Had a few instances with the water heater, the disposal (of course). and a toilet float which were efficiently addressed by the maintenance crew within a few short hours of calling in. Any time I would call into the office for maintenance, or questions regarding the move out requirements, etc. the staff was always attentive, friendly, & quick to respond. Moving out was easy as 360 Properties have predetermined cleaning & pest vendors who are also quick, courteous & sensible from a cost perspective. So for that I am grateful that Austin Park Avenue Property Management was able to help us out. During the three years we were there we had little to no contact with the actual landlord. We mostly delt with her assistant. Julie (the assistant) was the best part about living there. She is super helpful and just an incredible person. Anything we needed she helped us out. One of the team member whom I've had the pleasure of working with over the years is Valerie Tillery. Valerie is very knowledgeable in real estate and property management. Whenever I have a question regarding my investment property, Valerie always responded quickly with clear answers to my questions. I've always felt that Valerie takes her time to make sure that any concerns or issues I have about my property is well addressed. Under her management, my rental property was never vacant for more than a week or two between tenants. That's just the time it takes for the crew to get the house ready for the next tenant. We usually have a new tenant signed a rental agreement before the old tenant moved out. My investment house have been cash flowing nicely since my purchase. I enjoyed working with Mars Hill Realty so much that I'm in the process of closing on another property in Georgetown, Texas for them to manage. Aside from Texas, I was also looking at Florida for my second investment home. While the housing prices in Florida is comparable to Texas, the cost of investing in Florida is cheaper than Texas because they have lower property tax. So why didn't I invest in Florida? Because Mars Hill Realty does not do business there. There's no property management that I trust more than Mars Hill Realty. In fact, it was Valerie who introduced me to the neighborhood that I'm buying my second investment home in. Little did I know the home had not been cleaned in two years, and was *told* the woman who had decided to live in it prior to me changed her mind. Now I understand why. She demanded I clean the house before I leave (although it took two days of maids fees to get it clean) and asked for a $1500 deposit. She refunded $900 due to "over the time limit for managing." I even sold the home to a good friend and made commission for her and the real estate agent. She also insisted that I allow the "attorney" into the home to view items inside since the house was in probate. I returned home to 23 boxes moved out of closets and a broken piece of art. It still has not been replaced. Her name is Adrianne Burke.

Do not rent or live in any property under their care. They are shady! They hire a general and shity…read morecontractor (of which i have personally spoke to and he admited to this) that does not know what he is doing most of the time. The general contractor will charge $50 for the call and basic fix, trinity then charges the homeowner or the renter $200 pocketing $150. And the problem doesn't get fixed or temp fixed cause they did a shity job. We had gas leaking into our oven that raised them temp to 500 degrees. had to unplug our over and have gas leaking in the kitchen. We could not get a hold off them as they do not have an after-house number or emergency. I had to call the homeowner and he was able to get a hold of them and direct them to call us. When they did ask us "if it can wait till Monday," we said no and had to threaten to call 911. We have had the air conditioner die on us every summer for the 3 years I was there putting my pets and children at risk (fall of 2020-summer of 2023). We sent in numerous rodent complaints that never got taken care of. We had termite and carpenter ant infestations. Water coming up from under the tile in the kitchen. And the piece de resistance we had MOLD. of which we brought up numerous times. No adequate ventilation in the master bathroom or room coupled with a leak from the tub upstairs grew mold on the master room ceiling. when they sent in their "contractor" he out his finger in the soft spot where the mold was pulled it out and said there was no mold. It was freakin visible and growing. Then same "contractor" wanted to cut it out of the ceiling above my bed with no safe precautions. Mind you in pregnant. we moved out because of them. Luckily i was on good terms with the homeowner and went through him before going to the management company. I warned the owner that this company is not taking care of his investment and home. He agreed and chose to stay anyway. When we moved out they tried to nickel and dime everything out of our security deposit. I highly recommend renting a home from another property they will ignore the renter, not fix anything, and try and keep your security deposit for things that you paid for or did to make the home move-in ready for the next tenants. Homeowners do not work with them they do not look after your investment and let your house fall to ruin. Where they hire a shity contractor to do a job that is "fixed with duct tape" and then charge over 3xs what the contractor charged them for said duct tape. They are cheap and will "fix" things multiple times before you have to hire your own contractor to fix it right the first time. not worth it.

We had five showings, two unqualified buyers string us along for two weeks to not get approved for financing, and then silence for months. We had to ASK for another price reduction with 42 days left on the market, but It was too late at that point. No one is looking anymore. Our listing expires in about 10 days and still silence!

I lost my Husband to cancer almost two years ago and I was trying to move a little closer to my Daughter and grand and great grandchildren. It,s very hard to sign your house over to someone else if you don,t know where you are going to land. He said he'd find me someone here in Austin that I can trust. This turned out to be Steve Shire. The things that I liked most about Steve are: 1. He is very accessible. That was big for me. From previous experience with another guy, I realized that I wanted someone who would constantly keep me updated on our progress. In fact, when I mentioned this to Steve, he told me that if there was any issue it would be that he would provide me with too many updates. That, to me, was a good sign. 2. He is thorough. He took the time to explain things to me, and he seemed generally interested in actually helping me get the best deal I could. I didn't feel like I was just another transaction. I felt like he enjoys helping people and he offered me suggestions and ideas for ways to save money on any future work that I have done to the place. 3. He is a martial artist and has helped a lot of others find a gym. Obviously this won't apply to many people, but if anybody else is looking to open a gym, it's nice to know that you're working with a guy who understands the ins and outs of what you need in a space. In the end, I got a great deal on a space close to my current location. Everything worked out perfectly.
