I'd never contracted with a property management company when I reached out to Trio. I just needed someone to take over my parents' rentals, and fast. A family friend referred me to Trio, based on familiarity with Trio's owner, Jason, via the Lane County Rental Owners Association. The LCROA has some useful advice for owner-members considering property managers, and some cautionary tales. I figured, "Its just a one-year contract. I can always change in the future," though I really wanted a management partner for the long term. I'm pleased to say that Trio has proven itself a long-term partner. After 18 months, I can safely say that they are a great group. Their monthly accounting is clear and comprehensive. Their communication about tenants and repairs is prompt and detailed without being overwhelming. If I had to name a complaint, because nothing is perfect, I'd say that they seem to be experiencing normal growing pains of a successful small business. To add staff they have to take on new properties first, which can be a tricky balance. I'm fine with that, given the amount of headache they're absorbing on my behalf. Go with Trio. PS - Trio deserves an extra star for handling one of my parents, the properties' prior manager, with grace. The parent has become quite confused lately, sometimes forgetting past conversations and understandings. Trio has always looped me in when this happens, and never lost patience, even though they are very busy people. I chalk that up to Jason's prior careers, and share it as proof of genuinely caring. Highly recommend Trio as a property manager!! As of recent, we sold our rental property to focus more on a family situation. Jason and Tom were extremely professional, responsive and understanding through the entire process. The transition to a new owner went extremely smooth and without hiccup. Could not have gone any better! During our time with Trio, the property was extremely well taken care of and treated as if it was their own. We always received timely distribution of statements and would receive phone calls to discuss any repairs/upgrades they wanted to do. If you are looking for someone who is professional, extremely knowledgeable, ethical, and responsive - please give Trio a shot! Please just kiss your deposit gone after giving it to them.. They will make up anything to keep it. They had over $2k of mine and they said I still owed. And now that I'm reading everyone's reviews I'm going to get my attorney to stop this madness . They charged me over 1,000 for landscaping fees . I have paid for landscaping out of my own damn pocket for 2 years ! And because my backyard grass was yellow and they planted a few new plants that's 1,000?!! Wild !!! The owner needs a watering system . I have had to pay landscapers i had to pay to water the yard because they complained my grass was not "green enough " for their liking . Threatened to evict me if my grass wasn't up to par . Like for real . This place is thee worst property management place in the state . And I'm done playing about my stuff . After making our deposit, packing up our house and signing our lease agreement I can't even get ahold of anyone so I can pick up our keys to move in! I'm relocating from another state for work so the added stress of not even being able to access the house I've already paid rent for 2 months in advance is really not cool. Trio Property Management has been among the most disrespectful and difficult to work with companies I have met. With a solid foundation of being impossible to reach despite calling during the prescribed times, and even leaving repeated messages. Furthermore, any attempt to get repairs done were dissuaded, the overall process of introducing a property manager can take months, all while being without access to repairs. Once Trio did take over, it was clear their intention was to inspect the house as fast as possible, if needed force us out of our house in order to raise rent, on top of expressly stating that the laundry list of needed, necessary repairs were not 'top priority.' I could take and leave all of this, however, I believe there is a much deeper problem with Trio property that goes against many ideals upheld in the Pacific Northwest. I have never met a rental company that dislikes animals and companionship more. Trio property management clearly discriminates based on dogs, and any other animal, with their beliefs rooted less in Animal Psychology and science, but instead in age old beliefs that all dogs are mindless and aggressive. Today, Canine behaviorists champion a new message, "Its not the dogs, but the people!" An animal is only as good as the person training it, however, Trio insists om going above and beyond to shove their nose into not only your private business, but to also push their outdated beliefs upon your family. Let me go through some scenarios which Trio Property doesn't allow under their rigid Animal policy: 1) Your child loves fish, you buy them a tank. Due to that tank holding water, Trio property management has the right to deny you a simple fish tank. 2) You decide to expand your family after living in your new rental for some time. Trio property outright refuses your request to get a dog. Trio property doesn't allow animals under 1.5 years old. 3) You love your breed of dog, and know another family that is looking to breed, Trio property has the right to refuse you completely because your dog isn't spayed or neutered. 4) Your family had recently moved, and loves golden retrievers, some of the friendliest dogs out there, however, Trio outright refuses your claim and your family because said animal would violate their no bigger that 35 lbs weight requirement. 5) You recently bought a pug in order to add some love to your home, you made sure it was under the 35 lbs weight cap, as well as was over 1.5 years old in order to not ruffle feathers. After applying for pet insurance on top of your renters insurance, you were denied because pugs are predisposed to preexisting conditions and can deny pet insurance. Trio property can now refuse you completely. 6) Does your family have a favorite breed of dog? A type you have grown up with, know how to train and know is good with children and properties? Trio Property Management does not care! Let me list dog breeds Trio Property does not allow at all! The Chow, Pit Bull Terrier, Rottweiler, Akita, German Shepherd, Doberman Pinscher, Presa Canario, wolf hybrid, and most worryingly, "any other dogs listed by management" While seeing some of these names, and if not familiar, one could say they are just erring on caution, but breed shouldn't matter if I am already paying egregious fees to keep them anyways. On top of requiring pet insurance, Trio property charges a 500$ pet fee (another 300$ if there is more than one), as well as a 25$ monthly charge simply for keeping an already insured companion. Oregon attempted to legislate pet fees away. This is because Oregonians know the importance of companionship, and the beauty of taking an animal on the Oregon trails. Trio property management simply represents big businesses and corporations extorting our need for housing to turn a quick buck. Remember next time you cuddle your animal, Trio property doesn't see it as one, they see it as a money bag they can take from you. Trio is awful. For context, I am a homeowner, and I currently use a property management company to deal with my tenant in another city. I have bought three houses. I live in a very clean way, I have a weekly professional housekeeper, I take great care of the houses that I live in. When we moved in, the house was disgustingly dirty. The first time I vacuumed the carpets, there was black dirt coming out. Gross. All of the light fixtures are filthy, the dust is grimy and stuck to them. The bathroom sinks and showers would flood because there were huge clogs. It was so gross. Karin is not responsive, condescending, and very rude. There was a small spot of water damage under the dishwasher that was already there. After I had lived there for about 5 months. I noticed another spot forming, and put in a maintenance request for a plumber. The plumber came and told me that this particular dishwasher only needed a very small amount of soap, much smaller than the soap area. A month later, I see that I am being charged for the plumber bill. For what is obviously a repeat issue with this dishwasher. Fine. When I tried to get ahold of Karin to chat about this, it took her literally 7 business days to return my call. She was "busy doing a phone training". For 7 days? Sure. She was so incredibly rude to me. I immediately started looking for a new place to live. I would rather move out of this really cute home, than ever have to deal with her, or her attitude, again. I asked her for her email so I could put my complaints in writing and she flat out refused to give it to me. What? It's 2021, I'm not going to mail a letter. I recently moved out. I literally paid for 5 weeks of rent after I moved out, because they were so slow to re-list the property. This is a tight rental market and good homes are snatched up within hours. I paid for a professional move out clean, returned the keys, and spent an hour weeding the very small front area. They charged me over $1000 for cleaning, "mowing and edging" (funny because there isn't any grass on the property), re-keying (why? I gave them the keys), etc. The charges are absolutely ridiculous. Luckily I don't need the money, or else I would be taking them to court over these absurd fees. I gave them the keys on 7/15 and they mailed me a check on 8/9. Pure laziness. Trio then raised the rent $450 a month higher than it was priced at 6 months ago. It was listed on Zillow as "available" for 8 days, when I know for a fact they had multiple applications in, and weren't calling people back that were interested in the home. Sounds to me like they are scamming people out of their application money, even after they have a new tenant secured. Some poor sap is now paying $2500 a month to rent 1200 sq ft of living space. I would never rent from Trio again and I would certainly not use them, as a homeowner, to manage any of my houses. read more

I am a highly educated and successful business owner in Eugene and was renting a property from Trio property Management. Let me tell you from experience, you need to steer clear of them. I predict them going out of business within a few years because they have not realized that now the renter has a voice with the age of digital media and social networking. These people absolutely only serve the property owners who use their management service. Their main goal is to extract as much money out of renters for the property owners. As well, lets not forget to mention their condescending office staff. Don't be fooled by the ridiculously bubbly Voice over IP phone system, these people are smart, cold and calculated. Interesting experience, one year lease, that is for sure. First, just a couple days after moving in, Trio called, asking us to move out; seemed the owners wanted their house back. After a week of discussions, they left a message to "enjoy our lease". In the first month of the lease we discovered we had a snake issue. Over the next two months I removed and/or terminated 38 snakes on the property. Trip told us, "the snakes must be there for a reason". In the last two months we had a mice infestation, killing over a dozen mice. Trio refused to send out an exterminator, again. When we moved in we had to clear back a 4 foot x 12 foot section of blackberry bushes from out neighbor, as they were over growing the fence and growing into our yard. Trio wouldn't assist with this issue, but when they had to remove a few single blackberry strings after we vacated, they charged us twice for blackberry removal. During our year lease, we were informed it was our responsibility to clean pine needles from roof and rain gutters. After I did this, I was told they were also sending someone by to do the same job, but no one ever arrived to do any further clean up. Note: this property is located under three large pine trees and needs to be cleaned several times before rains start. We applied for and agreed to pay the $200 pet deposit plus a $15 monthly pet fee after relocating a 16 year old family cat from Washington. A few months later, unfortunately our cat passed away. Trio refused to remove the monthly pet fee, despite no longer having a pet. No pet deposit was returned or mentioned with our refund. At one point the overhead trim section of the living room vertical blind broke. Actually, a plastic support bracket broke. I took the broken bracket into the office and showed Steve where it had broken. He agreed it had been previously broken and glued back together. They told me to set the trim piece aside and they would repair it after we moved out. They charged us $54 for the plastic support bracket. On multiple occasions I went to the office during their posted business hours, but the majority of those times, they would be closed. Very poor office management. Every time we called we were greeted by cold, unorganized, rude employees. Steve is the only person we met during our year lease who seemed to have any experience and acted professionally. During move out, Steve told us, "the house looks great, this will be easy to rent again quickly". Yet they only returned half of our security deposit. If I had to rent again or if asked whom to rent from, I would never recommend Trip property management. read more

These people are the rental management for a duplex next door to me in South Eugene. There is (was...) a fence between my house and the duplex. It has fallen down over a year ago. I have talked to them on SEVERAL occasions about the fence that has fallen down due to all the Ivy covering the fence. I have replaced the fence on my own twice. The ivy is continuously creeping into our side yard and driveway, as well as the other neighbors property in back which is causing damage to their trees. They seem to not care, which has given me no choice other than to contact the owners of the property that live out of town. As you can tell by other reviews, they are not in the business of managing the property, JUST taking in the money. read more

As a homeowner renting out our house I've been nothing but happy with Trio. I wasn't sure how difficult it was going to be, but Trio has been on top of everything - I handle everything over email or the phone and rarely have to do even that. We've only had a single month of vacancy in the three years we've been renting out our house. It couldn't be easier. We want our tenants treated fairly and our home taken care of. Reviews of property management companies are tricky, because I imagine only tenants who've had issues would take the time to write a (negative) review, which then skews the reviews. Having Jason Evans at Trio manage our renovated rental properties was the best decision we ever made, and we wish we would've found Trio sooner. My stress level immediately went down the day I handed over the keys to Jason at Trio, knowing that he would be taking the utmost care of our properties, as well as finding highly qualified tenants for us. Jason came highly recommended to us, stood out as being uniquely qualified, passionate about what he does, and the one we really trusted to steward our properties. While some property managers may have charged seemingly less on paper, we felt that in the end we were getting a far better value with Trio in the long run. We are so glad we went for the best. Trio marketed our vacant property at a higher market rent price than we would've attempted as DIYs, because they knew what our property was actually worth and positioned us appropriately in the rental market and still managed to do an impressively fast turnover. Not only did Jason cover his own management fees, he gave us a boost in our income, gave us peace of mind, and freed up our time. We are also thankful that our tenants will be very well attended to, taking a much more active managing approach than we had time to do. Trio even helps train tenants to practically care for our property so we can be confident that our property will stay maintained, thus keeping our property values up. I have full confidence that our tenants will have nothing but the best service from Trio. We are so glad we went with the best, as Trio seems to have more than paid for themselves already, providing over the top stewardship and service in every possible area that is rare to find these days. Do yourself a favor and run in the opposite direction. They will try to take you for every cent you have. The only thing I'm surprised by is how they manage to be both incompetent and Machiavellian simultaneously. Lots of other reviews here are from tenants claiming that Trio is good to landlords while being horrible to tenants. Let me tell you, they are also making money hand over fist from the landlords. I think they are called Trio not because there are three employees, but because they take money three ways - from the top, the bottom and sideways. Moving from Chicago to Eugene brought several uncertainties about finding a place to rent. Holly at Trio Property Management was patient and informative with answering my many questions about the rental I was interested in. She responded to my phone calls/messages quite promptly. Having a friend come check out the house was convenient easy! The video tour of the house is also very helpful! I moved into the house I am renting from Trio in early August. I must say, the house was very clean and move-in ready. I had some concerns with the laundry hookup and when I called maintenance they called within 24 hrs and were ready to assist if necessary (after rechecking I didn't need maintenance.) There was a bit of a delay with getting new keys but I appreciated being forewarned of this. At this time, the only recommendations I would give Trio is to have someone available for new tenants to pick up keys on weekends when necessary and to present the option of getting a new key prior to our arrival (ie: when deposit or rental payment is made). Thus far, I've been content with a being a new tenant of Trio Property Management. read more

As an out of state property owner it is difficult to know if your home is being cared for. This is hands down the worst property management company I have ever rented from. Prior to my recent home purchase I have rented in Eugene for the past 22 years. Trio treats their loyal tenants condescendingly and without respect. I lived there more than two years and never was late on 1 payment, nor received a bad inspection. This did not stop them from threatening charges for standard repairs needed on the property. One incident took more than a month for them to respond to the multiple maintenance requests. The cherry on top was being charged over $900 at the end of my tenancy for some yard work and a gallon of paint. I would have given 0 stars but that wasn't an option. read more

Very nice, helpful people to work with. We have only had them as our property management for about 9 or 10 months, but they have been super friendly and easy to work with. Anytime we have had a maintenance issue, Steve the maintenance manager has been very punctual to respond and to make sure that we are taken care of. A nice feature they offer is online rent pay. This is extremely convenient and allows me to make sure I always get my rent paid on time. So far so good! Would recommend them to my friends and family. read more

When I ended my lease in the property they managed they were extremely helpful and flexible and worked with me to ensure that I got my deposits back in full the same day as their inspection. This is the absolute worst property management company out there! They charged me over $700 in repairs and cleaning when I moved out. Almost $400 of that was for yard services which I had completely done by my landscaper before turning in keys. Even though I had the place cleaned they still managed to make up in my estimation $500 worth of bogus charges. They charged me for mowing and edging the grass. They charged me to "touch up paint" but I never hung a single thing on the walls and never made even a single nail hole in the 3 months I was there. No way does it cost that much to touch up paint, and their move out letter never said anything about painting. They took the entire amount of time allowed by law to keep my deposit and then returned a little over half of it. They use your deposit as a way to make improvements to the property that they want to arbitrarily and commit fraud against the consumer who is not in a position to legally defend themselves in court. Worst company imaginable if you are a renter. Best company for homeowners who want the renters to pay for improvements to their property without having to pay for it themselves. If you are a renter RUN the other way. They will take most of your deposit and leave you no recourse. This is by any definition fraud. BEWARE!! read more

I rented from Trio in Eugene, and I am a landlord for a property in Bend. As a landlord, I am appalled at what Trio gets away with. I was charged for things that as a landlord I have never even heard of. When I moved out they took almost my entire deposit and said they were confident their charges were necessary. I had the carpets professionally cleaned prior to move out, landscaped the lawn, painted and went above and beyond to ensure this property looked even better then when I moved in. When I reached out to speak to them about the charges they said if I paid an ADDITIONAL $40 I could see a "move-out" video. Worst property management company I have ever dealt with. Good luck trying to get them to fix ANYthing, all you'll get is " well, we will have to charge you if we come out there..... " Like when the heating went down in the winter time. I have two children, laminate flooring and NO HEAT. When I called in, I was rudely told by Carol that I had to use the website for a maintenance request. I did as I was told, and was called right before closing time (hours and hours later) by Steve. He cracked himself up by asking how I was doing, and immediately following it up with a super funny joke " ya cold?!!" Chuckles realized pretty quickly that he wasn't funny, WE WERE ACTUALLY VERY COLD. Then he asked if I'd paid my gas bill. THEN he said I would have to contact the gas company and arrange a time for them to fix it (now that it was also closing time for NW natural). WHAT?!!! isn't that what property management is FOR?!! What it took for them to take me and my girls seriously was threatening to not pay my rent for those days we were without heat. Jason and Chuckles were at my house in 20 minutes with heaters. If you enjoy being treated like the lowest of the low, you know a "tenant", rent from Trio. If you also enjoy being treated like the local idiot on the phone, give Carol a call. I don't know that she is capable of being NICE. Don't ask them to fix anything, they'll decide not to renew your lease, "because we can". Don't even get me started on our Deposit refund. When we decided to rent our home, I contacted Trio Property Management. From the beginning, Jason was knowledgeable and professional. Trio has found a way to do business managing property that considers the best interests of all involved. When our tenants (who had been vetted) created problems, Trio managed the situation with very little stress for us. Jason was always available to us to discuss a situation. They took good care of my property, were timely in their annual maintenance for my sprinkler system and fireplace, promptly recruited new tenants when the old ones moved out to minimize how long the property sat empty, they were consistent in the fees that they charged and understanding of my perspective as a property owner. My husband and I have just recently went through the rental/application process with Trio and it has been a great experience. They were patient with us as our past rental company delayed the processing of your application. They communicated with us throughout the entire process and helped us problem solve and move to the next step. Yesterday we signed our lease and it was a clear painless experience. Not only was the paperwork straightforward, the reception/maintenance staff were warm and friendly. They congratulated us on our new home and made us feel as if we can call at any time. This is the worst property management company I have ever dealt with! They charged me over $1,000 in repairs and cleaning when I moved out. They sent out a two page "move out letter" detailing what needed to be done before vacating the premises. Even though I did everything they said, they still managed to make up $1,000 worth of bogus charges. They charged me for pressure washing the front and back patio claiming that it was mossy. They charged me for mowing and edging the grass. I paid a professional company to mow and edge the property the day before I moved out. They charged me for "flea removal". My dog didn't have fleas and there was no carpet in the entire house. All hard wood floors. Where would fleas have lived? They charged me $250 to "touch up paint". No way does it cost that much to touch up paint, but their move out letter never said anything about painting. Worst company I've ever dealt with. read more

Amazing work at responding on time and very professionally when submitted a maintenance request. I believe the main person's name is Steve and he has great people's skills. Landscaping services was great as well. Even though I made a thorough clean process once vacated they managed to keep about 70 per cent of my deposit. A charge of $110 went for paying the mildew formed inside the fridge which accumulated in few days after I vacated (I had cleaned it up thoroughly and took pictures). They stated the duplex was "very warm and humid during moving out inspection" (which is another confirmation of how the apartment being half underground is an ideal environment for mildew growth). Another charge of $300 went for mildew residue on walls which I had cleaned up thoroughly. On a different note I attempted to have an international student staying at the place longer than 3 months and due to him having the passport as a main ID was denied (needed another proof). I was of course willing to pay the $50 charge for adding a person to the lease and provide an official third party recommendation for him. Also, they charged me with $65 fee for the carpet cleaning (very reasonable) and are now advertising the duplex as having "newer carpet" (either they lied to me or to the potential tenant). TRIO is very business oriented, not tenant centered, which makes a good fit for property owners who care about collecting their money and have no integrity. read more
