak briefly about moving forward and Brandy responded to that by pushing her forward by threatening to move forward with the next applicant if we're unable to move forward right now. I found this to be unacceptable and no longer felt comfortable moving into a place managed by people who treat their customers that way. I requested to have our $80 application fee refunded to us which was denied due to background checks already being submitted. This was very disappointing but obviously their decision. I hope that this is used as a training opportunity for Brandy and perhaps she was just having a bad day. As I've said - Jordan was fantastic, but after that behavior I was not comfortable moving my family into a home that features treatment like this during the application process. In a saturated rental market like Eugene/Springfield there are plenty of options and although this area would have been ideal - I don't think it's acceptable to treat people this way. read more

NEVER RENT ANYTHING FROM THIS PROPERTY PLACE. I have had the worst experience ever with these people. My apartment had constant black mold and I kept having to send in maintenance reports. They always claimed "oh well there's a lot of moisture in Oregon." The real thing they must not realize is I have lived in Eugene my whole life and not once had mold in any place I have lived. These people are horrible to deal with also. They charged me on my security deposit for cleaning the blinds that had mold on them that I told them I would not be touching. I highly recommend NEVER renting from this place to save yourself from dealing with this rude of people. This apartment also gave me many health problems because of the mold and they never took me serious and always blamed "the moisture in Oregon." These people treat you like you have no common sense and it is very dis respectful. Look anywhere else in Eugene before ever renting from these rude and disrespectful people. What a horrible property management company. The first thing that went wrong was that Heather Hanna listed a hot tub as part of the selling points of the house I rented from her company. When the hot tub had its first issue, I called Heather to let her know about the issue, and much to my dismay, told me that the owner wasn't responsible for fixing it, that they didn't want to put any money into it! Of course, the owner has the right to choose to do that, but the hot tub should not be listed as a selling point if it is not planned to be maintained. The biggest issue, however, lies in the deposit. I took amazing care of the house I rented (the owner even agreed with me on that after visiting the property while I was there). I took 12 hours on the last day I had posession of the house to detail clean; I even puttied and painted the small nail holes in the walls with the original paint that the owners had left out in the garage. I have no children, lived by myself and had 1 small cat, so there was no one to trash the place. I even took over 100 pictures showing how neat and clean the place was when I left it. Imagine my dismay when I received a bill for cleaning/repairing that was over $400 on top of what I would have been getting back for deposit! I sought legal advice for this matter, and when I showed my attorney the pictures of the place how I had left it, even he was puzzled as to why I should owe anything for cleaning, let alone any false damages that were claimed against me (replacing a toilet seat and a set of blinds were among these; a toilet seat??? That is considered simple maintenance in mine and everyone other landlord's book I've ever talked to). Yet Hanna tried to sock the cost to me for that. And then a basic cleaning bill for 9+ hours from a "cleaining lady", handwritten on a sheet of notebook paper?? I could see if someone would have been in there for MAYBE 2 hours or so, but 9? Not when I spent the amount of time I did on cleaning before I left, not to mention how clean and tidy I live on a regular basis. That was the short version of the story; I just wanted to give anyone who is looking at renting from PNPM a heads-up; EITHER TAKE MANY, MANY PICTURES OF THE PLACE AFTER YOU CLEAN/BEFORE SUBMITTING KEYS, OR DO NOT RENT FROM THE COMPANY. Heather Hanna is a greedy, selfish woman who does not give two hoots about people's circumstances or what they have to say, even if they were a wonderful, clean, trouble-less tenant. She is all about getting money. As a previous reviewer said; "beware of the reaping of Heather Hanna." They couldn't have been more precise. read more
