Let me put it to you this way: the first night when I moved in to one of their apartments, i was…read moreattacked by fleas. i spoke to the manager about this and asked them if the carpet there was old. They lied and said it was a new carpet. After promising to bug bomb the apartment, exterminators were finally called and the issues with the fleas was resolved 2 weeks later. However the carpet was never replaced. How do i know? Everytime I vacuum the carpet I kept pulling up pet hair. But I didn't own any pets the entire time I lived there, nor had any animals visit. Turns out that the carpet was indeed old, never replaced, and never cared for by either the previous tenant nor Von Klein. And they just turn over the apartments and let someone else move in with out replacing anything. This is before mentioning the leaky gutters, rotting wooden stairs, peeling paint, bad plumbing, paper-thin plaster walls as well as the exorbitant $1000+ rental prices for units that are obviously worth less than $300. Everyone else on this review site is saying the same thing: "I would give them zero stars if I could" AVOID! AVOID! AVOID! AVOID! AVOID! AVOID! AVOID! AVOID! AVOID! AVOID! AVOID! AVOID! AVOID! AVOID! I lived there for six months…read moreand was not given a key to the laundry room because they had given away the master key and it was somehow my responsibility to a neighbor to make a copy of their key. The apartment smelled terribly the entire time because the carpet was improperly cleaned and was left far too wet. I had numerous issues with my cooktop because it was very old and would turn on for absolutely no reason. After reporting it, I came home one day to someone cutting my cabinets and countertop so they could install a stove with ZERO NOTICE. This meant I lost a lot of cabinets and some were even glued shut. Where the separate oven was in the wall, was now just a giant hole, they didn't even add shelves to. The hole was very charred and I'm lucky my whole building didn't burn down. After notifying them I wouldn't be renewing my lease, they began scheduling a lot of apartment tours. This wouldn't have been an issue if the person that was supposed to be giving the tour ever bothered to show up, I gave a couple of the tours MYSELF. My entire deposit was kept because they claimed they had to spend so many hours cleaning my apartment which was impossible. They also charged me for things that were broken when I moved in despite having video evidence proving the fact that I didn't break anything. Maintenance literally told me they did not care what evidence I had, they would be charging me anyways. DO NOT RENT FROM THIS COMPANY.

A family friend referred me to Trio, based on familiarity with Trio's owner, Jason, via the Lane County Rental Owners Association. The LCROA has some useful advice for owner-members considering property managers, and some cautionary tales. I figured, "Its just a one-year contract. I can always change in the future," though I really wanted a management partner for the long term. I'm pleased to say that Trio has proven itself a long-term partner. After 18 months, I can safely say that they are a great group. Their monthly accounting is clear and comprehensive. Their communication about tenants and repairs is prompt and detailed without being overwhelming. If I had to name a complaint, because nothing is perfect, I'd say that they seem to be experiencing normal growing pains of a successful small business. To add staff they have to take on new properties first, which can be a tricky balance. I'm fine with that, given the amount of headache they're absorbing on my behalf. Go with Trio. PS - Trio deserves an extra star for handling one of my parents, the properties' prior manager, with grace. The parent has become quite confused lately, sometimes forgetting past conversations and understandings. Trio has always looped me in when this happens, and never lost patience, even though they are very busy people. I chalk that up to Jason's prior careers, and share it as proof of genuinely caring. What more could you ask for in a property manager?

She was always responsive, clear, and kind which made a stressful transition a lot easier especially when I was sick and with walk-through tours that worked with my schedule due to my teen being home. I really appreciated how she stayed on top of everything and kept me informed every step of the way. I also want to mention the front desk receptionist she was incredibly kind and helpful whenever I stopped by or called with questions. It's always nice to be greeted with warmth and patience, especially during a busy time. I'll be adding another review once Bell completes the final move-out inspection but I wanted to take a moment now to highlight the positive experience I've had with Meahgan L and the front office team. Thank you both for making a difference!

We recently moved out, and they were extremely helpful from start to finish. For starters, we were moving from out of state, so we had a week scheduled to view and apply for a place to live. We looked at several properties managed by Acorn, and they were on time and courteous for every appointment. When we were ready to apply they were very helpful, and we found out very quickly that we had been approved! We did have to pay a huge deposit due to my boyfriend's non-existent credit, but it was refundable, so we decided to go for it. When we got back into town for move in day they were on time getting our keys, and pretty hands off, not very talkative in the office, but we prefer that. We were a little bummed because when we viewed the house we were told the ceiling fan would be installed by the time we moved in, but upon arrival- no ceiling fan. We found it later in the attic... not sure what that was about, but it wasn't a huge deal. We did have brand new carpet though, so that was nice. Our three years at our house were great with Acorn. The few times we had issues they were on top of fixing them. Our house may not have been up to some people's standards, but as two 25 yr olds, this was our first house to ourselves, so we were not picky. The ice maker didn't work, the fridge sometimes leaked, and there were some weird decoration choices in the house, but we loved it. Once our first year lease was over, they came for a walk through, and said since we took such good care of the house we could sign another lease, or go month to month without a price raise! We weren't sure how long we were going to stay, so we went month to month. We never had any issues with this, and the price stayed constant all three years. We had one more scheduled walk through during our time there, with two different agents, and they were both incredibly friendly and courteous about our space. Any time we emailed with questions, they were answered quickly, and the one time I was late on rent they were understanding and apologetic about the late fee- my fault. When we told them we were planning on moving, they were quick with detailed instructions, and answered any questions along the way. We got our deposit refund right on time as well. We didn't agree fully with some of the deductions from our deposit, so I reached out, and was answered quickly and politely by LaDonna. They reviewed my concerns promptly, and ended up refunding more back to us. I will say that I think they need to find a new company to hire out for their cleaning. Our apartment was spotless when we left- we hired cleaners ourselves, and inspected it after cleaning, and it was done above and beyond the move out cleaning list Acorn had given us. LaDonna kindly sent me the itemized list that the company they contract to clean gave them (so this is not on Acorn, rather their cleaners) and they were billed for 15 hours of cleaning- there is no way in hell that house needed that much cleaning, and I know for a fact that several items on their list were already clean. Like I said, not Acorn's fault, but I do feel like they should maybe review the company they use, as that seemed really shady to me. Overall, while the property itself wasn't perfect, it was well-loved and had a ton of character! Acorn was easy and friendly to work with, and quick to help us when needed. I would definitely recommend them.

There is a reason they only accept a money order or cash for the security deposit. Thieves. I will be taking legal action. Jim Straub - I will keep coming after what is due and what is right not only for me, but for all the other people you screwed over. This company messed with a tenant so bad she ended up going back to school to become a lawyer to protect people from crooks like you. Karma is real and it is coming.

UNINHABITABLE HEAT ISSUE IN THIS HOME & NOT BEING INFORMED BEFORE MOVE IN DURING A PANDEMIC: This…read moreis about much more than there just being no AC, this is about my entire experience with this company, this move, and this house: It should have been pointed out there was no AC; as most people expect AC. This is absolutely no shade on a home that gets full sun all day long(from both sides of the home), with no film on the windows or even updated windows that help with the Intense heat this home gets daily. (And not being told about any of this). This is also no ceiling fans, no way to get a cross breeze in a home that holds heat and doesn't cool off overnight. Forcing me to open windows and doors, which equals bugs because the slider screen door is so old and the front door has no screen(no big deal? it involves wasps - which I am allergic to). (And not being told about any of this). Casement window units: start at $500+ and we would need a minimum of 2 units plus a swamp cooler for other rooms(minimum cost $1500 with accessories*), they require a safety bracket* to be installed and anchor screws(damage to the home, not allowed per my lease) so obviously, this is not an option, - Why does your team keep suggesting it? This is nearly $800.00($784.00 total) to get a portable AC unit, a large capacity swamp cooler for the master bedroom and bath, static blackout film for the giant windows in the master and living, a hurricane box fan, an individual swamp cooler for the 2nd bedroom and a table cyclone fan. This is an owner who won't even split the costs of a mini-split and ceiling fans or even just ceiling fans - not even won't split the cost but I cannot even put ceiling fans in at all!!??!! Even if I pay for them??!!!(And not being told about any of this). Besides the Heat issue: The home was not clean when we moved in the dryer had the wrong kind of plug installed. The yard was described as basically no maintenance, we pull weeds every single weekend. There is a fence falling down into our yard The house is not safe, there is no deadbolt, the handle lock on our front door is essentially a joke All the windows are easily accessed/broken into I moved here to pay less rent (should be able to save up right? wrong!). I was most importantly expecting lower utilities because I came from a huge 3 bedroom 2 bath vaulted 2-story 70's townhouse - the bills are actually the same or more! I understand, the person who owns this home has had it for over 30 years, so it's not like they don't know about all of the issues. What it feels like is your company and the owner make more money having a revolving door of people going through this house because of the Eugene market, either they are stuck like me or they get out asap. Needless to say, the entire experience soured me on your company and this home. Most of all, it feels like your representatives should have been REQUIRED to tell me, "this house is a sweatbox getting and staying at close to 100 degrees when it's only 85 degrees outside and you may not have ceiling fans or air conditioning. In fact, if you want the home to be habitable, you will have to shell out nearly $800." This doesn't feel okay to do to me, it makes my stomach churn actually. After much back and forth with this property management company, I was surprised to get a phone call from the owner, however this quickly went sour, as he didn'tt read the emails exchanged and was not informed as to much of what had already transpired. He preferred to condescend to me and had no solutions, though he was supposedly calling for a solution oriented conversation. There was no sympathy, no cooperation, not even a hint of it. He also acted like it was my fault. As the team responsible for the home and renters' happiness it seems your team feels it's okay to essentially trick people into solving this expensive issue themselves at their own expense without at least having the courtesy to inform them first.

Listings state only 2 applicants per property accepted…read more They still took our application + fee only to be advised we were 3rd in line. Refused to provide a refund despite the fact they took more than 2 applicants for the property. Requested to bring attention to management and received no response or support from team members. Update: Issue has been resolved in a professional manner. While my first impression may not have been great, The owner made up for it.
