Everything about living here was great. I had one needed repair; they did great. The grounds are well maintained. I loved that they keep the pool and spa open all year. And the office support is awesome. read more

Someone has been living rent-free in my building. His Oregon license plate is ZYZXX on a red Toyota Prius, and he's in Apartment 121. I don't know his name, but he's tall, flimsy and appears to be gay. There's also a bad smell coming from the unit. I often hear screaming that sounds like a male with a sassy tone, trash around his door and I can hear what sounds like a cat getting kicked or screaming for help. #SaveTheCat read more

The management team does a very poor job of explaining how they work. They are in such a hurry to get you to sign the lease that they neglect to tell you how to get into the repair portal and where the mailboxes are located. Very transient population. No one stays for very long and I can't wait until I can move into my new home ( buying) in a few weeks AMF ! read more

We moved in in 2017. The unit looked good on the surface but after a while you notice that the fit and finish is cheap. The only real big issue with the unit was a series of large cracks in the drywall for the master bedroom over entry way. As the structure settled they became worse and more unsightly. The management did two separate inspections and told us they would not effect the repairs until after me moved. Not a huge deal but also not the best resolution to the problem. The location is convenient to shopping and access to beltline, but is also next to a large vacant field (will at some point be a public park). The vacant land attracts people camping out of their cars our RVs, which results in the dumping of a fair amount of debris in the area. The property is billed as non smoking but that seems seldom enforced. My neighbors routinely smoked on the balcony or in the breezeway. Additionally the smell of pot smoke was always in the air. Parking is abysmal. You are only allowed add one reserved spot to your lease. If you have two cars it becomes an adventure to find a parking spot after 6pm. There is no where near enough spaces to accommodate the tenants. You will notice 8 to 10 cars illegally parked in the bike path on 13th avenue as a result. My biggest complaint is the Greystar management team. We asked for a walk though before our move out so that we could address any issues before our move out date. They were reluctant but did send me an email with. Small number of issues (shower doors, another pass over the seals of the appliances, etc.). I quote Jacob " I have completed the pre-move out inspection as you requested, and everything looks very good! At the moment I believe we would charge just a light clean, but the final decision will be made by our cleaner and our service supervisor working together. To avoid the cleaning fee entirely I would recommend taking a second pass over the appliances. Especially: in and under the oven, the underside of the microwave door, around the top of the tub in the washing machine, and the rubber seals on the fridge, freezer, and dishwasher. I also noticed that the toilets could use a bit more attention. Overall you did a very good job" Imagine my surprise today when I received a bill for a little over $1100. 1. $240 cleaning fee? Fine I can live with that. (You didn't approve of my second pass) 2. $636 for carpet? When I inquired they said there was a small stain in bedroom 1. Evidently that entails me paying for carpet replacement. The mark in question is about the size of a silver dollar. 3. $90 for drip pans and oven racks. Funny thing the drip pans were brand new (unwrapped the day we moved out). There was nothing warranting replacement of oven racks (ordinary wear per Oregon state law). 4. $150 for a chip in the window sill. Excessive but I could live with that. The nature of the charges at move out are either an attempt to generate some additional revenue or make some upgrades at my expense. Now begins the laborious task of refuting charges. Ultimately I will end paying some of these items but not all (carpet and drip pans are a dead issue even if I am forced to file in small claims). A monstrous waste of time and effort. The Bailey has benn my families home for almost a year now and we love it! Here's why: It has a hot tub, pool, basket ball court, gym, racket ball courts, dog cleaning station, and small dog park! That's not all, they have Brew nights tuesdays featuring beer on tap or wine and trivia! There isn't much I can say I don't like about living here other than the occasional search for a parking spot. I moved in at the beginning of August 2018. The advertised rent was suddenly jacked up by almost $100 due to non-optional water & trash fees. I don't understand how a company gets away with advertising one price, but tricks people to pay significantly more. Similarly, I was given a floor plan at inquiry with two exterior doors, but only ONE door in my unit. At pre-move-in inspection (which management delayed 2 weeks after last tenant vacated, claiming to revitalize), kitchen faucet was missing, carpet had 2 ft snags, laminate floors heavily damaged and dirty, w/d was filthy & smelled dreadful. *Note, no overhead noise was heard at this inspection.* Management said they would not make repairs due to budget constraints - "just make a note on forms & we won't charge you for those same damages at lease expiration." Too late to find another place, I had to take the unit. One neighbor tenant warned me to keep patio clear or expect my property to be stolen. On move-in, I immediately reported construction level noise overhead that lasts ALL day as weeks turned to months. For the next 4 months I worked with management to get the noise under control, to no avail. They simply "thanked me for my patience" while nothing improved. In fact, management began retaliating instead. First, they gave away my parking space. Next, they tried to evict me for non-payment, but "found" my hand-delivered, in-person, on-time check - their mishandled funds - a few days later. Two employees showed up unannounced  and demanded entry WITHOUT a 24 hour notice. Though the tenant overhead demonstrated they could be quiet in front of office personnel, staff prompted noise so they could call it "normal." Further, the overhead tenant was smoking (drugs) on the non-smoking property outside my door. When I provided photo evidence, every tenant, including me, was merely issued non-smoking 'reminders.' The same drug-tenant accosted me in the parking lot to level false allegations, & management did nothing to protect me when I reported it. Rather they sided with the stalker and began issuing ME noise warnings instead of resolving the overhead problem I'd been begging for help with. I attempted to reach corporate in Portland, but was referred back to some other off-site local employee. But at least the onsite workers stopped threatening me with "drastic measures". I have kept every bit of paper trail, photos, & emails. By Thanksgiving, the overhead tenant terrorized me, pounding on my front door. Management didn't pick up their phone, so I called 911. While waiting for police, I left a message with the off-site employee Portland pawned me off to,  who said she heard the hammering/pounding on the voice mail & would BEGIN documenting....after months of lost sleep and fearful living? The onsite manager sent an email claiming to have no prior knowledge that the smoking tenant had accosted me and terrorized me. But again, I have email documentation of her replies. At this same time, the w/d I'd been forced to self-sanitize fell apart. Maintenance was prompt in declaring it be replaced, & a week later installed a very nasty set - dirtier than the first, with a burr in the plastic tub to snag clothing. I put duct tape over it, deciding people in Oregon must be so ignorant they confuse ghetto conditions with "luxury" living. I have photos of vomit blocking the dumpster for ten days before cleaned up; homeless bums dumpster diving regularly: overflowing dumpsters occurred weekly. NEVER enough "free" parking.   Instead of evicting the overhead tenant for disrupting my quiet enjoyment of my residence, smoking on the property, TWICE terrorizing me, Greystar onsite  employees seem to think I should incur moving expenses instead. They claim they put me on a third story waiting list, but thus far, refuse to explain what that means in terms of length of time of enduring additional abuse in the current unit. I am needing stress related medical intervention at this point. I would love to share my timeline evidence with everyone who cares to listen. read more

Started off as a nice place to live when brand new but as the complex reached capacity it went downhill. It was nice and clean when we first moved in, but by the time we moved out a year later my son was afraid to walk home from school because one of the neighbors would sit on his balcony shooting at street lights with a pellet gun. The floors didn't wear very well. Appliances are apartment grade and marginal. My upstairs neighbor had a shaggy dog and since their dryer vent exhausted onto my balcony everything out side was covered in hair, to the point we couldn't sit out there. Management never did correct that problem. The same dog was so noisy my daughter was often awakened in the middle of the night by the sound of the dog jumping and playing with his ball. The parking lot was quite noisy with beater cars and trucks coming and going at odd hours, and the tenants across the hall were quite noisy and stored a couch and tires on their balcony making the place look a little "redneck." And to top it all off, they are refusing to refund the deposits we paid for the electronic key fobs, which were turned in in good working order when we vacated. read more

We rented this place in Eugene Oregon while still living in NC so we were taking a chance. The deposit was low and they were very dog friendly. From their website it shows a great dog park, swimming pool, club house, and fitness center; all great stuff but a little deceiving. I will explain, the dog park was only a very small fenced area that owners never picked up behind their animals. We went in one time and it was the last time due to so much dog poop inside. It was a constant thing around the complex. We lived on the bottom floor so all the dryer lint from the above floors ended up on our patio, I'm not sure how that wasn't a fire hazard. I complained but Candace, the manager, said I would have to put a work order in before they could come clean it. You couldn't sit on the patio comfortably. A business owner in the area had told us to keep good records because the apartment complex had a way of making sure you didn't get your deposits back, well he was correct. Due to family issues, we needed a bigger place so luckily I was able to buy my way out of our lease. I cleaned and made sure they didn't have to spend a lot of time cleaning our mess. We did a pre walk through and a post walk through, everything was great except for a few cleaning issues. I get an email from the apartment manager with a breakdown of costs, and please keep in mind I had 2 walk through's, they said a window was broken and is charging me $280. 2 walk through's and no one saw a broken window but I'm still responsible for paying. I asked if it was possible that the cleaning crew broke it and of course the answer was "no way"! All I can say at this point for future tenants, beware!!!! read more

This was by far the worst apartment living experience I've had in the last 10 years of renting, in two different states and five different complexes. Although the location is convenient to W 11th, homeless congregate along Amazon Creek and are in the complex daily going through dumpsters, often leaving urine in their wake. This creates such an enjoyable experience when taking your garbage and recycling out. Other "fun" smells you will experience in this "luxury" complex include dog feces from overflowing pet wastebaskets (especially in the dog park), and near-daily cigarette and marijuana smoke. Don't bother complaining or asking management to address the issue. They will "graciously" apologize that their maintenance person is on vacation, or that they can't stop the smoking without visible proof (e.g., you must personally witness the person smoking before they will take action). I finally had to send pictures of the two stacks of bagged feces to the Portland headquarters office before Bailey staff cleaned it up. Inside, your "luxurious" amenities include plastic laminate cabinets, fluorescent lighting, a stove without preheat or timer functions, and a washer that runs endlessly if you fill it with more than a few items. The highlight is the utter lack of soundproofing. Don't listen to what they say about the extra concrete between floors. It does NOT serve as a sound barrier. In fact, like the other reviewer noted, it amplifies everything 10-fold, especially in the hardwood living room and kitchen. In fact, should you happen to be in your bathroom at the same time as your neighbor, you will hear them urinating and/or defecating above you. Yes, it's really that bad. And no, management will not do anything about it, stating it's just "apartment living." Also, be sure to keep the non-emergency Eugene police number handy as you will likely need it for late night noise disturbances. I did twice in one year, one for a domestic violence incident upstairs, the other for partying and brawling from the adjacent neighbor. I notified management both times and never received a response. Big surprise! When you move out after experiencing the "splendor" of the Bailey, be sure to fully photograph your apartment to document its condition. I received this wise advice from a friend who also used to live at the Bailey and was screwed out of his $400 security deposit and had to pay for other "damages" because he could not prove otherwise. Since I had lots of photographic evidence, I was able to refute management's attempt to steal $600 from me for bogus floor damage and replacement. One more thing: management gives new residents an Amazon gift card for positive online reviews, so read those here that rank this place as 5 with a grain of salt. Hope this information prevents someone from making the mistake I did in moving here. Good luck in your apartment search. read more

Love Alicia and the staff. When we moved in the carpets had dog pee stains on them and the hard floors had scratches. We were clearly told by maintenance that after we moved they were replacing all hard floors and putting in New carpets in all units. After we moved out we got a bill for 4500.00 for floor replacement. I'm blown away! That and we were paying 1750 per month with no use of any of the amenities. The carport was required and when we wanted to cancel we were told it was mandatory. The staff there is awesome but this company and their policies are shady. read more

We are OUTTA HERE. The location is close to stores and amenities abound right here on the property... but that is it. I cannot put all of the negatives into this review. Many residents are pretty wasteful and seem to totally ignore the option to recycle and the dumpsters overflow. Overall, we are very sad to have ever relied on the trustworthiness of the staff and have suffered financially for having moved here. The regional manager, the assistants, the agents, are all a sad parade. We moved out 1.5 mos before our lease was up and were charged exorbitant fees and then told upon receipt of our notice the "UNIT WAS ALREADY RERENTED!!!" ??? THIS PREDATORY PRACTICE SHOULD BE STOPPED. There is a class-action suit in progress, and having been notified of this, we fully intend to pursue litigation on the grounds of many others being screwed by this corporate entity. read more

I Would not recommend living here. Parking is terrible here. Every night is a battle to find parking. You'll often end up parking on the opposite side of the complex or non at all. The other night I spent 20 minutes trying to find parking, eventually I thought I got lucky and found a spot near the office. The next morning I found out that that spot was reserved and the office towed my truck which ended up costing $250 to get it back. Later, I went back to see where it said reserved, and they have a small print on the asphalt which is about 18 inches long that says "reserved". Very easy to miss when it's dark. The office manager was very rude about it and pretty much said it was my own fault. She was not willing to do anything for me. They are not looking out for the residents who live here. read more

The "bells and whistles" of these apartments are quiet deceiving of the junk they put you through. It was no problem to sign a lease with them and to get moved in...Moving out is where my frustration stems from. I had two other roommates and we lived in their 3 bedroom layout. We moved out after out 13 month lease was up. We took great care of out apartment and when we were moving out we cleaned from top to bottom. Almost two months after moving out, they charged us $500.00 for damage on the vinyl flooring is the living room, which mind you, we did a complete walk through before we handed over our keys and did not see any of this "damage" they were referring to... They have always made it extremely difficult for us. Charging us with anything they possibly could. Not only are we not getting out deposit back, but charging $500.00 for "damage" that we did not cause? When other cases have come up, my roommates and i asked to speak to the regional manager and they flat out told us that they will NOT give us their number. This establishment is shady and money hungry. I regret ever living there. Hopefully i can save someone else from the same mistake. read more

This place is super disappointing and if I could give less then a one star I would. First off, management here is a joke. They are clueless and could use some tips on basic customer service. The owners didn't think much through when building this place. Parking here is ridiculous. Good luck finding a single open spot after 9pm. This is a non smoking facility and they don't seem to enforce that very much. I have lived in other places before and neighbors never bothered me until here. I can literally hear my upstairs neighbors' conversations. Also their maintenance guy came into the apt with his dirty shoes without covers and I found that pretty disrespectful and unprofessional. Feel a little weird being the second person to ever yelp about this place, but it was on my to-do list so here goes. The brand-newness was a major plus. It's just nice knowing I'm living in an apt that nobody else has been in before. The amenities are amazing and the social activities are very fun. I think what pushed me to a 4 star over a 3 star was the staff though. Everyone has been amazingly helpful and nice, it's made living here such a great experience. The more 3 star components would be that I do feel it's a bit overpriced, given the quality of the materials. Also the noise is mostly average for an apartment, except for the fact that the stairs are up against my bedroom and I can hear people stomping up and down at all hours of the night, which is not fun. Overall though, I'm very happy with my choice and I would recommend to others. read more

Great place to live if you have money to throw away. Dishonest management with nothing but self interest in mind. Over charges for everything they can. After my 800 dollar deposit was burned I owed 2300 upon moveout for a carpet replacement. A 20 dollar door stop was included in my fee along with many other miscellaneous supplies I.e. paintbrushes, paint buckets, a broom and many other items the management should have already had on hand. If you care at all for people, do not expect that to be a common interest when applying at this cesspool of snakes. No recognition of complaints for music that goes through three floors of their paper thin walls. Expect to burn your money and be spat on. read more

Amenities are above and beyond great. The 24 hr fitness room is top notch. The year round pool and hot tub are a nice touch. Having multiple ways to secure a bike is awesome. Walls are crazy thin though. EDIT: the noise that comes through the apartments is unbelievable. I feel like they lure in new residents when the shiny new appliances and nice details within the apartment, but when you move in you realize the poor construction. I hear all conversations my neighbors have, all music that is played. I'm writing this as I was woke up to my upstairs neighbor doing a.m. workouts and jumping around. It's honestly like we are roommates and not neighbors with the sound. I've lived in other apartments and the noise was never this unbearable. It has to be the construction and lack of care for their future residents. There is a lack of parking, so unless you rent out a parking spot good luck finding a parking spot past 9-10 pm. read more

First off do "your own" research thoroughly before basing your judgements off a few bad reviews, or even good ones for that matter. No matter where you live chances are you will find something that irritates you. There is no perfect place, most apartments will have parking issues at some point, I mean come on it's an apartment complex, if thats a real problem get your own spot, for the price of a few coffees a month I would say its worth it. You will at times hear neighbors, if your expecting to not, then apartments are not for you. When you move in, document and take pictures, I dont care where your moving. A picture is worth a 1000 words. If you have proof when you move out no one can legally charge you for damage if you have proof it was their when you moved in. So, those things being said. I love my apartment. I have lived here almost a year. I did a ton of looking before I moved in. I was comparing the price with what they offered. I found places cheaper sure, however they were either dated, real small, or no washer and dryer hook ups. After looking at about a dozen I found these apartments the best bang for your buck. Modern, new, beautiful clean grounds, great pool and ammenities and not to mention the largest 1 bed by sq. Footage I could find. They always have social events or activities of some sort. I have yet to meat a rude staff member or encounter any issues. But if your friendly and don't sweat the small stuff you can make any place you live enjoyable. I hope this review helps... read more

My favorite things here are Brewday on Tuesday's as I am a fan of craft beer, the gym, pool and hot tub. It's within walking distance of grocery and other shopping. read more

I moved to Eugene for school and I really enjoy living here at The Bailey. It is on the pricier side but there's a pool, 24 hr workout room, and all the appliances are new so it's worth it to me. The apartments also have air conditioning which is nice since this summer has gotten up to 104 degrees. The office staff are extremely friendly and helpful and the complex is very pet friendly. read more

This is a great place to live. They are one of the few places is Eugene that would let us have our two large dogs with us. There is a since of community here you fell as if these folks are your neighbors. Great staff and great amenities. EVERY time we need important maintenance done they NEVER put the work order in, so I try to touch base with them and they always say "it looks like no one put a work order in..." for how much we pay here I expect management and maintenance to be on top of it. I like how new this place is. It is expensive, but I guess some aspects are worth it. What I'm not a fan of is how terribly loud the noises are from my neighbors and just all around. I can literally hear every conversation from my neighbors and the stomping is crazy. If I had a choice I would probably move out asap, but I'm stuck with a contract that requires me to pay a 1000+ fine for leaving. The staff is nice and the amenities are good. However, I think the "hot" tub tends to be lukewarm water and the "heated" pool is always cold. A few other residents and I were discussing about this and were not thrilled. read more

I wouldn't even give this place 1 star. I was so excited to move in here, but these apartments are way too overpriced and FALLING APART. Yes, the trim is breaking, the carpets coming up in certain places. They built these way too quick. They don't even have enough parking spaces for all of there residents, or security. Cars are broken into in broad daylight. And they are no help when you need them to check the security cameras. I definitely regret making the decision to move in here. And breaking the lease? Out of the question, they are thieves!!! read more

We've lived here for almost a year and we renewed our lease a few months ago. It's a nice and clean place to live with some great amenities. We use the gym almost every day and it's great to have a pool on the sunny days. Parking can be difficult in the evenings and weekends and there are a lot of homeless people in this area but these are the only 2 downfalls. Overall we love to live here with our 2 dogs! read more

This Place is ridiculously priced, Paying over 1,400 a month to live in what looks like an office, these apartments are made with cheap supplies, it looks cheap. I am livid that I am stuck in this contract for a year. The Bailey at Amazon Creek Micromanages your every move, you are not allowed to smoke on the property , that's right not even on your back patio that you are renting out for over 1,400 a month. The apartments are NOT SOUNDPROOF, if you think you are going to sleep in because it's your day off , well think again. The old man worker goes around to check and if he sees something that he doesn't like he runs to the office and tells. Beware of the 1000's of notes that will begin to appear on your front door. As much as all of us residents pay this should be a gated community , anyone can walk onto the property go through our trash, steal our bikes, and yes that has already happened, we awoke to two homeless couples fighting in the dumpster area my husband goes out to check to see who is screaming "YOU CUT ME , YOU STABBED ME" Then to find out they are smoking meth, my child is not even 20 ft away in the apt I do not feel safe here, last but not least our neighbors bike was stolen out of the secured bike storage, again we pay too much for our things, and we should be able to feel safe while living here. There is no living room lighting at all , you have to buy your own lighting for the living area , Do your research before moving here. read more

We have lived at The Bailey at Amazon Creek for 1.3 years. Good location for shopping and schools. I have read through many of the reviews and see some negative posts and would caution readers to take in account these are nice apartments but not luxury condos in a gated community. One should also take in account that of all the cities in the state, and even the country, those living in Eugene tend to have a very "entitled" nature in all walks of life. Just and observation form someone who has lived across the country and lived abroad as well. So, I would offer that one's perspective should be used when setting expectations for apartment living. That said, I can say that many of the issues listed in bad reviews as far as I can see have been dealt with. My experience with the staff has been positive. I have lived in apartments on both sides of the country and as far as apartment living goes "The Bailey" is one of my nicer experiences thus far. Alicia (sp?) in the office has always been helpful, and Amy on the maintenance team always takes care of any issues that arise. We just renewed our lease, and the increase was within expected range when one considers property taxes go up every year, and Lane County is not a cheap place to own land, let alone within Eugene city limits. Our utilities are far less than they were in a much smaller home locally, and the planned events and amenities are very nice to take advantage of. Hope this helps. read more
