Update: Couldn't even get the account number right for the automatic withdrawals... smh I mean they have this official looking form , which I filled out and signed , yet they withdrew from the account on the checks I've been using ... okay not what I listed but whatever . On top of that , their form and staff said withdrawals are taken out on the 15th we are on 24th... additionally, when I had called earlier this month to follow up about the withdrawals since they weren't coming out ... I was told there was an issue with the bank and they had the audacity to send me a late fee which was later waived since I called to follow up ... I'm just , at a loss of words lol this place sucks , I legit think they forgot to enroll me ,the level of incompetence is unreal. I don't get it. Are most building management companies like this? Let me start by saying I'm not a board member; I am but a humble resident in a building run by this building management company... My experience has been rocky, there's been times when staff can be very receptive and on top of what I need help with but other times when that's not the case. There is a sense of entitlement and lack of good customer service among people I've dealt with, today for example Tomas couldn't have been more inconvenienced by my call to ask for a water shut off in my building (48 hours prior) to get some plumbing done in my unit. Further, when I expressed my frustration and noted my expectations of the building management due to my HOA dues paid; he tells me HOA is a financial obligation and he isn't there to necessarily help me... Really? I'm so confused ... HOA dues contributes to building management payment does it not , which means I'm contributing for a service and am being treated like I'm crazy for expecting that. Rude about it too. Not surprised not the first time I've dealt with that level of unprofessionalism; thought we were past that or isolated but seems like this is a normal behavior, what a disappointment. From the way multiple building issues have been handled to trying to pay them with automatic payments ( literally seems like a 3 month process , what's the hold up, with so much technology and the rise of discútala payment apps you'd think this would be easy to do , not to mention they charge $10 for me to make it easier on them to get my hoa payment , no more checks , but what ever if it means not having to send another check fine) Rant: Currently there was the above issue and there was some miscommunication with the plumbing vendors used by Paragon for my building , apparently the plumber I was initially given information for in April is now on a do not use list (paragons shit list ? Lol), it's odd the plumber has awesome reviews on yelp and google. The plumber I was referred to today doesn't great reviews ... Anyway, the issue sounded like something I was going to have to pay for and expressed I was opting for the better reviewed plumber ... I was told he was on a "Do not use list". This means that he is not allowed to work on our communities. " I wasn't aware I had to ask for permission for who I want to hire to fix an issue in my unit which I own! if the problem isn't building related (which seems to be the case) then what is the problem? The plumber they want me to use seems kinda expensive too. A couple years ago I had a similar situation with an electrician contracted by Paragon who was charging damn near $400 to "replace" an exit sign my movers knocked over ... tbh looked like he just reattached the old one , I still see the scuffs , but that's just my opinion. Anyway, my point the companies I've seen contracted by Paragon charge so much money! Are they getting a cut or something !? Lol that can't be good for HOA reserved funds . An awful management company, after dealing with their inefficiency for about ten years, I had it with them. Their turn around is awful, we have had three reps in about ten years. Our current rep is terrible at following up but great at adding fees. The receptionist is equally awful. They are unmannerly and unprofessional. I wish my building will switch to another management company because I'm tired of Paragon's lack of professionalism and ineptitud but apparently most managements companies in the Long Beach area are just as bad. Paragon has never been easy to work with, but recently they have been trying to bill me for plumbing work that was done in another unit in my building. When I tried contacting our manager, Lilia C., she was incredibly rude and unhelpful. When I tried to explain to her that she had the wrong unit, she completely ignored me and told me that it was not her problem. She also refuses to answer my calls or call me back to resolve the issue. When I called to speak to the manager of Paragon, I was told I could try emailing and that no one could help me. Paragon has a terrible reputation around Long Beach for a reason. Believe it. read more

The worst management company you could ever work with. Lived in a condo that has been "managed" by Paragon for years and they have completely destroyed the complex through their mismanagement and lack of care. My husband joined the HOA board so we could have more access to information about the funds that Paragon would not share with the homeowners. They repeatedly got "quick fix" repairs instead of long term actual repairs which drained the reserve. They wouldn't respond to voicemails or emails and even going into the office they always claim the person you are looking for is not there. They are the most unprofessional company I have ever interacted with. When we sold our condo, we told our neighbors they need to do whatever they can to get a new management company. We almost couldn't sell our condo because of how bad the reserves are which seems to be a common trend with all complexes that Paragon has sunk their claws into. DO NOT USE THEM! read more

We own a unit that Paragon manages and even though our HOA fees are paid on time our manager with Paragon does not follow through on fixing or maintaining the property. We've been waiting for clean up from a paint job that wasn't even supposed to happen as our building was painted by mistake. I've contacted Catherine three different times since last year 2021 to have the paint sprayed all over our windows, sloppy paint around our original wood door and damage to the wood entry way cleaned. We have a broken back gate that rarely shuts that transients are wandering into our property and stealing packages and setting up camp by our laundry room. The laundry room is disgusting and dirty and machines are not maintained or cleaned. We live below a unit that has an un-permitted wood floor that squeaks all night so we haven't had much sleep. (Our HOA bylaws do not permit hardwood floors in upper units). Every time we've called and sent pictures for issues and maintenance requests we are treated as a nuisance and the problems are never fixed. Run from this company and choose another if you can to manage your condo. All the other reviews are correct, this company will not take care of your property and is a headache to get anything done. You will be doing all external maintenance yourself while this company puts money in it's pockets. read more

My post is to say thank you very much and show my appreciation to HOA of my relatively new property (just a year). I have few minor issues to ask a help during a year (such as free duct cleaning, parking for my roommate and so on). Every time a had quick and polite answer and, of course, help. But recently all homeowners nightmare happened to me. I had a leak in kitchen with wet cabinets and next door neighbors kitchen property destroyed! Thank you Cheri personally and Kathy, too. I had repaired pipes and new cabinets all according the agreement (HOA cost). Not a once I had an impatient answer over the phone . I have heard people complaining about HOA associations. I lived here for 7 months with my boyfriend. We got a release of tenancy last month around the 16th. We have had so many problems with these people since then. In California it is LEGAL for landlords to release your tenancy for no reason if you are on a month to month lease, which is what they did to us as well as our neighbors next door. Currently, my complex has 3/7 units rented. I don't know why they are kicking people out, but it's horrible. Being forced to move for no reason is horrible, but at least we do not have to deal with these people. We saw Jeanine ONCE in our 7 months here. To sign the lease. I called Jeanine last Wednesday to set up a walk through inspection. No response. I called her again and she said "well, the time you told me worked for you on the phone doesn't work for me" Okay... so you just never called me back to tell me that???? We could have rescheduled. So we finally came to a time that worked for her although very inconvenient for me. 8:00 am today. Mind you I have work at 9:00. It is now 8:41 and she still hasn't shown up. We called the phone number listed online and the lady we spoke to said management would be calling us back, it was listed as urgent. No call. It's been 30 minutes.. Just don't rent from these people, unless you want to get kicked out and mistreated for no reason. The people who run this company are irresponsible.. Recently I have had two clients that I have sold properties to, one is a condo building on Mendez Street and another is a commercial mixed use condo building on 4th. They have shared their recent experiences with Paragon. And I am sure that they will put in their own reviews of their experience. I am also the President of one of the HOA's that Paragon Equities does the property management for and off course, I own one of the units in this building in Alamitos Beach. In all fairness to property management and HOA, they are a necessary evil. In past experiences there are good property management companies and there are really bad ones. If you really want a top notch one, well the HOA and each individual owner pays a big HOA monthly fee. And most people do not want to do that. So the choice becomes slightly compromised. I think it is more important that people realize it is HOW owners/tenants & the manager with Paragon deal with each other. I work with Stephanie Aiello with Paragon and she is wonderful. She is efficient. Well knowledgeable in property management and she and I and our board have a good relationship with her and thus with Paragon Equities. Paragon took over after our HOA was self managed. And it was important that we hire a property management company. So far they have done a good job. But it is because of the individual manager who handles our building. Having said that, I have experience as an condo owner, some delays with paper work. For example presently, I need an invoice for my unit so I can pay the HOA dues for 2015, which I do every year. I have asked for it multiple times via email, phone call and thru my property managed assigned to me and I still don't have it. I know it will come. Although it is a slight inconvenience, it is not a deal breaker to me. Nor does it make them 100% inefficient. read more

Liars and crooks. I am a homeowner who has had a terrible experience trying to get repairs done in my home after a water intrusion. They sent a person to do drywall repairs, fix door frame, base boards, replace a bathroom cabinet and re-install an existing granite counter top with the sink and faucet. 1) Drywall repairs - 2 large areas were repaired and painted. If you look at the wall, you can see the clearly defined outline of the patchwork. Said they would fix it, but now refuse to fix it. 2) Supposed to fix a broken tile and replace. While removing the broken tile, he damages the adjoining tile. I'm supposed to accept this. 3) Door frame. Replaces moldings but breaks one side. Probably 4 inches in length. Says he will fix it. I tell him replace the wood. He goes ahead and glues it, and spreads glue everywhere. Attempts to paint it, and it looks like a 3 year old's work. I did not have a broken door frame, but I am now supposed to accept this. 4) Screws up paint around door frame, but is not going to fix the damage caused from making repair. 5) Bathroom counter. Told him repeatedly this was a custom vanity. No, pick out something from stock. The stock vanity will not work with the existing granite. He didn't even grasp that the vanity and granite must match up. So to save a few dollars and put it in their pocket, I am supposed to now accept this. They have now cost out HOA at least $700 more to purchase new granite. But no one seems to care their person made a serious error. They don't hold their vendor accountable. Instead I am told to just eat it. 6)Paint and glue left on my hardwood floors. Why am I complaining? 7) Broken piece of wood baseboard. Re-installs it, crooked. Hopefully paid double for that repair. 6) I asked for a competent repair person to come in and finish the work, trying to mitigate future damages. Especially after seeing Paragon won't take ownership of bad workmanship and get things fixed properly. I inform Paragon I will not let this person come in to do any additional work because everything he touches, he makes additional problems that Paragon will not stand by. So, I get a letter telling me they won't do any more work and I am financially responsible. The kicker is the HOA board sent this letter. So, either the board did not get all of the information from Paragon about the terrible work their vendor did, or they are as crooked as Paragon. A reputable company would say the work done is not adequate and we will make it right, but Paragon doesn't work that way. Now I have retained an attorney, which will cost everyone a ridiculous amount of money because the tried to cover up their poor business practices. UPDATE! Unfortuntaely it took a bad yelp review and a lil over a month for Jeanine B. to finally respond. Informal, yes, but its a step forward. In response to the "air conditioning question", is that, it was just a question. It wasnt a a deal breaker or else we wouldnt have filled out an application. The fact that there was never a professional follow up was the cause of my bad review. Also we said that we would be willing to pay half the aircondition installation of 5k over a 2 year lease "IF" the owners were up to it. Mind you that would of been a few bux over $100, but what can i tell you, we're angelinos, we haggle (; . Either way a simple response would of been nice. Now we expected there to be other applicants, and that there might be better option as in ANY rental app, but given that both our fico scores are between 730-770, that my husband ALONE makes a lil over 3 times the asking monthly rent, that we've never been evicted or filed for bankrupties and have a good chunck in the bank due to a house we just ourselves sold, im not quite sure how we are not a qualified rental applicant. Either way a simple response would of been nice. Im more than happy that the HOME OWNER had a better applicant than ourselves, and i only hope that the home owner and new tenants receive some sort of professional service AFTER theyve paid Paragon Equities. Paragon Equities is a not a competent management company, do not hire them! They failed to perform their management duties and are not a professional company at all. Several issues my association had with them included: Very minimal communication, would not follow up in a timely matter or in several instances not at all, presented incorrect financials month after month or would be months behind, unprofessional staff, quarterly and annual meetings were never initiated, would not upkeep the property, get quotes or follow up with vendors, unable to write and/or edit letters, rarely attended meetings and sometimes would not provide the board with meeting packets, had no idea why unit ledgers were off, often gave bad advice or no advice at all, etc. The most important complaint is that after ending the contract with them, they took money out of our account without authority! We didn't lose the keys. We paid 75 dollars for keys when we first moved in six years ago. The HOA told us it was a deposit. So if my roommates moved out, they could return the key and get their money back. Paragon's words. But fast forward, they change the locks, charge us 75 dollars AGAIN for new keys! So basically we just gave them 75 dollars for nothing and now they took an additional 75 dollars for the new keys. **My guess is that they will probably keep changing the locks every so often just to mess with us and get more money. It's so messed up. Crap customer service, bad communication, no care for any of us. Its strictly business with this company. ******* ALSO as a tip for anyone looking to live here or perhaps buy a unit. DON'T. Just Run. GO. They have the most stupid rules at this place. You can't do anything to make it your own. Even if you own it, you don't. Some examples are: you can't dry clothes or towels off your balcony. You can't put your own screen door on your own door (you can only choose between two ugly looking ones), also your curtains have to be white. So don't even think about getting nice looking ones. Drove 15 mins back to office when they provided me with a half ass apology and two more pairs of keys bc now they weren't sure. Came back to the property bc I wanted to see the apartment. Neither of those sets worked either. So thanks paragon equities for wasting time and gas and patience. They even had the audacity to ask if I went to the right place-- I've seen pictures and recognized it right away. They were trying to shift blame from their own fucking incompetence. I rented a property from paragon equities for two years until I recently purchased a home. I had excellent experience with the their team. They were very good with responsive to my needs. They were flexible and prompt with my few request for repairs. I had a couple plumbing issues but they took care of it the following day. I could not ask for a better property management team. These people are terrible. Its 2017 and I still can't pay my HOA dues online. They still use genetic receipts from staples. I really don't know how they're still in business. I'm finally able to use my lawyer that I keep on retainer (which is not good) because the manager of my complex told me in email that I was in the clear to rent my property and even emailed me the documents to fill out and asked where she should send all future correspondence. Couple months later here we are communicating through lawyers because Lilia lied to the board and said she never had a conversation that I must have spoken to a receptionist. I bought a triplex 3 years ago, and i kept the same management company as the previous owner, thinking that would be beneficial...NOT. Paragon Sucks. They suck BAD. If you are a property owner contracting Paragon will cost you money. STAY AWAY. First the good things about them. They hire ok tradesmen. I never had a problem with the work of a tradesman they sent to my place. Paragon acts quickly when you actually have to evict a tenant in court, they hire great, reasonably priced lawyers (never mind you are evicting a turkey they found for you). Lastly the transition to my new management company was much less painful than i feared it might have been. Be warned they have a goofy 45 day advance notice clause to end your contract with them (not 30 days) when you decide you want out. Now the bad stuff...settle in... The statements you get from them are bizarre (as someone else pointed out). Their accounting practices leave you thinking you are getting scammed somehow. They have a janky clause that if you sell they will be your realtor. They sold me the place...i was supposed to get the tenants deposits, but I had to call incessantly until i got the deposits...i was also supposed to get that months rents...but OOOPS AGAIN...teehee...they weren't aware of that either. At least half the time I never got my god damn monthly statements...sometimes i had to call the main accouting guy who seemed like he was in a mental haze. I started writing him or calling him directly when I didn't get my statements, and in true paragon fashion he would just blow me off and hope I would go away and quit bothering him. Paragon happily replaces door knobs and windows and screens that your tenants busts on YOUR dime as the property owner...without doing even a minimal amount of questioning. A very paragon moment was when i happened to be at my place mowing the lawn...and I noticed one of my units was empty...HOLY SHIT...a tenant had moved out in the middle of the night! I called jeanine and she said...OH YEAH...UH THAT...I UMM...LOST YOUR NUMBER...how the hell do you lose a contact number??? How about mailing a letter? how about an email? That now empty unit took Jeanine TWO MONTHS....TWO MONTHS to rent...my new managment company gets me 10 potential tenants in two weeks! If my new managment company can get 10 potential renters...I know it isn't neighborhood holding me back...it was the ridiculous excuse of property management company. When I would get an applicant, it always seemed like it was the first applicant with a pulse...just lazy. No effort at all to find quality tenants. My washer and dryer are owned by the WASH company. I advised Jeanine of this...but she sent out a repairman ANYWAY to report back that the washer and dryer belonged to the WASH company, and he couldn't touch that...and oh...by the way...the charge for his house call was $100. I had a really bad tenant (That Paragon found for me...) that chronically paid rent late...The last thing I wanted Paragon to do was give her a 30 notice to get out. I have attached a JPEG of the letter Jeanine sent me asking me not to get rid of her...EXCUSE ME???? Are you working for me, or for the tenant? Jeanine says she was "occaisionally" late on the rent...Occaisionally? Every. Damn. Month...Who gets rid of a good tenant that pays on time...not me...that's why I wanted to get rid of her. Then I get this stupid ass letter asking me to reconsider...WTF? Who does that? This "good tenant' ended up being a professional tenant that took me 7 god damn months to get rid of...7 months of lost rent...and thousands in lawyer expenses...THANKS JEANINE! Today my mother and I had a nasty confrontation with a lady named Jeanine. We had a misunderstanding about the rental agreement and she had asked us for twice as much rent plus deposit. They told us that they don't go by credit but proceeded to ask us for a co-signer which was another $30. So in total we spent $90 just for our time to be wasted. When my mom and I went to speak to this lady, she had came out and looked at us with disgust. She got rude about our co-signer saying that they had barely accepted his application to help us out. She said that she was helping us out by asking us for 2x rent and a deposit. The apartment was also in a nasty area over on Raymond and Anaheim. Worst property management company in the Long Beach area! The staff members are incompetent and rude. They do not return phone calls or respond to their customers. They always seem to hire a bunch of terrible contractors if repairs are needed. They are way too expensive for HOA monthly costs compared to their competitors. Save yourselves some grief and steer clear of these guys! read more

I truly wish I could give no stars. Paragon is totally useless when it comes to property management. They are extremely non-responsive when situations arise. I had an issue of a leak from the bathroom in the unit above mine that did damage in my unit. It took them 3 months to contact me - after I had already taken care of the matter myself. They asked that I send them my invoices for the work that I had done so the insurance could reimburse me, which I have done and I have not heard one word from them. They come to take notes at our monthly HOA meetings and they are supposed to send minutes to all the homeowners, that never happens. I could go on and on but I think you get the idea. read more

Since I've lived at my condo and dealt with Paragon Equities, I've had nothing but the most positive experience with Barby Young. She has always been professional,courteous and sincere whenever I've had a problem. Living in an older building, there have been many problems and Barby has returned my calls and emails promptly.
