As a 100% VA-disabled veteran needing ADA-compliant features, if you value your time, money, or sanity, do NOT build with Mitchell Homes--especially if you want anything beyond their bare-bones, builder-grade models. Their marketed "simple, affordable, no-down-payment building on your land" turned into 8 months of mismanagement, opacity, endless excuses, and zero progress. If you have not yet read JC's Google review of Mitchell Homes (Richmond), he articulated our experience very well. We signed in May 2025 for a custom AVA Farmhouse: $464,025 base + $393,202 in proposed upgrades = $857,227 total. 8 months later--with no finalized plans--we paid $16,641 just to walk away in disbelief. From day one, we did Mitchell's job for them: hand-delivered a redlined 24×36 AVA plan with numbered additions, provided multiple well/septic contractors, and clearly requested structural/ADA upgrades (e.g., 3-ft ADA doors $3k; zero-entry shower $9.2k). Despite weekly follow-ups, every inquiry led to new questions. Windows took over 4 months to finalize despite day-one specs for black-on-black casement. Repeated mistakes triggered redraws week after week. We quoted Pella/Lowe's prices ourselves--within $2k of their "in lieu of" costs--which left us unable to explain the pricing through normal errors or standard builder markups. Our original sales rep was fired. Then, cabinet prices ballooned from the advertised $48,000 "Gourmet Kitchen" to $104,344 all in (excluding appliances). After objecting, an EVP got involved and offered $55k for kitchen cabinets (no backsplash, appliances, etc.) + $15k for butler's pantry cabinets (See image). Retail equivalent was $26k for both, installed. They would not provide line item breakouts. Rheem HPWH: $3,500 (after credit) vs. $2,300 retail Kohler Tub: $10,500 (after credit) vs. $2,500 retail Roughly 30% of the CPRs appeared to reference the same items, compounding costs for the identical scope. There is not enough space to call everything out in these reviews. They claimed we'd be expedited in the drafting queue due to delays. After weeks, still "waiting on well/septic quotes." I called the same contractor and got a quote in 24 hours; Mitchell took another week. Plans were still not in drafting after 5 weeks, we had been told they were; then emails asked about the ADA doors--drawn undersized/non-standard--triggering more CPRs, repricing, redraws, and delays. Projected close of March 2026 was now September 2026+. VP of Sales, Freddy Vincent, admitted many issues were Mitchell's fault and promised that no further price increases would occur. That written letter never came. Mind you, we were paying for the 240-day price lock and STILL needed it because we were guaranteed to blow past that timeline. Based on direct retail quotes we obtained for the same materials, Mitchell's pricing was consistently far higher, often more than double the quotes we received elsewhere. If wrong, Mitchell is welcome to share their markup formula publicly. I'm pretty sure Pella windows, cabinets, lumber, insulation, tubs, etc., don't have "better build quality" when Mitchell installs, versus buying direct from the company with their installers. No amount of sales copy, whether in emails or on voice calls, is going to change that. After terminating on Dec 31, 2025, it took senior leadership 3 weeks to reach back out. In that same timeframe, we: Bought a doublewide home with cash Poured footers Secured permits Drilled the well Had the home delivered I would avoid Mitchell Homes. Non-Richmond offices seem even more clueless amid rapid expansion and inexperienced hires; they will send every single question you have to Richmond for an answer. Our experience mirrors multiple BBB complaints (delays, surprise charges, poor communication) and JC's review; it's not isolated. Eight months, $16,641 wasted. We had zero faith that costs wouldn't explode further and zero faith in their employees. Stay clear of these people. They will nickel and dime you to death. I did an upgrade to the kitchen cabinets and was under the impression of getting soft close cabinets and drawers.  NOPE There is another upgrade to get those.   Are you kidding?  What a joke these people are!  Not to mention they can be very demanding.   Supposed to close apr 30. They don't do landscape like most builders do. Our landscaping guy is booked and earliest he can do it is apr 29. Because of this the inspection failed. Now we have to wait and hopefully close may 1 and they will charge us so much a day. Poor business practices. They lied about so many things They will never get our business again also they are very poor communicators.  OF COURSE THE PRESIDENT TOLD ME THEY DON'T CHARGE, BUT PER THE PERSON HE WANTED ME TO CONTACT, YES THEY DO CHARGE. Avoid Mitchell Homes - A Pattern of Deceptive Practices and Broken Promises My experience with Mitchell Homes reflects a disturbing pattern echoed in many BBB, Yelp, Revdex, Google reviews, among others. They lure you in with a fixed price and friendly promises, but once you've signed, it all changes. In my case, Mitchell did nothing for over 6 months. After I escalated concerns to management and considered canceling, I was blindsided with a nearly $17,000 simple QuickBooks invoice...no breakdown, no explanation, and no prior approval. But, it did come with an Excel spreadsheet with the same vague numbers and they did provide copies of invoices they supposedly paid (no proof) that had my handwritten name on them. Weird. This mirrors other reviews where homeowners were suddenly charged $45k to $80k more than agreed, often for vague "packages" they never requested. Communication is awful. Voicemails go unanswered, and leadership either deflects or denies everything. The VP and President were no help. One BBB reviewer said, "We've been screwed over...extreme lack of communication." This describes my experience too. Then there's the site plan disaster: Mitchell shifted my home 10 feet without asking, just to get HOA approval. The side garage would be unusable and would have destroyed half my driveway. When I found out about it, their team pretended it wasn't a big deal. They never visited the site to see the impact. They also increased the contract price over $49K without my signature or consent, violating their own contract. No change orders, no documentation, just a new Customer Selection Worksheet (CSW) they slipped in unannounced and without prior discussion or approvals. They try to cover this with vague spreadsheets and invoices with my name written on them, but none show proof of payment or tie the charges to my job. For example, they billed me for septic design, which per contract was MY responsibility, not theirs. Yet they sent a third-party invoice (again, not paid) and marked it up 43%. Then they claimed that was fine because "no change order was needed." Wrong. Their contract says otherwise. Worst of all, Mitchell puts a lien (deed of trust) on your property early. You can't walk away unless you give up your land. They weaponize this against you to pressure payment. Multiple BBB complaints describe the same tactic. I issued a detailed dispute and even sent them an invoice for my wasted time. They ignored it. When I asked for receipts and written approval on the $22k in added costs, their lawyer said it wasn't "necessary." That tells you everything. If you're thinking of signing with Mitchell Homes, don't. I've seen the lies, the delays, the blame-shifting, and the stonewalling firsthand. This was supposed to be my dream home but it became a full-time battle just to get them to follow their own contract. Mitchell Homes doesn't just fail, they deceive and it's evident in their unethical culture instilled from the top down. Read the reviews. Read the complaints. Then run far, far away. I fully expect them to reply with a templated denial, saying I misunderstood the contract, failed to communicate, or caused delays. Just check their replies to other negative reviews. They follow the same script: deny everything, accept no responsibility, and vaguely cite "the terms of the contract." But here's the truth: customers aren't independently making up the same complaints across the internet. These issues are real, recurring, and systemic. Mitchell Homes has a serious transparency and accountability problem. You'll see it in the fine print. You'll feel it in the silence after you call or email. And, they will try to bully you, one vague invoice at a time. I strongly advise against building with Mitchell Homes. Read the reviews. Look at the BBB and other sources. Then ask yourself: do you want to risk your time, money, and property with a builder whose own customers consistently say, "never again"? read more

This is a professional organization that is excellent to work with. They built a very nice house for me. I built one of their smaller floor plans, the Danville plan, on land I bought. The process was highly organized and they worked hard to make it a nice house. Building is a process, I learned, but Mitchell Homes always had a sense of urgency and got things done. Scott Merritt was great to work with as well as my construction supervisor and lender. The house is really lovely and comfortable, and I couldn't be happier. (My Yelp profile says I'm in San Francisco, but I'm in Raleigh. I can't figure out how to change it.) read more

I had a budget I needed to adhere to and was able to build my dream home using Mitchell Homes. I was so surprised at the beautiful "basic" options Mitchell Homes offers. My home is gorgeous both inside and out! We are having unseasonably cold weather yet my home is warm and cozy even with all of the wonderful energy efficient windows! If you are looking for a builder, DO NOT consider Mitchell Homes. This builder is the ABSOLUTE WORST. I refrained from making a review but this must be shared to let people know that this company is a JOKE. When purchasing a home it's a big deal and I hope I can save someone the many headaches such as the ones that I have endured. What I recently experienced after being in my home for less than three years although I can write a book from the beginning to current, I walked into a puddle of water that flowed into my home from the back door of the Mahan model. I have complained about this door since year one and there was no resolution except for sending an inexperienced technician to my home to apply weather strip, which did nothing. After heavy rainfall and extreme winds the water blew in my home from outside. The top leadership is horrible, they only care about the sale and not establishing a relationship with the customers. I have plenty of photos and videos to document this poor quality of a builder. My advice to anyone is to invest your money elsewhere because Mitchell Homes is not worth your hard earned money especially when they say, " Mitchell Homes has decided this is deemed general settlement and nothing further on our end can be done. This is deemed a homeowner responsibility as the warranties have expired." Not realizing a problem was presented long before an expired warranty. read more

We are First-time home owners and we wanted a builder thay would work with our level of knowledge on the process, amd Mitchell's Home have lived up to our expectations. We have received upgrades on items chosen, but discontinued. The builders are very professional and informative of the process. The only thing that I would change would be to have the land reclamation done by .Mitchell's Home so that the process is truly turnkey. The models are reasonably priced for the market right now. Built a home 2 years ago and today was told we are done with fixing your issues. Value for what we purchased, very poor. Skillset and quality of work-maybe a 2 out of 5. Remember they hold your land and build whatever they want and all you can do is arbitration. Lawyer told me today that contract is only for the builder and is not consumer friendly contract. Someone needs to file a class action, I just don't have $10,000 retainer fee. My advice is file your complaints with the State Contractors Office and local building inspectors office, hopefully they one day have to explain their switch and bait tactics. I can assure you my house does not look like what the pictures they showed me when signing their contracts. I can also assure you I have picked up trash from the time their workforce started to the day they left. They will respond that they have gone over and beyond to help us, which is not accurate and certainly happy to show anyone the 235 emails and over 100 text messages and welcome anyone to see a real home built by Mitchell Homes, I promise you my foundation, is epic! One star is too much for Mitchell Homes, do not pick them to build your home unless you love to have things fixed improperly more than one time. We are over 120 days out and still waiting on the flooring to be fixed. They have numerous items on the 30 day closing list that are not done and unless I take time to call and beg them to get it done they will continue to get overlooked by Mitchell Homes. Also they build defective houses, but it's ok it writhing the scope of acceptable defectiveness so they don't have to live with bowed walls and doors that don't sit properly but you will. It took 3 tries and almost 4 months for my front door to properly shut. read more

My husband and I have been working with Naomi Osborne to design and build our dream/retirement home on the Chesapeake Bay. From the first time that we walked into the Mitchell showroom, with no appointment or knowledge of what we wanted or needed, Naomi has been great. She was patient with us and has really listened to what We want and then helped us to design a home that is going to be our perfect home! She has guided us and offered her opinion but never pushed us into something that we really didn't want, even when I told her that I want a 8 ft island in my kitchen!! We "flipped the house layout - then flipped it back" - we "placed" the house on the lot and then turned it 180 degrees and she was 100% supportive. Her knowledge has been so valuable to us. We both could not be more pleased with our experience and would - and do - highly recommend Naomi and Mitchell homes. The entire team is a joy to work with. read more
