    I will never rent from Emerald PM again after living in an apartment they managed for 4+ years…read more Though there are certainly some kind and helpful folks there, the company overall is bad to rent through. We had many issues with them. TLDR: Emerald allowed the building to be unsafe, dirty, and largely unmaintained, and communicated poorly with tenants. BREAK-INS: During the last year I lived there, homeless people were breaking in every day to loiter and sleep in the common areas as well as store belongings. They also did so outside the building, where they would burn campfires very close to the structure itself. This went on for months and was never addressed by management until shortly before we moved, where they promised to hire on-site security -- a promise that clearly has still not been fulfilled as I pass the building regularly, and still see encampments every time. RECURRENT FLOODING NOT FIXED: Our upstairs neighbor's pipes flooded dirty water into our apartment at least 4 (!!) times while we lived there. We were told the first time it happened that it had been happening off and on for years. This issue was never looked into or resolved beyond plumbers fixing the immediate leak. The amount of structural damage and mold that has to have been caused by this is unpleasant to think about. SKETCHY TENANTS: They did nothing about tenants engaged in dangerous illegal activity. The first year we lived there, we had drug-using neighbors who purposely left security doors open, brought in dangerous people seeking money from them, and went on to steal multiple packages and even a decoration off my front door. Later we had a man who was clearly dealing drugs, letting in sketchy people, and there were multiple times we had to call CAHOOTS due to unwell drug users in or in front of the building. BROKEN DOORS: The keyed front door and passcode-locked doors, which presumably were often allowed to sit broken for long periods. MAINTENANCE REQUESTS IGNORED: Our move-in list of requested maintenance was ignored. Almost all maintenance requests were ignored for the last half of our tenancy -- they would often be set to "technician assigned" and we would never hear back from anyone. Particularly egregious when it came to the building's roach problem. MISC COMPLAINTS: - After I informed the property manager a neighbor had been stealing from us, he told me I should just feel lucky I don't live in Portland. Absolutely insane customer service. - Common areas and parking lot were not cleaned or maintained once after our first year. Always dirty. I was embrassed to have anyone over. - No on-site manager or any kind of check-ins with management on-site, ever, except to show off when selling the building. - Rent was priced outrageously for where it was and how unsecured and poorly maintained it was.

She was really prompt and forthright when i contacted via craigslist about the room and would check in every few days (in a sweet and not annoying manner mind you) about my interest, how my moving process was going etc. She was transparent and genuine and i never felt like i was being misled or asking too many questions. She very much focused on my feeling safe and a right fit for the place and current roommates than trying to hustle me into a contract. As i would be moving site unseen from out of state, i really appreciated this. I've never had such a caring and hands-on landlord-tenant experience before this let alone before signing a contract and moving in! Moving in: this was a breeze AND since i was coming from out of state, Jenny offered to pick me up from the airport, take me to run errands all before signing my contract! When signing paperwork, she pro-rated my rent as i moved mid-month though i had said i would pay for the full month as a guarantee for my spot. She even fixed and lent me her new bike without my asking as she knew i wouldnt have any transportation moving here. Also there was a delay in my stuff being shipped and they lent me a sleeping bag and offered an air mattress. Also her daughter was sweet enough to offer showing me around Eugene and going to the store if i needed anything. All of this really shows you how much they care about their tenants and treat us all like family. If you have a problem, the expectation is to go to them and collectively find a solution. I can't wait to develop this relationship further! The place: it's even better than the pictures! Everything is brand new and in mint condition, house is well-maintained and they are closeby and on hand to come fix or lend you anything as needed. All of their properties are in a GREAT neighbourhood - this location is hard to beat. I really feel like I've moved into a community and warm environment - not just a place to store my things. I am incredibly happy with my decision and would give more stars if possible!

    Keystone has manage my 15 units for over 30 years now. In that 30+ years I have had 5 people move…read moreout and only had to rehab 1 unit. I never had a tenant not pay their rent. Tenants have been late a few times but that is to be expected. They keep rents at market value. I never had better tenants in my units or a better company to represent my best interests. I have been with 8 other management company's and they charged me a % to manage and fees to collect rents and more fees to printing/mailing/emailing owners reports, more fees to do inspections and even more fees to post or mail notices. Keystone just charges me my 5% management fee and not 1 cent more. They have an amazing management referral program for owners and I call the owners cell phone night or day and they always answer. I try not to call out side of office hours but some times its nice to know they are here for me no matter what. Keystone has gone above and beyond for me and my investment properties. They helped not just manage my units but also heled me buy and sell property over the years. When I met with Steve one of the 3 owners I asked him why I should use a realtor over someone with a property management license he told me: "Realtor's who are employed to maintain or manage a client's property shall exercise due diligence and make reasonable efforts to protect it against reasonably foreseeable contingencies and losses and to always operate in good faith and Honesty! Someone with a property management license only has to do what is in their best interest and not what is best for the owner of the properties they oversee!" This stuck with me over the years and I realized that ALL realtors have to operate under the same code of ethics and that they are heled accountable for their actions. I will never leave Keystone and I will refer more owners I know to them. No property management company is perfect, and there have been times when communication could have been a little better, but what has always stood out to me is that when issues do arise, they are addressed quickly and professionally. One of the things we appreciate most is how responsive the management team is when maintenance or property concerns come up. Every request we've submitted has been handled promptly, which gives us a lot of peace of mind as residents. What has truly made this place special, though, is the sense of community. We have amazing neighbors, and my son has grown up surrounded by great kids to play with. As a parent, it's hard to put a price on having a safe, welcoming neighborhood where your child can build friendships and enjoy being a kid. Over the years, we've created a lot of wonderful memories here, and we're grateful for the opportunity to be part of this community. The property is well maintained, the neighborhood atmosphere is positive, and it's clear that resident concerns are taken seriously. Thank you to the team for everything you've done over the years. We genuinely enjoy living here and appreciate the work that goes into keeping this community a place people are proud to call home. When you move out, they are required to show itemized statements including receipts for anything being deducted from your deposit. I had requested the detailed invoicing multiple times which they failed to provide within the 31 day time period. I had filed a complaint with the OREA which stated that they are violating ORS Chapter 90 and OAR 863-025-0040. I had reached out AGAIN requesting that since they were unable to provide the detailed invoices, that I request to be reimbursed for those charges. They refused again. By Oregon Landlord Tenant law I can now request double my deposit in return. They would rather go to court than work with you. Do not use this company. They don't follow the law and scam you out of your money.

    Let me put it to you this way: the first night when I moved in to one of their apartments, i was…read moreattacked by fleas. i spoke to the manager about this and asked them if the carpet there was old. They lied and said it was a new carpet. After promising to bug bomb the apartment, exterminators were finally called and the issues with the fleas was resolved 2 weeks later. However the carpet was never replaced. How do i know? Everytime I vacuum the carpet I kept pulling up pet hair. But I didn't own any pets the entire time I lived there, nor had any animals visit. Turns out that the carpet was indeed old, never replaced, and never cared for by either the previous tenant nor Von Klein. And they just turn over the apartments and let someone else move in with out replacing anything. This is before mentioning the leaky gutters, rotting wooden stairs, peeling paint, bad plumbing, paper-thin plaster walls as well as the exorbitant $1000+ rental prices for units that are obviously worth less than $300. Everyone else on this review site is saying the same thing: "I would give them zero stars if I could" AVOID! AVOID! AVOID! AVOID! AVOID! AVOID! AVOID! AVOID! AVOID! AVOID! AVOID! AVOID! AVOID! AVOID!     I would give zero stars if I could, just like many other reviewers. I lived there for six months…read moreand was not given a key to the laundry room because they had given away the master key and it was somehow my responsibility to a neighbor to make a copy of their key. The apartment smelled terribly the entire time because the carpet was improperly cleaned and was left far too wet. I had numerous issues with my cooktop because it was very old and would turn on for absolutely no reason. After reporting it, I came home one day to someone cutting my cabinets and countertop so they could install a stove with ZERO NOTICE. This meant I lost a lot of cabinets and some were even glued shut. Where the separate oven was in the wall, was now just a giant hole, they didn't even add shelves to. The hole was very charred and I'm lucky my whole building didn't burn down. After notifying them I wouldn't be renewing my lease, they began scheduling a lot of apartment tours. This wouldn't have been an issue if the person that was supposed to be giving the tour ever bothered to show up, I gave a couple of the tours MYSELF. My entire deposit was kept because they claimed they had to spend so many hours cleaning my apartment which was impossible. They also charged me for things that were broken when I moved in despite having video evidence proving the fact that I didn't break anything. Maintenance literally told me they did not care what evidence I had, they would be charging me anyways. DO NOT RENT FROM THIS COMPANY.
