When I went to check the breaker as instructed by PG&E, the lightbulbs in the basement had been removed and it was pitch black. While I was trying to flip my breaker on, my back was turned and Ty Harris (who doesn't live in my building) came up from behind me and physically assaulted me. He hit me, threw me into a concrete wall, put his hands all over my body ripping at my skin, and chased me up a flight of stairs... I was bleeding from multiple areas. This is a premeditated assault. Violence.. There has been no apology from structure properties, no explanation for his behavior. Why do I have to explain to human adults that unlawful violence is bad?

The screening process was absurd: on top of the usual background check and income verification, our current employers, current landlord, and former landlords all had to fill out online forms -- and not all of them found the email they were supposedly sent with links to the forms. Five days after hearing nothing, we reached out to the listing agent who informed as another applicant had been sent a lease, and our application fee could not be refunded. We understand the importance of finding quality tenants, but wasting the time and money of interested renters and others involved in the screening process is unacceptable.

This is a review for FOS Company as a property manager. I have not used FOS Company's real estate…read moreservices. The FOS Company bought and managed the building I previously resided at on South Van Ness. I lived in the building for 8 years and FOS Company owned the building for the remaining six months I was there. You can see where this is going. For those six months, the sole individual who works for this company harassed myself and my neighbors to take buyouts to vacate our units. When we resisted FOS Company's low offers, they ramped up harassment by texting at all hours of the night/day, knocking on doors, and sending lawyer notices. FOS Company is particularly aggressive toward non-native English speakers and elderly people who might not know tenant law. FOS Company began construction in the basement of our building as soon as they obtained permits. Besides the excessive noise and use of scaffolding and tarps to block out windows, the fumes from his workers' machines were noxious and made it into a few units. With FOS Company, Google is your friend. There is a lot of publicly available information about the construction practices and property management style of this business. If you're thinking about purchasing a home or condo from them, I would consider the tactics the business operator used to get the previous tenants to vacate them. If you're thinking about renting short term from them, I would look up this company on the Anti Eviction Mapping project as some other shady practices have come to light. If FOS Company buys your building, be warned: you will be harassed and threatened with eviction -- even if you are the perfect tenant. This company does not see people, but only dollar signs.

THEY DELETED MY OTHER POST…read more 825 Post is a health hazard. Used needles full of drugs, human feces and urine within the hallways of the building, and many other violations of health and safety. I moved out of 825 Post on 3/17 as part of an early lease termination. Again 3/17 was the agreed upon date that my lease would end. I reached out to Taylor Howell the property manager a month ahead of time to schedule a move out inspection. He as expected did not do his job and the inspection was never done. The day I moved out and left my keys I took a video of the apartment in the state that it was in (can be location and timestamped verified in court). In the video the kitchen cabinet door and the bathroom cabinet door are clearly intact and NOT broken. TWO days after my legal obligations of being a renter at this property have ended, Taylor goes into the unit and then takes photos claiming that two cabinets are broken. And now I am being asked to pay for those damages. The only thing I acknowledge that I need to pay for is the cleaning fee. Again, I have clear evidence that I did not cause those two cabinet doors to break and either you guys can drop this or I can take this to court. I have already opened a case with the city regarding the biohazard that this building is. The screenshots are from the video I took right before I took the keys and left As you can see in the screenshot from the video both of the top corners of the cabinets are intact the DAY OF MY MOVE OUT. Only on 2/19 TWO DAYS AFTER when Taylor went into my unit ALONE do you suddenly see these corners hanging off the hinges. In court I will be showing all the videos and materials proving that there is no way that these cabinets can be normal and functioning the day I moved out but then somehow hanging on for dear life when Taylor comes in without me.

Saj was in touch with us frequently through the application process, but once our applications were submitted, communication was less consistent. That said, we found out the next day that we were approved! At least, we thought we were. Nobody at Ukiyo had confirmed whether we have pets (we do, and didn't want to double-list them with multiple adults applying), so they had to recalculate the deposit and needed us to provide vaccination records. Once we did so, we paid the deposit and went to bed, feeling like the next day we would pick up keys to our next home. Instead, we found out that the property owner doesn't allow pets, and that our entire application process was wasted. Not only are we not moving into what we thought would be our home for the next decade, but also we're having to find another option and wasted a week of time and energy. I can't claim I understand property management. That said, either the owner provided incorrect information to Ukiyo (in which case Ukiyo needs to do a better job screening owners since they "don't work with just anyone" according to their site) or Ukiyo didn't ensure that they had the correct information in their listing. Whichever is the case, the entire process has left us with a terrible impression of Ukiyo's business. It's already exhausting enough to navigate bay area housing without this kind of mess.
