Just rent from someone else. This owner seriously damaged the reputation of his company by brining one of his other adult children into the business for construction work and building management in 2021. (Almost everyone you talk to at the property management company is related by either blood or marriage.) The 2085 Sacramento St. building was a living hell from 2022 on for long term rent control tenants with never ending construction, sealed fire escapes, cut hot water and new tenants shaking our ceilings. I moved in in 2005 and left in 2023 because the harassment was never going to stop. I had the pleasure of living in an apartment managed by Litke Properties for two years, ending in 2019. My rent cost was very reasonable, even below market, which of course was a great start. Additionally, my experience working with everyone at the company was wonderful, especially Stephanie, who managed the property where I lived. She was very responsive to all my requests and was always pleasant to work with. Whenever I needed maintenance, it was completed quickly and thoroughly. Wow I wish I could give them negative stars. We looked at an apt in Burlingame which had been empty for quite some time. My 87 year old mother, my sister, my niece and I were going to move in. We turned in our app which is $25 each even though we had our credit reports. Ok whatever. A couple of days go by and they ask us if we can meet the owner at the apt. We meet a guy named Dennis there. Looked like a cocky SOB but whatever. After seeing that we are very decent people (mom has an MBA from Columbia), after a few questions he puts his hand out to shake and asks us when can we move in cause he would like the sooner the better. I understand since it's been vacant for at least 6 months. Then he goes on to say that he would like only nice cars parked in front. He said this cause one of my cars is a 67 Ford Galaxie which I put down n the application. I respond by telling him him the car is a show car, which it is. Anyway, when can landlords or should I say slumlords dictate as to what kind of car you should have? Such BS. The day after I call them to let them know about a SERVICE DOG I have which is a 15lbs Maltese/Poodle mix (maltipoo). The lady seems kinda frazzled but asks me if I have a tag or it's papers. I told her I did and she said she would talk to the owners and get back to me. Lo and behold, the ad for the apt is back up on CL. After a few calls they say we have been denied due to our credit. Now I read up the laws of a Service Dog and it states that I don't have to disclose it on an application. Also a Service Dog is not a pet. Please make sure that you know what you're getting into before you rent anything from these people. read more

Our carbon monoxide detector just went off so we called the emergency number. The lady said "someone will be by in the morning" and "do you smell it"? Hopefully the maintenance people are able to revive us in the morning!!! Also, carbon monoxide is odorless. We called PG&E who sent someone in 10 minutes. Beware of Litke read more

Lived at the Litke Property at 2085 Sacramento for 5 years ending 2021. I have nothing but good things to say about the management team and specially Stephanie Maldonado, who's been one of the most helpful from the time I moved in to the time I moved out. Litke has been responsive to any minor repairs we asked for over the 5 years and they have always been very good to us. We'll definitely come back to a Litke Property if we move back to the city again. read more

She was responsive, understanding, and quick to resolve any issues I was having. I had to get out of my lease 30 days early, and she worked with me when I found a new tenant. I had the pleasure of renting and working with Litke for about 6 years. Everyone at their office was extremely helpful, professional and friendly. Stephanie was amazing to work with and easy to coordinate and communicate with. The building was well maintained and they always were very prompt with fixing any issues we had with our unit. I am happy to provide an overwhelmingly positive review for Litke Properties -- we have lived in a building managed by Litke for over two years and could not be happier with them. Litke keeps the property unbelievably clean, tidy and in excellent repair (the ever-cheerful maintenance dude vacuums the halls at least once a week!). They are super responsive to the needs of their tenants; management is *always* courteous and extremely prompt in getting back to me when I have a question or problem. And in our experience, when we have a maintenance issue, it is resolved within 24 hours if not that very day. Seriously, these people are on their game! read more

I lived in a unit from them for over a year. During this time, they tried to scam me for extra rent by saying rent was late when they misplaced mail and would conveniently find it later. The unit caught fire due to their faulty circuitry, and it was unlivable, but they refused to reimburse any expenses like temporary lodging. Awful management and owner. read more

Having had quite a terrible experience with every previous property manager that I had ever rented with, living with Litke was an absolute breath of fresh air. Huge shout out to Annie, who was consistently responsive from leasing to move out including a prompt return of the security deposit. Whenever maintenance requests were sent, they were taken care of ASAP, and almost always within 24 hours. I would recommend renting with Litke to anyone. read more

This is a long overdue 5 star review for Litke's residential team, especially Annie. After spending two years in a crappy SF apartment with an unresponsive management company, I was thrilled to spend the next two years in an apartment managed by Litke. From scheduling the showing to signing the lease to ending the lease (as a result of unrelated pandemic turmoil), Annie was friendly and quick to respond. Our building was well maintained, unit was spacious/updated, and rent was reasonable for all that we got (large apartment, in-unit washer/dryer, dishwasher, free underground parking spot, and storage unit). The few maintenance issues we did have were resolved within 24 hours and all staff members were friendly. I cannot say enough about Litke, especially when compared to some of the horrific property managers in San Francisco. read more

Watch out! First they took forever to review the application, then called only to say that the apartment I saw was no longer available, but they had 3 more units to become available before my move out date. 2 weeks later they still haven't completed reviewing my application. When I call to tell them my move out date was coming up, they tell me they are almost done going over my application and would contact me within the next two days to sign a contract. They never called me. When I try to contact them, they only complain that they are short staffed and would get back to me within 24 hrs. They never did. The day before my move out, I call to find out what was going on, only for them to tell me they had filled all three units. read more

I called and spoke with Dominick who scheduled an appointment for me to view the property on Van Ness with Yuki, she never showed up. Then I went to another property for the same day listed by Litke on Sacramento and there were 4 of us waiting, for 30 minutes, no one ever showed up. I called today to find out what happened and to complain and instead of apologizing, Dominick made excuses. This company is completely unprofessional and could care less, I'm taking my business elsewhere, I would suggest you do the same. read more

Some of the long-timers in my building refer to Litke as "slum lords" and complain that they don't fix or modernize things in our old building, but in my year here I've never had a major problem with Litke. They keep the place very clean, spray for pests once a month and usually get back to me promptly if I need anything from them. The rental agreement was a mile long and the deposit was enormous (3 months rent!), but with the demand for housing in San Francisco I gather this is the norm. read more

When i told Lianne that my move date was fast approaching and i hadn't found anywhere yet, she was on it. I felt a genuine desire to help me find a place and for that i will say, thank you! to her and the whole staff. I lived in one of Litke's Properties for the past 2 years and it was a wonderful experience. Our manager, Stephanie, was always happy to help even through a LOT of complaints from many of us tenants about construction noise/other general annoyances that came with living on Van Ness that were often completely out of her control. She would always respond immediately and thoughtfully and they all seemed to listen and care about us as tenants. They are very honest and not at all money hungry like many other property managers seem to be. I will miss having them to call on. read more

Pretty happy with our property management for our apartment. My one critique is that you have to be on top of any requests or concerns because they don't always respond in a timely manner. Other than that, I like the people that we deal with - Katie was our original agent, but now it's Stephanie and she's very pleasant. I am involved with LPI in a real estate transaction and have been afforded prompt and professional diligence from their staff to get me the required paperwork called for in the contract. In reviewing the other 6 reviews, I was surprised to see so few and more surprised that there were only 4 negative reviews. In my 32 years in the business, given this company's holdings; to have these few detractors speak volumes about how good they must truly be. Those detractors sound like the typical "sour grapes" variety. You know, the "who is going to take care of me" type that will probably never have the guts or drive to get their own property (especially in the RENT-CONTROLLED San Francisco). For the ones paying top rents, you can blame the old tenants whom Litke Properties has likely been subsidizing for decades.
