    MY PERSONAL RECOMMENDATION - RUN FROM THIS COMPANY…read more After receiving a bill for over $6000.00 for less than 4 days of fans running in my home 50% of the time, I called to speak with the owner to inquire about the outrageous charges on the bill and charges for unauthorized work performed by her employees, she said she would look into it. Well instead of looking into it, she just emailed me her husbands phone number and said I should talk to him because she wasn't there? I spoke with the husband for about 2 unreasonable minutes, that was a total waste of 2 minutes. Might as well been trying to talk to a wall. Just asked him to revisit the bill and to work with me on this. He refused even though they did work they were not authorized to do and charged for equipment that was not in operation 50% of the time. Overall talk about taking advantage of people. After a water pipe burst and basically flooded the first floor of our home, ruining all wood flooring (4 rooms), tile floors and kitchen cabinets. We contacted a local contractor to help with this devastating and horrifying situation. The contractor removed all visible water from all the floors and the better part of all baseboards effected. Problem #2 We're in the process of selling the home and it's under contract with Buyer. About 3 days into this disaster, we were unfortunately referred to Restoration 1 by our Insurance Adjuster, he felt the home wasn't drying fast enough. We contacted Restoration 1, they responded on the same day. When they arrived, they had me sign documents that was basically held them harmless of any/all responsibility which is understandable when dealing with water, problem was I practically had to beg to get a copy of what I signed, even the Insurance Adjustor requested them twice for me. They don't give you copies of what you sign while they are there. I immediately explained to their employee that I already had a contractor and he would be available to remove any part of the structure that they needed to have removed in order to get the place dry. Well that wasn't well excepted! I made it perfectly clear they are only authorized to remove any remaining baseboards and sheetrock as necessary. They seemed upset that I already had a contractor and the contractor would be doing all the demo. At this point, they kept telling me what they would be able to do, I had to keep telling them "I have a contractor"! It was a very uncomfortable situation. I left and they brought in their equipment, when I returned the next day, they had removed doors and door jams. When asked who authorized them to do this and why they did that, they just said they needed to because they were damaged. Just total disregard for the direction I clearly provided to them. I ask where the door jam were and to return them back to my house. They never did and had multiple excuses. First they said they left them in the garage and they don't understand where they went, then it was we threw them away already and cannot not return them. 50% of the time, the equipment was not in use or stacked in the garage or in a corner somewhere, because the contractor was working in the house. Their bill says the equipment was monitored and in operation, well that wasn't exactly the truth. They had also taped and wrapped plastic around the back of the damaged kitchen cabinet, with no fans blowing in that area (one of the main places water soaked). I do believe plastic normally retains moisture and doesn't allow the area to dry (Thats where they would do their moisture test to show their services were still required and it wasn't ever going to dry.) During one of their visits to the house, their employee had a conversation with the Buyer that is purchasing our home. I was informed by the Buyers Realtor that she couldn't believe what the Restoration 1 employee was telling the buyer about the status of the moisture level in the house and was scaring her to death about mold. This almost cost us the sale of the house and it took quite a bit to convince the Buyer there was no problem with mold in this home. There is absolutely no reason for their employee to be providing private information about my house with anyone other than their contracted client. Needless to say, I asked them to remove their equipment and I had to ask multiple times, they threaten me by stating "They would not provide a certificate that the house was dry and moisture free to my insurance company and insurance adjuster". I felt like they were trying to hold me hostage to keep their equipment onsite for as long as possible. I WOULD DO MINUS STARS FOR RESTORATION 1 IF POSSIBLE!

    I was very pleased with the outcome in having Restoration 1 of Conroe do the work on my home…read more An older home, ca. 1980, the plumbing is largely galvanized steel. It developed pin hole leaks, apparently a common occurrence at its age. Fortunately, the major damage was to the garage. Upon inspection, there were issues with the horizontal hot water runs for both the ground and second floor. I had a plumber replace all of that with PEX, which left the sheet rock repair. I had 3 estimates with Restoration 1 coming in at the best price. Shain Mann, the owner, was present each day, ensured quality work and protection of contents throughout the job and was very pleasant to work with. He pointed out some minor mold issues that he corrected along the way. The quality of the sheet rock work and painting was excellent. This included ceilings with texture matching, walls with texture and paint matching, etc. Very nice. I encourage anyone looking for recovery from water damage to check these guys out. My only caution applies to all such service providers: they like the insurance jobs where they can tack on high margin items without challenge from the insurance company. Take the time to closely review each line item of your estimate if you are paying your own way - it can save you $500-800.

    I initially contacted Zenith after Hurricane Beryl in 2024 to complete a free estimate for water…read moredamage at my home. They submitted an estimate to my insurance company, but when the adjuster requested a formal quote, Zenith was unable to provide one. As a result, my claim was denied. After seeking legal counsel, my claim was finally approved in 2026. Unfortunately, legal fees consumed a significant portion of the funds, leaving me unable to move forward with Zenith due to cost. I reached out to request a simple letter confirming that they would no longer be the contractor so I could proceed with another company within my budget. At that point, I encountered serious issues with a representative named Ehis. He delayed responding to me after promising a callback and then spoke to me in an unprofessional and disrespectful manner. During multiple conversations, he raised his voice, made dismissive statements such as "I run this business and everything goes through me," and incorrectly claimed that the insurance funds belonged to Zenith simply because they provided a free estimate. We scheduled a meeting for Tuesday, May 25 to formally terminate the relationship. However, on May 23, after I left an honest review about my experience, he called me at 9:30 a.m. and again spoke disrespectfully, stating I had no right to leave a negative review. He told me to meet him at the office after 12:00 p.m., but when I arrived at approximately 1:30 p.m., the office was closed with no one present. When I called again, he stated he had already left for another client and instructed me to email my personal documents instead--then hung up the phone. I had three witnesses with me who overheard these interactions. This experience has been extremely frustrating and unprofessional. I expected basic courtesy and clear communication, especially given the circumstances surrounding my claim. Instead, I was met with hostility, lack of accountability, and poor follow-through. Based on my experience, I strongly recommend exercising caution and considering a more reputable and professional company

    What is horrible company. My mom's house had a fire in the garage in October. I rushed to protect…read moremy mom after work, but dearly wished I followed my gut, and decline their assistance. My mom and aunt are ok, and her home is mostly destroyed by the fire. My mom is 77 and is a retired senior. And im sure this terrible company was excited to get the call so they can prey on helpless people like my mom. ZDCP misrepresented themselves and my vulnerable mom believed them. They told her we work with State Farm. No, like anyone else, all you do is submit your inflated invoices to them. We told them specifically the only thing they are allowed to do was to board up the garage. They never told me their price. Had they told me the price, I would have told them to leave immediately! A month later, we get this ludicrous invoice stating we owe $3850 for boarding up the garage. And are currently threatening, they will file a lien on her home. I'm speaking to a lawyer now. And this 1 star review will be posted on every social media review website. google, yelp, Angi, wheree, birdeye, yahoo local, Mapquest, And any other local review website I can find. I will not take it down for a reduced invoice. I know how scummy companies like yours operates. Once you receive too many negative complaints you'll just pack up this LLC, and start a company in a new DBA/LLC. I've also contact Amy Davis for KPRC Investigative Reporter/ consumer advocate for her assistant. I hope she does a scam piece on TV, to prevent others from falling prey to companies like yours. And I'll be contacting BBB for assistance as well.

    1st update 8/28/2025 Still no communication from this…read morecompany and every day the trim I asked for them to remove to check if the flooring installed was not cut with the proper spacing continues to left and now I can actually see that the floor was cut to long which is what I tried telling them.... I knew it! But of course the company that needed to provide the fix decided to deny that that was what the problem was .... Now that area is exposed and it is exactly what I said it was. So much for Woodland water restoration being a professional knowledgeable company. Don't trust this company Formal Statement of Incident - August 28, 2025 On August 28, 2025, following my updated review regarding the poor work performed at the residence where my family and I live, I received a direct phone call from Jason, the owner of the company in question. During this call, I made it clear that his company had been given the opportunity to correct the problem, but the homeowner decided--due to the company's unreasonable response and bully-like behavior--that they no longer wished to deal with them. In response to my review, Jason became hostile and began issuing threats directed at both myself and my wife. I immediately began recording the call, at which point Jason explicitly acknowledged and agreed that I could record our conversation. This recording, along with photographs, is now available as evidence of the company's conduct. During the course of the call, Jason: * Directly insulted me by calling me "stupid." * Verbally attacked my wife by telling her to "shut up," further threatening that he would make both her and myself "shut up." * Attempted to intimidate me by claiming that, as a renter, I had no legal right to post a review of his company since I did not directly hire or pay him. These statements are factually incorrect. Tenants and residents have every legal right to voice their experiences when they are directly affected by a company's work, especially when that work impacts the safety, habitability, and integrity of their residence. This situation extends beyond poor workmanship. It escalated into harassment, intimidation, and direct threats made by the company's owner himself. Based on these threats and the harassment my wife and I received during this phone call, I reserve the right to pursue this matter in court and to submit the recording as evidence of the company's misconduct. Signed, Adam R. 8/28/2025 Update - 8/29/2025 (Full version in images below) Yesterday was the first time your company communicated with me or my landlord since July 31, 2025. In that email, Shawna tried to label me "argumentative" simply because I did not accept your explanation for why the wood was bowing. The truth is, there is no ongoing leak. The stain on the floor has not worsened--it came from water left under the island after the original leak was never fully dried. Because the island was not removed, water traveled beneath it and damaged the opposite side of the house. You also still have not provided the photos you claim to have showing a dry meter reading before the new flooring was installed, despite multiple requests from both myself and my landlord's assistant. At this point, it is assumed they do not exist. For the first time yesterday, Jason (the owner) offered to send a plumber--unclear if at cost or not. Yet Ryan previously told me, "I'm not a plumber. You want to call one." This contradiction shows how your company avoids accountability. This issue could have been resolved by addressing the one section that failed, but instead you tried to blame a supposed new leak. Now the flooring has bowed, buckled, and popped the trim--clear evidence it was cut too long and installed improperly. Communication has been dismissive and disrespectful. Ryan laughed at my wife, refused to return, and falsely claimed your company offers no warranty. Shawna became combative and unprofessional. And yesterday, Jason escalated into vulgar insults, calling me "stupid," telling my wife to "shut up," and even threatening to "make us." He ended by calling me a "F***ing P***y." This is no longer just a flooring issue--it is a matter of accountability, professionalism, and basic respect for customers

    I would not recommend Woodlands Water Restoration based on our experience…read more Our upstairs toilet tank failed due to a manufacturing defect, causing water to leak into our downstairs bathroom through the vent. Wanting to prevent mold, we acted quickly and contacted this company after it was recommended to us. The project manager, Ryan D., came to our home and clearly told us this was a small job. He explained that if we used insurance, they would cut a hole in the ceiling, but if we chose to self-pay (which we did), no hole would be cut and the price would be reduced. I specifically confirmed this multiple times. However, the written invoice mentioned cutting a hole, so my husband reached out to Ryan to clarify. Ryan reassured us that what he verbally told us still applied and that the paperwork was just standard. When the technician arrived, he immediately began cutting a hole in our ceiling. When questioned, he said that's what he was instructed to do. We then tried to contact Ryan for 2-3 days with no response. After the equipment was removed, we received the invoice. Before paying, we contacted the office and Nikki told us someone would come fix the hole. Based on that assurance, we paid. A week passed...no one came. After following up again, a technician, Collin, finally arrived, only to give us an estimate to repair the very hole their team created...something we were explicitly told would not happen. On top of that, Collin told us that our bathroom exhaust fan was removed during the process. Additionally, the office manager later told us that in order to hook up their equipment, they HAVE to cut a hole. This directly contradicts what we were originally told. We were never informed of this requirement, and at no point was the full process explained to us. If cutting a hole was unavoidable, that should have been clearly communicated from the beginning. Not only were we misled about the process, but we are now being asked to pay to repair a hole that they themselves said was necessary to complete their work. Why would we be expected to pay twice for something they had to create in the first place? When we spoke with management and Ryan, they focused on defending their process rather than addressing the clear miscommunication and broken promises. Ryan even tried to claim he told us a hole would be cut, which directly contradicts the detailed notes I took during our initial meeting. We trusted their expertise and their word, and now we're left with a damaged ceiling and additional repair costs they expect us to cover. Still dealing with it 2 months later and we have called for our exhaust fan to be returned and NO ONE WILL GIVE US A CALL BACK REGARDING OUR PROPERTY! This experience was frustrating, unprofessional, and poorly communicated from start to finish.
