We've lived in this community for the last five years, and overall it has been a wonderful place to call home. No property management company is perfect, and there have been times when communication could have been a little better, but what has always stood out to me is that when issues do arise, they are addressed quickly and professionally. One of the things we appreciate most is how responsive the management team is when maintenance or property concerns come up. Every request we've submitted has been handled promptly, which gives us a lot of peace of mind as residents. What has truly made this place special, though, is the sense of community. We have amazing neighbors, and my son has grown up surrounded by great kids to play with. As a parent, it's hard to put a price on having a safe, welcoming neighborhood where your child can build friendships and enjoy being a kid. Over the years, we've created a lot of wonderful memories here, and we're grateful for the opportunity to be part of this community. The property is well maintained, the neighborhood atmosphere is positive, and it's clear that resident concerns are taken seriously. Thank you to the team for everything you've done over the years. If I could choose 0 stars, I would. This property management company does not follow Oregon Landlord Tenant laws. When you move out, they are required to show itemized statements including receipts for anything being deducted from your deposit. I had requested the detailed invoicing multiple times which they failed to provide within the 31 day time period. I had filed a complaint with the OREA which stated that they are violating ORS Chapter 90 and OAR 863-025-0040. I had reached out AGAIN requesting that since they were unable to provide the detailed invoices, that I request to be reimbursed for those charges. They refused again. By Oregon Landlord Tenant law I can now request double my deposit in return. They would rather go to court than work with you. Do not use this company. You won't get all your deposit back no matter how clean you leave it. We had to clean it up before we moved in and they never had the carpet cleaned before we moved in the carpet smelled of cigar smoke prior to moving into but we did steamed cleaned during our one year lease. Also the walls were never repaired and or repainted before we moved in even after we asked them to do it. They were very petty after I asked for pictures of what they had to clean up after we moved out if I could give zero stars that's what I would give this property management company. Do not lease with Principle Property Management. Their staff is fine, no complaints there but just about everything else is bad. We recently moved in and it was absolutely shocking how many things were broken. We did laundry on our first day and flooded our apartment because they forgot to plug in the water line. They then made us clean up their mistake. Our bathroom door is unable to close. Our fridge is completely broken as in we have to get a new fridge. We've lost hundreds of dollars of groceries as a result. This is stuff that should have been ready to go from the jump. How can they let you move in to an apartment when half of their appliances aren't operational? The answer is that they don't care about anything other than your money. I am not one to write reviews, especially bad one but I've had enough. After making us wait a week just to tell us we have to wait even more for a new fridge, I've lost my patience. They won't prorate our rent either because "they're taking care of it". Taking care of it is apparently cutting every single corner and screwing over tenants. Long story short if you want to spend your first month fixing everything in your apartment, then Principle Property Management is for you. If you want to be treated with respect, go somewhere else. My experience with this property mgmt company has been unacceptable in terms of customer service. Six weeks of repeated phone calls to replace a dryer in my unit, and discovered today that the electrical connection on the original dryer was insufficient and may have violated code. And, Installer cannot install new stacking dryer because it is not a match to stacking washer. I have been very patient. I have not pushed beyond polite requests. This is unacceptable. read more

These guys deserve more than theyre rated here. All the 1 star reviews are likely due to poor behavior on the tenants behalf. I was this close to writing a 1 star review after a serious issue occurred regarding a flood at their Monterey Villa location, especially after seeing other peoples' responses. However, I personally met with the owner of the firm and was able to have a civil and empathetical discussion about our concerns and every single one of them were met. Although it was a hassle to be taken seriously, as I was concerned about the other reviews, in the end everything worked out and I'm glad that I rented from Principle Property Management. We rented unit 13 in Cordova Apartments (620 NW 21ST ST APT 13, CORVALLIS, OR) from July 2016 to September 2018. This property has a history of plumbing problems. On more than one occasion RAW SEWAGE back up in to the apartment. The carpeting was losing fibers; we could only vacuum one room before the vacuum need to be emptied. Despite the problems we left the unit clean, carpeting was vacuumed, floors were mopped and all lights had working bulbs. Principle Property Management withheld the sum of $328.50 from the security deposit. No damages were caused by the tenant that is beyond normal wear and tear. The unit was left in as good, or better condition as when it was rented. read more

They should drop the words Principal and Management. They have no principals and they definitely don't manage ANYTHING. They don't care about the home owners or the tenants. They are the middle man who does nothing, never return emails or messages, takes months to fix anything, and don't bother cleaning the place on move out. You won't get your deposit back either way. They allow discrimination, bullying, and harassment in their rentals and don't do anything about tenants who are disruptive and use hate speech. My experience with Principle Property has been completely wonderful. I have been renting from the Eugene office for about three years now, and all of the ladies there have been so helpful. Between maintenance issues, questions, Principle Property has been quick to respond and resolve any issue that comes up. It baffles me how people are so quick to complain and write negative reviews. My wife and I moved to Oregon and originally moved into our apartment complex because the previous management, Northwoods, had great ratings. Several months into our lease, we were notified that Northwoods would no longer be managing our apartment but Principle management. We were worried because Principle did not have the best review. I believe that Principle Management deserves a much better review than their current rating. Here are several reasons why. 1) Our dryer stopped working and they had repair men there the same day to fix the dryer. 2) Someone broke into our communal garage and cut the wires so the door would not close. They came the same day to fix the door, and within a few days they came to install metal casing around the wires. 3) We had a problem with graffiti several nights in a row, and they had someone come every single day, some days working for more than six hours, to wash it off and repaint the walls 4) We reported a problem that there were homeless people camped outside our apartment and using our power outlet. Within a couple of days we noticed that Principe management had hired security to patrol the building through the night. 5) someone tried to steal my bike, and broke a key into my bike lock which prevented me from using my bike. The property management sent a repairman to see what he could do to help. 6) On multiple days, the repair man has been out responding to calls and proactively walked around the complex looking for things that may need to be repaired and sweeping our porches. I'm not certain why Principle has a lower rating than some management companies but they have been amenable to our concerns, reliable at responding, and considerate of our worries. In a city like Eugene, they are a management company I would rent from again. read more

Don't rent anything from this company! They will treat you horribly and take as much of your money as possible. They kept our large security deposit and then charged us for damages from previous tenants and for things that we asked to get fixed multiple times but were never responded to. They charged us a ridiculous amount for each light bulb that was out when we moved out and for string lights that were up on the house from before we even moved in there. Just a string of ridiculous charges. They will bank on the fact that you are a poor, young, college kid and probably won't take them to court. This is the sketchiest rental company in Corvallis, and that's saying something. Horrible experience and horrible, lying employees. Edit: just wanted to add after reading other reviews that they kept our entire 2k deposit and charged us for additional things on top of that such as cleaning, utilities used before new tenant moved in, and the other strange things listed. A bunch of lies and deceit though we didn't take legal action because we were 18 and didn't want to pay for a lawyer. We would have been fine paying for cleaning, carpet shampooing and other normal stuff but this place is ridiculous and the employees lie straight to your face. read more

This is an example of what I call mind-numbing incompetence. Having received a no-cause eviction from my current landlords (who want to renovate the building), I applied to Principle (at their Corvallis office) through their online system on Friday, March 21. I included with it a note explaining my need for reduced rent for my HUD assistance. I actually expected a call or email the following Monday or Tuesday saying that the reduced rent was not acceptable. It was Monday the 21st that I heard back from them, saying that I'd applied on March 27 and we could go forward. I went right down and paid the $50 application fee. They then told me that they'd call me back later that afternoon, or possibly the following morning. Then, finally, on Tuesday, April 8, they called me to say that I'd been approved. It took me until the next Friday (April 11) to get my HUD forms to them, and I was told that they'd be faxed in the following Monday. Late on the morning of Wednesday, April 16, I got an email from my caseworker saying that she hadn't received my paperwork yet. So the following day I went to Principle to get them to get a move on, and sat through them filling out the paperwork and faxing it over. Only during this process did I discover that the place had already been rented to someone who had applied before me. At their suggestion (their only good move through this whole thing) they applied my information to a different apartment in the same complex. A couple of hours later I got a call saying that the rent reduction that I'd suggested at the outset wasn't acceptable to the owners, so this apartment that I thought for the past week and a half that I'd be moving into is a no-go. And, just now, I got an email from my caseworker saying that (despite my warnings to the contrary at the time) only one side of the pages had been faxed in. The take-away on this is that, if you have any choice in the matter, avoid Principle (at least, in Corvallis). If you're desperate enough to try them, assume at all times that they're going to screw up and things won't work out, even if they say they have, until you've actually signed papers and have the key in your possession. (Even then, you might want to wait three or four months just to be sure.) read more

Principle property management has screwed me repeatedly for the last year. It all started with a service on the heating unit that cost us as the renters 145 dollars. The heat still does not work in the house. They said that the bill was our responsibility because nothing could be done to fix the unit at the time of inspection... Next our lease manager started charging us for water half way through the lease, when we were never told we were responsible for water before signing the lease, even though we asked about it. Finally we are trying to move out of our house because of all of these issues, and we were never told that we had to sign a 30 day notice before leaving the premises so now they have us hog tied for another months rent that is going to cost a slick $2000... This company is responsible for maintaining my building and I've been contacting them for 5 months because of an absurd problem we have with the parking spaces that are unmarked giving chance to opportunist people to abuse and take as many parking spaces as they want even if they don't live in our building. I have been unable to park on the space that I own for over 2 months and every time I call them they promise to take some action but never do anything. All they have to do is paint the number of the apartments and put a sign up advising that they are private property but all they do is give fake promises. read more

Unprincipled Property Management! Beware homeowners. My husband and I just got out of an escrow because the house we wanted to purchase (student rental in the heart of the UO neighborhood) had been so poorly managed by Principle Property Management. In my due diligence on this property I called PPM and spoke to Lori Barnett. Lori lied to me repeatedly. The truth was supported independently by physical documentation! Lori also stonewalled the sellers agent for requested information. Due to PPM's incompetent management there were a plethora of issues that legitimately eroded the value of the property, ultimately making the price we were originally willing to pay unsupportable. The absentee owner was not not as willing to negotiate as he might have been if he were more aware of the physical condition of his property...if he's been talking to Lori he might not be getting the truth. read more

They do not communicate with each other/renters (e.g., after submitting a 30-day notice that we'd be moving, we received an eviction notice) and they work very hard at not paying back your security deposit. I called to see if a rental property was dog friendly. After telling the property manager what kind of dog I have, I was told to send a head and body shot of him. I did and i received an email saying that and I quote "because he appeared to be a German Shepherd (face/head ) and chow ( tail) mix" we could not lease from them. That would be fine except my dog is not a German Shepherd chow mix. I responded to the email telling the property manager that her assumption was incorrect and that I could provide documentation proving that, but I did not receive a response back. It is extremely unprofessional, not to mention rude, to deny someone solely based on an assumption. I do not recommend this company at all! read more

Principal Property - NO WAY!! I went to a schedueld viewing today and no one showed up. After I contacted the office regarding my appointment the lady that was appointed to show me the house called and stated that "we had just missed eachother." I think NOT!! I had been there for twenty min's and had the picture dates and and call times to prove it. Eitherway, Principal would NOT admit they did not show and seemed to care less. I even called the office to pass along the info regarding the lie and that I was made out to be a liar.... once again they could care less. Don't ever rent from Principle Property Management company! We paid someone to clean the entire house for 10 hours, paid someone to shampoo the carpets (and provided receipt as per instructed) and spent hours cleaning up the yard and we got $937 out of $2,340 in deposits. They also charged us $700 in rent for 19 days while they supposedly cleaned the place up. We also lost over $1,000 in salary for moving during the week to get out by the 31st as per our notice and paid $300 for movers as only one friend was available during the week day. We could have taken another 19 days to move out. We were immaculate renters who paid our rent on time for 3 years. They also verbally harassed me when I was in the hospital room with my sister in icu and refused to call later after asking them to repeatedly. I wrote a letter of appeal and gave 2 weeks to respond and they failed to. Next step reporting to BBB, small claims and owner. read more

I am very dissatisfied with principle property management. From the beginning they did not give me any information on my rental property, trash collection, mailbox etc. they gave me a mailbox key on move in and told me to check every mailbox to see which one opened! This property management is very unprofessional. I have been a renter for most of my life and I have NEVER had an issue with a property manager. Unfortunately I moved into a property that was managed by these folks and, boy, what a mistake. Their initial introduction was polite and professional, but once I signed on the dotted line, they changed. Every interaction has been filled with unprofessional and disrespectful behavior. I would not recommend this management company to property owners or renters. I had to live for two years with windows stained with bird poop because the person at the office didn't want to do the paperwork and it wasn't fixed until i moved out and i was even charged for that cleaning. I later found out that that nasty person was fired but she was should have been fired soon because of her rude comments about how middle-eastern people leave the apartments smelling like the food they cook. never rent or sign anything with these people, not only will they treat you badly they will do anything to take your money for things that they have no right to charge you for like the damages done by the previous tenant which by the way i had reported in the document about the condition the place was in before i had moved in. read more

My husband and I began renting in July, 2013. Within the first week we were told we had to move. Cynthia whom is no longer working there, worked day and not to help us find another home, which none were up to our standards. We had found the perfect home with the perfect location for us. If we would have known we would have never moved from our home in the first place. We settled on a house, because ultimately we had to! Lori, was horrible to work with, and she is no longer working there. McKayla was great to work with, however sadly she no longer works there either. They do not handle things professionally and will definitely take your entire deposit when you move out (other reviewers say the same on google reviews). They are currently trying to charge me rent for a month that we did not live there and I have been on the phone with them 5 times now trying to get it resolved and all I get from them is that they need to talk to this person in this department and they will get back to me and they never do. We hired Principle to manage our property because we were moving out of state and could not sell our house, and we felt it would be foolish to try and be landlords from 2,300 miles away. We interviewed several companies, and ultimately we felt like Principle was the best option. After two years, our experience with them overall was OK, but there were several problems that we had to address, and ultimately had to escalate within their management. When we did this, our problems were properly addressed and ultimately we came to a fair agreement. Had we not gone to their higher-level management with thorough records and explanations of past situations, we would have been out a good deal of money. If you are considering hiring a management company, my advice would be to consider them as a potential partner, but do your due diligence to make sure you are happy with the way that they handle your property. Also, make sure that you meet and maintain the contact information of someone in their management hierarchy in case you run into problems. read more

Don't rent from PPM unless you're a patient person, who doesn't care about keeping your own money! Dealing with PPM as a tenant was extremely frustrating. We rented a house from them for only five months, and left the house in nearly perfect condition. We always paid our rent on time, and we were very good tenants. First they sent our refund check to the wrong address (the house we'd vacated with the wrong zip code), so I had to call and email several times, finally threatening legal action before they managed to track down the check and send it to the correct address. When we received the check, they had kept over $600 of our deposit. After spending another month sending countless emails trying to clarify why they kept our money, they finally admitted that they had made some "errors" and "miscalculations", which resulted in them agreeing to refund an additional $300. They are either incompetent or dishonest, not to mention unprofessional. Unless you're prepared to spend a ton of time getting your own money back, do not rent from them! Oh, I forgot to mention that they also mistakenly gave me personal information (names, addresses, phone numbers, income, etc) for other tenants and property owners when they were providing information about our refund - so unprofessional! read more
