I applied and was transparent about my situation and Empire approved my application. Literally the same day I was supposed to do a final viewing and sign the lease they email me and change their mind. They inform me that my severely disabled residents who can't take care of themselves have to apply, be screened and approved, even though this is federally ILLEGAL. When I inform them that this violates the Fair Housing Act they essentially tell me to get bent and that me taking care of disabled people where they live constitutes me "running a business" out of their home. After that they stopped responding to all of my emails. If you are disabled or require live in services of any kind then avoid this company at all costs. They're perfectly happy to break the law to discriminate against vulnerable people in their community.

They leaned objects on the exterior walls and spray painted on my patio. There is what looks to be black marker writing, and was not done by a child. Some of it is above the doorways and it's mostly X's and arrows. It was covered with a paint that didn't match the existing paint in sheen. The whole house needed to be repainted inside and out. Almost every window covering and the carpet need to be replaced. The grass was about three feet tall. When I would call Empire it would take weeks to get a response. If you just want to pay a third party to handle your money, they'd probably be ok. But they have steered my from ever using ANY property management Co.

She was really prompt and forthright when i contacted via craigslist about the room and would check in every few days (in a sweet and not annoying manner mind you) about my interest, how my moving process was going etc. She was transparent and genuine and i never felt like i was being misled or asking too many questions. She very much focused on my feeling safe and a right fit for the place and current roommates than trying to hustle me into a contract. As i would be moving site unseen from out of state, i really appreciated this. I've never had such a caring and hands-on landlord-tenant experience before this let alone before signing a contract and moving in! Moving in: this was a breeze AND since i was coming from out of state, Jenny offered to pick me up from the airport, take me to run errands all before signing my contract! When signing paperwork, she pro-rated my rent as i moved mid-month though i had said i would pay for the full month as a guarantee for my spot. She even fixed and lent me her new bike without my asking as she knew i wouldnt have any transportation moving here. Also there was a delay in my stuff being shipped and they lent me a sleeping bag and offered an air mattress. Also her daughter was sweet enough to offer showing me around Eugene and going to the store if i needed anything. All of this really shows you how much they care about their tenants and treat us all like family. If you have a problem, the expectation is to go to them and collectively find a solution. I can't wait to develop this relationship further! The place: it's even better than the pictures! Everything is brand new and in mint condition, house is well-maintained and they are closeby and on hand to come fix or lend you anything as needed. All of their properties are in a GREAT neighbourhood - this location is hard to beat. I really feel like I've moved into a community and warm environment - not just a place to store my things. I am incredibly happy with my decision and would give more stars if possible!

I rented a 1bd apartment from Granite just outside of Downtown Eugene for about a year and a half,…read moreand I'm happy to say that Granite was the best property management company I've ever dealt with. Not only was the apartment gorgeous and impeccably maintained, but on the two occasions when something did go wrong and I needed someone to fix an issue, the problem was taken care of the same day I mentioned it, and usually within a few hours. Even better, Granite is the opposite of the overbearing management company. During my time in that apartment, I think they stopped by to inspect the place once. I was given multiple days of notice, a kindly reminder the day before, and the whole thing took less than 10 minutes. I'm sure it helped that I was religious about paying my rent on time, but as long as you can manage to jump that low, low hurdle, Granite will treat you very well. In a city like Eugene, where the usual business model for apartment management companies is "screw people out of their money as fast as small claims court will allow," Granite is an extremely welcome exception. If I hadn't left Eugene in favor of moving back to Portland, I'd still be living in a Granite property, and I heartily recommend them to everyone still living there.

Why I would NOT recommend Granite Properties…read more In our two years renting from Granite Properties in the Eugene, OR area we have had numerous issues mostly stemming from a lack of professionalism with their property manager. While the initial impression of Granite Properties was good; that quickly changed when there was an issue with something on the property. Email communication was extremely difficult to get a prompt or meaningful responses. Phone calls also typically go to voicemail and then are never returned. Our most recent experience was around a significant water leak inside the wall of the upstairs shower. After notifying the property manager, Christine, regarding our concerns about an active leak, which was worsening by the day, it took 12 days to get a plumber out to stop the leak. In that time due to the continued leaking water a significant mold problem developed. The plumber had to remove part of the downstairs bathroom ceiling, as well as an upstairs closet wall, to access the leak. Once the area was opened up the whole house was filled with a strong mold smell, which caused such significant symptoms; such as headache, cough, sore throat and nausea; we were forced to seek shelter elsewhere. In total we were displaced for 10 days and despite our lease agreement clearly stating in such circumstances where the house was uninhabitable that rent would not be required, our requests for prorated rent for the time displaced was not granted or any other retribution. We were then served with a notice of termination of our lease, citing that the property needed significant repairs and would not be inhabitable during repairs, only for them to turn around and void that termination letter 3 days later and still refuse any retributions. This was not the first time we have been displaced from this property in the last 2 years. In fact we were displaced for 13 days in 2019 after the water line from the well to the house broke leaving us without working water. We did not seek any type of prorated rent at that time and none was offered. The bottomline of why I would not recommend Granite Properties is they have repeatedly acted in an unprofessional manner with complete disregard to the tenants and the contract they sign with those tenants. If you are considering using this company, I would strongly recommend you reconsider and if you have questions about our experience I am happy to answer those as well.
