Crescent Village West is almost identical but built earlier. We leased there for over 4 years. Great apt. but management kept changing as the best were always being promoted. Service staff still excellent but corporate mgmt in Texas was debatable. They never chose to insist on "masks required" but instead stated it was a private facility and didn't need to follow State guidelines. Subsequently after numerous run-ins with other non-mask wearing renters we opted to move out before our lease was up.. We were charged $3,500 even though I supplied their requested Dr.'s note about 80+ and a heart condition. Still have friends there but the current upper decision-makers are almost impossible to deal with so consider this before leasing long term. read more

This place is horrible. Renters beware! First, the management is totally unresponsive to resident concerns and complaints - especially noise issues. For being such a new building, one would think they would have made the floors and walls more sound proof. I have lived in older apartments without this much noise. Noise from the neighboring Burn Boot Camp causes loud thugs and shaking of the walls and floors at ALL hours of the day (5am - 9pm) everyday. Don't expect to get sleep past 5am if you live here. Second, while you might pay extra for so called "secured" parking, it's not uncommon to have people parking in your paid "spot". Additionally, on numerous occasions, questionable individuals have snuck into the "secured" garage area. When management was made aware they acted like it was my problem not theirs. Third, once every year the incompetent management is "required" to enter into your apartment for an "inspection". Not really sure what they are even looking for?? Weird and creepy. Fourth, if you have a visitor for more than 10 days (including a family member) they require you to notify them so they can charge you/your guest to stay in their guest suite. Give me a break! Fifth, not only do the residents want to leave, the management is like a revolving door. Zero consistency - expect a new manager every 6-12 months. You would think paying for a higher rent apartment would offer a better value proposition but this place is a gigantic scam. read more

Do NOT believe the positive reviews you see on here!!! The apartment bribes its residents to write a positive review in exchange for a chance to win raffle prizes! They even post this in their elevators! This place is the worst of the worst. Whoever called this a luxury apartment must have been high on something. Garage theft is an issue. And mind you, they will deny it. Pet poop on hallways and barking noises are always a problem. No leasing agent is truly knowledgeable about the place - because they keep resigning and changing! I lived at Crescent Village for 1.5 years and it was great. The interior and exterior of the buildings were always immaculate. Any service request that I ever had were answered by a knock at the door 5 minutes after making the call. It is not your typical apartment complex, it is very quiet and I never heard either of my neighbors whatsoever. The office was excellent, very friendly and funny too. They always put candy and treats at your door for holidays and functions which I really liked! If you value customer service, cleanliness, security, and safety this is your place. The restaurant scene there is really nice as well with nice people walking around with kids/dogs. Overall, it was a great experience and I really enjoyed my time there. read more

These apartments are not worth the price. The appliances are old and don't work well. The flooring hasn't been updated in ten years. The hallways, elevator, and garage elevator area are filthy. The noise from the fitness center can be heard and felt throughout the entire West building. Numerous complaints have been made about the noise (starting at 5:30 am and goes throughout the day), yet management has done nothing. The traffic noise is so loud I can't even open my windows. Management changes consistently. There does not seem to be any communication within the leasing office, much less shared with the residents. If you can get by without needing an elevator, storage units, or underground parking, I suggest finding a different apartment complex. read more

We have lived here for 3.5 years and love it. Open floor plan, nice finishes, secure. We lucked out with a south facing corner unit, so plenty of natural light as well. We have only had a noise issue once, with a neighbor that liked to party, but other than that we feel insulation between units to be quite good. Reading the negative reviews, I saw mostly complaints about the management. Our experience with the management has been mostly positive, but we are pretty low key renters, so interaction has been minimal. Don't rent here if: You're looking for amenities. There are few. You want covered parking included. (That's 150-170/month extra.) You need big closets. (You'll need an armoire or five) You work odd hours and need lots of quiet. (As an urban center there is pretty much always some kind of noise) With that said, come in with reasonable expectations and you'll love it. read more

Beautiful apartments with open layouts and lots of light, but currently there is SO much construction going on and it's not worth the rent price. Don't move in if you work a night shift, as you won't be able to sleep past 8am with the drilling, etc. I don't know when it will end, but I'm sure at some point it will settle back into being a nice, clean, calm place to live. Living at Crescent Village was about as perfect as apartment living can get. The staff is wonderful (especially Alycia, Jack and Laura)! The building is well-maintained, clean and safe (with the added benefits of restaurants right downstairs). Our apartment was insanely soundproof and our views were to die for. We only planned on staying for a few months while we transitioned to Eugene and searched for a home, but we wound up staying over a year. I am in my third year at Crescent Village and think I have landed in the sweet spot. My apartment is very nice with a spectacular view. The maintenance crew are very helpful and responsive. I lived at Crescent Village for just shy of 5 years in the smallest size unit available in the complex, a 436 sq/ft studio with an 80 pound dog, and never felt at a lack of space or options due to the wonderful design and neighborhood. Crescent Village Apartments are one of the few complexes in Eugene that bill themselves as luxury apartments. The unites are very nice, all with very clean and contemporary designs using open concept for living/dining/kitchen spaces, vaulted ceilings, granite counter tops, and a nice mix of wood laminate and quality carpet. Overall the designs are very neutral without being bland, making it very livable. Units include washer, drier, Heat/AC units, dishwasher, range-hood microwaves, as well as the typical cooking range and refrigerator. While not particularly fancy, all appliances were quite nice and worked well. When adding in the pet-friendly nature of the complex, it is an excellent choice. Other Pros: The complex is nicely placed for access to both Eugene and Springfield from the north. Coburg and Gateway are excellent feeder routes into either town, and freeway access is easy with I-5 and Beltline only a few minutes away. The first floor commercial spaces make eating out convenient as well, Mezza Luna Pizza and Izumi (Americanized Sushi/Asian-Japanese) are great, and Pho the Good Times (Thai) received good reviews from friends. The building itself is fairly secure with units requiring access via locked doors (opened with key-fobs), and mailboxes are also located inside the entryway making mail-pick up an easy part of the routine. The faculty keep the building very clean (despite the best efforts of some tenants, see cons below), and each floor has a dedicated trash and recycling room making waste and recycling very easy. And while many may assume as much, you can't always be sure that a building will have an elevator. Crescent Village does, making moving in (or out) and any other large object hauling you may need to do easier. The stairs-wells are also nice, with a wide, easy construction and well lit. Cons: This is where the five-star review is reduced to a three unfortunately. First off, Crescent Village as a business model values obtaining your money first and foremost as the priority, so many of their policies and practices regarding move-in and rent are focused on that. Rather than a pro-rated first month, you will be expected to pay a full month rent at the beginning. They will then pro-rate your second month. Late fees are also extremely non-negotiable and regardless of online system issues or office times, if your rent payment is not received by the end of business on the 4th of every month (yes, 4th, not 5th) you will be charged at least an additional $100. They limit leases to 12-months, and take aggressive steps to keep you from going to a month-to-month rent scenario, promising to raise your monthly rent by over $100/month if you go off-lease, including large 'adjustments' to your base rent. As an example for my unit, as one of the smallest/least expensive of the facility, when my lease was ending Jan 2016, I was offered a lease renewal increasing my monthly rent from $829/mo to $949/month, or alternatively a month-to-month of $1029/mo. For a 439 sq/ft studio. Another serious negative is that this complex is a huge magnet for a certain class of college student. While the facility is fairly removed from the University, many of the richer out-of-state college student parents find the facility very attractive due to the noted 'secure' design from above. Expect a good volume of "spoiled white rich kid" neighbors who don't know or care how to live in a community environment in good faith. Neighbor noise. Now, the construction is very good so there really isn't much, if any noise bleed from neighboring units. But a side-effect of this, or some other aspect of the construction, is that pressure/contact noise is amplified and takes a booming quality. Wall, cabinet, or door banging in upper units are very loud and invasive in lower units. Stomping is oppressive. And while this would be true in any connected wall environment, Crescent Village's construction somehow amplifies this beyond normal, with the ceiling almost acting like a drum-skin. If you combine the previous two complaints into a single upstairs neighbor, your unit can quickly become an uninhabitable nightmare, and I was in-fact forced to move out and live with relatives for the last four months of my lease due to some particularly aggressively noisy tenants, wasting over $2000 without compensation. The Take Away: Renting at Crescent Village is a gamble. While the setup is sweet and attractive, the buy-in is steep, and you won't know if you're going to 'win' until it's too late. Your best recommendation would be to find out the most you can about your upstairs neighbor, or rent on the top floor. See if you can visit in the event or a weekend. Or rent elsewhere. read more

After living in this building for two years I can say that the property is well kept and the units are very nice. Units are very convenient with dish/washer/dryer. Units are quite noisy. I could easily hear my neighbors, dogs barking, and noise from the restaurants in the building. Despite two pages in the leases about pool and fitness center rules, these facilities do not exist. Large chunks of security deposits are retained for mandatory cleaning fees, though not clearly specified in the lease. Residents are not notified of packages, and so a surprise package may sit for weeks on end. Direct deposit for rent is regularly out of service, and rent checks can take weeks to be cashed. This building has much potential, though much needs to change. It is easily the most expensive apartment building in Eugene, but does not live up to its price. Check it out, but approach with caution. read more

I loved this apartment! I wish I could give 5 stars but the leasing manager is not pleasant. She tries to smile but it looks like a scowl. Also, my place was spotless when I moved out but they kept half of my deposit for cleaning fees. The parking garage is nice when the garage door is working. Also my place was once peaceful until a new tenant moved in above me and it became noisy beyond reason. There are no amenities such as a business center, gym, pool, etc. Majority of neighbors were not very friendly. Saw a neighbor on the floor getting arrested one night. Front desk often holds packages without notifying you. Maintenance guy was awkwardly friendly. Electric bill was surprisingly high for an energy efficient 1 bedroom apartment. Overall a nice place just don't expect it to be like the tv show Cheers b/c it's far from it. read more

The place is very nice and well maintained. I have lived her for 7 months and have never heard a single neighbor. I really enjoy the fact that I can go downstairs and have a drink or dinner at one of the many restaurants/bars. Can be a bit loud outside your window on weekends but that is to be expected. I would like more of a social area with a gym an a pool but that is coming. read more

I have been living here for over a year and I am very happy with the apartment complex. The administration is really good and any repairs are taken care right away. It is modern, clean and safe. I would love to see more shops on the first floor, especially a coffee shop and a little grocery store, some sort of corner market. Residents have to drive to get to groceries and the only coffee place close by closes really early. The apartments are great and well taken care of. It would also be great to have an agreement with the Tennyson so residents from Crescent could register and use their gym and pool for a small fee. read more

My wife and I are just finishing up our stay at Crescent Village. The place is OK at best. Our chief complaint is the manager and the bait and switch we feel was done when we rented. Quick history. We were relocating from Las Vegas. Crescent Village was recommended as a place to consider by my wife's employer. We went and looked at an apt. And we were shown a 2 bedroom 1 bathroom with a small deck approx. 6 foot by 5 foot. The floor plan was open and the finishes warranted the rent. We told the leasing agent the floor plan worked for us and we were interested in leasing. My wife and I then headed back to Las Vegas. Shortly after we were contacted and told a 2 bedroom unit was available and asked if we would be interested. My wife specifically asked about which way it faced because she wanted to sit on the deck in the sun and read. Satisfied with the answer we signed the move in papers and soon relocated to Eugene. When we got there and received the keys we were directed to our apartment. To our dismay we were surprised to find 1. The floor plan was nothing like the model apartment. It was not open and was very compact. Their response "we have multiple 2 bedroom plans. This was what was available". 2. There was not a deck. It had a "Romeo balcony." Their response. "Not all our apartments have decks". 3. The finishes were not the same as the model. It had a look of an apartment they ran out of money while in the finish stage. 4. Then the topper, the letter from the IRS telling us to payout rent to them because the building owner owed 1.8 million in taxes. When we inquired as to why we were not made aware of this prior to signing a lease because we would have never signed a lease otherwise, their answer. "We didn't know." That was a lie. The IRS doesn't go and tax lien take over with out plenty of notice. So, now we just want out of the lease and are getting no cooperation from the property management company. I will make sure to let my wife's employer to stop referring people to look at Crescent Village. I will make sure that if someone is going to look there they are aware that there could be a bait and switch. read more

The apartments themselves are very nice. I only gave 2 stars due to the disorganization of the property management company and the office. There was never a move in check in done and the whole experience was daunting. When we left they tried to tell me I owed them more $. After having to fight and show my bank statements I was issued a refund. The rent is also extremely high with no amenities except the location. If you do decide to live here, prepare to be proactive and keep an eye on your contracts and paperwork. read more
