So from the moment I called to enquire…read moreabout the place, Jeff, the property manager was extremely accommodating and a pleasure to speak to. My wife needed to stay for 1 month to take a summer course so she rented one of the larger offerings for single people (king size bed). I stayed with her just a week and then let her stay the rest of the time alone because I needed to return to Austin, TX for my work. Jeff was extremely accommodating with us and was a wonderful manager! He even gave us free parking for the week I was there, and also gave me an extra set of keys and did not charge us extra for this. He didn't have to do this. After our initial welcoming to move-in, he contacted us to ask if everything was ok. Which was a nice touch on his part. At one point we needed tips about sightseeing in the area and he spent upward of 1 hour telling us all about Oregon and the area surrounding Eugene. This shows how warm of a person he is and how friendly. I like people that are communicative, friendly, and warm as he is. It was nice to deal with him. And I felt he was genuine as a human being and genuine about his demeanor, which made me feel at ease with the whole establishment he is running. The place itself is clean and very nice to stay at. The food is great, the rooms are well decorated and very cozy. It feels like a hotel (in terms of cleanliness and modernity).. but it isn't. It's apartments with real people living there for extended periods. It's better than a hotel and better than a dorm, in my humble opinion. The laundry IS FREE (despite what another reviewer said). And the food options are stellar. They make great efforts to try and accommodate you if you have a special diet. We loved the food. Tommy is one of the cooks and he is a lovable giant. The other cook is this fit lady in her 30s who was also nice but I never got her name. Both of them made great food. I especially loved the custom salad dressing that the lady made every day -- it used all natural olive oil, apple cider vinegar and various condiments and was NOT artificial stuff most people end up putting on their salads due to lack of healthy options. The fact that one of the cooks made custom dressing every day goes to show you that the cooks here care about the quality of the food they are preparing.... and Tommy's omelettes in the morning were always great and filling (I tend to be ravenous in the mornings .. and the omelettes hit the spot perfectly). I cannot say enough great things about this place. Positive vibes, clean, nice staff.. cozy rooms with good sound isolation. Close to campus. On a quiet tree-lined street. I think it's a steal for the money they are asking. Really really greatly impressed with it all!

My room looked straight out of the late 80's early 90's. I still had a buzzer in my room. Shower and sink had VERY low water pressure. A/C unit was older and very loud - Food was not great. I respect chef Tommy, but I feel like more effort could have been put into the food. Sometimes I would get very tough pieces of meat, undercooked rice, etc. I would write on the feedback forms, but nothing changed. I did not feel comfortable talking to him in person. - vacuum cleaned was super old and did not pick up dirt as well - lack of socialization: I wish there had been more social activities for those of us who need it. I need my time alone, but too much can cause a strain on my mental health. There were only two times when we had social activities while I was there Again, maybe it COVID wasn't a thing, there would have been better meals and better amenities, but it just wasn't a place I enjoyed being in and my mental health suffered a lot. We pay a lot for this place and it simply was not worth it.

First of all since our very first contact with Alyssa in the office, when we were looking for an apartment, the staff has absolutely amazed us. So helpful prompt and nice, never failed to get back to us quickly with answers and she was one of the reasons we chose to move in. Since then we have met Kiki and have been equally impressed with her (our dog loves her too) as she never fails to be kind, understanding and helpful. I have never lived somewhere with such great staff. And if that wasn't enough the maintenance team is the most prompt and couteous folks EVER Sometime responding to requests in a matter of minutes, seriously. What can I say, the apartments themselves are well maintained even though they could use some updating here and there but the wonderful neigborhood and the absolutely stellar people more than makes up for it. I am really going to miss this place when we leave.

Of the five stars available, one is for Cameron at the front desk and the other for Kiki, the Assistant Manager. Both were helpful, professional, and genuinely pleasant to work with. My experience with management wasn't nearly as positive. I broke my renewed lease and understood I'd have to pay a fee. I gave two weeks' notice rather than 30 days' because my new apartment could only be held for two weeks. I asked Forest Hills to work with me on the lease-break fee. They refused and they were contractually entitled to do so, but there's a difference between enforcing a contract and being willing to work with a resident when circumstances change. My old unit then sat vacant for two weeks. I was also charged nearly $100 for outdoor/common-area utilities through 15 August despite moving out at the end of July. Altogether, leaving cost me over $3,500. Apart from the above, Forest Hills apartments are significantly overpriced for what they offer. Appliances, cabinetry, fixtures, and finishes are outdated. Carpets are worn, and bathroom grout shows cracks and stains. Buildings are ridiculously close together, parking spaces are so narrow you can't open your car door all the way, residents smoke on their balconies despite property rules, and dog waste is noticeable across the property. I met one of my neighbors when he was washing his truck by asking him to hose dog poop off my shoe. Transients dumpster-diving is common regardless of the time of day. Noise is an enormous issue. If you're considering a first- or second-floor apartment and value audible privacy, you're in for some unpleasant surprises. I could hear my upstairs neighbor use his toilet. Not just flush it - use it. For the amount of money you'll spend to live at Forest Hills - and to leave if you break your lease - it is absolutely not worth it.

In the course of a two year rental period, they raised our rent twice. They sent us a letter telling us to quit feeding the cats outdoors--which we had never done-- and cited us for parking backwards--which we did do. It's safer! We tried to be perfect tenants and were rewarded by receiving an eviction notice because my bank screwed up the bill pay over Christmas/New Years (I can prove this). An advisory phone call would have been nice, rather than waiting until they could slap on the $100 late fee. That's when I decided to move! The unit I rented was in Eugene near Autzen Stadium, and in that two-year period, we experienced shootings across the street, a stabbing in the next apartment building, a bum sleeping under the outside stairs, an attempted car break-in and someone trying to get in through the bedroom window. The empty apartment upstairs flooded, which filled the light fixtures and ran down the walls. A broken window opening mechanism was never repaired. The icing on the cake was when we moved out, I inadvertently left two bags with recyclable cans and a small shelf sitting beside the door. A phone call would have been nice, but instead the management wrote me a letter, giving them many days to reap the "abandoned goods" clause ($50) and $30/day storage fee for eight days, which they deducted from my deposit. Where's the humanity? I will say that the maintenance staff was extremely responsive and helpful. The office staff is pleasant and well-meaning, but they are marching to the beat of the greedy corporate office of Norris & Stevens. My recommendation is to rent from them only if you have no other choice!

Its quiet, the apartments are spacious, management is picky, and as a result there is a huge waiting list that goes past a year. I know they have requirements for income, age, and certain statuses that usually keep flaky students from being able to apply. A few friends of mine live here now, most of them say that the management is good and the place is overly quiet. Having visited them here a few times, I have to say that they've got their act together and parking is never an issue. Security is fabulous and they do a good job of holding down the fort during football games. Most of all, the apartments are good, spacious, and clean. I would have loved to live here but getting into here is almost as good as winning the local lottery. Cheaper rent doesn't always account for easy access.

    I've lived at the evergreen apartments for 9 months now and I really have had no issue but I…read moredecided to take my brand new electric bikes out of storage and bring them to evergreens bicycle room, which is a locked fobbed facility but has no cameras and no sign in sign out. So they really don't know who comes and goes. Anyway within a week my expensive e bikes ( heavily locked solid) bikes have been stolen both of them so now I am out $1,800 on E bikes and not too happy. I was told by front office mgmt that there's been no problems with the bike room and no theft. Ive been told by security that was a lie. I now feel very violated abd can't trust anyone

No special on rent given this--have to use a/c more bc of it...missing out on days of lovely weather. They changed front office staff in last few months and new ones have appeared to have "oh well" attitude about things (perhaps hands are tied due to big company mgmt?) though are superficially nice. Tried to communicate about particular challenge and the office manager left a vm with no offer to discuss further. Asst manager was snappy upon arrival and move in saying she didn't know details of move, since previous staff "rotated to different property." Apartment is beautiful with large, dbl paned windows, nice flooring, nice counters in bathroom/kitchen. Terrible stove and dishwasher (esp dishwasher). Sound insulation could be better but 90% good! Decent gym. Pool area good for families and is busy in a nice way--ppl having fun. Ppl seem friendly. When there isn't noise from construction (nights, weekends) it is super quiet on the property and nice neighborhood and small walking park nearby. Maintenance folks seem very nice. Did do recent annual inspection. Sent out notices in advance. Despite requests, Front office would not offer a time window for when the inspection might happen (over period of 2 days), making working from home difficult. "oh well" The few email communications, staff haven't seemed to really answer the question being asked or don't seem open to working out a solution. Again, maybe this is due more in part to having a multi property corporation manage the prop? I don't know. This is a great place overall when things are going well. It is a nice property with nice folks. Given all the apartment competition and prices these days, it's good enough for now.
