My building now has a new roof, the pipes where reworked which fixed the eaks, and the pest are none existent. I would have to say the only down fall is that sometimes it can be hard to get in touch with the group via phone, but they are always quick to respond Via email. Cleaners came 3 weeks after move in & vacuumed, mopped the floors, cleaned toilets and changed trash. They were there for less than an hour. After move in, they changed my house number. No notice was given, no lease amendment was signed prior to change. I found out when I got back from visiting family. I then was told "It's not a big deal just call the companies to get everything fixed on your bills". it took an entire morning (4+ hours) to get things fixed, with no compensation. I still do not have my mail key and I have been here 3+ weeks. Every time I ask, they tell me to go to USPS & it's not their responsibility. I went to USPS and they did not have the keys which I told were dropped off. Still no mail. Overall, not a great first impression. I am military & move around a lot. I would not recommend this property management to future movers. I love the builder, Maurice. He is very kind & attentive, he's actually assisted more with the utility switches than anyone. The place is great, minus all of the things listed above. Moving across the country starting over again at a new duty station, this has been less than ideal. Very much added stress that could have been avoided. I believe they moved me in way too early. ******** Within an hour of posting this, they did reach out to me and were incredibly professional & attentive to my feedback. I was assured it was taken seriously, so I do believe these issues will be completely resolved for the next tenant.

After six years in the same home, SmartEgg tried to charge me for a long list of "damages" but never provided a single receipt, invoice, or proof of actual repair costs, even though Texas Property Code requires landlords to show real expenses when withholding a security deposit. Instead, they only sent me an unsigned estimate and tried to deduct over two thousand dollars, including charges for paint and flooring that clearly fall under normal wear and tear after so many years. It took weeks of pushing back, stress, and going back and forth before they finally backed off their own charges and agreed to "call it even." But it should never have escalated to that point. The entire process felt like I had to fight just to protect my rights under the law. Before you fall in love with a property, make sure SmartEgg isn't the management company behind it. My experience was that they were unresponsive, unwilling to follow basic deposit laws, and far too quick to blame ordinary wear and tear on the tenant. I would not rent from them again, and I hope this review helps future renters avoid the stress I went through.

Properties are barely inspected when tenant's move out and never inspected during the lease. We were constantly requesting pictures of the property and updates on the condition of the property and only getting minimal information and blurry pictures causing damages to go unreimbursed to the owner. Licensed contractors were rarely used causing unsafe conditions for our tenants and we recently discovered overcharges on repairs by their "handymen". They are good about finding renters who consistently pay on time, but the damage to the property due to tenant's lack of basic maintenance required and the management company's refusal to check on the property occasionally during leases has been been very costly. EDITED: Emails to prove that costs were never the main determination on whether to do a repair. SAFETY and necessity were taken into consideration in addition to costs as well as the RECOMMENDATIONS of the management company. Only dealt with Greg if there were issues getting communication with our assigned account manager, which were CONSTANT (again-can prove in emails!).

The following day I emailed our point of contact Tristian and they responded not with grace or compassion but with sheer hate stating we'd have to pay for a re key and for extra days of possession. We noted that the trash cans were by the curb and that the deadbolts were locked. They denied moving the trash cans or locking the deadbolt. I was distraught because I hadn't been to the property but I know their agents were entering the property. (sidenote: they were entering the property without notifying us, I assume because we told them it wasn't our primary residence). When I called Tristian all I got in return was attitude. I requested to speak to a manager but they said I'd be directed back to them anyway and hung up on me. Which is insane. I've never hung up on a customer. I wouldn't expect to have a job if that was a practice I participated in. We finally gained access to the property on the 1st midday after having a panic attack about being charged for extra days of possession etc (with 0 help from the management company) I wholeheartedly expect them to find a way to take my entire deposit. Long story short - this company is trash. The house we rented turned out to be in a crime ridden area. If you are signing a lease here be warned.
