We hired Ivan's Masonry for two jobs: driveway renovation and a new stairway with walkway. From onset it was a long journey for us figuring out what material we will be comfortable with. Ivan patiently consulted us on every available material: concrete, stamping, coloring, and many styles from different providers of concrete pavers. None really resonated with our vision. After a month of research we ended up selecting clay pavers for their traditional look and lasting quality. The problem was that no contractor in our area would even consider working with clay pavers. Initially Ivan also refused but with some prodding he actually agreed to install clay pavers and did an amazing job. The team would start consistently punctually at 7 am and worked full days. Ivan, the owner, would work on the job 100%, including operating the equipment and setting the pavers. The site was kept reasonably clean and the process was well organized. We love the results. Our house became the model for the street as a first house with pavers. Many people complimented on the improvements and expressed the desire to contract with Ivan's Masonry. He was on site every day, actively involved in digging, grading, and overseeing the entire process. Drainage was a top priority for me, and Juan made sure everything was done right. His team installed a trench drain and carefully graded the area so water flows exactly where it should. He was always responsive, easy to communicate with, and his pricing was very fair. The project took about a week. Day 1: Digging, adding soil, and grading Day 2: Trench drain installation, more hand grading, soil compacting Day 3: Soil compaction and rebar placement Day 4: Concrete pour On pour day, his crew showed up strong, about 10 people on site by 5:30 AM, even during a heat wave. They worked efficiently to stay ahead of the curing process and used an additive in the concrete to prevent rapid water evaporation, so we didn't need to keep watering it afterward. Three days later, they returned to remove the forms, and Juan personally did a final walkthrough to check for any issues or cracks. He is very detail oriented, and his proposal was clear and straightforward with no surprises at all. He also handles concrete demolition and concrete retaining wall work. We usually do most of our own home repairs, gardening, and DIY projects. One thing we could not do…read moreourselves was replace our circa 1917 old cracked 82 feet long driveway and widen our 7' driveway approach (with a steep angle of approach designed for a model-T) to a new 12' wide City standard driveway approach with less than 8 degrees angle of approach. We would need a licensed contractor who could work within the City of Alhambra's public-right-of-way. We started calling for quotes in early April of 2014 and A.F.R. Masonry, Alex Diaz, gave us our second lowest bid out of 6 bids. Alex was the only contractor who said he would honor his bid longer than 60 days. The City of Alhambra would definitely need more than 60 days to complete the relocation of a water meter that was in the way of a new driveway approach. I liked the fact that Alex said he had his own digger (to break and haul concrete) and he was based locally in El Monte. His bid price was a definite draw (one of our highest bids from another general contractor was more than triple the amount of Alex's). So after the water meter was relocated we called Alex and he said he was available to do our job within two weeks and could complete the job in approximately 6 working days. The job is just finishing up today and I just had to write up this review. I have been waiting a long time to be able to drive into my driveway without hitting my tires on the curb face. The new no frills driveway is so much more pleasant to look at then our old cracked and patched driveway. The only thing that other homeowners might have an issue with would be that during the construction, the job-site (my yard) was left with construction materials overnight. But I am definitely fine with dealing with unsightly construction materials overnight during construction for Alex's bid price. It all gets cleaned-up in the end. The work was done on time and on budget! Alex did not complain about having to deal with the large magnolia tree roots adjacent to the driveway approach. He listened to our concerns and made sure they were addressed. The craftsmanship of the concrete work with proper forms, slopes, and finish was definitely on point. I am very happy with the job well done.

Then they pressured into signing day of, for an $8k discount or so. Pressure under time - never buy into it. Then they started calling. "Can get you this deal if you agree to do the worth between x months." It literally went down to $28k by the time I had to tell them I went with someone else. They only do pavers. Any additional work would need a different contractor to complete the work. Something as simple as capping an exterior gas line, demo of existing structure etc. they just weren't a fit for our project and what we needed.

Sam's quote is just the labor, so you are not charged a markup on your quote for any material cost. There were a few surprises along the way, and he took care of the extra work without charging extra. He also demoed the kitchen tiles nicely and even did some extra paint work and tile grout for free. He makes sure the project will be done well! Sam is honest and practical. He suggested I wait to install a kitchen vent until a future renovation. I still went ahead with it, but it was nice to hear someone not trying to upsell me. I can trust Sam's opinion for the job and not worry that I am being exploited by my lack of home renovation knowledge. This is actually the second time we hired them. Initially they remodeled the entire interior of the home (higher ceilings, chimney, kitchen, and bathrooms). With this crazy LA weather and rain, our roof couldn't take it anymore! We had 3 water leaks. To say the least, we called JC Builders, and had major work done. Our entire roof was replaced in just one weekend (yes, a WEEKEND), and they completely transformed the flooring throughout our entire house as well!!! . The results? STUNNING. They respected our time, our home, and our vision. What stood out the most was their efficiency, work ethic, and how easy they made the entire process. They showed up, got to work, and handled it all with the kind of precision and care you rarely see these days. It honestly felt like we had a team of experts and family working on our home at the same time. You know what's the best part? We got a good vibe from Juan and also went and talked to two owners that RMZ did work for and they both had nothing but good things to say about their work. What impressed us the most was their solution to a pour they did on our side yard. There were two small AC units from a recently completed ADU sitting on plastic platforms that were sitting on grass/dirt. We wanted a concrete pad to replace the grass. All the contactors said they could place forms around the AC units and pour around them. We expressed our concerns about the look and viability of leaving the units sitting on the plastic platforms and dirt. The other contractors said all they could do is frame and pour around them or we could have an electrician come and move them for the pour and then have the put back after the pour. Sounded expensive. Juan and his crew came up with an great plan to suspend the units and pour the concrete under them. Problem solved! We loved that they heard our concerns and came up with a solution. Also the work on the driveway was quick, clean and came out great.

Robert and his team did a bathroom remodel job for me from mid-February to mid-March in 2022. It…read moreincluded demo and tearing everything out and installing everything new in one bathroom and new flooring, vanity, and toilet in another. I know this review is basically 1.5 years later but I wanted to use the bathrooms and see how it held up before writing this review and it just became overdue. Anyways, I would not recommend Robert and his team for any similar jobs. I'm honestly shocked by the positive reviews and felt I needed to post mine because I found Robert through yelp and feel mislead. There are a lot of things that have issues now. The grout lines in the shower are flaking off in layers because it was not done properly the first time. The niche that was built has a lip that holds water and won't drain. The vanity is leveled but the gap between the wooden cabinet and the slab counter top is not. One of the doors of the vanity was installed poorly and is now loose. The laminate flooring tiles are separated in one of the bathrooms. There is so much flex when you walk on it even since the day it was installed. I regret not insisting on leveling the floor before install but Robert told us his expert opinion was that it wasn't necessary. We asked Robert to do measurements on the day we signed the contract so we can order enough materials including extra for the floor and shower. We ordered exactly as he told us but when install came, we needed to go out and buy more bc of mistakes or miscalculation. This lead to needing to buy completely different flooring for the other bathroom bc the store didn't have enough of the original one we picked out. The shower had rust coming out and his plumber was sent out to fix it (the plumber wasn't present during the initial install, FYI). There was so much extra material with the exhaust fan duct he installed and there was papers left inside that blocked the vent opening. The towel rod is not leveled. We had to reinstall one of the toilets ourselves within a year bc of a leak cause by the rubber ring. Everyone on the team was very nice and polite, however, with the exception of the plumber, I would not consider their craftsmanship and skill level to be the level of someone who works in construction as their main profession. There is a lot more I could say but I'll end it here. If all my issues were cosmetic, I'd give them 3 stars. But considering the fact that a lot of these issues had to be fixed by us or can't be fixed now but only the next time we do another renovation (flooring, shower tiles and niche, uneven patching and texture on walls/ceiling), 2 stars seems fair. I would not recommend King Legacy Construction to anyone looking for a renovation/remodel.
