Do not rent from Jennings and Company they are slum lords and will lie thru their teeth about the cleaning deposit refund or lack of I should say. My brother passed lived in one of their apt buildings and passed away the end of May. He lived there for over 5 years. After he passed I hired someone to clean the residence. In addition we gave them a $500 cleaning deposit at move in time. The lady cleaned the apartment and I went over to check it out. It was cleaner than it probably had been when he moved in. I inquired about not receiving any refund for the deposit. They claimed they were billing us an additional $117, of course I asked for a detailed report of what was going on. They said they had to replace the pans under the burners on the stove and light bulbs. LIE....I personally went to Ace hardware and purchased the pans and light bulbs. Also, they said there was a granola wrapper on one of the shelves in the cupboard, so said that NONE of the cupboards were cleaned, then the plate that covers the opening for the cable line was dirty. ( I cleaned this myself) AND the bathroom door was warped, now how could someone possibly warp the bathroom door, The apartment complex is about 50 years old and nothing has been updated as far as appliances, carpet, linoleum, but he accepted it as is as he could not afford anything else, and we co-signed so now I am dealing with these lying slum lords. read more

Their front desk team is absolutely superb. While I occasionally found reason to disagree with the particulars of the companies policies, there were several times when the front desk team, comprised of 4 beautiful young women by the name of Zoe, Rachel, Jamie and Hannah, who were very professional and polite in their dealings with me. Beyond that, I can say I was contented with the efficacy and speed of the maintenance team. I would suggest renting with them if they have a property you are interested in, in contrast to many of their other reviewers takes, as they will handle your claim professionally and with care. Even if you don't feel like applying, go in and hang out with the front desk team if you are looking for a way to brighten your day :) read more

As a property owner, I suggest that you look elsewhere for management of your rentals. Nepotism is rampant and you will pay for it with repairs that need to be done over, sometimes more than one. Their accounting is questionable. They have policies that do not protect the landlord when a tenant moves and leaves damage to be repaired. Go elsewhere if you care about your property, your income and your tenants. read more

I do not trust these people. I've dealt with slumlords in the midwest and I have dealt with rent hawks in Silicon valley, and I would not do business with Jennings under any circumstances. The lack of professionalism is pervasive in both their leasing practices and property management. But, as long as they can fill units with unwitting students, there is no accountability. This is not a company that working professionals with families should waste their time with. While in their office I overheard several complaint calls from tenants that were indifferently received by dismissive temp workers, likely college students. Several times, I overheard open collusion about properties in the office. So good luck with that application, because one of the office workers just handed your apartment off to their friends. read more

I'm disappointed with Jennings' communication (I.e. lack thereof). I am not a high-maintenance tenant; I rarely need or want anything and would prefer not to need to communicate with the rental company unless I need to. We were never informed which rental agent was assigned to our unit, our calls inquiring about services and repairs were never returned, I was often on hold for 10 minutes or more, and I was given inaccurate information by the receptionists on multiple occasions. I know it is a lot to coordinate rentals, but it just doesn't feel like they have the tenant's best interests at heart. It is not surprising for rental companies, but it is still disappointing. I'm moving on and working directly with the owner for my next rental, with the hope that it is a more personal, efficient, and responsive process. read more

I only lived in one of their properties for two months. It was a privately-owned condo managed by Jennings but it was on apartment complex property. Pretty much the way it was supposed to work was Jennings was the place I was supposed to go to for everything but since it's such a busy management company the Westmoreland complex office acted as my middle-man to get in touch with them. The problem is that Jennings never wanted to accept responsibility for anything! For example, THEY left a lock-box hide-a-key thingy on my front door so they could give possible tenants who wanted to view the property the code and they could let themselves in but of course when I moved in I wanted it gone because while it was there any person who had gotten that code had access to my home, and I also wanted the locks changed because someone could have easily gotten the code and taken the key to make a copy and have free entry into my place. I didn't feel safe when it was on there but it took me at least 2 weeks to get it removed because when I called they kept trying to say it was a Westmoreland issue...when Westmoreland doesn't even use those, they take people on tours personally! Additionally the place was grossly dirty when I moved in. I'm not sure if they didn't do the proper move-out clean with the last tenant's deposit like they were supposed to or if they let people in for viewing after that and never bothered to keep it clean for the new tenant (me). And when I say grossly dirty I mean oven smoking because of crap left in the bottom of the oven and leaves all over my living room floor...a bucket of cigarette butts and dirt outside my french doors and food gunk left in the fridge...Fast forward to when I moved out at the end of my lease and I left that place more beautiful than when I moved in. I only lived there two months so it really wasn't dirty but I'm a professional house cleaner and I do move-out cleans for people all the time so I know how to leave a place really nice for best chance of deposit return. I am currently owed $665 of my original $900 deposit. And while normally that wouldn't bother me much because I know it's standard to take $100-$200 of a deposit to re-paint an apartment and re-clean anyway no matter how great of a condition it was left in it does bother me because of the state I moved into that place I feel like there's no way they're really using my money to clean it since they clearly didn't with the previous tenant. Now my CHIEF complaint is that it has been 2 months since I moved out and I have not seen a penny of my deposit back. I called about two weeks after move out very non-pushy because I know they take time to process everything and I was told yes I was getting a refund and it would be sent out 31 days from the date of move out. Come 31 days, and another 5 to account for mailing (which is generous because it's coming from Eugene to Portland-a 2 hour drive) and nothing. So I again called and kindly asked if they could tell me when it had been sent so I know when to look for it. They said it had been sent and I thought ok maybe something is just causing it to be slow in the mail and I waited another week. Nothing. Called again and asked what address they sent it to. THEY SENT IT TO AN APARTMENT I HAVEN'T LIVED IN FOR OVER A YEAR EVEN THOUGH MY MOVE-OUT PAPERWORK CLEARLY STATED THE NEW ADDRESS THEY WERE TO SEND IT TO. I'm not even sure how they got that old address unless they looked back to my rental application/rental history. So then I was told I had to try to track it down through UPS and call that apartment complex and see if they had seen it or I had to pay a $35 fee so they could write me a new check...for their mistake...ok.....So I tried to track it down but I've lived in these apartments and knew for a fact tenants get other people's mail in their box all the time and probably just chuck it and the management there is almost as bad as Jennings so I know they didn't care about it. So I ended up paying Jennings the $35 to be deducted from what they owed me. They now owe me $630 and when I paid the fee the front desk lady talked to the financial person there and assured me it would be in the mail that upcoming Monday (I called Friday). It is now Thursday and still no sign of it. Again, Eugene to Portland should not take that long even by snail mail. So I called AGAIN and today I am told that I needed to submit in writing my request to have the $35 fee taken out to get a new check. WHY was I not told this last time I called? WHY has no one contacted me about it since? Were they just planning on letting the check sit there? I need MY money and have been waiting over 2 months and Jennings has been nothing but unprofessional and they try to make excuses. The front desk lady said "Well we don't deal with the financial stuff and don't know what is needed for all that." Then transfer me to the person who does! Sick of this company and their rude staff. Throughout my 3 year living experience in housing in Eugene I have had a constant hassle with leasing agencies. Not with Jennings group. The people in their offices are kind and courteous as well as unbelievably helpful! Their maintenance staff is incredibly busy but still somehow more responsive than any other agency I've ever dealt with! Sarah in the office is pretty much the nicest person ever and every time we call a solution comes a couple days later! Jennings group not only offers great listings but has incredible customer service for their tenants! We're releasing and love Jennings and our property owner! read more

If you are a college student do not sign with this property management. They will scam you and take advantage that you are young and naiive. My three friends and I are seniors at the University of Oregon and we applied to live at one of their properties and in the description it said the unit came with a room that has a private balcony. We applied to this property specifically for that reason. When we applied we were told that we were first in line for that unit and that there were no other applications for the entire property. So we quickly applied that day and our co-signers quickly applied after. When they gave us a tour, they did not show us the unit with a balcony and that was concerning to us, so we asked them to confirm we had a balcony and they called and confirmed that we did. They asked us for the $3,000 security deposit and then we signed the execute agreement. After we signed, they switched our unit and just decided to give us one without a balcony. When we called to tell them they messed up, they were super rude and refused to switch us to a unit with a balcony. Not only that, but they told us a week before moving in that instead of moving in August 31st, we would have to move in September 4th. The only reason I learned this information was because I was the one who called wondering when to get my keys. They did not even bother to call. Leaving me to figure out what to do with myself and my belongings for 6 days. Now, 5 days until we move in, we asked for a tour of the ACTUAL unit we would get and they said the only time they could give us a tour was within 20 minutes of when I called. I rushed to get there and when I did, two of the bedrooms were locked and they said they could not go back and get the keys to unlock them. Now it is 3 days until we move in and we still have not signed a lease despite giving them a $3000 security deposit and signing an execute agreement 2 months ago. I called asking for a lease, and again they were super rude and said "sometime this weekend we will give it to you", even though we are moving in three days. We are now going to sign a lease without even knowing what two bedrooms look like because for some reason they cannot unlock them or even send pictures. When we were denied for the house, my fiancé asked why they didn't tell us about the hard inquiry. They said that they told our other applicant but they had originally called my fiancé, so they literally tried to lie to him because they didn't know they had talked to him earlier. Hello. I am writing a review on behalf of Jennings Group who are my current landlords. I am writing this review because I am being bribed by Jennings Group with free coffee from Dutch Bros or Starbucks to write a review about them. I was sent an email today calling me to write a review which was also sent out to every one of their tenants. Since they didn't say I could be negative and they don't know how the Internet works with regards to business ethics, let me give them a quick lesson. Jennings Group is a mess. Recently my property was transferred from PMC who went bankrupt to Jennings Group and the only warning I was given was a sign I luckily live right next to. However, PMC also operated under Eugene Rentals leading me to believe this was just another identity crisis (but I digress). Because of this lack of warning, I wasn't notified of the change in rent payment policies between PMC and Jennings. Therefore, unbeknownst to me, I was given a $100 fine for a late fee that I had no idea existed since PMC's rent was due within the first week of the month and Jennings is due by the first of the month or you lose a finger. Last week I was visited by my property's manager at Jennings Group for a maintenance check (because it's always smart to take over a property when you have know idea about what it looks like and then wait a month to finally check it out). The maintenance check lasted far too short. Why might this be an issue you might ask? Because they took my word for everything I said way too easily. There are numerous issues with my unit I'm trying to wait out until my lease is up and I'm cautious about my environment. Imagine the dozens of other moldy piping and water-damaged ceilings Jennings missed when they looked over all of these properties they recently acquired. I'm just glad I can pay my rent online otherwise I'd petition Yelp for the ability to give them zero stars. read more

Jennings is a top notch management company. Jennings took care of our property in Eugene for many, many years. It was never vacant, because when repairs were needed Jennings took care of the issue quickly and efficiently. As an owner, renting to college students, I would have let things go. Jennings wouldn't hear of it. The management company always acted in the tenant's best interest (thereby looking out for my best interest, also). When it came time to sell Darren handled the transaction fantastically. It was a long process; however Darren stuck by us all the way to final deal completion. As an owner I would use Jennings, Darren, and entire the team with 100% confidence. If I'm ever a renter in Eugene I will use them as well; I know they go to bat for their tenant's every day. read more

I have lived here so far for 7 months! All I can say is that I am thoroughly impressed. There is a free gym, bike storage and a pool. The online system used to pay rent has made my life so much easier, as I work long hours. The rental process was very easy and efficeient. The only real complaint I have is the thin-ness of the walls. You can hear if your next door neighbor has TV on. I would recommend this place to anyone, reasonable price and a good area. read more

Horrible place to rent from. They jack the rent too high. They don't do any upgrades. The inside of the townhouses look like the 70's threw up in there with the orange cabinets and linoleum in the bathrooms and the ugly brown carpet. They never put in bigger dumpsters and so there was garbage burping over with flies and bugs and the smell was awful. They never do a walkthrough at move in or move out. That's how they get you. So if you do brave this horrible company, document and take lots of pictures or they will charge you up the wazoo for crap that isn't even wrong. We would put in for maintenance requests and they would take there sweet time resolving the issues. After 2 years my ceiling heat still didn't work right. My sink still needed to be resurfaced. They raised my rent 3 times in two years and for what? No improvements whatsoever. The staff are incompetent and unprofessional and so rude. I wouldn't recommend living in any of their properties. I'm writing this post because after reading some bad reviews for Jennings, I came to the conclusion that some of the bad review posts out there need to be taken with a grain of salt, AND SOME OF YOU THAT READ THEM need to take into account some basic facts about businesses in general. Jennings is a corporation, not Santa Claus or your grandma. They are simply an entity that produces an income for it's owners and employees by providing a service. Judging by their offices and appearance, they are doing well. Their livelyhood and well being depend on PLEASING ME, THE CUSTOMER, and keeping me as a satisfied customer for as long as possible. My apartment building is a good example. A few years before I moved in, this property looked like a two-storey ghetto that made Sanford and Son look up-scale. The lease is standard. They will take action if you "break the rules". Good. Welcome to my world. I have pleasant neighbors. We live in a safe, clean place because the management team is DOING THEIR JOB! Thank you. I don't want bad neighbors. Now for a well deserved GOOD review. 5th & Blair Studios, thanks to Jennings management of the property, and Marcia, our wonderful resident manager, it is one of the best apartment complexes in Eugene. Located in the "Eccentric Whiteaker Neighborhood", that hosts the biggest and best Block Party in Eugene, there's a 7-11, a gas station, and the iconic Braun's Apple Supermarket less than two blocks away, not to mention some popular nightclubs and dispensaries, several beautiful parks,and the Willamette river within walking distance. The grounds are clean and well maintained, and our maintenance man quick to respond, probably due to being bored due to the lack of complaints. Poor Jim. And I'm not Yelping to attract new neighbors, I'm just giving kudos to our tireless resident manager and property management team. Apparently, I love it here! Good job, y'all read more

Renting from Jennings has been a good experience. Whenever I need something repaired, maintenance repairs it within days. I think rent could be cheaper, but I guess I'm paying for the location (1840 Agate st), about a 1o minute walk to campus depending on where you're headed and one thing that should be fixed is having access to a laundry room in one of our neighbor buildings or building one in the apartment complex! I have to walk my laundry to friend's houses or put it all in a suitcase and drag it to the closes laundry mat on 13th and Patterson, not a fun experience when it's raining.... Oh, and I think pets should be allowed! read more

I was a tenant for Jennings in Eugene, OR for two years. I paid my rent on-time every month, kept to myself, and only called when we had a serious problem (ie. Wasp infestation). After 6 months of living in our home, we noticed a large mold spot growing from our walls. The walls with the mold had no furniture on them and we kept our heat on medium-high throughout the colder months for preventative measures. When we called Jennings to report the mold, they came promptly to clean it with mold spray. They also mentioned that the house we were living in had a history of mold problems - something we were not made aware of when we moved it. This problem persisted for two years. After I was hospitalized twice for mold poisoning, we asked Jennings if they would do a mold inspection to see if the mold was coming from the foundation of the home. After being ignored for several weeks, we were forced to call the City of Eugene, with their help, Jennings did the inspection and found that the mold was both persistent and poisonous. Kathy Cotta's solution for us was to remain in the home and "turn the heater up" or to move into one of their other properties. We looked at the other properties that they made available to us, one had insect poison and bug bombs all over it as well as mildew on the walls, the other had a giant, liquid filled paint bubble on the walls as well as mold covering the windows. At this point my lungs were at 20% capacity and I was forced to use a breathing machine. It took Kathy and Jennings two months to release us from the lease which forced us to move into a hotel in order to prevent my lungs from getting any worse. While we were in the hotel, Jennings unlawfully entered our home without warning and admitted it as well as took 70% of our deposit for charges to damages that predated us. We were forced to hire a lawyer and deal with this issue over a 6 month period. Jennings Group Inc is the worst company I have ever worked with, they do not care about the well being of their clients and as a University of Oregon student, I beg any student or family with children or health problems to NOT sign a lease with Kathy Cotta or anyone else in the Jennings Group Inc. office. read more

Awful! If zero was an option, that is what I would have given them. Constantly doing walk throughs. You know how cable companies get a bad wrap from giving large windows from 9-1 or 1-5 to show up. How about 9 hour windows to show up to inspect your unit. Which cannot be changed by the way. 8:00am to 5:00pm doesn't work for those of us who work nights or have pets. "Please make sure arrangements are made for your pets during those hours" Really, what would you like us to do with them??? Besides the intrusions, they kept several hundred dollars for 4 hours of cleaning and the carpets, even though they were not done when I moved in and I had the walk through sheets to prove it. They apologized for the unit not being cleaned (due to high turn around time) but still kept my deposit. If you can rent from another company, I advise you to do so. read more

I've heard enough. I know of another place just like this, but they went beyond the entire deposit and came up with a bout $3000 worth B.S. Of which I had taken pictures of. They claimed they had repaired all of things that were either previously existing, non existent or not in need of repair. I later went back to the home a couple of months later and the explained to the renter my situation. They were happy to comply. I walked through, and ABSOLUTELY NOTHING was different then when I left. Not even new paint. The only thing done was a wipe down and carpet cleaning. The marks that pre-existed on the doors that were charged as getting hung and repainted were in the same disarray as when I rented the place. So, ya, I know all about these types of places and how they scam people out of money FIRST HAND. To make a long story short, I used that evidence to get back with the agency. They are lucky I didn't take it any further than I did. read more

I have dealt with a few rental companies during my time as a student in Eugene. Jennings group was by far the standout. Their front desk staff were always helpful and courteous when I had questions/issues with the property. They dealt with maintenance requests quickly and were kind throughout the process. I am a clean person and always kept my apartments in good order. Out of Bell, Von Klein and Jennings, Jennings group was the only company to give my deposit back. The other companies made up bull**** reasons to steal a students money (ridiculous number of cleaning hours, stuff that was already broken, "mandatory blind cleaning", carpet cleaning on a carpet that I already had hired a company to clean etc..) but Jennings was always clear and straightforward about what I owed them and what they owed me. 5 stars for apartment quality, property maintenance, resident care, and friendly staff. The best choice for students in my experience. read more

Incredibly disorganized office. A lot of miscommunication and/or passing the buck. My former landlord sold the apartment about a month before my move-out date and it entered into the management of Jennings Group. In that short amount of time, they managed to misplace my last month's rent (after I'd already called to confirm that it had been transferred with the lease), misplaced my key after I turned it into their office, and our waste and recycling service wasn't properly transferred so our cans got carted away. Don't make any big plans for your security deposit; you're unlikely to receive it back in full. Voice a concern or complaint and you can expect a blasé sorry you feel that way response or else none at all. read more

If you take a chance, be sure to (1) take pictures of every square inch of the dwelling; (2) demand an initial and closing walk-through; (3) record every phone conversation or meeting and send an e-mail confirming the conversation; (4) be present at every walk-through; and (5) research Oregon landlord duties and renters' rights. read more

Called Jennings Group today to get information about renting a unit for our daughter for next fall. First off, the lady answering the phones was not only unfriendly, she was not helpful at all. This is s a unit they manage and she seemed not to know anything about it? Being that this unit is near UO and is a college town and a large majority of the students are not from Eugene or even the State of Oregon, it seems they would be more helpful with information regarding bills for water, sewer, etc. The place our daughter lives now gave us an estimate or average monthly cost regarding electricity for the unit she is in. Obviously, it's an estimate and usage is the factor, but at least have some information or a phone number to the agency in question. I thought that renting through an agency would be more helpful, but apparently not. When I asked about other units, she refereed me to their web site. Guess she felt I could get all my answers from there? If this is the customer service you get before they have your signature on a contract, I can only imagine how it could be once your committed. Not even going to waste my time looking! Too bad I didn't look at the reviews first! read more
