    This company is extremely unprofessional and heartless. They do not honor their own agreements, and I urge anyone considering renting from them to stay far away. I was never fully verified, and per their own agreement, that should have meant my deposit would be returned. Instead, they are refusing to give it back. I am a father of three, including twin babies, and I explained to them that I desperately need this money to feed and care for my children. Despite that, they showed no compassion at all. The leasing assistant kept repeating that I signed a pre-approval, but she refuses to admit that I was never actually accepted, nor did I ever sign a lease. My move-in was supposed to be on 8/21, but instead of moving into a home for my family, I am left with nothing. Now I am out of money, with no savings to fall back on, and struggling to provide for my children. The way they dismissed my situation without any care or humanity is beyond cruel. Please think twice before trusting this agency with your money or your family's well-being.

    Dear Ernst & Haas Management Team, I don't typically dwell on negative experiences, but I need to be honest--this tour was a complete disappointment. The lockbox only contained one set of keys, which turned out to be for Unit #5, not the unit I was scheduled to view (#8). None of the keys included front gate access, so I had no way to enter the building. I called the emergency line, but the agent couldn't find anyone to assist. Eventually, I was only able to get inside because a current tenant happened to let me in. Since the keys were for Unit #5, I visited that unit--but it was not show-ready: the space was moldy, dirty, and clearly not prepared for any prospective renter. I then attempted to locate and access Unit #8, but none of the keys worked, as expected. I've attached photos documenting the experience. I sincerely hope your team uses this feedback to improve future tours. I will be submitting this review to zillow or any other app you are currently posting. Additionally, I was very surprised to learn that your leasing process sometimes requires driving to the office to pick up keys, then traveling to the unit, and returning again afterward. This is not a reasonable experience for prospective tenants--especially when the property itself is not even accessible or prepared for viewing. Unfortunately, I won't be touring any further units with your group.

    Everything about this place is just horrible. They gave the run around when it came to applying. I would apply to one house then if I didn't get approved I would make sure that I was first in line for Another place then they'd say someone put in an application before me. That was my first red flag. When I finally did get approved for a house it wasn't ready on time. Second red flag. Then when was able to move in. The gas didn't work which took a little over a to repair. Mind you in this time myself and small children are bouncing around trying to shower and cook meals. The best they could do was discount that month rents. When we finally got settled I continued to have problems with water faucets, water heater, garage door, mold, heater, etc. there was not a month that went by that I didn't have to put in a maintenance request. It was to the point all the small issues I was having I just repaired them myself. Workers were constantly in and out of my home doing horrible jobs. Leaving holes in the walls, dirt and dust everywhere. Fast forward to my lease coming to an end, I definitely decided to move out. And they charge me for almost all the problems I had been having. So I got a quarter of my deposit back. The staff is constantly being resigned to different properties so I lost track of who "helped"me do what. Never again! I rent a lot and have never had an experience this bad. If you're reading this review or any other please be aware and save yourself. I ignored the bad review. Don't be me!

    As a renter, I DO NOT recommend renting with Ernst and Haas. I have lived in other countries, states and neighborhoods in Long Beach and have not encountered such a mismanaged company. I've seen their positive reviews are left by business to business relationships but for RENTERS it is a very toxic company to rent from. As a renter, you will have to speak with Emma Cuellar, the property supervisor. Her tone with renters is beyond rude and has so much attitude via phone calls and emails. Myself and other neighbors have caught her talking horrendously about other neighbors, not realizing that we all speak to each other. She would roll her eyes at neighbors and state that the neighbors need to move out. Maintenance workers that would come to the house to fix something also had negative comments about how she spoke to them. I am very shocked with her attitude and how much time she spends working with others. There have been many instances where she made the problems with our house (within a month of moving in) not the responsibility of Ernst and Haas. Our last encounter involved her calling me after I moved out and asked how I set up a dryer in the house. I had to remind her that she listed the house as washer/dryer hookup ready when it wasn't. I tried to inform her on this when I lived there but she told me "no other renter had an issue so it must be my dryer or me that is having the issue" so I sold my dryer. Her response once I told her a dryer cannot be hooked up in that house was "oh, because the new tenants can't hook theirs up". Because of many encounters like this, Ernst and Haas is a sneaky company. Now my VERY FIRST email to Susie Manley, who is in charge of Client Relations, ended with her stating she "was closing out your concern". My concern was the company they hired and charged me on my deposit, had an incorrect email (which they corrected after I realized it was an invalid email) also had no working phone numbers attached to an email so I had no way to contact them. They did not offer any info as to why the numbers were not working or offer to reach out to the company they hired to let them know I am reaching out. Just that she was closing out my concern and not the responsibility Ernst and Haas. No help other than closing out my concern. My biggest incident with Ernst and Haas was a 3 foot hole in the ceiling that allowed me to see the attic was left for weeks, bathroom toilets for 3 houses on the same the plumbing would flush human feces into our backyard for 3 days. After speaking to a lawyer, he recommended calling the city of Long Beach. Since Ernst and Haas left us in such a bad living condition, we had someone from the city visit and make notes that same day and had Ernst and Haas had to fix these issues within 48 hours or be fined. By the next morning, the entire street was filled with plumbers, roofers and more ready to fix our maintenance reports they left unattended. Many of these maintenance reports were under the previous maintenance coordinator. With the NEW maintenance coordinator Ciro Villa, he is the most productive and outstanding employee I have encountered at Ernst and Haas. I cannot thank him enough for helping me with all maintenance issues since he took on this roll. Every email and phone call from Ciro was a perfect example of being kind and going the extra mile. There is not a single complaint about his job in this roll. Overall it is truly shocking how much I had to email this property management company as a renter but again, I would not recommend renting from Ernst and Haas. I have had a much more pleasant experience with many other rental management companies in Long Beach that had great customer service and solutions. I am hoping someone in upper management responds to my customer review email so I may show the emails and examples of how poorly their team handles their renters. You could hear everything inside your unit, specially the speeding cars. Very HOT during summer time you need 2 AC to feel comfortable, one in the bedroom and one in living room, Not enough HOT water pressure at the laundry room, will ruined your clothes. Called SCE stated its pipe is pour, Been renting for a year and it's been a nightmare,. They will charge you arm and leg when you moved out, you will end up nothing to get to refund your deposit, they will charged you minor scratches on baseboard..discoloration of paint..Never late on rent. There were dirty walls, holes in the walls, hair in the bathtub, and even food left in the fridge. One closet smelled strongly like cat urine. I reported all of this right away and was basically told to just leave it in the same condition when we moved out. They did nothing to fix the issues. Fast forward to move out, and now the owner is trying to charge us $1,350 for cleaning and painting, even though the place was not clean or freshly painted when we moved in and the wall issues were already there. What's worse is Real Property Management has not been helpful in resolving it and won't provide the owner's contact information, saying they're selling the house. That doesn't help tenants trying to dispute charges fairly. They also charge a $41 monthly fee for air filters that they only send you after you file a maintenance claim for. The only bright spot is Kelly on the phone, who has been kind and pleasant. Unfortunately, everyone else I dealt with was not helpful and made everything feel like a hassle. Maintenance was also a headache. Our built in microwave didn't work when we moved in and they initially refused to fix it. I said I wasn't going to be responsible for it and would choose the cheapest replacement myself, and suddenly they were able to send someone out quickly. That kind of back and forth is not professional. To top it off, the owner was supposed to remove a bed before we moved in and never did. We ended up having to disassemble and remove it ourselves. This was a hassle during moving day. We lived there over two years and it was constant problems. I would NEVER rent through them again.

We submitted an application over a month ago and have been stuck in a constant cycle of unanswered calls, empty promises, and misleading communication from a gentleman named Miguel. For the past two weeks, we've repeatedly been told we would have an answer "by the end of the day" or "no later than 5 PM," yet we never receive a callback. Our calls are often sent straight to voicemail, but when we call from an unknown number, the phone is answered immediately. On multiple occasions, he has answered only to hang up on us. What makes this even more frustrating is that we continue to be given hope by being asked to schedule apartment viewings, only for communication to stop again. Meanwhile, our application has been sitting unresolved for over a month. At this point, we want a clear answer on whether or not we have the apartment. If not, we expect our application fee to be refunded because the service we paid for was never properly provided. Applicants deserve honest communication, professionalism, and timely processing, none of which we experienced here.

I reached out to this company for months about a specific unit. I asked if I could view it once my current orders expired and I had my authorized travel time. When the time came, my family and I drove down to Long Beach to view a few apartments--and the company completely ghosted us. After driving six hours away, we finally found a showing open for the night I was scheduled to report. I thought we were finally making progress. But the next morning, the company reached out only to tell me the unit had been sold. Mind you, it's still listed as available on Apartments.com and Zillow. No warning, no courtesy call, no effort to communicate--just silence until it was too late. This was beyond frustrating. As someone actively serving under time-sensitive orders, I expected at least basic professionalism and communication. Instead, my time, effort, and family's schedule were completely disregarded. This is the first time I've ever left a review for any business--I usually avoid it--but this experience was stressful enough that I felt people should be warned. If you're on a timeline, especially military or relocating, proceed with extreme caution. The lack of follow-through here caused unnecessary stress during an already difficult transition. Anyways. When dealing with this Property Management company, please make sure that you ask questions and read everything - the listing, their emails, Application, and more importantly the Lease Agreement. They will loosely use the term Security Deposit but what they really mean is a Holding Deposit. They will even say it is Earnest Money, which this term is only for Real Estate property sale. If you are serious about considering a rental property, I suggest that you review the lease prior to handing over the "Security Deposit." Just as I have explained above, they will call it a Security Deposit and if you do not like the terms of the Lease Agreement, they will keep the Security Deposit. They say, as they explained in my original post and is below, that the money provided is "Earnest Money" and will not be returned because they took the property off the market. Rightfully so, but they need to disclose that upfront and in writing and not take the entire "Security Deposit" worth one month's rent. A Holding Deposit is typically only $100 to $300 (from past experience). Additionally, when you provide the "Security Deposit" which means the Holding Deposit, they do not provide request an acknowledgement letter to be signed stating that the money will be kept if the rental does not go through. Nor does the receipt did that as well. In any case, the "Security Deposit" was handed to them, and they took two weeks to provide a copy of the Lease Agreement. It is not a standard agreement that majority of rental use. It has a lot of language that is one sided. Yes, we have renters rights but because it is a contract, I can see you'd have to go to court to fight some of the terms in the contract. Obviously, this is speculation. Please do note that if you were to take legal action against this property management company, there are provisions that state you will have to pay their legal fees. That was my main red flag, but all the untraditional additional fees like administrative fees, not being present if they need to access the apartment ($250), and so forth. It's one page. On top of the $38/month to use AppFolio app to pay for rent when my previous landlord, it was free. These items add up and rent is expensive to begin with. Be smart. Don't hand over money. The Lease and the Security Deposit go hand in hand and submitted at the same time. It's not Security Deposit first. Like they say, scammers usually try to rush you over the phone with a sense of urgency. This is the same. Make sure you are covered, and trust your gut instinct. A few people have messaged me after my original review and said it happened to them too. Don't be fooled. Why would you be penalized if they took down an apartment from any listing prior to having a lease signed? Because you already gave them the so called "Security Deposit." All they have to do to change this is call it a "Holding Deposit," and give the least upfront to potential renters. Then they wouldn't be doing anything unethical. If I didn't have contract knowledge or common sense, I'm sure I would've been dupped. I just wish property managers who hire this company know their practices and even look at the lease agreement they are providing potential tenants. Yes, it'll protect you too as the owner but it just doesn't seem right given people who rent really don't have that much money to give away. PS. Their comment to my previous review, which all of this is now edited, is incorrect. Please research further in regards to the terms they will use and know your rights. What's right, what's wrong, what can they do, what they are not allowed to do, and more importantly what's legal, what's illegal. It is funny to see that their comment was really to find out who I was versus, "I'm sorry for the misunderstanding." That gives you the whole story on their customer service skills and intentions. Their good intentions are for their clients, obviously. Be nice, have more properties to manage. I wonder where the "Earnest Money" as they call it, goes to? To them, or to the property owners. LOL

I love my apartment. :) Also, HUGE SHOUTOUT to Kristi Blackford. She is the Supervisor and oversees many of Berro's properties and is SO quick to resolve any concerns of residents. She has been such a help from Day 1. So, thanks Kristi! :) I have lived at 3500 E. First Street in Long Beach for about a year now. The building is pretty old and lacks high-end amenities/features. The rent is well-priced, especially considering the ocean is less than a block away. The Property Manager, Sal, is amazing. He is an older gentlemen who has lived on the premises for several years. I will be honest and say that Berro could do a better job at the upkeep of the buildings, like pressure washing the staircases, the cobwebs, the sidewalks, etc. It still is a great valued apartment for the price you pay and the location at which you'd live. Yes, at times I am tempted to complain about some of the issues this old building poses, but I truly wouldn't want to live anywhere else anytime soon, so I just choose to overlook those things and enjoy living on the coast. Berro, if you could, it would mean A LOT, if you could hire a team to pressure wash the entire premises (staircases, side walks, etc.). :)

Today, construction continued on the unit next door with zero notice to the building. Contractors used heavy aerosols all day without any ventilation, filling my home with toxic fumes to the point of causing severe nausea. I sent an urgent message to the official Berro number--the same number we receive official building communications from--to report this health emergency. When I finally caught the manager in person, she admitted she could check that system but simply hadn't. Then she dismissively told me it's best/ better to text her personal number instead. I witnessed her finally see my message at 5pm! She was not in anyway concerned and just had a fake grin on her face and just said OK. I told her I need to have a habitable apartment and she needs to talk to the contractor. She just smiled and said OK. No concern. ZERO. It is unacceptable to perform hazardous work without notifying neighbors or monitoring official communication channels for emergencies. This is a total disregard for California habitability laws. Management seems more interested in 'fake smiles' than ensuring residents have a safe, breathable place to live. Laying here with a new cough and sore throat in a chemical- smell that I didn't have this morning as I write this..Terrible.
