Patrick did an excellent job throughout the process of marketing and selling my house! On our very first meeting at the house Patrick and I discussed how to give the house better curb appeal by taking out some ugly shrubs that hid the front windows and replacing them with a native landscape garden. Patrick and I then met at Lowe's. He picked out native plants and landscaping materials with me, helped me load them in my truck, drove back to my house to help me unload them, and spray painted an outline for the area we wanted to landscape. How many realtors would do all of that, especially on a first meeting? Patrick recommended and contacted a landscaper he knew to do the landscaping work at a very reasonable price and scheduled the work following my approval. Patrick came prepared to that first meeting with a listing of sold and for sale comps in the area. During a walk-through of the house, we discussed things that could be done to bring the house more up to date and make it more marketable. He made some very good recommendations at that time. A few days later Patrick came back to the house to meet with me and my interior designer. We all worked together to brainstorm ideas for improvements that were within my budget and would result in the most bang for the buck. This included installing new counter-tops in the kitchen and bathrooms. After obtaining estimates from three counter-top contractors, I used one that Patrick had recommended and the counter-tops turned out great. Patrick had an excellent marketing plan for my house. Although I don't know everything that went into marketing it behind the scenes, I know some of the things he did. He put a coming soon sign in the front yard while inside work was happening to create interest in the property. The sign included a contact phone number for interested parties and allowed them to provide contact information for Patrick. The exterior and interior pictures of the house by the professional photographer Patrick contracted turned out excellent. He listed my house specifically in an email newsletter he sends out. He kept me informed throughout the process of what to expect. We established a listing price that per square foot was above what other area homes had been selling for. My house was listed on a Thursday and by the next Monday Patrick brought three offers to me, one of which was above asking price. I accepted that offer, but Patrick did not stop working, as he sought and received an equal priced backup offer, which I accepted after the person that made the original offer withdrew. From there on things went very smooth and the sale closed on schedule. From my complete experience, I highly recommend Patrick as a seller's agent and won't hesitate to use him again! read more
