Derrick helped me navigate a very challenging situation to rebuild the entire back wall of my home and attached deck due to water damage. Scope: New insulation, plywood sheathing, composite siding, soffit, and fascia for back wall. Replaced rim joist, headers, and other structural wood as needed from water damage. Re-installed windows and sliding glass door incorrectly installed by previous contractor. Rebuilt pressure treated wood deck with improved layout. Derrick's attention to detail and pride in his work translated to a solution that addressed all of my goals and helped me understand mistakes made by previous contractors. He spent hours reviewing options and brainstorming with me as more damage was uncovered and the scope had to expand as we went. Overall, could not be happier with my experience and would highly recommend.

They were responsive, professional, and understanding, especially since we'd let them know that numerous other contractors had been unable to find the source of the leak. Not only did they find it, they gave us part of our home back with beautiful new roof decking. We had worked with them previously on a smaller project (repairing a finished porch), and when issues arose with that recently they were incredibly helpful in working with us, including in conversations about the cost for additional and do-over repairs. The team is super-communicative, courteous, and diligent. They send frequent updates, including photos, when they're working and reach out whenever they have a question (e.g. about the color of materials, etc). The prices are reasonable and reflect the very high quality of their work. I am so glad I chose CRS and would do so again in the future without hesitation.

It looks like they used leftover shingles from a previous job instead of purchasing new ones that matched. My main issue was a leaking valley and a leaking bedroom ceiling. They "repaired" it very poorly, despite charging me $4,050. I wouldn't be surprised if it starts leaking again soon, considering the exposed nails and misplaced shingles. ( they did come to lay the shingles better by leaving EXPOSED nails which will soon cause a leak and didnt want to change the shingles to color match ) I also paid them $500 to seal my roof hatch, which I understood was a temporary fix--but that repair didn't even last a month before leaking again. When I called them, they quoted me $1,500 to remove the hatch and said they would credit the $550 toward that job. Two weeks later, I followed up by email, and the price suddenly jumped to $3,500. Their final email said, "You want to play games--let's go!" What does that even mean? Is he threatening to come to my home and start a fight? I'm reporting this message to the police in case they attempt anything. Do not trust this company. - they quote you using a drone without actually getting up and doing a better job finding the problem

The crew was friendly and courteous, but unfortunately, the quality of the cleanup was disappointing, both in removing debris around the house and in disposing of leaves collected from the gutters. One plastic bag of debris was left in a corner of my garden, and another was placed in my yard-waste bin, which I had to remove myself because Evanston does not accept yard waste in plastic bags. After I contacted Tim to express my concerns, he apologized and promptly sent a crew back to redo the cleanup. I was very pleased with his response and his commitment to customer service. Tim was responsive to my phone calls and returned my messages quickly. I appreciate the way he addressed my concerns, and I look forward to using Guaranteed Gutters again.

Cameras covering the yard and property show the crew was here for roughly 14 minutes total, including unloading and reloading their truck. Despite that, they claimed they completed the entire job, including cleaning all three downspouts and going through our neighbor's yard to access and clean that side of the house. They never used a hose to flush or check the downspouts. When I questioned this, they stalled and gave me the runaround for weeks before finally returning. They did work on the downspouts, but still never went through the neighbor's yard, despite originally claiming they had. No photos, no convincing explanation, and weeks of excuses. I would not trust this company to do the work they claim to have done.

She also had no problem separating the invoices after I told her my neighbor and I wanted to pay separately. My neighbor and I were able to schedule our cleanings on the same day. My appointment was for 2pm, but the gentleman (2) arrived a half hour early and were ready to work. (I had told the receptionist that my neighbor and I both work from home) They cleaned my windows and screens in about 3 hours. The screens cost $5 each and the windows cost $299. (I live on the 3rd floor) It was slightly cheaper for my neighbor since she lives on the first floor. The windows are spotless! They haven't been this clean since I bought the place a few years ago. The gentlemen who came out were affable, polite, efficient and hard working. I was more than happy to tip them $20 each. I'm very satisfied with the job they did and wouldn't hesitate to use ELM again or refer them to others.
