I was in a domestic violence situation which I made clear to them, and they still kept my security deposit even though I A) Left the house spotless with no damages B) It is ILLEGAL to take a security deposit in this situation. I concur with the 1 or less than 1 star reviews about their charges after move-out. I am actually going to refer my case to the Oregon Rental Housing Association and Oregon State Bar for unfair accounting practices. I was charged a carpet cleaning fee of $155...yet, they replaced the old carpet with a new one (What?)...I met with the new tenant and saw the new carpet installed. They charged Cleaning Fee of $500.00! Not $375, or $419, but $500 which is very arbitrary. For a place I cleaned with a fine toothbrush. Average "House Clean Out" "The average cost of house cleaning is $25-50 per hour per cleaner. The total price depends on the size of the home and type of cleaning. A 3-bedroom, 2000 square foot home costs $150 to $250 to clean on average" They charged me $172 for touch up paint of all rooms, replacement of exterior light, replacement of rubber sink seal. I didn't know that tenants have to repair sink seals? They then charged me again $198 for the same exact line items (broken outlets, dead light bulbs, and rubber sink seal). My husband and I rented from Acorn Property Management from the Portland office. It's unfortunate that is has come to us leaving this 1 star review. APM was very attentive during our rental period and quickly fixed any issues we had while living there. However, upon termination of our lease, we were treated unlawfully and APM wrongfully withheld a significant portion of our deposit. Upon moving out of state, we sought legal guidance but ultimately it would be too difficult to make court hearings, etc. from out of state. So here's our review. Upon move in, the house was not thoroughly cleaned. There was some sort of yellow substance on doors - possibly urine. I cleaned this myself. Many scuffs and nicks in the door frames, baseboards, walls - including a baseball size indent in the bedroom wall. These were all OK and I documented them to the extent I thought was sufficient (pictures and on the form). There were stains on the ceiling in the kitchen and the living room on the blinds as if someone had sprayed soda on them. Again, I cleaned the blinds myself and reported it. I didn't think anything of it but noted it wasn't by any means spotless upon move in. When we moved out, we were charged a large cleaning fee. This was after I requested a detailed checklist and spoke with APM about required cleaning - all of which was completed including under the refrigerator which had clearly not been cleaned prior to my arrival as there were business cards from the previous tenants. We also were charged for normal wear and tear due to hanging pictures. This is the tenant's legal right. We only used the appropriate picture hanging equipment stated in the lease. Upon talking further to APM they admitted the lease was misleading and what "they really meant" we command strips. Well, fix the language in your lease! Overall, this move out experience ruined any good experience we had while renting from them. Please see the attached picture evidence of the movein and moveout conditions as well as the statement in the lease about pictures and the picture hanging kit we bought. We are very clean, responsible renters and APM takes advantage of its renters and will only support their landlords. If you notice, almost all of the positive reviews are from landlords. I wish I had listened to the negative reviews - they're true! The owner/head of the company is a strong landlord advocate - Jim Straub. Don't expect to get your money back from this company! This is by far one of the worst rental agencies in the area. They have a couple of decent people working for them, Rain and the maintenance team were kind and respectful but other than that my experience was a nightmare. Slow to no response to broken items, both homes were filthy and in poor repair when we moved in. Cheap fixes and no communication. No landscaping. Do not rent from this agency, and if your home is being managed by them I would suggest finding someone else. Just look at how unprofessionally they handle these poor reviews. It would've been nice to know in advance that our credit rating was low enough we'd get declined here. But we didn't know that, and I understand the processing fees are not refundable. What I take issue with -- and the reason for the one-star rating -- is this: 1. I got more than a hint of snippiness from the person who said our application was declined. ("According to the terms which you said you read, credit score etc etc etc.") 2. Any company that decides whether a human being is worthy of housing based on a cursory glance at a three-digit number is not a company that human beings should be doing business with. If we ever were faced with renting from Acorn or facing homelessness in the future, we will chose the latter. I have worked for a property management co. for a year in Fla. back in the late 90's as an asst. to the property manager and my duties were nothing but writing letters, addressing the needs of our customers and basically all things clerical. If you want to figure out how to make things challenging for half of your clientele (renters) and/or prospective clientele then you could take lessons from Acorn. The way you put out half of your prospective clientele is to have them monitor the Acorn rental housing page on their website and if something pops up you want to apply for you must race to fill out the online application and pay the $45.00 fee PER person (if there are more than one person seeking to live in the rental) using credit card and hope that you are the first applicant to apply. Then you wait...and you wait....and you wait. After waiting several days you call up and they tell you that there are so many people ahead of you and they will let you know what happens. A month goes by and we get an email telling us that the rental house has been taken. Then they say they will mail you a check but you have to send them your forwarding mailing address. What? Our applications have both a physical and a mailing address on it so figuring out where to send a check to is already on file. Besides that...why not just credit back our credit cards? Nothing is required to do that. No.....you reply to the email with the statement that your mailing address is on the application and then wait. You wait and wait and then you've forgotten all about the 90.00 that has been extracted from your credit card and already paid off in the last month's credit card billing cycle. And it isn't like we can just drop by to ask about the check. We live 50 miles away. We happen to be in Eugene today and just happened to think about our missing money. We drop into the Acorn office and wait to find out about our check situation. The man comes down from the upstairs office and without introducing himself to us asks to see our drivers license. He hands us the envelopes marked "RTS No Forwarding Address" and walks away. Talk about UNPROFESSIONAL! So they sit on the checks without contacting us about having received the mail back to them. They can't even pick up a phone or send an email. Upon looking at the check we notice the mailing address is wrong....they typed the address they typed two numbers backwards. true error? who knows. We go to the car and open the envelope to see that we are given two checks at $40.00 ea. WHAT? So they keep 5.00 from each of our checks? WTF? My partner goes inside and is told there is a $5.00 service charge for the applications. If this is how they do business.....they certainly don't deserve to be in business. I'll be sure to share my experience to my friends in Lane County and will advise friends to find more professional rental agencies to deal with. Acorn management has no problem changing a tenants rental agreement in the middle of a lease or contract. They send letters at least once a year to every tenant with notice of rental increase. They give a couple month notice but still.... They are extremely difficult to get a hold of by phone and will not return calls. They have reassigned several sq. hundred feet of storage and garage space to another tenant or property owner. If you are looking for lack of service, high staff turnover (weird, shady emails) and rental increases check out acorn property management! This has been a great company to rent from! My boyfriend and I have lived in a house rented through Acorn for almost 3 years. We recently moved out, and they were extremely helpful from start to finish. For starters, we were moving from out of state, so we had a week scheduled to view and apply for a place to live. We looked at several properties managed by Acorn, and they were on time and courteous for every appointment. When we were ready to apply they were very helpful, and we found out very quickly that we had been approved! We did have to pay a huge deposit due to my boyfriend's non-existent credit, but it was refundable, so we decided to go for it. When we got back into town for move in day they were on time getting our keys, and pretty hands off, not very talkative in the office, but we prefer that. We were a little bummed because when we viewed the house we were told the ceiling fan would be installed by the time we moved in, but upon arrival- no ceiling fan. We found it later in the attic... not sure what that was about, but it wasn't a huge deal. We did have brand new carpet though, so that was nice. Our three years at our house were great with Acorn. The few times we had issues they were on top of fixing them. Our house may not have been up to some people's standards, but as two 25 yr olds, this was our first house to ourselves, so we were not picky. The ice maker didn't work, the fridge sometimes leaked, and there were some weird decoration choices in the house, but we loved it. Once our first year lease was over, they came for a walk through, and said since we took such good care of the house we could sign another lease, or go month to month without a price raise! We weren't sure how long we were going to stay, so we went month to month. We never had any issues with this, and the price stayed constant all three years. We had one more scheduled walk through during our time there, with two different agents, and they were both incredibly friendly and courteous about our space. Any time we emailed with questions, they were answered quickly, and the one time I was late on rent they were understanding and apologetic about the late fee- my fault. When we told them we were planning on moving, they were quick with detailed instructions, and answered any questions along the way. We got our deposit refund right on time as well. We didn't agree fully with some of the deductions from our deposit, so I reached out, and was answered quickly and politely by LaDonna. They reviewed my concerns promptly, and ended up refunding more back to us. I will say that I think they need to find a new company to hire out for their cleaning. Our apartment was spotless when we left- we hired cleaners ourselves, and inspected it after cleaning, and it was done above and beyond the move out cleaning list Acorn had given us. LaDonna kindly sent me the itemized list that the company they contract to clean gave them (so this is not on Acorn, rather their cleaners) and they were billed for 15 hours of cleaning- there is no way in hell that house needed that much cleaning, and I know for a fact that several items on their list were already clean. Like I said, not Acorn's fault, but I do feel like they should maybe review the company they use, as that seemed really shady to me. Overall, while the property itself wasn't perfect, it was well-loved and had a ton of character! Acorn was easy and friendly to work with, and quick to help us when needed. I lived in a house for 3 months and moved due to a job relocation in Seattle, WA. The lease was month-to-month so it wasn't a problem. The problem was being charged $52.00 for 2 light bulbs that were out (went out in the first week living there) and picking up leaves (I had dumped the last load of leaves in late November, so we're talking about a week's worth of leaves?!) Also, charged $152.50 for carpet cleaning. I lived there 3 months. I've never lived in a place that has the tenant pay this upon move out. "Touch up cleaning, including window tracks, oven, light fixture in bath, COBWEBS, front porch fixtures, and entry floor." $36.00 I lived there THREE months. Marks on entry floor were noted on my move-in sheet. It's a joke of a company. One of the real estate people repeatedly (as in 3 times) scheduled visits with prospective tenants to show my place with zero notice. Once i told her, make sure you call me to confirm the time. No call. The next week 10 minutes before they showed up they called to do a surprise drop in visit. Lost $240.50 in deposit for things I've never been charged for. I'm a nurse, was NEVER home as I worked so much. It's really just a joke they would charge this. Thanks Jim and Tia! As out-of-state owners of two rental houses in Eugene, we signed on with Acorn Property Management in mid-2014. It was at the recommendation of our Realtor, who also has campus rentals managed by Acorn. Prior to the switch, we had our properties managed by a different management company for several years. What a difference! While that company was good in the beginning, the service began to decline rapidly and we went 6 months without tenants in our properties. But that is another review. ACORN has saved the day and we are so grateful. From the moment I spoke with the owner, Jim Straub, I felt confident we'd be in good hands. Everyone in the office: Jim, Tia, Heather, etc. that we have spoken to is friendly, competent and communicative. They have even gone above and beyond by trying to help me resolve an issue that was created by the other company when they authorized the building of a fence along the side of our property, blocking off a utility easement, without our permission! As I'm sure tenants don't want to get stuck paying for things that aren't their responsibility, neither do owners! I have found, thus far, that Acorn addresses issues promptly and fairly. H-O-R-R-I-B-L-E property management company and just like everyone else that has rented from them and decided to leave, Acorn will take your deposit and as much as they "legally" can after that!! If you need a rental in OR: DO NOT RENT FROM THESE IDIOTS. They purchased the rental my mom was living in and then proceeded to change the rental agreement and raise the rent. Their rental agreements are a JOKE and if you have to rent from them or are renting from them-SCAN COPIES OF YOUR RENTAL AGREEMENT BEFORE YOU SIGN AND AFTER YOU SIGN and DATE!! TAKE VIDEO!! They will change their rental agreement in their favor and not tell you they have updated their files. Then, you are subject to their rules, whenever they want to enforce them. Hope you enjoy landscaping-because not only are you OVERPAYING in rent but you are expected to maintain THEIR properties! Yep, you better have a lawnmower, hedge trimmer, pruners, etc. once you move in because they expect their RENT PAYING TENANTS to be out and making sure their properties are cared for by by their "live in servants". Their rental agreements also have ridiculous clauses peppered throughout it. For instance, it will state you can not light a single candle in your rental dwelling without the consent of the company. I wish I was making this up! It's just one of many ridiculous clauses in their agreement, just like using your downtime to maintain the landscaping. If you have a pet-be prepared to pay a RIDICULOUS PET DEPOSIT AND MONTHLY PET RENT!! Then, they will try to enforce their "pet policy" but you will find out-it's not the rental agreement you signed. They will amend it and then try to enforce a rule you didn't agree to! They tried this with my mom's neighbor but he knew enough to have copies of the original agreement he signed and compared it to the "new" agreement they tried to enforce!! Hope your property doesn't have any cosmetic or property issues such as faulty wiring, broken lights, broken appliances, mold in the bathroom or kitchen, rotting subflooring, etc. because they'll know about it and won't do anything. Their lackey "managers" will come by and do the dog and pony show "walk through" but you won't see any repairs, until you move out and then they'll repair everything and up the rent for the next poor sap and SLAP YOU WITH THE REPAIRS BY DEDUCTING FROM THE DEPOSIT AND FIRST MONTH'S YOU PAID. My mom reported seeing RATS on & around the property for MONTHS! MONTHS TO A YEAR. She even told her manager that her dog killed a rat in the backyard, her neighbors had killed rats in their backyard and she heard scratching in the walls but APM didn't do a thing. When we could finally get her out of that SHITHOLE, they tried to charge my mom for THEM to have to exterminate the RATS she had told them were on the property for a year! Then, they charged her for "contributing" to the RAT INFESTATION because she couldn't get into the GARAGE to until move out day. She told them from DAY 1, when they bought the property she was renting-that the garage door hadn't and didn't work since she moved in. But, apparently, that was her fault-not the Acorn Property Management company that owns and is supposed to maintain the property. They even charged her "storage fee" because she had to leave her property in the garage while they finally had an "exterminator" come in and bait after she reported the movers couldn't remove her belongings due to the amount of feces and rat sign-it was a HEALTH HAZARD. She even cleaned the duplex-SCRUBBED IT AND CLEANED THE LANDSCAPING. Didn't matter. YOU WILL LOSE 60-75% OF YOUR DEPOSIT AND FIRST MONTH when you finally can leave their clutches. Don't let their managers fool you either-they will tell you everything will "be ok" and "we are here to support you" and "thank you for letting me know" when you report things but they couldn't care less. Once you get tired of their constant dragging their feet or their empty promises to repair the property or appliances inside the property you are renting, they disappear. Suddenly, they are stuck in meetings or just won't answer their cellphones. I've been in many rental situations, both privately owned and property managed and I have NEVER lost more than $200.00 when we moved out and that was only because he was a jerk. ACORN PROPERTY MANAGEMENT ARE: SLUM LORDS. They have some nice properties on their website but look closer and beware!! You are subject to their ever changing rules and agreement re-writes, their lack of doing anything to the property as far as repairs or upkeep, they rip you off if you have a pet and have a whole set of rules for having that pet, don't get pests-because it will be YOUR FAULT, the renter-not the property company. We got billed for almost 7k when we moved out! I have stamp dates videos and pictures of move in and move out and they say it's not concrete evidence wtf?!?! The only thing I can't find but will now dig is the move in checklist! We got charged for door jams that were stapled together, holes in spots they couldn't see etc and have proof on video and pictures with it stamped the day they were taking and still charged us!! Sent us to collections and disputed twice and still no resolution! The owner of company won't go on national television because he knows they are in the wrong!! I can't say enough about the great staff at Acorn Property Management. I fired my FORMER property managers for SEVERAL reasons. Acorn staff cares about their tenants, the property owners, and maintaining properties to enhance the experience for tenants and give value to the owners. I have found the workers they hire for repairs and maintenance to be pleased with them too. They are dedicated, and reliable. They CARE. I have had many bad experiences with other property managers in Eugene as well as Arizona and Texas. It gives me peace of mind to have Acorn taking good care of our rental home in Eugene Oregon. Heather is great for arranging maintenance, and Robin is great for showing your property. As a pet owner who dearly loves my dog, I used Acorn's pet policy for my Texas rental. Responsible pet owners should be able to keep their pet, and the Acorn Pet policy gave me peace of mind for my property. In other states, I am charged a leasing fee on top of management fee, but Acorn keeps my expenses low, and at the same time, keep my rental in good shape long term. read more

I honestly have never liked my landlords. But I do Acorn. I feel ...I dunno...like a valued customer?!? It's strange, but they all actually seem to like their jobs, are always cheerful and helpful. This is my experience with Acorn property management. I have applied for a property before(about 1.5 years ago)through acorn and been denied based on not having enough rental history and I totally understood the reasoning behind it. Regardless, it's very disturbing to be told that you have to pay nearly 4k for a property. About a week or two ago I figured things would be different and my boyfriend and I would have a much better chance at getting a property through the company since we had more than 3 times the monthly income they asked for and 3 years of rental history! The first property fell through because another family was first in line and I was bummed but understood. We applied for this 2 bedroom duplex on bean street, near the industrial side of hwy 99 and in my opinion not the best location but we were first in line. I have two ESA's with paperwork from my doctor for anxiety and depression that I suffer from on a daily basis. I had to jump through so many hoops to finish that paperwork but I managed to get it for them because this was so important to me. I honestly thought the worst was over but it gets better. The next day I get a call from a lady named "Ladonna" saying that she reached out to one of my rental references three times and is now letting me know that since she cant get ahold of them that I have until the next day by noon to get in touch or she is basically going to deny us(she wasnt even in the office the next day). How is it fair to me to give less than 24 hours to not only track down but get in touch with one of my previous rental references and just not give me a heads up after the first time you couldnt get through to them? What if I was working?? What if my reference was on vacation?!This place definitely has a mafia mentality to it. What seemed to take ladonna 3 attempts over a few days to reach out to my reference and still no reply, took me LITERALLY an hour to accomplish. After I dealt with that I thought to myself "there is literally nothing else they could try to pull to stop us from getting this place". Well, I was working my 10 hour shift today at a respectable veterinary hospital as a vet assistant when I got "the email". yeah they dont even call you to let you know by the way because they dont respect anyone. She told me that my credit score was not "at an ideal spot" for them and that we had to cough up 3,445 dollars of a deposit instead of the 1,700 something we initially thought we were going to pay.(we pay all of our bills on time and have decent credit) And going back to the mafia mentality, we were given an option to either bring them the money by the next business day or lose the spot. I read this email at work and I'm not a super emotional person in the work place but I broke down in front of coworkers and supervisors and needed to go sit down because I was starting to have a panic attack. YOUR COMPANY IS SO SHITTY IT CAUSED ME EMOTIONAL DISTRESS. And none of you give two shits about anything but your money. You like to con and bully people into double deposits because you KNOW that most people wont be carrying around 4k for one of your shitty rentals. You can polish a turd but it'll never be a diamond! I am 100 percent convinced that this had nothing to do with my credit score and everything to do with my 2 small emotional support animals. Not only do you seem to be callous toward people with mental health issues, but you specifically say on your website in the homeowners section that people with animals pay a double deposit. So in order to make your dirty money since you cant ask me for a pet deposit, you make up some bullshit about my credit to con me out of my money. Because, in October 2017, the experienced, high-quality management left the company. My experience changed also, sadly for the worse, much worse. Slick marketing and a fancy website might suck you in initially, but neither of those will bring positive results for either tenants or landlords. Yes, they will put tenants into your rental but when those tenants move out, you will (as I was) be stuck with thousands of $$ of damage. There is no communication between the leasing staff, who check tenants' references and credit, and decide what amount the deposit should be, and the maintenance staff, who make the decisions about what damage is 'wear and tear' and what damage repairs should be paid from tenants' deposits. The maintenance staff consists of mother (manager) and her young, inexperienced son (her assistant). Regarding the son: there are good reasons nepotism is a bad idea, and this is an excellent example. Regardless of how poor his decisions are, he is always and still is 'in training' according to his boss, his mother. As far as I could tell, neither one has any interest in protecting an owner's property because all damage is judged to be 'wear and tear'. They are far more concerned about a tenant objecting to a move-out charge than with ensuring that a tenant pay for damages they caused. If you see any positive reviews from other property owners, those reviews will be dated prior to October 2017, which is when the current management took over. My girlfriend and I started our apartment hunting day early with an Acorn representative, the property manager for some apartments in the Whit. After inviting us in to his place, he spent twenty minutes trying to copy our ID cards... then while we were (finally) filling our our application paperwork, he went down the hall and PEED WITH THE BATHROOM DOOR OPEN. Then he sat at his desk and lit a cigarette, which was a big help because we had been hoping to spend the rest of the home-seeking day smelling like his ashtray. Thankfully we found another place later that day & never had to deal with the old creep in 4th avenue alley ever again! DO NOT RENT FROM THIS COMPANY. I POSTED MY GRIEVANCES ON YELP AND THEY DELETED MY COMMENT. we had at last count over 11 claims in a 9 month period. then when we move out, they don't inspect the property for weeks and then accused us of stealing the portable a/c. they sent out maintenance/cleaning folks prior to inspecting the property which neighbors witness them removing the a/c unit, but they accused us of stealing it!!! we have more claims to file but they shut down our profile at their site. the owner never maintained the exterior yard area causing 3 poison oak claims & an ER visit, they refused to let us file a claim for that at their site. we had black mold issues every week, electrical issues for months that could have caused a fire, wax ring on toilet broke ruining our clothes, stove not working numerous times, power surges ruining our lights/appliances, dry rot/ floors sinking causing wood floors to purged upwards causing a hazard,roof insolation falling all over yard so i dogs might eat it, storage doors and internal doors broke,etc,etc. then they tried charging us for holes in the wall which we never hung up anything because they referred us to the owner for permission?? they charged us for dog toys that belonged to the prior owners, they charged us for moving a unit from the shed into the house. they pretty much wanted a family that lived in a dangerous home and not file a claim. We took so many pics, documented everything and are speaking to an attorney. When you look at the comments you can see a pattern of shady and illegal business practices. The house was in better condition when we moved out by far, the yard was horrible when we moved in. glad we took pics of everything. the house was never designed for renters and no upkeep. each time we had issues they would often refer us to the owner!??! what is rental management for, to protect the renter from owners that don't care. well, they never protected us and pass the buck to the owner whenever they could. horrible people and horrible company read more

DO NOT RENT FROM Acorn Property Management UNLESS you like getting ripped off. I rented a place from Acorn for a few months and they charged me $500 because of dust on the bathroom baseboard, cobwebs on the porch and like other posts about them, they charged me $50 for two light bulbs. This was after I paid a professional housecleaning agency the week I moved out. They're very professional when taking your money every month but then they will not be giving you your full deposit when you move out. The first red flag was the $1600 deposit. Rented from Acorn for 18 months and was very satisfied with their service. Response to minor issues were prompt and a large appliance breakdown was remedied in less than 24 hours. The staff is professional and organized and very easy to deal with on a personal level. Would definitely recommend to anyone searching for a rental in Eugene. read more

What horrendous people to deal with! Moved from out of state, arrived at Acorn at 2:30PM. I was told by the receptionist that the person with the key to the house I had leased was on his lunch break. After waiting approximately 45 minutes, the man to give me the key, Chris, shows up and goes over how to pay the rent. I had been paying rent for 2 months already. For that I had to wait 45 minutes. I had already jumped through hoops to get my 2 dogs certified, get lease signed, all long distance. We spent the first night in a hotel because it was too late to get the movers. We moved in the following day. The house appeared fine. The dogs escaped the "fenced back yard" 3 times that day. I called Acorn and was told they would put in a work order. Daily calls resulted in "This is a busy time for fencing companies". I moved out 5 months later and the fence had never been fixed. There was also a continuous outdoor faucet leak that took over 2 months with weekly calls to get fixed. In the meantime, I'm paying the water bill and the house foundation is getting eroded. The entire house shook whenever the front door was closed, no matter how gently. There were screws in the ceiling, walls and closet doors. The ice maker didn't work. The cabinets had paint flaking off. I wouldn't deal with this company as a tenant or property owner. As a rental property owner, I wouldn't want one of my properties treated this way. As a tenant, you're treated as an annoyance and concerns are not responded to in a timely manner. I have dealt with 2 receptionists that were very helpful and courteous, otherwise the general demeanor in this office is condescending. Good luck if you're forced to deal with them. read more

Terrible rental agency. When we moved into our house, the carpets were disgusting, and the dust on the blinds was at least an inch thick and black. The draped were covered in hair, and we noted all of this on our preliminary checklist. Yet, lo and behold, when it came time to get our deposit back, the most money taken out was for the blinds and draperies being cleaned, though I was the one who cleaned them when we moved in. Don't rent from them. They also used our deposit to replace the face plates, the closet doors which we had to call them to fix several times while we were living there, and the electrical outlet plates. I don't really understand how we could have messed those up, but Acorn decided to charge us for it. Awful. read more

Beware of this company! They charge $49 an adult for application fees and made me pay for my newly 18 year old daughter non refundable. Credit score is 660 but got denied based off credit!! $150 down the drain when I asked the lady Sharon specifically and was up front about everything. She even lead me on over the phone making it sound like we got it just to recieve a denial letter in the mail. They are out to get application fees from innocent people. read more

I would absolutely recommend working with Acorn Property Management; during a search for a new place to live I came across many other Property Companies in town and they all seemed to have no care or concern for the look of the place for rent. In fact one local company had homeless squatters and the company didn't care. In contrast, Acorn's properties always looked clean, in good shape, & no debris inside or outside. The owner if very personable and willing to work with owners to get both tenant and owner needs/wants met. I find they answer quickly to any maintenance issues, allow pets of varies sizes, and I had no bad interactions with the staff. There is also a wide selection of properties with a wide arrangement of rent allowing for all types of situations. I am a big supporter of going local and I encourage you to give them a shot if you are looking for a new place to rent! read more

Hello Everyone, I know most people only write reviews when they have bad experiences but mine was so bad that I just want to warn people. I moved into a 1 bedroom house, less than 600 square feet. Upon an ended relationship we moved and cleaned everything accordingly. But instead of getting my 1150.00 deposit + 400.00 pet Deposit, they gave me just under 200.00. Stunned I called them and wrote up a dispute to all of their ridiculous charges.."leaves in front yard show tenant neglect" turned to be almost $200.00 charge. Please beware when renting here, they will take as much of you deposit as they can. IF you want more proof see what I disputed below. Blind Cleaning and Wand Replacement $101.10 - The wand was left on the floor in the laundry room therefore the cleaning and replacement charge needs to be dropped dramatically! Odor treatments for bad dog smell $250.00- This needs to be refunded due to the fact that this was a personal choice of Acorn Property Management and was not necessary. I didn't leave that house with dog odor, and upon recommendations from Acorn hired a professional carpet cleaning service. Cleaning-4.5 hours Windows, tracks, moldings, light fixtures, switches, knobs, cleaned bathroom floor and range $126.00- This is the worst offense of lying, I spend days washing the walls, baseboards, mopping, re-caulking! I went above and beyond cleaning this house, less the 2 range covers and broken window. I understand paying $80 for this expense only. Batteries in smoke alarms, repaired door knob, repaired drawer in kitchen, replaced burned out bulbs, repaired broken window.- This is a ridiculous up charge, there is not way a window, batteries and a light bulb cost 231.50. With that said there was never a broken door knob or drawer. I will pay $20+the purchase price of the goods. Two days rent 46.36- This shouldn't have taken two days but given the other amount I want refunded I will not dispute this. I feel as if Acorn Property deliberately lied to me and will absolutely not recommend them to anyone if we cannot come to a better agreement on this. I understand paying fair market value for things that needed fixed. However, none of which is listed comes close to what a minimum wage cleaner or even a $10/hr contractor would make. read more

I would not recommend working with this rental company. I am an individual who has perfect credit, perfect rental history, and I make well you over the amount needed to tend the apartment a year. I currently live in a home that's more expensive than the property I applied for ;that I pay for by myself and I was approved for by myself. However I am a bartender and an entertainer ,and I make cash. I have a business license that I run through business name ,and tax documents to prove it as well as 8+ worth of bank statements proving I make as much if not more than I state that I do. I was looking into downsizing and moving into an apartment downtown. This apartment was actually $200 less than I am currently paying in the home that I have. After sending the bank statements, tax statements ,and getting a statement from my employer they stated that they did not have enough proof of income. I think these people discriminate against those that make cash, or they have a problem with individuals in the entertainment industry. It was nothing but a hassle working with them, and I would not recommend for any of my friends to go through them. They tried to make me seem like a person who was dishonest about my income. And I got the feel that they think all individuals who have cash businesses are broke . In the end I ended up voluntarily withdrawing my application because it was such a hassle! Bank statements, tax documents, and speaking with an employer was not enough to verify income for those people? I'm honestly not sure what else they would possibly need. Got leased a property that was in foreclosure, payed a huge deposit which they absorbed, wanted thousands more to clean up property based on estimates months after we had moved out, after squatters had gone through the place and the property overgrown.
