    I will never rent from Emerald PM again after living in an apartment they managed for 4+ years…read more Though there are certainly some kind and helpful folks there, the company overall is bad to rent through. We had many issues with them. TLDR: Emerald allowed the building to be unsafe, dirty, and largely unmaintained, and communicated poorly with tenants. BREAK-INS: During the last year I lived there, homeless people were breaking in every day to loiter and sleep in the common areas as well as store belongings. They also did so outside the building, where they would burn campfires very close to the structure itself. This went on for months and was never addressed by management until shortly before we moved, where they promised to hire on-site security -- a promise that clearly has still not been fulfilled as I pass the building regularly, and still see encampments every time. RECURRENT FLOODING NOT FIXED: Our upstairs neighbor's pipes flooded dirty water into our apartment at least 4 (!!) times while we lived there. We were told the first time it happened that it had been happening off and on for years. This issue was never looked into or resolved beyond plumbers fixing the immediate leak. The amount of structural damage and mold that has to have been caused by this is unpleasant to think about. SKETCHY TENANTS: They did nothing about tenants engaged in dangerous illegal activity. The first year we lived there, we had drug-using neighbors who purposely left security doors open, brought in dangerous people seeking money from them, and went on to steal multiple packages and even a decoration off my front door. Later we had a man who was clearly dealing drugs, letting in sketchy people, and there were multiple times we had to call CAHOOTS due to unwell drug users in or in front of the building. BROKEN DOORS: The keyed front door and passcode-locked doors, which presumably were often allowed to sit broken for long periods. MAINTENANCE REQUESTS IGNORED: Our move-in list of requested maintenance was ignored. Almost all maintenance requests were ignored for the last half of our tenancy -- they would often be set to "technician assigned" and we would never hear back from anyone. Particularly egregious when it came to the building's roach problem. MISC COMPLAINTS: - After I informed the property manager a neighbor had been stealing from us, he told me I should just feel lucky I don't live in Portland. Absolutely insane customer service. - Common areas and parking lot were not cleaned or maintained once after our first year. Always dirty. I was embrassed to have anyone over. - No on-site manager or any kind of check-ins with management on-site, ever, except to show off when selling the building. - Rent was priced outrageously for where it was and how unsecured and poorly maintained it was.

I would also not recommend a property management company that does not know the most basic information about the properties that it is renting. I emailed Emerald Property Management three times with no response. I emailed a fourth time and informed them that I was a disabled Afghanistan veteran. At which point I received a reply with the excuse that the point person for email inquiries had been on vacation. So again, if you are a property owner, you can be rest assured that your property will sit on the market while Emerald Property Management takes vacations and ignores questions from potential renters. If you are a renter or potential renter, you can be rest assured that Emerald Property Management cannot do the most basic functions of its job, which is to answer questions of potential renters so as to rent out the property they are managing. Sounds like there isn't much property management going on at Emerald Property Management: they don't know the most basic info about the properties they are renting, they do not update the properties when they raise prices, and they cannot respond to basic questions from potential renters because they are too busy taking vacations.

She was really prompt and forthright when i contacted via craigslist about the room and would check in every few days (in a sweet and not annoying manner mind you) about my interest, how my moving process was going etc. She was transparent and genuine and i never felt like i was being misled or asking too many questions. She very much focused on my feeling safe and a right fit for the place and current roommates than trying to hustle me into a contract. As i would be moving site unseen from out of state, i really appreciated this. I've never had such a caring and hands-on landlord-tenant experience before this let alone before signing a contract and moving in! Moving in: this was a breeze AND since i was coming from out of state, Jenny offered to pick me up from the airport, take me to run errands all before signing my contract! When signing paperwork, she pro-rated my rent as i moved mid-month though i had said i would pay for the full month as a guarantee for my spot. She even fixed and lent me her new bike without my asking as she knew i wouldnt have any transportation moving here. Also there was a delay in my stuff being shipped and they lent me a sleeping bag and offered an air mattress. Also her daughter was sweet enough to offer showing me around Eugene and going to the store if i needed anything. All of this really shows you how much they care about their tenants and treat us all like family. If you have a problem, the expectation is to go to them and collectively find a solution. I can't wait to develop this relationship further! The place: it's even better than the pictures! Everything is brand new and in mint condition, house is well-maintained and they are closeby and on hand to come fix or lend you anything as needed. All of their properties are in a GREAT neighbourhood - this location is hard to beat. I really feel like I've moved into a community and warm environment - not just a place to store my things. I am incredibly happy with my decision and would give more stars if possible!

We first rented from his company in…read moreJuly 2016, desperate for a place as the home we were currently renting was a month to month from Chinook Properties and we had been given a 30 day notice as the owners were wanting to sell the property. Jon was very polite and accommodating with the predicament we were in and worked with us on trying to get the property ready as the homeowners had left a bunch of items that he was cleaning out of the house. The carpet was filthy but we had been told that it had been professionally cleaned although there were no signs of carpet cleaning having been done, like lines from the head. We were also told that the family/living room would have the carpet replaced due to it being stained very badly although I'm not sure why that room only when the carpet should have been replaced throughout most of the house. We also noticed that Jon seemed to be a one man operation as he was doing the cleaning of the home as well, which wasn't very clean upon move in. We ended up going in the day of move-in to clean the oven as it was caked with grime. The homeowners also seemed to like cooking with grease as the cupboards were sticky from grease buildup as well as grease along the back wall between the cupboards and the oven. We also had him eventually replace the microwave as it would have grease run out in the inside whenever it got used. We also found out that the house had sat empty for a year prior to it being rented out which isn't good for any home. The hot water heater had to be replaced as well and then when we had the ice storm, there were several trees that fell over. Two of which that fell across the driveway. We were able to get that cleaned up with some neighbor's help and stacked it up which Jon sent some guys out to pick up and then found out after talking with the insurance adjuster that he had charged them $300 for the clean up. I could keep going on and on but the final straw was upon move out, we did a final walk through. During the walk through he said that he was going to have to get a cleaning crew in the house because there were little things here and there but only should be 2-3 hours at $20 an hour and maybe $100 at the most. We told him that the house was cleaner now then when we moved him and he agreed but still felt that some cleaning needed to be done. There was also a water fountain in the front yard that never worked and had come up missing after we had moved out. I was told that I was responsible for that and was asked how I wanted to handle that. I told him to do what he needed to do and then asked how much the cleaning ended up being, He told me $325 and I lost it with him. I couldn't understand how it went from $100 to $325 and let him know how I felt. This is one of the reasons that I hate renting is because you are at the mercy of the property manager and this one took full advantage. It's now been over two weeks since we moved out and have yet to receive whatever deposit we get back of the $2600 that was given to him. The other reviews are mostly positive and maybe we are the exception but I would never rent from this guy again even if it meant being homeless. So choose wisely. We had no issue with Chinook other than the 30 day notice and received most of our deposit back with very minimal charges.

We recently moved out, and they were extremely helpful from start to finish. For starters, we were moving from out of state, so we had a week scheduled to view and apply for a place to live. We looked at several properties managed by Acorn, and they were on time and courteous for every appointment. When we were ready to apply they were very helpful, and we found out very quickly that we had been approved! We did have to pay a huge deposit due to my boyfriend's non-existent credit, but it was refundable, so we decided to go for it. When we got back into town for move in day they were on time getting our keys, and pretty hands off, not very talkative in the office, but we prefer that. We were a little bummed because when we viewed the house we were told the ceiling fan would be installed by the time we moved in, but upon arrival- no ceiling fan. We found it later in the attic... not sure what that was about, but it wasn't a huge deal. We did have brand new carpet though, so that was nice. Our three years at our house were great with Acorn. The few times we had issues they were on top of fixing them. Our house may not have been up to some people's standards, but as two 25 yr olds, this was our first house to ourselves, so we were not picky. The ice maker didn't work, the fridge sometimes leaked, and there were some weird decoration choices in the house, but we loved it. Once our first year lease was over, they came for a walk through, and said since we took such good care of the house we could sign another lease, or go month to month without a price raise! We weren't sure how long we were going to stay, so we went month to month. We never had any issues with this, and the price stayed constant all three years. We had one more scheduled walk through during our time there, with two different agents, and they were both incredibly friendly and courteous about our space. Any time we emailed with questions, they were answered quickly, and the one time I was late on rent they were understanding and apologetic about the late fee- my fault. When we told them we were planning on moving, they were quick with detailed instructions, and answered any questions along the way. We got our deposit refund right on time as well. We didn't agree fully with some of the deductions from our deposit, so I reached out, and was answered quickly and politely by LaDonna. They reviewed my concerns promptly, and ended up refunding more back to us. I will say that I think they need to find a new company to hire out for their cleaning. Our apartment was spotless when we left- we hired cleaners ourselves, and inspected it after cleaning, and it was done above and beyond the move out cleaning list Acorn had given us. LaDonna kindly sent me the itemized list that the company they contract to clean gave them (so this is not on Acorn, rather their cleaners) and they were billed for 15 hours of cleaning- there is no way in hell that house needed that much cleaning, and I know for a fact that several items on their list were already clean. Like I said, not Acorn's fault, but I do feel like they should maybe review the company they use, as that seemed really shady to me. Overall, while the property itself wasn't perfect, it was well-loved and had a ton of character! Acorn was easy and friendly to work with, and quick to help us when needed. I would definitely recommend them.

There is a reason they only accept a money order or cash for the security deposit. Thieves. I will be taking legal action. Jim Straub - I will keep coming after what is due and what is right not only for me, but for all the other people you screwed over. This company messed with a tenant so bad she ended up going back to school to become a lawyer to protect people from crooks like you. Karma is real and it is coming.
