    Honestly... worst property management I have ever rented from. Please PLEASE listen to the yelp reviews like I wish I had! Since the beginning they had very poor communication and that should've been my first red flag. Unfortunately, I was in the need to move ASAP so i stayed with this unit. I have called them AND emailed them to complain about noise disturbances in the unit above me I have told them that PD has showed up twice for that unit and I've only been here for 4 months. No response, no follow up. Nothing. Every time I speak on the phone with a receptionist from NPS they say the leasing office is gonna reach out to me and they never do. They first told me to give them 1 week for a response because "they're short staffed" well it's been over a month and no response. I have complained to them 3 times and have sent them proof of the noise. Still no response. & everyone always seems lost in that office like if they got hired that day truthfully. No management on site at least I wasn't told there was so the complex is always dirty, along with the trash bins just nasty. I live in a gated complex and right now the door to the entrance of my complex is broken so basically anyone can get in, so far only one random person was knocking at my door at 10pm asking for a random person. Isn't that great? Safety and all. So, if you rent with them good luck. Truly. & if you still decide to rent with them make sure you do a THOROUGH walk through. My biggest regret was not too and now I know they're going to scam me out of my deposit when I move out. They hand you the apartment with cracks and peeling wall and damage that clearly THEY are responsible for.

    Zero Stars - Stay Far Away from This Management Company If I could leave zero stars, I would. This is by far the most unprofessional, unqualified, and hostile property management company I've ever dealt with. As a licensed real estate professional myself, I was appalled by their complete lack of understanding of tenant rights and proper management practices. Despite my perfect rental payment history--never once late since 2018--I was threatened with eviction over completely fabricated claims. They illegally locked me out of the tenant portal, cutting off my access to rent statements and payment options, then tried to use that against me. They even had the audacity to say the eviction would ruin my credit, using it as a scare tactic. Completely unethical. The situation escalated when my son--who didn't sign the lease--had a verbal disagreement with the mail carrier. Rather than resolve the issue reasonably (like moving the mailbox outside, which was the actual request), they used it as a weapon against us. They claimed my son, who's been living with me for years, was a squatter, and simultaneously argued we were "one entity" to hold him accountable under my lease. Contradictory and nonsensical. Their behavior left me no choice but to file a $10,000 lawsuit against both the property manager and the property owner (1765 Obispo Ave LLC - only if I can post the owners name here) for harassment, illegal lockout practices, and retaliatory threats. If you're a renter who values peace of mind, legal compliance, and fair treatment, avoid this management company at all costs. They operate with zero integrity, no accountability, and an alarming level of ignorance about both state and local housing laws.

    English review: I would like to start by stating that this property management was very attentive at the beginning. Our tour and application process was very smooth and approval came quickly within two weeks. I rented with them for 1 yr. and 10 months total. I submitted my 30 day notice to vacate the premises and paid my rent well before the due date; I have a ledger to show proof. For current or future residents please read your lease carefully, as this is also a binding contract. I have been waiting for my security deposit well over the 21 days mandated by California law. California Civil Code §1950.5 governs residential security deposits, requiring landlords to return the deposit (minus lawful deductions) within 21 days of move-out. It is now day 28 and I have not received my refund. On the contrary, on April 14, 2026, the company reached out stating they would deduct funds from the deposit. This is a breach of contract and also violates California law. Please be advised to know your rights as a tenant even after you have moved out. If this has occurred to you where they exceeded 21 days you have up to 4 years to file a small claims case in the courts and could be entitled to double your security deposit. I called on April 15, 2026, and was advised their escalation department would contact me today, but I have yet to receive communication regarding my security deposit. I understand that online reviews can often be difficult to verify. To provide full transparency regarding my experience, I have uploaded my tenant ledger, rental contract, and security deposit records as supporting documentation.     They're just making up charges at this point $450 for scuffed up walls they had previously painted over before I moved in.

    My apartment was rotten full of mold when I first moved in and I complained about the wet mold smell. Nothing was done and I was stuck with my lease and now they took away $700 of my deposit for no reason. I

    Went to see a unit on friday and i applied right away, the following business day tuesday (monday was labor day) txt me saying it was leased already but said they would transfer my application over to another unit im interested in so i txt her twice and never got a response back she just ghosted me very unprofessional, they just want your application fee money its obvious

    My first email response to more than six emails about their neglect over a health and safety issue.

First, the viewing was self-guided. You get a key from a lockbox and let yourself in. It can be nice to have a guided tour to show you where building amenities are, but this worked too. I applied for the unit the same day. I was third in line as an applicant, to my dismay. However, the two applicants ahead of me somehow disqualified. Either their income didn't check out or they didn't bring the deposit check within 24 hours as required. Either way, I felt very lucky to have come up in the line, because that was a great condo. Moving in was stressful from what I recall because you don't get your lease until the day you move in. Most places give you keys before that. So in my mind, I worried they would take it out from under me while all my boxes were downstairs in a moving truck. I would argue for changing that procedure. That said, now that I have had more experience with them, they are a professional company with clear procedures, so I would tell other tenants who worry like I do, not to stress so much about that. During my tenancy, I tried to minimize the maintenance I requested because I didn't want to give reason to raise my rent by increasing costs, and also because it's a pain to have maintenance crews. The previous maintenance coordinator was a nightmare and I was relieved she left because she communicated so terribly. But then came Carlos, who is amazing. Carlos will have a work order in your email and a technician calling to schedule before you can even think about when you're available. He is friendly and professional. When I needed maintenance, E&H sent maintenance. There was no humming and hawing over whether it was necessary, whether I should cover it myself; they just dealt with it. During my tenancy, they replaced a water heater and a toilet without hesitation. This could be in part related to the specific property owner for my condo, maybe he was less cheap about things, who knows. But I do know that if something broke, they fixed it, and I have no complaints there. My property supervisor was Lorenzo. Outside of the start and end of my tenancy, I had very little interaction with him. He is very direct; you won't find him small talking or sharing personal details. Nonetheless, he is professional, experienced, and by the book. If you want to know how your tenancy will go, read your lease; they follow it to the letter. Lorenzo helped make my move-out easier than he had to. I am appreciative of him as a property supervisor. You don't always know how things will go when a company has your deposit money. I wish I could tell my past self not to worry so much and that it was okay to trust what was being said to me. The other office staff are hit and miss. Some are helpful and responsive. Some will ignore three emails in a row and just never acknowledge you. Communication could be much better, which is why this review is four stars instead of five. I wish they were proactive instead of reactive. I think E&H counts on their property supervisors to do too much, which results in office staff who don't have many answers and property supervisors who are stretched too thin. I had to return my keys on a Sunday, so I was told to drop them in the mailbox. Unfortunately, the mailbox was jammed so I couldn't. I was leaving town the next morning, so there was no option but to leave them inside the apartment. I worried I would be charged a fee for this, but I was not. It did stress me out immensely though. The payment portal is convenient, although there is a small transaction fee each month paid by the tenant. I like that you can view your entire account ledger in the portal. All documents are also stored there. My deposit was returned in full, including my pet deposit, via check, mailed 19 days after I vacated, within the CA legal limits. No deductions were made. It was important to me to get a full refund, so I cleaned that condo to within an inch of its life. I have no idea what the standard is, but I left it cleaner than I found it for sure, with the exception of the carpet, which had normal wear and tear after so many years of use. I filled all the holes in the walls that I had made, and I painted over the spackle with a paint match even though painting was not asked of me. I scrubbed the cabinets and drawers inside and out. I made myself sick with cleaning fumes. In any case, I got all my money back, so it was worth it. Again, I will say that E&H is by the book. They tell you what to expect. Read the qualifications for tenants before you pay your application fee. Use the move-out checklist they send you when you vacate. Communicate in writing. That way, you won't have surprises later.

On multiple occasions my husband and I have tried booking tours with them only to have our messages ignored. They're only receiving one star because yelp makes me give them something. Update: While I appreciate your response that doesn't change the fact that multiple messages to your staff went unanswered. Multiple members of your staff failed to respond to messages about setting up tours to the point where the property became unavailable. During the most recent incident when we asked a member of your staff why they never returned our messages they said "I don't know what to tell you " when it was him specifically who failed to respond to the messages sent by my husband. I reached out to this company for months about a specific unit. I asked if I could view it once my current orders expired and I had my authorized travel time. When the time came, my family and I drove down to Long Beach to view a few apartments--and the company completely ghosted us. After driving six hours away, we finally found a showing open for the night I was scheduled to report. I thought we were finally making progress. But the next morning, the company reached out only to tell me the unit had been sold. Mind you, it's still listed as available on Apartments.com and Zillow. No warning, no courtesy call, no effort to communicate--just silence until it was too late. This was beyond frustrating. As someone actively serving under time-sensitive orders, I expected at least basic professionalism and communication. Instead, my time, effort, and family's schedule were completely disregarded. This is the first time I've ever left a review for any business--I usually avoid it--but this experience was stressful enough that I felt people should be warned. If you're on a timeline, especially military or relocating, proceed with extreme caution. The lack of follow-through here caused unnecessary stress during an already difficult transition. Anyways. When dealing with this Property Management company, please make sure that you ask questions and read everything - the listing, their emails, Application, and more importantly the Lease Agreement. They will loosely use the term Security Deposit but what they really mean is a Holding Deposit. They will even say it is Earnest Money, which this term is only for Real Estate property sale. If you are serious about considering a rental property, I suggest that you review the lease prior to handing over the "Security Deposit." Just as I have explained above, they will call it a Security Deposit and if you do not like the terms of the Lease Agreement, they will keep the Security Deposit. They say, as they explained in my original post and is below, that the money provided is "Earnest Money" and will not be returned because they took the property off the market. Rightfully so, but they need to disclose that upfront and in writing and not take the entire "Security Deposit" worth one month's rent. A Holding Deposit is typically only $100 to $300 (from past experience). Additionally, when you provide the "Security Deposit" which means the Holding Deposit, they do not provide request an acknowledgement letter to be signed stating that the money will be kept if the rental does not go through. Nor does the receipt did that as well. In any case, the "Security Deposit" was handed to them, and they took two weeks to provide a copy of the Lease Agreement. It is not a standard agreement that majority of rental use. It has a lot of language that is one sided. Yes, we have renters rights but because it is a contract, I can see you'd have to go to court to fight some of the terms in the contract. Obviously, this is speculation. Please do note that if you were to take legal action against this property management company, there are provisions that state you will have to pay their legal fees. That was my main red flag, but all the untraditional additional fees like administrative fees, not being present if they need to access the apartment ($250), and so forth. It's one page. On top of the $38/month to use AppFolio app to pay for rent when my previous landlord, it was free. These items add up and rent is expensive to begin with. Be smart. Don't hand over money. The Lease and the Security Deposit go hand in hand and submitted at the same time. It's not Security Deposit first. Like they say, scammers usually try to rush you over the phone with a sense of urgency. This is the same. Make sure you are covered, and trust your gut instinct. A few people have messaged me after my original review and said it happened to them too. Don't be fooled. Why would you be penalized if they took down an apartment from any listing prior to having a lease signed? Because you already gave them the so called "Security Deposit." All they have to do to change this is call it a "Holding Deposit," and give the least upfront to potential renters. Then they wouldn't be doing anything unethical. If I didn't have contract knowledge or common sense, I'm sure I would've been dupped. I just wish property managers who hire this company know their practices and even look at the lease agreement they are providing potential tenants. Yes, it'll protect you too as the owner but it just doesn't seem right given people who rent really don't have that much money to give away. PS. Their comment to my previous review, which all of this is now edited, is incorrect. Please research further in regards to the terms they will use and know your rights. What's right, what's wrong, what can they do, what they are not allowed to do, and more importantly what's legal, what's illegal. It is funny to see that their comment was really to find out who I was versus, "I'm sorry for the misunderstanding." That gives you the whole story on their customer service skills and intentions. Their good intentions are for their clients, obviously. Be nice, have more properties to manage. I wonder where the "Earnest Money" as they call it, goes to? To them, or to the property owners. LOL

I love my apartment. :) Also, HUGE SHOUTOUT to Kristi Blackford. She is the Supervisor and oversees many of Berro's properties and is SO quick to resolve any concerns of residents. She has been such a help from Day 1. So, thanks Kristi! :) I have lived at 3500 E. First Street in Long Beach for about a year now. The building is pretty old and lacks high-end amenities/features. The rent is well-priced, especially considering the ocean is less than a block away. The Property Manager, Sal, is amazing. He is an older gentlemen who has lived on the premises for several years. I will be honest and say that Berro could do a better job at the upkeep of the buildings, like pressure washing the staircases, the cobwebs, the sidewalks, etc. It still is a great valued apartment for the price you pay and the location at which you'd live. Yes, at times I am tempted to complain about some of the issues this old building poses, but I truly wouldn't want to live anywhere else anytime soon, so I just choose to overlook those things and enjoy living on the coast. Berro, if you could, it would mean A LOT, if you could hire a team to pressure wash the entire premises (staircases, side walks, etc.). :)

Today, construction continued on the unit next door with zero notice to the building. Contractors used heavy aerosols all day without any ventilation, filling my home with toxic fumes to the point of causing severe nausea. I sent an urgent message to the official Berro number--the same number we receive official building communications from--to report this health emergency. When I finally caught the manager in person, she admitted she could check that system but simply hadn't. Then she dismissively told me it's best/ better to text her personal number instead. I witnessed her finally see my message at 5pm! She was not in anyway concerned and just had a fake grin on her face and just said OK. I told her I need to have a habitable apartment and she needs to talk to the contractor. She just smiled and said OK. No concern. ZERO. It is unacceptable to perform hazardous work without notifying neighbors or monitoring official communication channels for emergencies. This is a total disregard for California habitability laws. Management seems more interested in 'fake smiles' than ensuring residents have a safe, breathable place to live. Laying here with a new cough and sore throat in a chemical- smell that I didn't have this morning as I write this..Terrible.
