There has been a known rodent problem since September that management has failed to properly address or communicate to tenants. Several of my belongings were damaged, and others exposed to mice excrement as pictured. The only response from management has been to place glue traps, which do nothing to resolve the larger issue. When I requested to move units because of the infestation, I was initially offered a new one at a higher rate, which I found shocking and poor customer service, and then moved to another unit on the same floor--only to find that one quickly infested as well. Despite acknowledging the rodent issue, management offered no meaningful assistance or compensation beyond insurance that didn't cover the extent of the damage. This experience was extremely disappointing. Avoid storing your items here, and if you are currently stored on the 3rd floor, I would strongly suggest checking your items for signs of rodents.

This storage facility appears to be fairly well-kept. It's very clean, has cameras everywhere, and…read moreaccess codes are required to get into the storage area, to access upper storage levels. Construction of the facility makes perfect sense. The main office is located on the first floor, next to three large garage doors. You can back vehicles into the garage bay to unload, out of any inclement weather. Each bay door can be individually opened via keypad access code. There are also two sliding doors--one inside the garage bay, and the other on the opposite side of the building. Both require an access code. Near each entrance is an elevator. Individual floors, other than the first, are restricted by access code. There are also a few carts available for customer use. There appear to be at least 4 storage floors. Customer access is from 6am to 9pm. The managing staff are onsite. The storage units and each floor appear to be quite pristine. Climate control is set to keep the storage facility between roughly 65F and 78F. For newer rented units, they are transitioning to cylinder lock and key; no more lock combinations to remember or pad locks. The facility requires you to insure the belongings that you wish to store. They will automatically enroll you in an insurance policy at $12 a month for $2000 coverage. However, if you have your own insurance (e.g. renters) that covers property in storage, you can provide them a declarations page, and they will accept that. Other than that, there are one time fees for a lock (if you don't have a cylinder lock of your own) and an administrative setup fee. Rent is prorated for the move-in month, and then turns into month-to-month. So that means if you have to move out, move out by the last day of the month, otherwise you'll be charged for another month if you still occupy the unit on the 1st of the next month. Finally, there appears to be at least 4 pricing tiers for identical units, based on location in the storage facility. So you may wish to check out multiple units and their locations within the facility that strikes a balance between desired size, location, and price. Overall: well-designed, secure, and well-maintained.

Lauren and Public Storage on Bee Caves have given me the best offsite storage experience I've ever…read morehad. I was renting a large 10x25 unit but wanted to downsize significantly to a 10x5. Lauren made the entire transaction easy by handling the transfer paperwork mostly over the phone. She made available to me both units for a couple of days to give me plenty of time to transfer everything. She also made available to me temporarily an extra lock, dollies, and furniture movers so that I didn't have to buy these things myself. Lauren even arranged to give away a table and chairs that I no longer wanted! The units are very clean, the climate control is stable, lighting is good and safe, and you can even unload and load your vehicle under shelter from rain and other bad weather without ever getting your belongings wet. If you are looking for high quality and service-oriented storage in West Austin, this place is definitely worth it!

44% PRICE INCREASE ONLY 4 1/2 MONTHS AFTER MOVE-IN…read more OPPORTUNISTIC, UNETHICAL, BAIT-AND-SWITCH PRICING. On its website, Public Storage publishes a paragraph that's titled "Our Values". Notably, in that entire paragraph, the word "customer" doesn't appear once. The PS decision to not address its customers even once in its values statement doesn't appear to be an oversight - because, in my experience, customer relations (and honest marketing) simply don't appear to be of any concern to PS. Indeed, shortly after I moved into PS, it opportunistically increased my monthly rental rate by an exorbitant amount - because PS assumed that I'd pay a large price increase to avoid having to bear the time consuming, expensive, and burdensome tasks of moving again. In late January, I rented a unit for $230/month, which wasn't a promotional rate. Last week PS sent me a notice that, effective June 1, which is less than 4 1/2 months after I moved in, it would increase my monthly rate by $100 to $330 - which is a 44% increase. Out of principle, before the price increase could take effect, I moved out. Paying for a storage unit isn't like paying for a gym membership or Netflix subscription, which doesn't create any "transition" or "transaction" costs when they're terminated. But when a storage lease is terminated, you must then bear the time consuming, expensive, and burdensome tasks of finding another storage property and then hiring movers to move you out of one property and into another. For these reasons, it should be illegal for PS to take advantage of customers by substantially increasing rent so soon after they move in - unless PS conspicuously and with specificity discloses and quantifies that risk and the potential price increases up front. I reported PS to the Texas Attorney General because I believe that this kind of bait-and-switch pricing is a deceptive trade practice and is therefore illegal. Last year, I also reported Extra Space Storage to the Texas Attorney General - because last year ESS increased my rent by 100% only five months after move-in (from $71 to $142). While the Texas AG never contacted me and doesn't appear to care about such issues, several months ago New York state took an action against ESS that validates my complaints - when it sued ESS for the same bait-and-switch pricing tactics that PS used with me in Austin.

However my main complaint is the overall policies for Extra Space storage. It used to be you could pre-pay for a full year and lock in the rate, now they've shortened it to 4 months. I highly recommend going with a local storage rental location rather than this nationwide company.
