We moved in right when Covid shut things down, which was hectic for them. The previous tenants moved out a week late, and we moved in 2 days early, so they did not have time to go over the property and fix what they normally would have before we moved in. That led to more maintenance requests on our part that wouldn't normally have come up, but EVERY TIME, they were extremely prompt and very nice about sending someone. We actually felt bad about needing so many things taken care of, but everyone has been so nice! The house was very thoroughly and extensively cleaned and disinfected before we moved in, which was very reassuring. We love the house, the neighborhood, and the management we've dealt with on every level. On our part, we have replaced a couple of small things like the mailbox and the doorbell as a show of thanks. We make sure to pay our rent early each month. It is our belief that others will treat you the way you treat them. They are human and sometimes mistakes are made, but our experience has been nothing but positive.

They have an easy online portal for putting in any requests and they respond quickly. This last week, they went above and beyond. We put an emergency ticket in because our AC failed during 105 degree heat. Vince text us only 10 minutes after we put our maintenance request in and within and hour (on a Friday evening after hours!) he had someone on site at our house getting it fixed! He followed up every step of the process to make sure it was fixed. The last house we rented the property manager was unresponsive and disorganized so we didn't know what to expect going into our new rental. But Trinity has been excellent when it comes to responding to anything we need! Highly recommend them. We love the house we are in and the fact that Trinity has been such a great experience, we'll likely continue to renew our lease. It's rare to find a great property management company!

Let's start with the ENTIRE property infested with roaches, I found out the hard way after I had already moved all of my belongings in AND after I asked 3 timed before my move in date for the unit to treated. Also, once I received my keys there were still vendors in the unit doing work on my move in day when I communicated, I was having cleaners come the moment I got keys, so they delayed my cleaners. After my cleaners finished, they came back into the unit and destroyed everything my cleaners did. Now getting into after I have moved in there were roaches and a 20 plus Items list of things wrong in the unit, how do you have vendors in the unit at the time of move in and the unit still isn't ready for a move in mind you the previous tenant was in the unit for 18 YEARS (find out through maintenance) the damage that was done horrible. There was water damage in the bathroom cabinets, walls, base boards, the kitchen cabinets weren't even aligned properly, no hot water, cabinets were stained orange, blinds missing the covers, toilet wasn't connected or caulked to the floor, the shower drain was painted over and corroded, the list goes on. When I called to talk to the property manager, Jessica, about the disgusting condition of the unit the first thing out of her mouth is "we can let you out and refund your money". No apology, no what can we do to fix this, no option to transfer to a different unit just, you can leave. She only fixed her tone after I asked her this is the way you respond to someone who has just spent money to move in. After that she said they would fix the issues because I did like the unit if they were able to fix the problems, 2 weeks go by and nothing, but pest control was done out of over 20 things to fix I just said I'll leave. Now I have moved and spent more money to find another apt and after being told my refund would be expedited and received by me with 24-48hrs after I move out and its going on 3 weeks ago, I have received nothing, not my check, not a proper update, NADA! If you want to be treated as if you and the conditions of which you are supposed to live do not matter this is the place to be. I would never in my life ever recommend living here even to my worst enemy! Downtown living is not worth the bs they provide or should I say lack thereof!

The rental flooded multiple times and Rave NEVER CAME OUT TO INSPECT the damage. They are awful. DO NOT rent a property from this company. DO NOT hire this company to manage your property, they don't care about your interests or your property. After moving out of the rental, the owner of the rental told my old neighbor they were "trying to remediate the mold so they wouldn't have to tear down the house." Here's the kicker: we hired a cleaning service, a yard service, and made sure the house looked sparkling clean when we moved out. They not only attempted to keep my deposit they were going to charge me $4000 for repairs. Luckily the owner of the rental said the house looked great and urged Rave to refund my deposit. They gave me about 60% of the deposit back. These people are dishonest, unresponsive, and shady. Do not use this company. Do not rent from this company. Do not hire this company to manage your property, it will fall into disrepair.

I love the fact that they are proactive in recommending repairs to various parts of the house before it becomes very expensive to fix. In addition to the superb service they provided me, they have a top notched team who treats me like family. Everyone is very professional, respectful, and caring. One of the team member whom I've had the pleasure of working with over the years is Valerie Tillery. Valerie is very knowledgeable in real estate and property management. Whenever I have a question regarding my investment property, Valerie always responded quickly with clear answers to my questions. I've always felt that Valerie takes her time to make sure that any concerns or issues I have about my property is well addressed. Under her management, my rental property was never vacant for more than a week or two between tenants. That's just the time it takes for the crew to get the house ready for the next tenant. We usually have a new tenant signed a rental agreement before the old tenant moved out. My investment house have been cash flowing nicely since my purchase. I enjoyed working with Mars Hill Realty so much that I'm in the process of closing on another property in Georgetown, Texas for them to manage. Aside from Texas, I was also looking at Florida for my second investment home. While the housing prices in Florida is comparable to Texas, the cost of investing in Florida is cheaper than Texas because they have lower property tax. So why didn't I invest in Florida? Because Mars Hill Realty does not do business there. There's no property management that I trust more than Mars Hill Realty. In fact, it was Valerie who introduced me to the neighborhood that I'm buying my second investment home in. My experience as a property investor has been really stress-free with Mars Hill Realty managing my property. If you want a property management company that takes care of your property as if it's their own, you should consider working with Mars Hill Realty. I promise that you won't regret it.

I own an apartment and rental home locating company and it is super frustrating the way all of these property management companies operate EXCEPT GDAA!!!! They run business the way it is supposed to be run. I speak almost daily to Stephanie, Elizabeth and Lizette! These ladies are top-notch! They keep me fully informed on my clients so I am always kept in the loop and I know they will be taken care of properly. They never hesitate to take my calls and look up information for me so I can better help my clients. So, for that side of property management, it is my go to company to find rental homes for my clients. These other companies will take thousands of dollars in application fees, then cherry pick one and keep everyone's fees! Not GDAA! They only keep your fees if they process your application. If you are a back up and they don't get to you then they can transfer your application to another home or refund you! This is the way business should be run. They should be the role model for anyone in property management. There are companies out there that are profiting on application fees. BEWARE of who you rent through. I would not go anywhere except to GDAA if I were you. As for the landlords who are looking for a management company, these guys run a tight ship! Their qualifying criteria is available to be read on their website. They stick to their guns. You can also decide how you want to modify what is acceptable to you. You can sleep with ease knowing they screen for well qualified applicants. I also know how much effort they put into their listings, walking homes, taking good pictures, making sure make readys are done properly, and their marketing. Issues like central A/C being out for 3 weeks in the middle of summer, busted pipe with NO water for 3 days, charging for tree branch clean up when I was told previously it was covered as a weather event. I asked for 1-2 nights hotel when I was without A/C and water and they refused. They also gave out my number to vendors who were trying to reach them. This went on for 2 years. I just received another call today and I no longer reside at the property. Tenants beware!
