    If you're wondering if you should rent from Bell Real Estate, DONT! If you do end up renting from them plan on not getting much of your deposit back or even any. I really wish I could give zero stars. The photos below were the disgusting carpet and mold that came with my apartment (not including the mold on the walls). We got the carpet cleaned and cleaned every inch of our apt that they insisted and still lost half of our deposit for "not cleaning" certain things. They are scammers and that's that. Don't do it.

She was really prompt and forthright when i contacted via craigslist about the room and would check in every few days (in a sweet and not annoying manner mind you) about my interest, how my moving process was going etc. She was transparent and genuine and i never felt like i was being misled or asking too many questions. She very much focused on my feeling safe and a right fit for the place and current roommates than trying to hustle me into a contract. As i would be moving site unseen from out of state, i really appreciated this. I've never had such a caring and hands-on landlord-tenant experience before this let alone before signing a contract and moving in! Moving in: this was a breeze AND since i was coming from out of state, Jenny offered to pick me up from the airport, take me to run errands all before signing my contract! When signing paperwork, she pro-rated my rent as i moved mid-month though i had said i would pay for the full month as a guarantee for my spot. She even fixed and lent me her new bike without my asking as she knew i wouldnt have any transportation moving here. Also there was a delay in my stuff being shipped and they lent me a sleeping bag and offered an air mattress. Also her daughter was sweet enough to offer showing me around Eugene and going to the store if i needed anything. All of this really shows you how much they care about their tenants and treat us all like family. If you have a problem, the expectation is to go to them and collectively find a solution. I can't wait to develop this relationship further! The place: it's even better than the pictures! Everything is brand new and in mint condition, house is well-maintained and they are closeby and on hand to come fix or lend you anything as needed. All of their properties are in a GREAT neighbourhood - this location is hard to beat. I really feel like I've moved into a community and warm environment - not just a place to store my things. I am incredibly happy with my decision and would give more stars if possible!

I really appreciated how she stayed on top of everything and kept me informed every step of the way. I also want to mention the front desk receptionist she was incredibly kind and helpful whenever I stopped by or called with questions. It's always nice to be greeted with warmth and patience, especially during a busy time.     My experience with Emerald Property Management has been one of the most stressful and frustrating…read moresituations I have ever faced. After a domestic violence incident, I obtained a court-issued restraining order requiring an individual to leave the residence. Despite the seriousness of the situation, the property was left severely damaged. Years later, I was suddenly told I owed more than $13,000. I was not provided any documentation, invoices, photos, or explanation showing how this amount was calculated before the account was sent to collections. When I contacted Emerald Property Management seeking answers, I was told the account had already been turned over to collections and was given no meaningful assistance. I eventually obtained an itemized statement from the collection agency and found charges for yard maintenance, blinds, carpet cleaning, and other items on a property that has remained boarded up and unrepaired for years, to the best of my knowledge. As a renter, what concerns me most is the lack of transparency and communication. No one should be expected to pay thousands of dollars without being given clear documentation and an opportunity to review or dispute the charges beforehand. My advice to anyone considering renting through Emerald Property Management: document everything. Take move-in and move-out photos, keep copies of every email, save maintenance requests, retain court documents, and demand written records of all charges. If a dispute arises, those records may be your only protection. Based on my experience, I would urge prospective tenants to proceed with caution and carefully review all documents, policies, and communications before signing a lease or accepting responsibility for any charges

A family friend referred me to Trio, based on familiarity with Trio's owner, Jason, via the Lane County Rental Owners Association. The LCROA has some useful advice for owner-members considering property managers, and some cautionary tales. I figured, "Its just a one-year contract. I can always change in the future," though I really wanted a management partner for the long term. I'm pleased to say that Trio has proven itself a long-term partner. After 18 months, I can safely say that they are a great group. Their monthly accounting is clear and comprehensive. Their communication about tenants and repairs is prompt and detailed without being overwhelming. If I had to name a complaint, because nothing is perfect, I'd say that they seem to be experiencing normal growing pains of a successful small business. To add staff they have to take on new properties first, which can be a tricky balance. I'm fine with that, given the amount of headache they're absorbing on my behalf. Go with Trio. PS - Trio deserves an extra star for handling one of my parents, the properties' prior manager, with grace. The parent has become quite confused lately, sometimes forgetting past conversations and understandings. Trio has always looped me in when this happens, and never lost patience, even though they are very busy people. I chalk that up to Jason's prior careers, and share it as proof of genuinely caring. What more could you ask for in a property manager?

I applied and was transparent about my situation and Empire approved my application. Literally the same day I was supposed to do a final viewing and sign the lease they email me and change their mind. They inform me that my severely disabled residents who can't take care of themselves have to apply, be screened and approved, even though this is federally ILLEGAL. When I inform them that this violates the Fair Housing Act they essentially tell me to get bent and that me taking care of disabled people where they live constitutes me "running a business" out of their home. After that they stopped responding to all of my emails. If you are disabled or require live in services of any kind then avoid this company at all costs. They're perfectly happy to break the law to discriminate against vulnerable people in their community.

They leaned objects on the exterior walls and spray painted on my patio. There is what looks to be black marker writing, and was not done by a child. Some of it is above the doorways and it's mostly X's and arrows. It was covered with a paint that didn't match the existing paint in sheen. The whole house needed to be repainted inside and out. Almost every window covering and the carpet need to be replaced. The grass was about three feet tall. When I would call Empire it would take weeks to get a response. If you just want to pay a third party to handle your money, they'd probably be ok. But they have steered my from ever using ANY property management Co.

It was about an 8 minute walk to the Business school and about a 10 minute walk to the rec center, so couldn't ask for a more convenient location! Tammie and Tim and the VKPM team were excellent property managers and any issue I had was resolved immediately. Tammie was especially helpful when I needed to cut my lease short and find someone to sublease for the last few months. The place was well kept, and quiet for the most part. Of course on weekends outside there would be noise from undergrads heading to the bars, but that goes with the territory. Overall, I would highly recommend the Campus Studios to anyone starting out at UofO! Thanks so much!

    Let me put it to you this way: the first night when I moved in to one of their apartments, i was…read moreattacked by fleas. i spoke to the manager about this and asked them if the carpet there was old. They lied and said it was a new carpet. After promising to bug bomb the apartment, exterminators were finally called and the issues with the fleas was resolved 2 weeks later. However the carpet was never replaced. How do i know? Everytime I vacuum the carpet I kept pulling up pet hair. But I didn't own any pets the entire time I lived there, nor had any animals visit. Turns out that the carpet was indeed old, never replaced, and never cared for by either the previous tenant nor Von Klein. And they just turn over the apartments and let someone else move in with out replacing anything. This is before mentioning the leaky gutters, rotting wooden stairs, peeling paint, bad plumbing, paper-thin plaster walls as well as the exorbitant $1000+ rental prices for units that are obviously worth less than $300. Everyone else on this review site is saying the same thing: "I would give them zero stars if I could" AVOID! AVOID! AVOID! AVOID! AVOID! AVOID! AVOID! AVOID! AVOID! AVOID! AVOID! AVOID! AVOID! AVOID!
