An Architect's Review…read more As an architect, I work with contractors on a regular basis and needless to say, I was probably more particular than most when it came to choosing someone to work on my own home. Word of mouth and research led me to ARC / Armando... and I'm glad I went with him! From the beginning, communication was clear and straightforward. We went through the scope of work, my requirements and budget. I had some very basic drawings prepared to communicate my ideas. Along the way, Armando made suggestions to work with my requirements and budget. His pricing was reasonable and, most importantly, he completed the work within the budget we originally agreed upon. Anyone who has done a renovation before knows how easily costs can start creeping up once work begins. That was not my experience here. The scope and budget were established upfront and Armando stuck to them. And this was very important to me as I had no way of accommodating an increase in cost. The work was for a garage renovation, it included interior demo, replacement of an exterior window, addition of a new exterior door, vinyl wood flooring, drywall and installation of a new gypsum ceiling. Work progressed efficiently and to my expectations with no unnecessary delays. Communication throughout the project was excellent, and mostly Armando initiating the conversations to keep me updated. He was also very easy to work with on finishes and hardware. Some items I provided myself while others were sourced by him. Again, he made recommendations to work with my budget while not compromising on quality. Speaking of quality, the quality of the work was exceptional. It has now been over a year since the renovation was completed and everything still looks as good as the day it was finished. Absolutely zero complaints! His attention to detail was very much appreciated. He constantly made suggestions when he felt something could be improved. For example, he suggested a more random tile pattern for the vinyl floor instead of the more regular stagger I had proposed. We went with his suggestion and I am very pleased with it. Armando is knowledgeable, reliable and a pleasure to work with. Coming from someone who deals with contractors professionally all the time, I don't make that recommendation lightly. I finally found the best contractor and just had an amazing experience building an 880sqft ADU. From the first day I discussed the project with Sergio the owner, I felt a sense of ease and trust. Segio is a standup guy and a solid business owner. He has excellent knowledge of all types of remodels and new construction. The proposal was clear and straightforward. His estimate was fair and competitive. Also, there were no change-orders for the project. Sergio hates change-orders just as much as we all do. I chose to add a few things throughout the project and his charges were more than fair. He even did some extra things at no charge. As far as the craftsmanship, the team at OSH is excellent from the crew that built the foundation to the plumbing, electrical, drywall, finishes and painting. OSH has a good size team and self performs almost everything, which gives you peace of mind and better control over timing, budget and quality. Now here is the icing on the cake, OSH Construction completed the job ahead of schedule. Sergio provided a schedule that was already very aggressive. I honestly didn't think it is even possible. The entire house was built in less than 5 months. They were often waiting on us to make decisions and select finishes. They are so fast and efficient while providing the best quality craftsmanship. In short, we had a good overall experience working with them and are happy with the end product. We would definitely work with OC Builders again as well as recommend them to our friends and family. Our Scope of Work (Whole house renovation): Remodel kitchen, bathrooms, added a powder room, took down a couple of walls, replaced all hot/cold water lines, new gas line for the kitchen, replace AC ducts, remove asbestos popcorn ceiling, added storage area to garage, new insulation in the ceiling, upgraded the electrical panel, installed new high efficiency windows, replaced all doors, replaced sliding doors to French doors, new LVF and tile flooring, remodeled the staircase, new landscaping (pavers and privacy wall) in backyard and around the property, new rain drainage, new drip irrigation lines, and complete interior/exterior paint. Working with the team: Sade, our main point of contact, initiated the process and stayed with us throughout the whole project (even when he was on vacation). He was easy to work with, responsive, and offered helpful suggestions for areas that needed troubleshooting. Due to the age of the house and lapse in maintenance there were a few change orders that were required but at each step Sade provided options and explanations, but never gave a hard sell. The work crew led by Robert and Eric did a good job getting all the work done. Both were easy to work, took the time to explained what was going to be done and answered any questions. Both were also quick to return any texts and kept the work moving forward. Quality of Work: We are pleased with the quality of work and final product. When a mistake happened or when something wasn't done correctly, didn't look right, or did not turn out how we wanted the team would repair or replace the item with no fuss. They cared about making sure things were done correctly and to the satisfaction of the customer. The weekly walkthroughs really helped address any problems/concerns early before they became larger problems. What we would've liked done better: Schedule Communication/Coordination was lacking at times. At a couple of stages in the project there was a lack of clear communication on timing of when certain tasks would begin so that various materials would be on order. We had to chase down answers when the schedule indicated one thing but speaking with the crew gave a different answer. We brought up our concerns with Sade who passed it along to the rest of the team and the issue was resolved. Then as the renovation neared completion there was an outstanding item that needed to be addressed and special parts needed to be ordered however we weren't informed of the delay so our initial expectation of when we would be able to start moving in had to be adjusted. A heads up would've been appreciated and allowed us to better accommodate our own schedule. Closing: From initial meeting to final signoff the total project took almost exactly one year. This is quite reasonable considering the scope, approving the drawing plans, meeting with designer/suppliers, pulling permits, demolition, asbestos removal, and actual renovation work (including all city inspections). The interior and exterior of the house look great. The backyard and landscaping look brand new and greatly improved. The home essentially feels like it had a refresh back to day 1 except more modern, efficient, and welcoming. We look forward to enjoying it for many years. Despite some issues that came up we would hire OC Builders again.
