Another, dishonest home services company tried to take advantage of my wife by telling her we had toxic mold in our house and we needed tens of thousands of dollars of restoration work done immediately (by his company, of course). Denver not San Fran... Don't use this company. After having Richard out to look at the job he quoted me a number. I was in a hurry and headed out of town so I agreed to the price. Then he changed the deposit amount from 10% to 33% and then wanted full payment prior to starting the job. - People, as a rule of thumb, shady contractors asked to be paid up front! & you're an idiot if you do! I modified the contract and agreed to 30% upfront and left a check for him to pick up. Because he needed an original unmodified contract he made several changes and then added a bunch of additional disclosures that included him taking absolutely no responsibility for protecting any of the electrical, HVAC, water piping, joist hangers steel beams, ect in the crawl space and it was my responsibility to get all of that protected before he would start the job and he need a check for exactly 33% down upfront before starting the job. Not very contractor friendly subcontractor! I chose to go another route and actually got the same job done by another mitigation company with the same if not better guarantee done for 1/3 the cost (yes that's right instead of over $16K they did the job for under $5K), which included 3rd party testing and verification the mitigation was complete so I could pass it on to the new owners. And yes they did everything including protecting the Mechanical & Structural elements, and they were happy to wait for the bank to fund the draw and be paid with in 15 days. As were in the process of selling our home, the buyer's inspector indicated that our home had a mold issue. They wanted us to remediate the issue before they bought our home. We were on a very tight closing deadline, so I researched some companies on the internet on Saturday night. I emailed some questions to Mold Removal Express (MRE), not expecting a reply until Monday morning. In a couple of hours, Richard called to discuss my questions. The buyer's inspector took the outside baseline mold reading on a rainy day, so the reading showed a zero level. The reading indoors for a particular mold showed a much higher level. Richard explained that the level was within the acceptable range. He explained that his company uses extensive historical data, by region, to help account for weather variations, e.g., rain or wind, on the test day. He answered all my questions and didn't pressure me for a retest. My realtor said that the buyers would accept a retest with any necessary remediation. On Sunday night, I emailed Richard asking him to schedule a test as soon as possible. Within the hour, Richard called back and said he could schedule the test for the next day at 10:00 am. On Monday morning, Bob, the mold technician, arrived ahead of schedule. He was also very friendly and knowledgeable and explained what he was doing. He was done in about 20 minutes. The lab that MRE uses is very fast. Richard emailed me the results two days later. Fortunately, their test showed that all mold readings were with acceptable levels. In early 2015 we purchased a town home and discovered mold in the attic. The roof had been replaced 9 years prior and the dryer vent through the roof was never reinstalled. The dryer had been venting in to the attic for 9 years. We received several quotes with required work and pricing all over the board.
