This is not a joke...where to begin: First off, I had another realtor before Jeff. I had put down an offer on a house in the surrounding Austin area and I was frustrated with my relator at the time. I don't write many reviews; I am rather private person. But I am making an exception. For 14 years, I lived in the house that Jeff found for us. That same house we lived in for 14 years, was MLS listed for one day, and was sold at above the listing price. In the 14 years that I lived in that house, the selling price was 1.896 times what I paid for it. There is more to this story. Jeff Gifford as Buyer's Agent: As a Buyer's Agent Jeff Gifford pointed out the flaws of the houses we were visiting. Other agents probably would be more interested in you buying the first house you see just to get this over with and go on to the next client. But Jeff will look after your interests as he did when he was showing us houses. When you make your decision, it probably is the right house for you. My wife and I felt very good about our purchases with Jeff. Jeff negotiated hard to get the price down for us. But that's not the interesting part. In the latest purchase, part of purchasing process involves the negotiation for 'repairs'. The seller did 'something unusual'. Rather than giving us the dollar amount for repairs we asked for, the seller insisted that they were going to 'fix the house themselves'. This is typically 'not a good idea'. Jeff took his time and visited the house every day to watch over the repairs. I was conveying this experience to a coworker of mine recently. He had a similar situation, but in his situation, his agent did nothing, and he ended up having to repair a roof leak. Jeff Gifford as a Listing Agent: As I mentioned previously, my house sold in one day. Before my house was listed on MLS. Jeff Gifford made a list of things to fix to make the house 'move-in ready'. Jeff and his wife, Sally, also acted as "general contractor" at no extra charge. Jeff and Sally took care of finding the various contractors to do the repairs and visited to make sure the job was done properly. All I needed to do was to write checks to the various workers. There were two properties in my neighborhood that was listed before mine. These two properties had the same floor plan as my house. From the pictures, those two houses had renovated kitchens better than mine. At the night before my house closed, I checked those two houses. Neither has not sold, and both heavily discounted. One of them, was listed at a price lower than mine. The other, was discounted by $7.4K. As I have stated, those two houses looked much better than mine. At the time my house was listed and became pending, Jeff Gifford had four other properties. Of those four properties, three of them were not yet sold. One of them sold in 6 days (but mine was sold in a day). At the day of my closing, which was around a month. all of those three properties I know of are now 'Pending'. Jeff mentioned in passing that he had a total of seven listings, all of which were 'Pending'. Apparently, he got more properties along the way and sold those too. What does this all mean? If the "Terminator" movies were about real estate, then Jeff Gifford will be the one who's going utter the words "I'll be back", "No problemo", "Hasta la Vista, Baby" instead of Arnold Schwarzenegger. Jeff Gifford is one mean, house selling machine. To parrot one of the lines of the original Terminator movie: "... Jeff Gifford sells houses... that is just what he does..." After the Sale: Jeff helped me with property tax protests. I've consulted with him at twice. In one of those times, Jeff helped me win that case. In addition, Jeff knows a lot of people who can help you with home repairs. He has always offered that we should consult with him on big ticket repairs, and this is part of what he does 'after the sale'. My Open Letter to Jeff Gifford: Dear Jeff, You found us the home that we lived in for 14 years. This holds so many memories for us. You then sold this same house with such awesome mastery of your craft. You made a difference in my life; my wife, kids and I all thank you from the bottom of our hearts. Finance the new home: Check! A few weeks from closing I found myself at Dell Children's Hospital with my son, who was scheduled for an emergency appendectomy. I was going to be there for about a week. At some point I called Jeff to let him know what was going on. His first words were: How can I help? He actually went to my house to get my cell phone charger for me. While he was there he took out the smelly trash and made sure my cats didn't die of thirst or hunger. More clues that I was working with an extraordinary person. Interestingly enough, although the closings on both houses had to be rescheduled, it wasn't because of anything on our part. There were just some loose ends that had to be tied up by the buyer of the new house and the seller of my new house. Neither scenarios were deal breakers, but the delays actually worked in my favor. As Jeff says, when you have good people and good realtors (without oversized egos) working together, it all works out. He was right. Prior to the new closing date, Jeff talked to the seller's realtor and learned that the owner was willing to move out early. So he worked out the legal details, and I got to move in to the new house earlier too. The negotiations made all parties involved happy since both families were eager to move on to the next phase of our lives. He also helped me round up some extra people on moving day when there were some no-shows (you always find out who your real friends are at times like that). Move into the new home: Check! There's no doubt that Jeff will ensure that everything goes well on either closing day. Every step of the way he has simply gone that extra mile and even beyond that! While he's easy going and has a long fuse, he saves his infrequent wrath for the unfortunate fool who tries to mess with one of his clients at any step along the path. He knows his stuff, so not much gets by him, either. Jeff always has something to pull out of his rather large bag of tools when something doesn't always go as planned. All in all, anyone who uses Jeff Gifford as his or her realtor is working with an extraordinary person. Jeff is AMAZING. Jeff goes above and beyond out of his way to help you into the house of your dreams. One time he drove an hour and a half through pouring rain to show us a house (that we didn't get) and another time, the lock wasn't working on a house we wanted to see and Jeff found an unlocked window, got on all fours, and let me step on his back to jump through the window to show us a house (we didn't get that one either). He wrote us back and told us it was probably doable and that he would be happy to help, even though at that point we had not even decided to move to Austin. About a month later we decided to visit Austin so we lined up a meeting with Jeff. When we met him he had a slate of homes for us to look at, including some in neighborhoods we had not even considered. He listened well, handled all of our questions, and let us in on some inside scoop of finding a good home. We left that trip knowing two things: we were moving to Austin, and Jeff was going to be the one to find us a house. It was after we left that Jeff showed one of his best attributes. We started to fall in love, long distance, with a home we had seen briefly on our trip. Jeff checked it out and noticed that it was near a rough neighborhood, far enough away to not be obvious, but close enough to be an issue. He told us the problem and strongly suggested that we do not buy, even though he could have sold us the house and been done with us right there. Instead, we worked on expanding our search, checking out possibilities, and planning out next trip. The second time we went to Austin Jeff talked us out of buying a home that was very nicely done, but not right for us. The fiancée and I were getting discouraged and almost bought a home that was too large for us and right by a shopping center. Jeff let us talk a bit to determine where our minds and hearts were, and then he calmly reminded us that it was too large and too close to the parking lot and that we should keep looking. That was that, all the frustration and self-imposed pressure...gone. The next day Jeff showed us the house, which he informed us had an offer that the seller had countered and not heard back on, so we should not fall in love. While we were falling in love (how could you not fall in love with a 1940 stone cottage with a recently renovated kitchen and built in fire pit in the yard?) Jeff was checking out the foundation (he is a foundation expert). After we told him we had better leave because we fell in love he called up the seller's agent and managed to express interest without ringing the dinner bell. By the end of the day I had bought the house for 10k under asking price. Jeff even got an inspector to the house the next morning so we could get it inspected before we got on the plane to go back to DC. The roof needed to be replaced and Jeff had a roofing estimate in a couple of days, in plenty of time for the seller to use it with his insurance company to get a good deal. When it comes to true professionalism and a great attitude and getting a deal beyond your best expectations, no matter what side of the transaction you are on,Jeff absolutely sets the gold standard. Whenever I look at a property, even just browsing, he shows up with all the comps in the area for my review. He is ready when you are, but never pushy.He is a stickler for detail, walking through a space and pointing out the best and the worst. If you are buying, he will get your best price, and likewise if you are selling. He refuses to do both sides of a contract, even though it is allowable by law, because he feels it is a conflict of interest and unethical.
