We moved in right when Covid shut things down, which was hectic for them. The previous tenants moved out a week late, and we moved in 2 days early, so they did not have time to go over the property and fix what they normally would have before we moved in. That led to more maintenance requests on our part that wouldn't normally have come up, but EVERY TIME, they were extremely prompt and very nice about sending someone. We actually felt bad about needing so many things taken care of, but everyone has been so nice! The house was very thoroughly and extensively cleaned and disinfected before we moved in, which was very reassuring. We love the house, the neighborhood, and the management we've dealt with on every level. On our part, we have replaced a couple of small things like the mailbox and the doorbell as a show of thanks. We make sure to pay our rent early each month. It is our belief that others will treat you the way you treat them. They are human and sometimes mistakes are made, but our experience has been nothing but positive.

We have rented from several other companies and have never experienced anything comparable. Their response has done little more than reinforce my original review. Still a nightmare of a company. Company provides poor communication until they want something from you. We left our rental spotless and they still took out over $400 for cleaning fees. They have an easy online portal for putting in any requests and they respond quickly. This last week, they went above and beyond. We put an emergency ticket in because our AC failed during 105 degree heat. Vince text us only 10 minutes after we put our maintenance request in and within and hour (on a Friday evening after hours!) he had someone on site at our house getting it fixed! He followed up every step of the process to make sure it was fixed. The last house we rented the property manager was unresponsive and disorganized so we didn't know what to expect going into our new rental. But Trinity has been excellent when it comes to responding to anything we need! Highly recommend them. We love the house we are in and the fact that Trinity has been such a great experience, we'll likely continue to renew our lease. It's rare to find a great property management company!

(See their BBB complaints) Multiple fire safety and personal safety appliance concerns opened over three months with nothing but excuses and finger pointing instead of resolution. Unit was dirty, had to pay to have it cleaned, multiple items broken and rusted and unsafe. Had to replace the microwave ourself, never removed broken microwave. Management pushes to maintenance, maintenance makes excuses or sends random people who create one problem to solve another. Maintenance lies to management, there is zero accountability. Absolute worst management company I have experienced. Would never recommend. I wanted to edit my review, as of now, almost five months and EVERY SINGLE Kitchen appliance now has an open issue. Microwave, Stove, Dishwasher...with NO resolution.

Although this is a brand-new community, several rental homes have had overgrown weeds, poorly maintained landscaping, and yards left unattended for months. Parking rules also appear to be inconsistently enforced, with vehicles regularly parked on or blocking sidewalks instead of being kept in driveways. Communication has been equally frustrating. We have contacted the HOA multiple times about these concerns but received little to no response. Devon, in particular, often leaves messages unanswered or takes weeks to reply. Neighbors are unhappy and submitting a petition with photo evidence and grievances to share with Lennar regarding the HOA. Homeowners have made a significant investment in this community and should not have to repeatedly pursue basic maintenance, parking enforcement, and communication. We have now escalated our concerns to the City of San Marcos and contacted local authorities ourselves regarding code and parking violations. A new community should not already appear neglected, and PMP Property Management needs to provide more consistent oversight and timely follow-through. Trash & Community Standards: Garbage collection day has already passed, yet trash carts remain stored outside in driveways and along the front of homes throughout the community. This does not appear to be an occasional issue--carts are routinely left visible well after collection. There seems to be little to no enforcement of basic community standards regarding trash-cart storage. Combined with overgrown landscaping, weeds, and parking concerns, it gives a brand-new Lennar community an unnecessarily neglected appearance. These are exactly the types of issues an HOA/property management company should be consistently monitoring and addressing, rather than requiring residents to repeatedly report them. I am going to continue to document and take photos until things are addressed, and I will continue to post and if things do not improve and contacting Lennar with our concerns as well, Very disappointing.

They have done a great job responding to the tenants need and keeping my rental house in top shape. I love the fact that they are proactive in recommending repairs to various parts of the house before it becomes very expensive to fix. In addition to the superb service they provided me, they have a top notched team who treats me like family. Everyone is very professional, respectful, and caring. One of the team member whom I've had the pleasure of working with over the years is Valerie Tillery. Valerie is very knowledgeable in real estate and property management. Whenever I have a question regarding my investment property, Valerie always responded quickly with clear answers to my questions. I've always felt that Valerie takes her time to make sure that any concerns or issues I have about my property is well addressed. Under her management, my rental property was never vacant for more than a week or two between tenants. That's just the time it takes for the crew to get the house ready for the next tenant. We usually have a new tenant signed a rental agreement before the old tenant moved out. My investment house have been cash flowing nicely since my purchase. I enjoyed working with Mars Hill Realty so much that I'm in the process of closing on another property in Georgetown, Texas for them to manage. Aside from Texas, I was also looking at Florida for my second investment home. While the housing prices in Florida is comparable to Texas, the cost of investing in Florida is cheaper than Texas because they have lower property tax. So why didn't I invest in Florida? Because Mars Hill Realty does not do business there. There's no property management that I trust more than Mars Hill Realty. In fact, it was Valerie who introduced me to the neighborhood that I'm buying my second investment home in. My experience as a property investor has been really stress-free with Mars Hill Realty managing my property. I own an apartment and rental home locating company and it is super frustrating the way all of these property management companies operate EXCEPT GDAA!!!! They run business the way it is supposed to be run. I speak almost daily to Stephanie, Elizabeth and Lizette! These ladies are top-notch! They keep me fully informed on my clients so I am always kept in the loop and I know they will be taken care of properly. They never hesitate to take my calls and look up information for me so I can better help my clients. So, for that side of property management, it is my go to company to find rental homes for my clients. These other companies will take thousands of dollars in application fees, then cherry pick one and keep everyone's fees! Not GDAA! They only keep your fees if they process your application. If you are a back up and they don't get to you then they can transfer your application to another home or refund you! This is the way business should be run. They should be the role model for anyone in property management. There are companies out there that are profiting on application fees. BEWARE of who you rent through.
