Rented from this company last year ended up having to break my lease because my roommate disappeared. I was expecting to get all of my security deposit back but after they did their inspection they gave me several ticky tack bills for cleaning that was not even necessary. I had hired a professional cleaner to clean the house before I moved out and they still insisted on hiring their own cleaner which cost a few hindered dollars. I was charged 150 dollars to replace blinds. And I was even charged 300 dollars to fill in a couple spots where the paint on the walls wore off which were about 2 inches across. They ended up charging me about $1300 for essentially nothing and refused to budge when I brought up my complaints. They were in fact quite rude to me. Do not rent a property from this company unless you're willing to forfeit your security deposit. read more

I should have known not to trust Mike, the manager, early on when he didn't care that the renter had up to 4 other adults 'guests' living long term in our tiny 2 bed, 1 bath home. There was only only one person on the agreement authorized to live there. When we went to the office to ask Mike to deal with squatters in the rental, he very disrespectfully asked, "Is that the hill you're going to die on?" He did not care how many people were living in the house and had no regard for our concerns. He did nothing about the matter. Later, when we were notified of a few minor needed repairs be done on the house, I asked Northwoods to give the proper notice for us to enter the house to complete the work. Mike then informed me that I would have to hire a licensed/bonded contractor to do the work. That was a huge expense. This is not an Oregon Law requirement. The repairs that I could have done easily went from a $200 repair for materials alone to a $1400 repair to pay the contractor for materials and labor. In August I asked that the renter be evicted so that we could do major remodeling, he sent the 90 days to vacate letter but also sent an email informing me that I would be dropped from their services in 60 days. At first I was worried about taking on the management, but it has been so much easier to deal directly with the renters than having to battle Mike for everything. He took my money each month, made my life miserable in always saying 'No,' and did little to nothing to managing the renter/home. When the tenant finally vacated, the damage to the home and garage caused over 5K in repairs and replacements. Mike did not manage, he just looked away and let the renter do whatever they pleased. read more

Probably the best management I've rented from in Eugene. They aren't crazy strict but they have rules and follow them. They seem to do the whole tenant to owner representation well. I mean they do a good job representing my interest as a tenant who pays rent but also will reach out in the best interest of the owner when there is a issue. When a difference of opinion arises they have mediated pretty well in my experience where it didn't turn into some legal housing fight but just compromised. Had an issue with a neighbor being really messy throwing garbage everywhere and the manager gave everyone a notice that we were going to have pressure washing of our decks so they had to be cleaned off for everyone and it helped them not feel called out I think but made them clean their deck while also giving the rest of us a nice pressure washing service. Very smart and tactful. Only criticism is they contract with a specific maintenance person who is a bit rough around the edges when talking to people about their maintenance issues. I never ever call unless I have too so it's pretty disheartening to hear someone blow off my issue when I weigh the choice to ask for help very seriously. There are a TON of licensed contractors in the area who do not have an attitude problem associated with doing their job. read more

I'm a rental property owner, and these are the worst rental property managers I have worked with. The biggest problem is when you need a repair that is more complex than a clogged drain pipe, or cleaning the gutters: Their repair folk are either close friends or relatives, and you have no recourse when the job is poorly done (as mine was). Owners, take my advice and look elsewhere. AND when I decided to move my business to a different prop management company, Northwoods used their 60 day notice period to REDUCE my rents, which were already on the low end of the rental scale, by about 12%. Of course my tenants were thrilled, and I won't have any vacancy for the next 2 years minimum, but as you can imagine, my wallet took a huge hit. Stay away from these rascals. read more

Never recommend! Great while we lived there but moving out they STOLE majority of our deposit. we paid for damage and painting that was there when we moved in. We provided pictures and they refused to give our money back. If you want your money stolen...then use this horrible place. Shame on you! ANGIE and KATE were personally rude to me and My Husbaand Every Single time we called putting us on hold forever never calling back saying we weren't their only tenants. Or worse referring gusto manager Mike who only sends emails but does not return them. Mike the Elusive , Always Referred 2 But Never Actually there " Upper Management " Drudge whose One And Only Response is,"Put it in Writing, That's Our Policy" They actually said he wasn't there a d he miraculously came out of his office when we demanded our money they kept back! Our Nightmare in the Northwoods Started before we Even Moved in because the house needed things fixed from day one and before we signed the Lease, Thing 1smd Thing 2 ,Angie&Kate, assured us they would get it all taken care of ASAP....then we Paid the Move in $ and ASAP became whenever we can send some Shady Guy out 2 do it. They nastily ex Said "it isn't an emergency"...ok no shelf in the Fridge is No emergency but the floor board coming up WAS and even after it was supposedly fixed, by a Handyman, who showed up on his Cell Smoking a Cigarette, No Lie, we still fell and got injured. Northwoods couldn't care in the least! ..Our insurance covered ER visit but we may still have to have surgury on hand in future. And Sue for Damages! What is with these unScrupulous Companies and Employees in Eugene? I wonder if the Owners know or even Care how this Company is treating their Tenants! So we were done dealing with them and decided to Get out of the Northwoods Nightmare Ourselves, we found a better place, we honored our Lease and PAID out as agreed and NOW within 14 days they have re-rented it but they won't give us our Deposit back...Claiming invoices etc..and yes they Do have 30/31 days, but Why Hold on 2 it?.There is No Law saying They can't give it back once all work is done, and Someone Pays a New Deposit and Moves in before 30 days ..Y Not give it Back? They were able to show the house only 7 days after we left it in Pristine condition, and Rented it in 7, ... so Whatever remediating they had to do took less than a week....all they need to do is pay the Cleaners ...They had 1.5 times the rent as a buy out, so not a problem to give us back our deposit!...NOW!... She is the most confrontational, unprofessional person they could pick to represent them. We were Exemplar Tenants and this is how they treated us....Property Management Companies arnt fun to deal with on a Whole we have luckily only had 2, but both Nightmares, here in Eugene this one is the worst...Rent elsewhere! They just don't care, unless they need something from You then they are All over it and YOU! read more

Apparently they won't work with you if you don't have perfect credit. 150.00 is a lot of money to lose over credit. Do yourself a favor and skip this one. They wouldn't even answer the phone for 2 days but we're quick to deny after I paid. I'm sure it was a blessing in disguise. Thanks but no thanks! We rented a house on Jubilant Ave, in Medford through Northwest Property Management. We maintained the house in optimum condition, hired gardeners to take care of the yard, and I spent two days thoroughly cleaning everything when we moved out. During the six months we lived there we notified the homeowner that the blinds in the living room and bedroom were broken through no fault of ours. He replaced the living room blind, never notifying us that we were to pay him $100 for a cheap, cheezy shade that probably cost him $15. We were also charged $100 to replace the same calibre of shade in the bedroom that we did nothing to cause breakage. They also charged us a $100 cleaning fee even though the house was spotless after I cleaned. Never recommend this management company, ever. read more

I was surprised to see such awful comments because I've had a perfect time with them! - All of my maintenance requests have been taken care of promptly. Sometimes the people they send seem a bit shady, but they're always friendly and get the job done. - Online bill pay and maintenance request system - One small rent increase in three years - After hours support - Friendly staff - I looove my apartment. Some features are modern, some dated. But it's the perfect place for me. read more

Yes, Northwoods is "as good as it gets!" Mike and the staff are highly responsive. They are thorough when looking into any problem or issue. Their communication responses are rapid and they are clear when presenting alternative solutions. When I needed a roof repair they contacted and arranged for a good contractor to complete the work in a timely manner. Further, I received an excellent analysis of the status of the roof and three estimates from three contractors for the reroofing work that was needed within two years. Each time I've had repair issues I've gotten multiple photographs showing the problem, and once repaired I've gotten the follow-up pictures showing the work completed. Their work has been superior to two other agencies I had previously and the cost for their service is lower. read more

We had a great initial relationship with Northwoods Property Management. We are out of state property owners, and rely completely on the property manager to review the properties, and to give accurate assessment. In the last 2 years, the service has severely gone downhill. Letters have come from the City of Springfield threatening to cite me for tenants collecting trash, and I have to call Northwoods to go to the property. I've been told that repairs cannot be made, that full Plumbing replacement is the only option, then spending hours on the phone myself to get the repairs done. It makes me wonder what they are charging me for! I should send them a bill for my time read more

Do NOT rent from this company!! There were red flags from the beginning and they ended up taking half of our very large deposit when we moved out after a year. The year was hassle after hassle with the house. A few examples: Mold in the bathroom walls with terrible mustiness, mold growing constantly on the bathroom ceilings no matter how much I tried to kill it and the repair guy's solution was to "leave the vent fan on all the time" when clearly it wasn't working correctly. The flapper on the toilet broke causing the toilet to run all the time and when the guy came to fix it he ended up making it worse. When he came back to fix it again it was still not working correctly so we just avoiding using that toilet. We had mice and when we provided them the list of repairs recommended by the pest control company (that we paid for since they don't provide that) the repair guy came and said everything looked fine. The dryer vent was routed straight up to the roof, a code violation, causing our dryer to break multiple times but they decided it was too much of a hassle to fix it. They never performed regular home maintenance like cleaning the gutters despite me reminding them. They just said it was scheduled but it never happened. They had people come work on the outside of the house and never even informed us it would happen. Then when we were finally able to buy a house and get out of there they decided to take half our large deposit for "painting", "carpet cleaning", "cleaning" and "yard work". We left the house in better condition than we found it, I spent a day deep cleaning everything. We planted grass seed and made sure the yard looked better than we found it. We have never had an issue getting our deposit back anywhere else we've rented. We are good renters who pay on time and take care of our property but they don't care about that. And we still live nearby so I've seen with my own eyes the "cleaning" they didn't do. The place looked identical to how we left it when the new renters moved in. Renter BEWARE! read more

I rented from them about 3 years ago. I am happy with their service. I was brand new to the area and they quickly set my family up with a single family home that met all our needs in Eugene. Maintenance issues were dealt with promptly and they were very easy to work with. In the middle of our lease term, we purchased a home to live in, and the process of breaking the lease was very simple. We paid the fees, cleaned the house (I ordered professional carpet cleaning) and we got our full deposit back. That's impressive considering I had to very small kids and a dog. I was so impressed with them that I am considering using their company as a property manager for a rental I want to buy in Eugene. I will update the review as I walk the the process of how they offer services to owners, as I've been on both sides of the fence (as a renter and a home owner) so I hope to offer some perspective on both. read more

They have been prompt to rent our properties and quick to inform us of repair needs requested by tenants. They have a reasonably priced handyman who makes repairs in a timely matter if requested or you can hire or do your own repairs. Don't bother. This property management doesn't return phone calls which obviously makes it impossible to deal with them or see properties. I was very interested in a property they had listed, but It seems as if they will only call you back if you submit an application, which costs $35. Very unprofessional in my opinion. I have been with Northwoods for a couple years now and am completely satisfied with them. I also love their fee schedule - a flat fee instead of a % of rent. I had particularly difficult (litigious) tenants and we successfully got them out of the house in short order. Candy is very good at arranging home repairs, and doing inspections. Currently we are debating replacing the roof now (preventive) or waiting until it actually starts to leak. Scam artists of the lowest caliber. Trying to screw us out of $2500 for early termination of our lease after we had new tenants approved and ready to take over the lease only for Northwoods to take over 2 weeks to return calls to set a time to sign the lease. At which point the new tenants became pissed off and decided that if this was the way they were treating new tenants how would they be treated if something actually went wrong with the house and needed repairs. Now Northwoods can collect $2500 wait a month and find new tenants on their own and charge the owners all kinds of admin fees for their troubles. read more

Even though I liked what they had to offer as far as rentals, I couldn't get past the rude, condescending, and inconsiderate staff. Not only was the staff unkind, but they NEVER answer their phones. I called 13 times in one day without them picking up. If you are a student at the UO, DO NOT rent from Northwoods. You will have a much more pleasant experience renting from Von Klein. The Northwoods staff in Medford seems much more professional; however, Mike and Kate from Eugene will make your rental experience more than miserable. read more
