Be wary! The advertised move in date was moved as they didn't have carpet installed. Their walk through had 2 pages of issues and I added 2 more pages...and the work they said would be done before moved in was not. They wanted to come do all this after I moved in- nope. First thoughts was previous renters-lack of time...but it had been empty (as a seen by utility Bill) several months prior. Deposit refund was not received within timing of Oregon tenancy law and their excuse...check was in the mail. It was mailed on 30th day so no way it would be in hand by day 31 as law states. they also said they required professional sanitation before new tenants - no way as there were mouse turds, spider webs and dirt in the shower at my move in. read more

I have had great communications and dealings with Jennings over the 7 years I have been renting a house with them. Their maintenance staff is excellent and always responsive to my repair needs (which are few to be honest) and friendly. They are occasionally delayed in responding to other needs for the house I live in but I suspect it is the owners delay and not a Jennings issue. Amy and Raquel are great to work with. I appreciate their work. I was a homeowner for many years, so I was unfamiliar with rental management companies so I was skeptical. I am glad I was fortunate enough to find a place so easy to work with. Keep up the great services Jennings! read more

Update: there have been two days now where they are buffering concrete directly outside my apartment. The hours are later, but you can hear the noise from at least half a block away and the apartment literally shakes. Waiting for a response about more rent credit. Not sure what else to do. I could not be more impressed with how Jennings helped my daughter and me through the process of finding her first apartment. Their communication was clear and efficient. All of our questions were answered, and everything was explained with a lot of patience. Obviously, helping a student into their first apartment, and dealing with a parent through that process, takes a lot more time than I would imagine the average renter does, and Jennings handles it with a lot of grace. A couple of maintenance requests that my daughter needed to send in the first week were handled very quickly. The apartment was clean and safe. We will make a point of finding her next apartment through Jennings. Highly recommend! read more

While they love to show off all the awards they've won, my personal experience with Jennings was not a good one. Roommate and I were given a tour of the property by a manager who had never been there before. When we moved in, the apartment hadn't been cleaned. Dirty showers and toilets, chalk drawings on the deck, dirty kitchen and moldy refrigerator. When I contacted Jennings's, they promised to send cleaners over and take $150 off our rent for the next month. Ended up having to clean the place ourselves as the cleaners never came, and they only took $100 off the next month's rent. Wouldn't recommend Jennings Group to anyone, I found them to be poor communicators and very difficult to get a hold of, and the fact that they pay so little attention to their property to even know if it had been cleaned seems to be a reflection of how much they care about their tenants. read more

Jennings group spent the money to go to court to overturn the $10 application fee cap imposed by the city of Eugene to protect renters from a culture of landlords overcharging and just pocketing the difference. If you've rented in this town, you know how rental application fees can quickly add up and you still end up with no rental. If there's one property management company in town that doesn't deserve your business as a tenant, it's this one. read more

Due to COVID we were unable to inspect the unit before shelling out $2800 and signing a lease. We were given very limited, and outdated photos of the unit. Upon inspecting the unit Thursday we found an absolute cesspool. The entire unit was filthy. Dirty windowsills, grease and food splatter on the oven, inside of the oven still dirty, food gunk splatter near the sink and backsplash, peeling grout throughout the unit. All light fixtures inside and out of the unit filthy and coated in grime. Heating vents sagging away from cracking plaster leaving cracks in the wall. Carpet stained and ripped. The garage door is badly dented, cracked, and the interior of the garage door coated in black mold. The sink in the garage was filthy, and the garage hadn't even been swept. Yard was filthy and wasn't raked, huge stack of red bricks formed into an ugly fire pit, and I almost stepped on a rusty nail sticking up from a chunk of 2x4. We got ahold of the assistant portfolio manager who was completely dismissive of our concerns. It was only after emailing her a list of housing law violations she agreed to send a cleaning and maintenance crew to address our concerns. She claims to have personally inspected the unit. I asked her if she'd feel comfortable moving her family into the unit in it's current condition, she said and I quote "actually I would" Upon inspecting today, it was still filthy. They cleaned 2 of the 15 or so light fixtures, cleaned the mold from the garage door and patched the carpet. Everything else remained. At this point I started to notice the sink had a foul smell, and upon opening the pvc plumbing pipe, found it to be completely clogged with a gelatinous bacteria log that caused me to wretch as it slid out, staring at me. The dishwasher was also clogged with the same gelatinous food debris. While cleaning out the pvc pipe in the bathroom I spotted mold on the back of the toilet. Upon inspecting I found a massive amount of black mold on the lower back of both toilets, and coating the wall behind both toilet tanks. It was easy to see, and anyone even spot cleaning the toilet would've seen this. So much so that I immediately asked my pregnant wife to take our 2 year old and leave the unit. At this point I started really poking around. Found 2 tiles completely loose from the floor in the kitchen, and low and behold, tons of mold under them. There were at least another 20 critical issues I don't have the character count to describe. We did everything right. We waited until Jennings had possession of this unit for a few days before putting in our 30 day notice so as to allow them to notify us of any delays due to safety or habitability concerns needing to be addressed. We packed up most of our belongings and hired a moving company. Now we have 18 days to be out of our current rental, I've taken time off work, will be out an appt breaking fee with the moving company, cannot possibly move in to this unit, and have about $2k tied up with this disaster. I hold the assistant portfolio manager personally accountable for creating a crisis for my family. Either she lied to me and did not inspect this unit, or she did and tried to stick a family with a 2 year old and a pregnant woman in an uninhabitable, mold infested disaster of a duplex. This all should've been addressed before collecting our money and handing us keys. read more

Terrible experience living here in a Jennings Group apartment for a little over 3 years.. we left the apartment very clean! They kept our deposit and last months rent while we only stayed till the 6th of the month.. they sent us a receipt of everything they fixed in the apartment with our money.. we did not break anything and steamed cleaned the carpet multiple times.. very poor management... slum lord.. Totally unresponsive to maintenance requests. House was filthy when I moved in. Homeless person living in backyard. They insisted it was cleaned. What a joke. If you are going to rent from them (which is a bad idea, but you have now been warned!), you need to photograph EVERYTHING when you move in. Every. Little. Thing. I'm talking about 100 photos. Document what doesn't work, what is broken, what is missing, what is cracked, what is moldy, what doesn't close, doesn't fit, smells bad, and what is stained, rusted, corroded, and gross. Make sure you send them all of these photos when you move in -- you'll need that record when you move out and they try to charge you for all of it!! Best to also assume that you will never ever see a dime of your damage deposit back -- i don't know anyone who has ever rented from them that received any portion of it back.... This company has no integrity whatsoever. read more

Jennings took over management of what use to be a low income apartment complex in April 22. Since than they have raised our rents twice and have not rented to any black people, other people of color and only a couple of women. They have a preference for renting to white males at the complex. read more

Terrible company; they will do scare tactics to try to make you pay for things despite it not being in the lease agreement. They tried to charge me for more rent despite the lease being over and fully paid. They did this due to my old roommate having the keys and never turned them in. They also tried to tell me that the roommate told them they already moved despite without being removed from lease legally. All house hold members have to sign; I never signed a paper for anything like that. Now they want to charge my me (not my roommate who is still legally attached to the lease) another month because the keys never turned up from my roommate. Absolutely ridiculous!! The renters agreement does not state that or even mention that will happen. I wouldn't rent from these people; they are the biggest leeches in the the renter industry. 0/10 on everything. read more

Update: I am at 51 days since I have moved out, I have been emailing Mercy Whittaker from Jennings and not getting anywhere. We will be moving forward to small claims since they have chosen to be so dishonest. BEWARE, you will not only lose your deductible when renting from Jennings, when you move out you will receive a bill for stuff wrong with the rental that you did not do. This company practices scamming the renters. I thankfully now own my own home but wanted to warn others. Moving in- the place was dirty, all the light fixtures had bugs in them, there was a rodent infestation in the garage, large rat poop everywhere. We spent two days cleaning the place before we felt it was clean enough to move into. PS. I have photos Jennings group.   Renting month to month with Jennings was fine, if I had an issue they responded quickly and took care of it. That part was great. Moving out- We scrubbed the place down, cleaned the carpets (knowing that was still going to be deducted). Today I received a bill from Jennings. They not only are they keeping my deductible, they are billing me for stuff that they invented wrong with the place. Such as billing me $250.00 for cleaning, $220.98 for replacing light bulbs, drip pans (which we replaced) exhaust filters. $276.38 for removing nails and filling holes throughout (which is not true) $100.00 to replace blinds, umm what blinds Jennings? There was three windows with blinds, and when we left, there were three windows with blinds all in the same condition as when we moved in. And because they supposedly had to repair these things, I got charged $409.50 for the time the were repairing it until someone could move in. Thankfully, I took photos as I plan on fighting this. read more

I informed Jennings management as soon as I moved into my apartment, that it was infested with BED BUGS! I was told that a exterminator service would be contacting me. It's been 2 months and the infestation has not been taken care of. Haven't heard from an exterminator service. And the management company is giving me the runaround. I was put in a dangerous living situation and the property managers let me out of my lease instead of making me do a lease break, this is not typical behavior in a rental company and it was highly appreciated. They also helped me find a new apartment and didn't make me pay a new application fee. This has been my first rental experience on my own, and they've helped make me feel heard and safe. Regardless to whom they transfer the phone to. Then they ask if you want to see the property after you complain about the condition from the outside . Beware people, they are renting property that has lease breaking legal issues such as sewage, mold, and foundation. But their response is , would you like a viewing of the property. If you paida deposit ask for proof if they keep your deposit. Jennings was an OKAY property management company- certainly not a slumlord, but far from the best I've had. THE GOOD: In general, the office was efficient, I had no issues with billing or rent payment, and Jennings was super responsive when I asked for some accomodation when they were showing my apartment to others (initially they had showings 3-4 times a week, which was excessive/ challenging with my schedule- they were happy to accommodate a request to limit showings to certain times/ frequencies). THE (moderately) BAD: I did have one moderate maintenance issue on a Friday or Saturday. My initial return call from maintenance was very quick, but they determined it was not an immediate need, so didn't fix it until the work week. However, this left my plumbing out for the weekend, rendering the place ultimately unliveable- I believe this would/should have been an emergency and resolved within 24 hours. I also requested a call upon entry so I knew the matter was resolved and I could go back home, but received none. THE UGLY: The move-out process / billing is atrocious, and in my opinion, likely used as a money-maker for the company. Background- I have more than 15 years experience renting without any issues and/or deposit witholdings. Until now. I cleaned the carpet, but was billed for this to be performed again. No big deal- I'm not a pro and the lease said this was a possibility- I only write this to warn you to read the lease carefully (always!) and expect this. I asked for a walk-through when I moved out but was denied (it's not policy). This is a pretty basic request- I have never had a landlord decline to agree on the condition of the property with you upon moving out. A small portion of my "deposit withholding" was accompanied by a detailed invoice. Several of the items listed were outright false and I have the pictures/video to prove it. The bulk of the deposit withholding was a general invoice with no detail of the services provided, except for "cleaning". The invoice included quite a few hours, which would be somewhat questionable for such a small place even if it were left in moderate to poor condition. I did not receive my "checkout" form indicating what was wrong/unclean or why I was fined, nor any other detail explaining why they withheld almost half of my deposit. This despite scrubbing that place from floor to ceiling, and leaving it in better condition than I received it. Unfortunately, I was dealing with a family major medical issue, so had neither the time nor energy to deal with questionable, unsupported billingns. My overall point is that I can't recommend fthis property management company. At best, or expect that you will lose your deposit any which way (I.e. don't waste your time cleaning). read more

When I resolved the issue myself there was no apology, Hillary was actually shocked that I wanted to talk to the owner (who is never available). It's too bad that a bad Yelp review can't even get their attention, since they only have 1-star reviews. Needless to say, they've earned that reputation. I lived in a Jennings managed apartment for the 2013-14 school year and didn't really have any major issues. Our lease ended 31+ days ago, so it's time to get my deposit back. I was put on hold for a solid 8 minutes before speaking to anyone. She was less than helpful, as she explained that they mailed my deposit to my roommate with 3 names on it-- one being a girl who moved out when I moved in more than a year ago. Because of this, the check can't be cashed or deposited without all 3 people present, which is impossible as none of us live within 100 miles of each other. I sent an email to 2 people asking for a call back to fix the situation. They emailed back with no solution. I'm still waiting for a resolution. Do yourself a favor and rent with anyone else. read more

They only ever get stuff worked on in the bright hours of the morning when people are trying to sleep and even then its never fixed properly and these properties are terrible, their heaters never work properly, they have no ventilation at all, the drains leak constantly, the water heater lasts for five minutes if were lucky and theyre appliances are half assed installed with fixtures completely missing in some aspects. also they have no regard for their tenants and how theyre treated by the construction people that they hire for onsite maintenance. Renting from Jennings Group has been fine. Nothing exceptional, nothing horrible. We picked these apartments because of the security and through the last 7 months I feel they haven't lived up to the security expectations they set forth. My bike was stolen from inside a locked, secure bike locker that was supposed to have video surveillance at all times and Jennings Group didn't do anything about it. They also repaired some cement on one side of our building and in the process removed the gate that required a key to get in the community. Its been over a month now and the gate hasn't been replaced so now the community is not secure. Lindsay at the front desk is helpful and kind, so that's a plus. read more

I was a single person with two cats living in one of their townhouses in Springfield.. and not only do that have a nonexistent lease break policy that they don't tell you about, but they never do any indoor maintenance or help with any problems whatsoever. I revised my review I gave them a good rating until I found out what crooks and unethical they are. They owner lowered our rent due to selling the home we were in for six years and when we started applying for new places they wouldn't rent to us because Jennings said we were late .( they didn't accept the owners rent reduction and wanted the full amount anyway) . They then proceeded to charge use for broken light outlets that were already broken owner knew of this as well. They then charged used for 5 days of rent even though we vacated 3 days before the first of the month . These people would get zero stars but hopefully this will be useful to anyone who thinks of renting from them !! Not to mention we were inconvenienced daily due to showing the house and we had to vacate frequently !!! Do not rent from these people ! Called them back two days in a row with no return call , not very professional. I also reported that the electrical was burning out our appliances and we couldn't use the outlets . I had a terrible experience with Jennings. I had paid the deposit and reserved a space to be available August 10th. When I went to the office on August 8th to pick up the keys, they looked at me like I was crazy and said the space wouldn't be available until September 10th! I had a paper (and a receipt for the deposit) signed by myself and the property manager that clearly stated the home would be ready for move-in August 10th. Turns out the current tenant wasn't moving out until the 30th! Jennings didn't have any comparable properties to move me into, but I had to be out of my home by the 10th, so I was in a hurry. The lack of good customer service and terrible organization in their office left me couch-surfing for three weeks. Fortunately, they refunded my deposit. I found a house through a private landlord instead. I would never recommend Jennings to anyone. Even if the house looks amazing, it's not worth the terrible property management. read more
