Where can I begin. This hall is amazing from the get go. From the beginning, i want to mention the manager. Harout is an amazing person. Separate the fact that he is the manager, but as a person he is one and only. He is there from the get go. Customer service is his mission. He will go above and beyond to make sure everyone is taken care of from the beginning to the end. The hall itself is amazing. The design and vibe that you feel when you walk is something else. I cant explain it, you have to walk in to see it. came for a christening reception, I have a really hard time understanding how establishments like this stay open for so long. Food is, in a nutshell...terrible. Beginning plates already on the table are about 90% canned items. Spam-like quality. About 12 appetizies on the table and they were all insanely gross. Of course being surrounded by penny pinching rich armos, every table ate like they were starving pirhanas to get their full money's worth for the check they wrote. OH, I MEANT PIRANHAS. Happy Mr restaurant owner? Apparently the owner also has a degree in spell-checking and is more concerned about correcting grammar mistakes than improving the quality of the food, so much that they opened an account just for this purpose. Huge tomatoes came on the table not sliced. Whats up with that? Nappy olive, imitation crab slopped with mayo, mystery looking pink ground tongue looking meat, and a salad that had lime juice (hate that shit) instead of fresh lemons a few of many disasters. The football shaped fried ground beef Koftes were easily worst I ever tried. And this is one of my fav items in the armenian kitchen. It was cold, has a red paste in it and soggy; meat tasted like crap, first bite turned into the last. The A/C blasted our freezing asses throughout the night. The meats were another joke of biblical proportions. Chicken breast chunks very cold and dry; the skewers of ground chicken and meat tasted like salted bands of rubber. I really ate out of madness and starvation, but it was just a pathetic display. Only good news was there wasnt any dancing as the complimentary DJ only played soft music (thank God I cant take another week of arabic, armenian, and 30-year old turkish songs in another celebratory event I am invited to) Walking outside and seeing cool restaurants around burbank like bar and grille, cucos, boston pizzeria, fuddruckers, etc. made me borderline suicidal. Been here several times for events and I really like it. They have a very well decorated and large banquet room with a dance floor and band area. The bar is really nice and well stocked. It's a great venue for special events if you need to entertain a large group. They can handle large groups and we never had a bad experience here. I recommend it for baptisms, engagements, birthdays, and the like. read more

Came here for a Thursday Salsa Class. Paid $7 for Valet & $12 for Beginner Salsa & Bachata Class. A solo night of dancing ended up costing almost $20 which is a bit much. I valet'd because I was rolling by myself, wore heels and couldn't find close street parking. Originally I thought the first half of the class was beginner SALSA than intermediate but this night for whatever reason the second half of class turned into a beginner bachata class, kind of dissapointing. Christina taught by herself this night and I must say I'm not a fan. I felt the class was disorganized, people were talking over her, the whole moving the front line to the back system did not work and she should have had a microphone. It was hard to see particularly because of the pillars in the middle of the dance floor. Overall, I like Olivia's for salsa dancing after the class but I've been to better classes and would not recommend this one. Lucky 7 was playing this night and live bands are always a plus for me. Bartender was not very personable nor did he look the part. I think he was wearing a dirty t-shirt and jeans this night. Bartenders set a vibe for restaurant/bars and I didn't think this guy even wanted to be there. He was a heavier set guy who looked bummish if ya ask me. I had my bridal shower at Olivia and now am planning my baby shower there. The place is amazing and beautiful. Service is awesome and the food delicious. I got so many compliments from guests. Also the manager HAROUT is so sweet and accommodating. He answered all my questions and helped me with anything I needed, I would definitely recommend Olivia for someone looking for a party space for less than 150 people. This place was fun until they overcharged us on our bill and wouldn't adjust. The food wasn't even good, they take the food from the night before and serve it the next day and that's why people have gotten food poisoning. I rarely write bad reviews, but this place blows. This place is great! First and foremost the place is very nicely decorated. The atmosphere is also very nice with a great acoustics for sound systems such as DJ's live bands etc. The food is amazing. Full of endless options. Mediterranean food is the proem choice here with appetizers main courses and deserts. The service is great and the staff is well equipped with plenty if workers to accommodate a party of max of 160 people. This place is great for parties such as large birthday bashes small weddings and engagements. They also have options of chocolate fondue fountains where you can dip all kinds of goodies like pretzels, strawberries, rice crispy treats and god knows what else. I've been to many other settings like this and this place is very intimate. There is a outdoor sitting area where people could smoke and drink and also offer valet parking. If you ever have the chance to come here don't miss out. Btw. They offer salsa dancing classes Thursdays nights from 8:00pm & 8:45 and social dances from 9:30pm to 1:00am. Hands down best experience and event venue in town! I just had my graduation there and was amazed at how great their service was! From planning the event to the actual event, Haroot was nothing but helpful. They work with you in anyway possible. They make everything so simple and are so kind and pleasant to work with. You don't get that from many banquet halls. Haroot is by far the greatest person I have worked with! In addition, the food was amazing and the venue itself was perfect! Not on par with other like places. Foods that are supposed to be warm are cold, meet is chewy, they bring out only one dish for the rice and one for ALL the meet that are supposed to be divided amongst the whole table... It def gets annoying when you are dressed beautifully since your at a banquet, and you have to pass the one plate of rice around to 10 people. C'mon! Utilize all of the plates that you have! The place is beautiful, but I definitely don't like how they don't maintain the restrooms. Normally, banquet halls have someone working in the restrooms making sure that everything is always on par..but no. There were toilet paper and toilet seat covers on the floor everywhere. I just had my engagement party here. I was worried that with a guest list of 107 it would get too crowded but it didn't. The price was reasonable and the food was great. Harout, the man I spoke to regarding details of the party, was awesome! He was very, very nice and even when I drove him around in circles he met all of my needs in a polite manner. The waiters were all SO friendly as well as the security guard. The dj, singer, and belly dancer were all included. I love this place! I love the service! I love the management! This place has some of the nicest wait staff I've ever encountered. I was shooting a birthday party here and was running around like crazy. The guy in charge comes over and says, "you need to take a break. Come on over and sit at the bar and I'll make you a plate of food to eat." And low and behold he did. I was so touched. The food was pretty good. Not my favorite but still good. I loved the lamb kabob. Super juicy and yummy. I also had some really good mediterranian vegetables. The staff were so nice to my party and took really good care of them. The DJ was great and got every one dancing and laughing. I was really impressed by this place. Recently did my engagement party for 100 people here. It was a HUGE success! GREAT management, Haroot. He was easily accessible, helped me with everything and made anything I wanted possible. FOOD: DELICIOUS. And we are hard to please when it comes to food. Everything was tasty, and hot on arrival SERVICE: wonderful wait staff. Poured drinks, got anything you wanted from the kitchen and then some. Customer service is top notch. Linens, chairs, plates etc: all top of the line. The price includes beautiful linens- 3 to choose from, about 30 colors of napkins, and you can coordinate the uplighting to match your colors. DJ: can be included for a small price! They are very good. It is big enough to fit 140 easily, but intimate enough that everyone feels included and parties hard. My family danced the entire night. ALL vendors are welcome- no restrictions at all! I, who am quite the controlling person when it comes to events, had ZERO worries the night of the event. I was able to enjoy my big night and our families were able to also. If I had to do it again, I would do the exact same thing. Everyone is still talking about how beautiful the hall is, how great the food is, top notch unlimited liquor, and how beautiful the pictures turned out. We had my aunt's bridal shower here (as well as her upcoming baby shower!) and I attended a first birthday party here. Decor - beautiful. Definitely feels like they put a lot of effort into making this place look as amazing as possible. Food - definitely alright. if you're a fan of Mediterranean cuisine, you'll be able to find something here with no problem. Their meats are just alright, however, and I do recall a friend cutting into an undercooked chicken once. I just fill up on appetizers when coming here. Waiters - pretty much on top of things. They do seem a bit confused sometimes, but it's no bother. They have always been polite to me and have gotten things that we needed in an orderly matter. Working with them (I went to the meetings with my mom and aunt and helped them in general with planning). The owner was always super nice, and accomadating. The day of the event he stayed on top of everything and was supervising. The shower went on without any problems! My husband and i got married about a year ago. We wanted a very small reception with about 80 guest. This place is for 100. From the beginning of our search for places, we knew this was it. Haroot made EVERYTHING so easy and smooth. He worked with us on everything from our wedding colors to the way we wanted things set up. And we got to take our own Alcohol for the bartender to serve. Not a lot of places do that. Most places serve their own alcohol or the give out tickets for guest to have and drink(usually 2 per guest). Our reception was beautiful and the staff was soooo nice and great here. Everyone was helpful with our guest. The food was also delicious. One of my favorite plates was the lime fish dish. There is a Holiday inn across Olivia's that your guest can stay in if they are traveling from far. If you are looking for a small event even small wedding like ours, i can honestly tell you this is the perfect place. Ask for Haroot. read more

The only good part about this place was the entertainment. The food was disgusting. The rice looked/tasted like sushi rice (sticky) and the kabob was absolutely horrendous. The owner needs to take some customer service classes. He is rude and snatched my dad's cake out of his hands (thankfully it wasn't cream on top or else it would have gone all over my dad's shirt) because he didn't want the smoke after the candles were blown out to effect the sprinklers. CALM DOWN sir. You don't have to snatch it out of his hands, you could have calmly told him not to put it on the table. First impression was ok but after sitting at the table had the worst experience. First off when the waiter walked up to us he offered us a plate that was 3/4 of the way done. While pouring it for my girlfriend he decided to hold the plate on top of me while pouring, he ended up spilling it on me and staining my pants that I had wore my first time (now gotta throw it away). First off this waiter should have put the napkin on my lap before he even offered food. After all of this he offered to help, so he was like here take this vodka put some on the napkin and rub it, it will go away. The waiters were great and helped us with anything we needed from set up and to clean up. Our guests loved the place and the food and some even reserved it for their own events. Usually at day events other places will make you leave by 3 including clean up but here they were patient and didn't even hint for us to hurry up and leave. I had bad experience last year with another place that was rude and rushed us out which was embarrassing in front guests. Just had my 10 Year HS Reunion here, and working with Haroot was a pleasure. After being screwed by the Holiday Inn Burbank I literally drove by , stopped in between 11am-4pm and set a date. A $500 deposit was required to secure the date, which was normal for secure venue locations. The ambiance was very great because of the high end LED light installation, creates that atmosphere you want without paying for contracted lighting decor. The light were even audio sensible, so when the music went fast, so did the lights, creating that party atmosphere we wanted after dinner. Food was never in short. Sooo much of it.! The appetizers were ample, but some were a miss, butt he fact that there were soo many made up for it as there were some really good ones. The hot appetizers were my favorite, then kebobs after! They even accommodated one vegetarian guest we had. Service for each table was in sync and great. Topped off with fresh fruits. I would recommend this place AS LONG AS YOU RENT THE ENTIRE VENUE OUT & BRING YOUR OWN DJ. The owner Rafi, was very nice, a hands off guy who let Haroot manage the place as he did best.
