OK, we have lived in quite a few apartments over the years but this one is just too good to not recommend. First of all since our very first contact with Alyssa in the office, when we were looking for an apartment, the staff has absolutely amazed us. So helpful prompt and nice, never failed to get back to us quickly with answers and she was one of the reasons we chose to move in. Since then we have met Kiki and have been equally impressed with her (our dog loves her too) as she never fails to be kind, understanding and helpful. I have never lived somewhere with such great staff. And if that wasn't enough the maintenance team is the most prompt and couteous folks EVER Sometime responding to requests in a matter of minutes, seriously. What can I say, the apartments themselves are well maintained even though they could use some updating here and there but the wonderful neigborhood and the absolutely stellar people more than makes up for it. I am really going to miss this place when we leave. read more

I was raped here. Management ignored my pleas for help. I called the Emergency line and requested management call me immediately, they did not. We spoke the following day, still---they ignored me and allowed him access to my apartment. When I turned my key in, my rapist/abuser was still with me and followed me out of the apartment. They gave zero care to the threat of the situation or the previous agreement he would have a police escort to just collect his furniture with a police escort and GO. To see a group of grown women participate in abuse and also gaslight and brainwash me was abhorrent. Nobody can survive such abuse. After removing my abuser from the lease in January 2022 under the (VAWA) violence against women act and agreeing to a police escort when he would pick up his furniture, they gave him the keys for two weeks, allowed him to eat up my security deposit and refused my emails and phone calls. He had not even been on the lease since JANUARY 2022. WHAT THE HECK WAS HE DOING WITH ACCESS FOR TWO WEEKS, CLEANING UP HIS OWN RAPE SCENE? LIKE WHAT??? They gaslighted and brainwashed me even though they had collected documentation from the Department of Justice's Victim's Compensation program when I had my medical evaluation and has listened to audio of him confessing he had sexually assaulted me by his own admission. Furthermore, there were several police reports. A violent crimes unit detective has now been assigned as well as Adult Protective Services as I have a handful of Disabilities and the Department of Justice. Still---they keep my security deposit, do not respond and I am homeless in the state I fled to and with my disabled dog who cannot walk because he also suffered abuse from my 6'5" 335 pound husband. PLEASE if you are considering a move to Eugene, know the police are completely incompetent when it comes to violence against women and know Forest Hills is not only incompetent but if they make a mistake, they will go one step further and participate in the abuse and gaslight and brainwash you---keep your money and make certain you are homeless just like he intended. I feel like I am in a Lifetime move. How can this even be 2023. Whats more surprising is I thought the Regional Manager Mia, from Horizon would come fix everything---she doubled down on this bananas circus??? We originally chose Forest Hills because it's well known in the community as being one of the absolute best in Eugene. We wanted something nice but were skeptical about living in an apartment complex. Not even a month in we knew we'd be here a while. We just fell in love. It's such a beautiful property. Not only are the grounds beautiful but the staff are rockstars! We just renewed in November for the 3rd year and I don't see us moving anytime soon. My daughter loves it so much she's moving into a unit on Thursday! If you're looking for more than just a place to live, check out Forest Hills. It's more than just a place to live. Forest Hills is one of the best apartments I have ever lived at. I would have taken the apartment out of state with me. The grounds are well kept and even though it is by the freeway it is not noisey like you would expect. The staff is responsive and nice and they always make sure you have a good experience. Improvements take place year-round to upgrade and maintain the property and living areas. I feel comfortable and safe with my family living in this area and this community. I could not have asked for a better apartment complex! I miss this place so much! The price is totally fair, and the places are clean, big, bright and include w/d, dishwasher, patio, and nice kitchen with plenty of counterspace. The employees are very helpful, wonderful management. I very highly recommend this complex! There is a pool, really nice BBQ, work out facility, computers and printers for personal use... Forest Hills is like home to me, I have raised my two kids here. It was wonderful seeing my son learn to swim in the pool, and for all of us to enjoy the fun family atmosphere they have here. My washer went kaput so they had to order a new one and they had a new one, ordered and installed within 3 days, impressive! The office staff is great as well they are always cheerful and fun to be around. I love my apartment, it's so homey and the laminate wood floors are top quality and make it all the more warm and inviting! I have lived here a couple of different times so I have live in several floor plans and just love them all! Forest Hills is THE place to be! read more

Make sure to read your contracts and triple check the lease dates!!! When I renewed my lease I requested a 6 month lease, they typed up a 7 month contract instead. I signed it thinking all was ok, 6 months as I had earlier requested. 6 months later my company relocated me out of state and I was left to pay the 1 1/2 lease break. Forest Hills at no time acknowledged that maybe they were just at fault with typing in the wrong date as I was for signing before checking. They told me a contract was a contract and I signed it..ok..but Question: who signs a 7 month lease anyway!?! Answer: I did. Please learn from my mistake and make sure you don't sign something you'll later have to pay for because Forest Hills will understand your situation but won't do anything about it. read more

Today my boyfriend called Forest Hill apartments re: availability. Zach answered the phone and was so helpful with answering all the questions we had. His friendly and professional demeanor showed thru the phone call. With that being said we decided to take a look at the complex in person. We were greeted by Zach and he was just as friendly and personable in person as he was Over the phone. He passed us to Corina who is the property manager and she to was extremely warm, caring, and pleasant to work with. She told us about all the amenities, showed us around the property and took us into a unit we were interested in. Corina made us feel welcomed and wanted. Moved in to Forest Village Apartments in August, 2014. Darcy and the office staff, and maintenance crew have been great. the apartment had some upgrades, so nice! The property is well maintained, and beautiful. Moved up to feel "safe"; there have been reports unfortunately of thieves looking to break into cars, etc. That is unfortunate. My other comment is that ...you should REALLY find out who your upstairs or downstairs neighbor would be; I have lived in several different living arrangements through the years; it is the FIRST TIME that i feel like my underneath neighbors are more like roommates than "neighbors"..YOU CAN HEAR EVERY THING. IN EVERY ROOM. Fill in the blanks. So, if your schedules give you times when you are home "alone" that is great. AND if their sleep/wake schedule is similar, it will be good. Love my apartments! I'm currently in the second one since moving in with my boyfriend and we upgraded to a larger unit a couple months later! The office people have been just amazing to us, especially in regard to moving! So flexible. I've moved many times in the last couple years but I've managed to stay tied down for almost 10 months extremely happily! Only thing I wish for is a new drier.. Appliances are slightly dated but the maintenance man is very good about keeping them going. read more

I wish I could say this experience was a good one, but it was honestly one of the least favorable rental experiences I have had. The office staff have their hands tied with the bureaucratic boloney that the owners tie renters up in to make their operation lucrative. By gorging renters they create unhappy tenants, which gets taken out on staff and creates a hostile environment. An example of the exploiting devices they leverage to make money off of their clients: taking deposits in full and charging an inordinate amount for carpet replacement, amounting to much more than had ever been previously charged, or was quoted by a carpenter in the community. We feel that the general sentiment is to foster a hostile environment so that tenants are inclined to leave (and leave you must! As rent goes up substantially after the leasing period) and then they keep all of your deposit and in some cases, additional funds. It really put a bad taste in our mouths after leaving a community we are very fond of. read more

I am a little late posting a review. I am compelled to do so because now I am looking for a new apartment in Seattle and reading the reviews has really changed the ones I will look at. I lived at Forest Hills for almost 10 years. I absolutely loved it. The apartments are huge, so is the deck. It is really nice having the dining room separate from the living room. I was in a 2 bedroom/2 bathroom with a fireplace and a garage. I considered the garage worth about $200 a month of my rent. The team was always great, maintenance fast. There was a bad manager their briefly for like 6 months. Then the maintenance manager took over and it was awesome ever since. I unfortunately travel a lot for work and even though I hired people to check in on my cat, she let me know her displeasure on the carpet. When I asked about paying to replace it, they offered to find another apartment to switch too. I declined because I was in a sweet location. Every time I renewed my lease I got the free one room carpet cleaning. Because I was there so long, they changed it to the entire apartment. They had a done a lot of upgrades while I lived there, just not in my apartment yet. Well that kind of scored for me when I moved out. I asked the manager how intense he wanted me to clean things and he said they were redoing the whole thing so not to worry about it. Needless to say I still got my deposit back. As I have been looking for another apartment I feel that I am being unfair because I keep comparing them to my apartment I had at Forest Hills. I still miss that apartment and can only hope I find something similar as I start my next adventure. read more

We have lived here 8 months now. They sent us a notice to renew our lease. We have an option. Pay another $125 a month (bringing our rent to $1613 a month) plus the $95 a month in fees ($20 of which is a pet rent and the remainder is "utilities" bring the total to $1708.00 a month, or we can pay $5245.00 am month if we want to live here lease free. This is a three bedroom apartment people. Since we have moved in we have been dealing with ants. Not a few ants but tons. I don't keep a dirty apartment, they are not in the kitchen, they are in the bedrooms. God forbid you leave a glass of water on your night table at night, by morning they will be on it. In addition the dumpsters outside are full to over flowing over most of the week, there is leak in my ceiling they have claimed they have fixed twice, and you can't walk in the grass because people do not clean up after their animals. I would call this place fake luxury. They are like a old nag someone dressed up and painted to make look better. Save your self a long uncomfortable lease. Go somewhere else. read more

My husband and I moved crossed country to Eugene and found Forest Hills via the internet. While the location is perfect (easy access to the highway and right by the river path), we were less than thrilled with our time at Forest Hills. First of all, the rent is expensive especially for the quality of the apartment and it's appliances. We were paying around $1200 for a one bedroom one bath (3 month lease). Second, during our time here, we went and asked staff questions about a few issues and a question about our lease and were always sent away with a "we're not sure, we will look into it and give you a call as soon as we can"... we never received a phone call back about any thing. Third, while the pool looked nice and inviting, I stopped going in it only a few weeks into my stay. It's something about swimming and feeling other people's hair on your limbs that makes it unpleasant. The maintenance men are always out and about during the day and are very pleasant. They were the highlight of my stay. There are definitely cheaper places to live in Eugene that have higher quality apartments. read more

I would agree with the above reviews as far as amenities goes. My complaint is the noise. The walls are super thin. You can hear every step someone makes above you. They are so thin, that the dishes shake in my cabinets on a regular basis. They also except animals, so if you don't mind hearing a dog bark all the time, then this is the place for you. Forrest Hills is in a great location of Eugene and like I agreed with the above, has great amenities and look nice, I just wish when building the complex, they used more of that money to put into the construction of the building rather than the amenities. read more

I am a Travel Nurse who was here for a 13-week assignment. I had no idea what to expect from my housing, as my company found my apartment for me. These apartments have surpassed my highest expectations! The staff is super friendly, and immediately respond if I have a needed repair. And, such a nice surprise for me, was the superb clubhouse with gym, swimming pool, hot tub, and bicycles to check out (so fun!). I have lived at apartments most of my adult life and not one of the places did the things they did for us. If you're looking for a place with a staff that treats you like family, move here. If you want a beautiful area full of trails to run and restaurants and stores near by, move here. I looked at at least 5 other places and there is literally no place like it. Do not move here. I lived in Forest HIlls Apartments for over one year. They raised my rent over $250 ($1000 for a one bd one bath!) over that time, and have now sent me a bill upon move out for carpet replacement because their washing machine broke and flooded the apartment and they took over 3 days to fix it. The carpet pad was damaged and we had to live with an extremely noisy fan in the carpet for a week. Parking is horrible, drug addicts roaming the bikepaths around the community come in and dumpster dive, and there is dog feces all over the community that will make your dogs sick that mgmt. says they "can't do anything about"And now, after I cleaned the apartment thoroughly before moving out (bc I am a good tenant!) I have to pay $800 because I don't have pictures or the money to take them to court. Apts seem fine when you're living there with no maintenance problems yet- good luck upon moveout! read more
