I will never rent from Emerald PM again after living in an apartment they managed for 4+ years. Though there are certainly some kind and helpful folks there, the company overall is bad to rent through. We had many issues with them. TLDR: Emerald allowed the building to be unsafe, dirty, and largely unmaintained, and communicated poorly with tenants. BREAK-INS: During the last year I lived there, homeless people were breaking in every day to loiter and sleep in the common areas as well as store belongings. They also did so outside the building, where they would burn campfires very close to the structure itself. This went on for months and was never addressed by management until shortly before we moved, where they promised to hire on-site security -- a promise that clearly has still not been fulfilled as I pass the building regularly, and still see encampments every time. RECURRENT FLOODING NOT FIXED: Our upstairs neighbor's pipes flooded dirty water into our apartment at least 4 (!!) times while we lived there. We were told the first time it happened that it had been happening off and on for years. This issue was never looked into or resolved beyond plumbers fixing the immediate leak. The amount of structural damage and mold that has to have been caused by this is unpleasant to think about. SKETCHY TENANTS: They did nothing about tenants engaged in dangerous illegal activity. The first year we lived there, we had drug-using neighbors who purposely left security doors open, brought in dangerous people seeking money from them, and went on to steal multiple packages and even a decoration off my front door. Later we had a man who was clearly dealing drugs, letting in sketchy people, and there were multiple times we had to call CAHOOTS due to unwell drug users in or in front of the building. BROKEN DOORS: The keyed front door and passcode-locked doors, which presumably were often allowed to sit broken for long periods. MAINTENANCE REQUESTS IGNORED: Our move-in list of requested maintenance was ignored. Almost all maintenance requests were ignored for the last half of our tenancy -- they would often be set to "technician assigned" and we would never hear back from anyone. Particularly egregious when it came to the building's roach problem. MISC COMPLAINTS: - After I informed the property manager a neighbor had been stealing from us, he told me I should just feel lucky I don't live in Portland. Absolutely insane customer service. - Common areas and parking lot were not cleaned or maintained once after our first year. Always dirty. I was embrassed to have anyone over. - No on-site manager or any kind of check-ins with management on-site, ever, except to show off when selling the building. - Rent was priced outrageously for where it was and how unsecured and poorly maintained it was. read more

I would not recommend a property management company, to property owners or potential renters, that cannot do the most basic functions of its job which is to answer questions of potential renters. I would also not recommend a property management company that does not know the most basic information about the properties that it is renting. I emailed Emerald Property Management three times with no response. I emailed a fourth time and informed them that I was a disabled Afghanistan veteran. At which point I received a reply with the excuse that the point person for email inquiries had been on vacation. So again, if you are a property owner, you can be rest assured that your property will sit on the market while Emerald Property Management takes vacations and ignores questions from potential renters. If you are a renter or potential renter, you can be rest assured that Emerald Property Management cannot do the most basic functions of its job, which is to answer questions of potential renters so as to rent out the property they are managing. Where to start? I have turned in many requests for service which were ignored. I was told at the lease signing that the out of the lease was one price but it was double - I was told it was a 12 month lease but it was 12 and 1/2. When I spoke to the property manager he told me I should have read closer ( I guess he's saying don't trust what we say?) He was so condescending. This property management company is awful. My aunt lives in one of their properties: Lawrence Court in Eugene, Oregon. This is a senior property. The manger for this property is horrible. Work orders aren't handled. It took 2 years for my aunt to get her freezer repaired. 3 years ago a member of the management company told her property manager that her sink needed repair. This still has not been done. A balcony fell off the 3rd floor due to rot and landed on a lower balcony! Imagine! A tenant passed in her apartment and when the other tenants asked if she could be checked on as they hadn't seen her in a while, nothing was done. The woman was found dead and the forensics said that she had been dead for 2 weeks. If keys are lost, the replacement cost is $500! This is elder abuse. Something needs to be done! read more

I've been a tenant for 5+ years in the same Emerald PM apartment. They refuse to do any maintenance in the unit. It took me 8 months to finally get a bathroom exhaust fan installed. Now my kitchen floor and cabinets needs to be replaced because there was a flood back in NOV/DEC. Emerald took weeks to get the plumber back out to actually fix the flooding and now ( mid Feb) nobody has done anything for the flood damage that is in my kitchen. My poor downstairs neighbor has a soggy ceiling from the flooding and nobody cares. I keep calling weekly for maintenance and all the requests go unanswered. read more

When we moved out, They held us hostage to replace all of the carpet in the house, which was beautiful and cleaned per contract. We ran into somebody who was our male carrier who stated they had lived in the house we lived, and they did the exact same thing to them to the tune of thirty five hundred dollars. Well I have alot to say about emerald key. The worst services ever. I hired them for almost 4 months. I lost my insurance due to they failed to remove the vehicles that weren't Operating infront like Lisa stated she would. Steve over charged me on jobs he either didn't complete or did a horrible job at. I had a leak upstairs and instead of Steve hiring someone with experience he called over his buddies to do the job. The problem wasn't fixed and he charged me $875 dollars because he said the time he had to spend on locating the problem. And when I refuse to pay him for the job they took it out of my rent. And here's where things get tricky. Lisa and Steve are married! So if Lisa is managing the property who you think she's going to hire for every job? ( Steve) the guy that's gonna over charge you and not get the job done. I paid almost a thousand dollars for a leak he never even fixed. Instead of fixing my Ac he convinced me I needed a New one which was 4k because he received a kick back on Hvac.. every month she's gonna find an issue. So she gets paid then he gets paid..I can go on forever. I'm gonna attach a couple conversations along with photos of unfinished work they I paid Steve to fix that I'm now left with. This is the worst rental place of all time. They are causing quite a hardship for me garnishing my wages for something I don't even know about. They have set it up to where I can never get a paycheck bigger than 500 dollars no matter how many hours I work. Emerald Property Management is greedy and unfair to tenants. I rented with them for just over two years and had nothing but problems with rude staff, not following through on issues that need resolution and extremely poor quality housing compared to the price. I moved out, I was changed $150 for a single gallon of paint, $100 for "normal rental ready items" such as batteries, bulbs, and filters, and 6 hours of cleaning when it was left spotless (and it better condition than I received it). I disputed this and was then charged more for cleaning and refunded some but the explanation of why, was non existent. After renting an apartment for 7 months I was charged $300 for damages and filth the previous tenant should have been charged for. The unit was not cleaned by the previous tenant, mold in the shower and dishwasher not great for my asthma. It's almost as if they never read any of my move in or out notes. Very disappointing experience. Don't expect to be able to see a unit before renting it either and you will be required to give them a non refundable deposit on an apartment you aren't allowed to see. read more

We didn't even receive keys to the apartment. Tiffany Davis emailed me the day before move in to cancel our agreement saying that she will be returning our deposit. That was on September 28th. On October 5th I reached out via email and left a voicemail, requesting an update on when we will be receiving our refund. I called and left a message for each department today. I still have gotten no response. They refused us access to moving in because my grandmother has early dementia and couldn't answer Tiffany's questions on her own. I am one day from reporting them to the BBB. Yes, this company has inexpensive apartments but it doesn't matter if they won't let you live there and steal what money you do give them. I had put in a request for the sliding glass door to be repaired. I finally had to pay to fix it because my request was never acknowledged. they charged me for sanitizing an apt I was moving out of but did not clean or sanitize the apt I moved into. then when I moved out after yet another rent increase with no upgrades to the unit and walking through ankle deep water to get to my car after many videos being sent and request to have the drains cleaned so water didn't stand so deep they charged me for things that I know they didn't do because I did them before I left and have the video showing the place was clean. I also know squatters were in the apt after I left it. Horrible apts and management. I was assaulted by the previous next door tenant and the squatters that took it over when he got arrested and management never rresponded to my complaint and took several months to evict them. If I could rate them lower, I would. As a property owner, stay far, far away. I lived in one of the buildings that they allegedly "managed" and not once, in two whole years, did anyone from Emerald Property Management ever step foot on that property. I notified them that my toilet ran 24/7 nonstop immediately after I moved in, and it continued to run 24/7 nonstop for the next two years. The property was constantly inundated with filth and squalor, they wouldn't do anything to remedy the situation. They paid people to come and run leaf blowers for 8-16 hours a week (which gets real annoying) and after they were done, the same trash and debris was still laying on the ground. These people are an extra special breed of incompetent. I've rented apartments all over, from the east coast to the west coast fr the last 30 years and two things have never happened: 1) I have never had a property management company keep my deposit, until I rented from Emerald and 2) I have never seen a property management company that refuses to step foot on the property that they allegedly "manage." EPM is a terrible company to rent from. I rented from them for over 7 years from 2003-2010. It is nearly impossible to get ahold of anyone with any decision making power. The "managers" that can decide to fix something don't show up until 1pm and you cannot speak to them directly. You have to leave them a message and they will supposedly get back with you, but they don't. A week before Thanksgiving one year our sink stopped working. I called EPM and informed them and they did nothing. I called every day and indicated that I was having people over for Thanksgiving but I couldn't even use my sink. Again, they did nothing and never returned my call. I was washing dishes in the tub upstairs. Finally, the day before Thanksgiving, after not having gotten a single call back, I called and left a message that I was going to call a plumber and deduct the amount from my next month's rent if they did not call me back to get this fixed within the next half hour. 15 minutes later I got a call from one of the managers who said he never got my messages previously (Really? He missed ALL SIX CALLS AND MESSAGES?) and he did get someone out there to fix the problem. But I should never have had to threaten them for it. The receptionist is an old lady who is very rude. She has been there forever and doesn't care in the slightest what your problem is. When we moved out, we were charged for a multitude of things that we shouldn't have. We were charged for things that were listed on our original signed lease as being broken or not existing (there were supposed to be doors on one of the closets and it was never there) so they tried to charge me $150 for the door missing. Ditto for some curtains and a curtain rod that were never there to begin with. There were specific things in the agreement that I knew I would have to pay for (certain cleaning fees) that were supposed to be $35 upon move out that they tried to charge me $75 for. It was a huge hassle to get my deposit back. The biggest problem was that they were not the property managers when we moved in 7 years previously so how could they have known what was broken in the apartment originally if it wasn't on the paperwork? Oh, and my last day at my apartment was on a Sunday. I was assured that was no problem as I could drop off my key at their location in Springfield (I live in Junction City) in an overnight box. I was charged for an extra day because they aren't open on Sundays and couldn't process anything until Monday. And this is my fault, somehow? So they kept an extra day rent from my deposit, too, even though nobody was there and they had the keys to the unit. Unprofessional. Very bad property management. If you can avoid them, do so! But, they manage so many properties in Eugene/Springfield/Junction City that is difficult to get around them. read more

If I could rate this company any lower, I absolutely would. We've rented from them on 2 occasions, the first experience was amazing, jensen why we went back for round 2. This second time has shown us that our old site manager was the only reason our first experience was good. Emerald wasn't involved whatsoever, providing a good experience. Where we live now, the site manager only works like 4 hours a week, unreachable, nothing, and I mean NOTHING get fixed in a timely manner, if at all. Our apartment was extremely dirty and damaged so I had to photograph and video record the entire unit prior to move in cover my own butt - I shouldn't have to do that. Our move in was delayed due to fleas which they said they gotten rid of. 2 days after moving in, our 2 dogs had fleas. I shampooed our carpets and it quickly became apparent that the carpets were never cleaned to begin with. Now, 1 year later, w're still fighting fleas and my dog with allergies has lived in a cone because of a recurring skin infection because these carpets are so old and disgusting. I have a newborn and am forced to shampoo my whole house - 2 levels - because we paid for them to do work that was never done. Not to mention, I can NEVER get a call back and their communication is trash. We've been working on moving out but this economy doesn't make it easy to up and leave. read more

Check never was sent to my current bank account, have not used that system again, pay paper check, because that unfortunate error could happen again because that "mistake account number" is STILL on that on-line payment system. Emerald called, they have a much smaller unit than what we're currently in, for half again as much money. "Ordinarily we wouldn't rent to you but we're willing to get you in with a $300 addition to your deposit and a co-signer." The reasoning? Because despite the fact that I have had the same job for 5 years, and I haven't been unemployed since I was 17, my husband (freshly graduated) just started a new job. It would be better to have listed him as a student or homemaker than to list his income. Also there was a discrepancy on our application with our current landlord. They have us only living here for 10 years. I moved in in 2010, My husband's been here for 15 years. Fishy company. I said thank you, but no. Seems suspect from the beginning. This company has been utterly unprofessional. We moved to a property site unseen due to moving cross-country during COVID. They assured us that this property had been inspected and was up to standards for immediate move in. This was a lie. In fact, not even a cursory cleaning had been done on the property. There was illegal wiring everywhere, the gas stove leaked, the yard was a disaster and the fence was (and continues to be) in danger of collapsing. We rented this property on the understanding that there was a fenced yard (we have dogs). Getting maintenance responses in general has been like pulling teeth, and their unwillingness to fix the fence is unacceptable. This has been a nightmare and a half, and we can't wait to move on. Emerald is a joke. I visited Emerald's website because I was looking for a home to rent. I saw a house that I liked at a fair price, and applied for it. Two weeks later, I get a call saying I am approved and to come in and have a meeting. Side note: I am a very friendly and easy going person with excellent manners. When I get there and confirm the address and rent ($1095), the receptionist instantly turns sour and goes on the defensive, saying it was ($1195) and acting accusatory and trying to pull a fast one. I offered to show her the listing and my application as proof, and she refused to look. She said, "I don't know what you're talking about, if that's going to be a problem, then look somewhere else." As I began to leave, she called her manager and we had a sit down. Long story short, her excuse was "Oh, our rent prices are subject to change and that was an error". Then, proceeded to demand the full non refundable deposit while refusing to show the property and saying, "If you don't bring the money in by today, I'm going to give it to the 14 other approved applicants." tl;dr: They're sketchy and tried pulling a fast one and are hoping people will overpay because they're approved. My guess is they keep approving each person down the list waiting for them to overpay. They know the rental market is tight and they want to scalp people. Threatening to give it to the next person is disgusting. Look elsewhere to rent. read more

We hired Emerald Property to manage our high end home. First they rented our home while we were out of state & didn't notify us. Told the tenants that everything in the house was theirs to have or use. Five days after the tenants moved in, they had used, gave away, or thrown away almost all of our belongings. When they did move out, there were damages Throughout the house. We went to Emerald properties with the pictures I had taken before the renters moved in & pictures of the damages after they moved out. The outcome was, Emerald Property had already given the tenants their whole deposit back. We Should have taken Legal action, but my husband didn't want to deal with the drama. This is by far the worst property management company I've ever had to deal with! They pretty much force you to pay half the deposit (non refundable) before you look at the rental property. If you decide you don't want it, you lose $300. The unit I rented had MANY issues which weren't taken care of before I moved in. They claimed it was cleaned and painted a few months prior, which was obviously not the case. The carpet should have been replaced before I moved in and when I moved out, they charged me for cleaning. There was trash in the vents, a burn spot and stains in the carpet, balcony was filthy, mold/mildew in the bathroom, dishwasher was nasty and stove hood was rusty and dirty from previous tenants. I've been unfortunate enough to have Emerald manage the property next door to my home. Each day I'm greeted by the site of the ramshackle buildings, broken windows, and plastic flapping in the breeze covering a damaged roof. Then I get to enjoy the noise of their tenant playing drums (heavy metal) each and every day. I pick my battles and have tried to get the noise disturbance problem taken care of over the past few years. When I call, I get a friendly response telling me there is a specific person I need to talk to for the issue, who by coincidence has never once been in their office when I've called. I leave messages but rarely get a return call. They prefer written complaints, and request it to be emailed, but sometimes their email spam filters are set up to not accept any email from gmail and other major email hosts. Once I finally manage to get a complaint submitted, I generally receive no response, but sometimes receive either a friendly response that sounds like they are concerned about the issue, and sometimes a very curt response. Either way, nothing is ever done about the noise problem and the noise disturbance continues day after day, year after year. It seems my only hope for peace and quiet will be if the rental eventually falls down from disrepair, forcing the tenant to move out. read more

Maintenance is always very prompt and anytime I have questions the manager/owner Kyle is very responsive and full of knowledge. I've had one experience with Emerald and it was a bad one. Myself and one other person rented a house from Emerald. A few months after we moved in, we got a notice posted on our door from "Kyle Gray" (or maybe "Grey") that there would be a walk-through inspection in 2 days. It gave a time and requested for us to be present if possible. The notice also said that if we were not present, they would still be coming in and doing their walk-through. The wording was blunt and it seemed rather sudden as we'd just moved in, but honestly we didn't think much of it. We both had to work that day and wouldn't be there. However, when they arrived they didn't go in, but instead left us another notice saying, "We scheduled an inspection and you were supposed to be there but you weren't there. We've re-scheduled for 48 hrs. from today. This time if you're not there we're coming in anyway." Very strange, very confusing. Here we have both notices, one saying they would do the inspection whether we're there or not, and the other saying they didn't do it because we weren't there. --And warning us that this time they're coming in either way. What is going on in Kyle Gray world?? ...So the rescheduled date came around and again they didn't come in! And again they left another notice with a threatening tone saying we failed to show up and this time they're going to come even if we're not there. It also said something about their right to come in and that we're required to let them, etc. And all the while we'd not been uncooperative in any way, and expecting them to do their inspection. They just kept not doing it, and leaving these contradicting messages. This was so weird that we simply gave our 30 day notice and moved out. Since we were in the middle of the month, we paid our rent up through 30 days past when we gave our notice, so our final move-out date was in the middle of the following month. Next, Mr. Gray sent us a bill for another half a month's rent! (??) We replied that we had paid in full for all the time we were there, had given proper notice, and expected to get our deposit refunded. Instead, Mr. Gray said we owed more rent and sent it to collections. This is terrible, unethical business practice. The runaround with the notices is also a pretty weird and suspicious behavior in my opinion. I sincerely hope anyone out there will take this warning and think twice before doing business with Emerald and/or Kyle Gray. read more

When we got our keys and took a closer look, the place is DISGUSTING!! not one single thing in the whole place was cleaned, the over was gross, there was still hair in the bath tub, and there were even old noodles still on the floor from the people that lived there previously! Then the next day I went up there to complain they told me " its out of our hand and that we would have to contact the maintence man who never answers the phone. Im having to move into an absolutely dirty apartment and they are doing nothing to help me fix the problem. People that work there are rude and at the end of the day don't care about your well being. I was recently given a 60 day notice after I tried to pay my rent in advance with a post dated check. I was going to be out of town, wanted to make sure I had payment in on time.They claim its against the law to accept a post dated checks, I googled and there is no law against accepting post dated checks. I did get angry and slam the door on the way out. I did also follow this up with an email telling them of several issues I had with them. After speaking with a rental specialist from SVDP, it was suggested that I might have a case for retaliation. I will seeing a lawyer shortly to ask about this. I do not recommend Emerald property management. The only reason we went with them is because it was the only rental in the area we needed for our kids schools. And only needed a temporary place to live. 1. The house is disgusting! The carpets are old and so many stains and dirt seeping thru a week after we moved in. (Apparently the carpets were not cleaned well) the kitchen is nasty. They keep painting oil based paint layer after layer and it was sticky the whole 6 months we were there. The dishwasher was not properly installed even after the repair man came to fix it. The washer and dryer are placed down on the ground level behind the garage and smells so bad of mildew! Stains on the walls everywhere in the house. The blinds in the front room were splattered with some kind of goo. I'm appalled that they even rent this place out! After moving out they charged us $190 to clean and $240 for carpet cleaning and $90 in other random "repairs". The staff in the office are very rude! They dress like they are just jumping right out of bed and heading to work. read more

We had to make arrangements for the rental while we were travelling, the person we spoke to in the office was helpful in the process. The rental had several issues that they resolved relatively quickly. However, we soon realized there were animals living under the duplex, turned out to be rats. Then the smell came, and it was horrible, especially as the weather warmed up. It was over two months of reminders before anyone came out, he said there was a large infestation and all he could do was place bait traps. They did nothing for the smell. We moved out soon after and it took over two months to get our deposit back. I had asked for some additional $ to compensate for the conditions, but the answer was no because there was no evidence of rats - which is not true as I spoke with the exterminator in person. We were very disappointed and will not to business with Emerald again. read more

I received a missed call this morning. I called the number back to find the rudest woman. She said she didn't call my number that she was the "only one in the office". We got disconnected or she hung up on me so I called back. I gave her my number and name and said she didn't call me. Then she asked if I was Kevin. I informed her I was not who she was looking for and no Kevin has had this number in at least 15 years cause it's been mine. Then she read my number back to me and said she called this number. My guess this employee is on drugs and is making harassing phone calls to people who are probably late in rent. Eugene and the world need less companies and people like this. I moved to Eugene in 2013 and found a property to rent threw Emerald Property Management Inc. My husband and two children lived there for approximately four years. During our residence we experienced a few maintenance issues. We emailed, called, and went to the office to fill out paper requests. We continuously had to follow up on urgent situations, such as, a broken toilet that kept flooding the floor. In the week, trying to resolve the issue, I received and email saying that we "kept blowing them up", asking what we wanted. Also, we had an issue with them notifying us that they would be showing up to make repairs. People would just show up. Furthermore, we had an issue with our dishwasher and they sent out a plumber. He could not figure out the issue and suggested we needed an appliance repair person. Upon the next months automatic rent payment, there was an additional charge of 80 dollars. We had experienced multiple rent increases and thought this may be the same thing. I called to verify and understand why I was not notified prior. I was told this was for the maintenance call for the dishwasher, which was still not working properly. Finally, we had had enough of the increased rent and horrible service. We decided to move and went threw the proper steps to do so. We gave our thirty days notice and turned our keys over a day shy. I paint matched the wall colors and patched them, spent 9 hours scrubbing and cleaning, and took pictures of the whole place. At the last minute Emerald sent the accounting summary. This included the a detailed list given to Emerald from the contractor and cleaning company. They decided we owed 33% of repairs, full cost of cleaning, and few other things. Overall, we had to get a lawyer to dispute the cost of; replacing the toilet, that we had already had to file the maintenance request, double charges for yard service, and charges for paint since it is considered normal wear and tear after 2 years. The company did revise the final accounting. We were to receive a check in about a week. After a month I had to call about the check that was supposedly sent to my new address, which we verified. They told me to send and email to their finance department so I did. After a week with no response I called. I had to call for 3 days, 7 times in total. Each time they told me they did not have the check ready. I finally spoke with a different receptionist that actually informed me that they had only placed the cancellation on the check 2 days ago. After 24 hours they would be able to issue me a new check. Once more a lack of communication. I highly recommend avoiding this company at all cost! They will give you the run around if possible. They increase rent frequently and give you the worst customer service in all aspects. read more

I would give Emerald Property Management ZERO stars if I could. I am absolutely appalled at the way I was treated by this company when renting one of their properties. They make you pay for things a renter shouldn't have to pay for and they only gave us back 17% of our security deposit, claiming they had to clean our unit, make repairs, and replace certain things. We wouldn't have even gotten that much had I not threatened to take them to small claims court. Upon move-out, my roommate was told that only one person was required to be at our inspection appointment. And when she got to the appointment, the woman doing the inspection told her she didn't have to stay. Both occurrences go against what our lease states and we were point blank lied to. With every issue I've had regarding finances, I have had to communicate with Ryan Parks. This man is one of the rudest, most unprofessional people I have had to deal with. This company scams people out of their money and all of their employees help them scam people. Terrible company, terrible customer service, terrible units. Simply called to ask if they had properties for sale. The woman was immediately dismissive and told me she wouldn't talk to me and would only speak to a real estate agent. I can see why this place has such low ratings. Will definitely be using another company for my properties read more
