We've owned this property for over 10 years, and since Vacasa took over it's been getting progressively worse in terms of service response and quality. This trip, as luck would have it, we returned home after supper at 8:30pm to find that the battery on the punchcode doorlock was dead. We're literally locked out. Of course our reservation info is locked inside. Called Vacasa 24/7 assistance. What a ridiculous experience! For 10 minutes we got told repeatedly that a) they don't manage our condo (who tf we paying fees to then?!?), b) there have been no reservations under this name since 2023 (we come annually), and c) they only manage 2 condos in our complex (we personally know more than 2 families in this complex who use Vacasa). What. The. Hell?? We knew it was getting bad, but damn. How can this information be straight-up AWOL from the system? So once they finally located our info, it magically appeared somehow, we were asked to wait for a call back. It took nearly an hour to get a return call. Can I imagine this happening to our guests? Oh yes I can. We'll be ditching Vacasa ASAP, like so many others before us. We were becoming increasingly dissatisfied with other aspects of the company, such as bookings and maintenance issues, but this takes the cake. Once we did get a call back, a friendly fellow came to assist and replaced the battery within 20 minutes of the return call. That second star is all his. The phone rep Mia was also kind although the experience was still very frustrating. I can only imagine what it's like to be a Vacasa employee and taking the brunt of the abuse for management incompetence. I hope both these kind folks find a more worthy employer soon.

We rented a condo through Vacasa at Kona Bali Kai and there was a roach infestation. Roaches in the beds, bathrooms, kitchen, kitchen cabinets- everywhere. And it's not just the one unit. Step outside- roaches the size of your hand. Everywhere. We promptly notified both Kona Bali Kai and Vacasa but both were unhelpful- but Vacasa was dishonest. First they said they were trying to find out other accommodations which we stupidly trusted for days before we finally wised up and left on our own. Then they lied and said a pest control team came out when Kona Bali Kai said it was their maintenance team. When I requested the license number of the "pest control team" they backtracked and said they didn't have the info AND they said we were refunded money. What money?! What money Vacasa?! Attaching pictures but this is only 8 a few of them and doesn't show the huge adult and baby roaches that we killed and threw away immediately before we realized Vacasa was full of liars or the ones that got away before we could take pictures

Our condo unit was perfect - spotlessly clean, beautifully decorated, and outfitted with upscale equipment and supplies. Each and every staff member (almost) we passed or sought for info was courteous, friendly, and helpful (the two concierges at the pool, not so much). We arrived the day the second Kona low passed, yet somehow, the property looked unscathed. Management was exceptionally communicative about minor issues as they arose - everything was handled quickly. We look forward to returning and plan to stay in the same unit - none could be better!

It usually features…read morecomfortable, spacious, fully furnished, well maintained 1-2 bedroom villas with full kitchens, refrigerators, microwaves and coffee makers at a great location on Kaanapali beach. Overall the spacious lush tropical grounds are beautifully maintained with two pools, a kiddie pool and two hot spas and featuring BBQ grills under a covered deck with chairs and tables. The whole complex is directly on the beach. There are no restaurant or bars on the property which is nice as it keeps crowds to a minimum. Unfortunately this visit fell well short. We rented two ninth floor villas, each with a different but beautiful view of the beach or the mountains. Unit 495 was a mountain facing two bedroom unit. It was clean, well maintained, probably recently renovated and up to the exemplary Kaanapali Ali'i standards we are used to. Unit 496 was an ocean facing villa showing it's age. One bathroom shower curtain showed spots of black mold.The lanai doors were incredibly hard to open requiring a maintenance person to come and repair them. The refrigerator ice/water dispenser leaked and there were stains from it and possibly something else down the front. Worst of all was the sickening smell of cigarette or possibly cigar smoke throughout the unit. This is unacceptable for a non smoking facility and quite unappealing. Electric air freshener units and odor disguising gel containers were provided but could only partly contain the smell in two of the bedrooms. The whole unit needs to be cleaned, sanitized and the lingering smoke scent removed. The bed in one of the bedrooms was regrettably very hard and painful for us to try to sleep on. Water to the entire complex had to be shutoff overnight for some kind of plumbing replacement work. Small plastic jugs of water were available at the front desk, this we found out by my son casually mentioning the inconvenience of the water shutoff to a facility staff member whi indicated that water would be delivered to the room upon request. When I called th efront desk, no delivery of this water to the room was available or offered. The outside bathrooms were under construction and we were directed to two porta potties, laughingly labeled as "Rest rooms", outside the buildings requiring a long walk to access. We should have been advised of this work before arriving as it was extremely inconvenient. The two large pools were getting shut down to access for maintenance or some other kind of issues. The two outside showers that are used to rinse off were unexpectedly shut down for a day so no rinsing off of sand. we noticed some younger guests simply entering the pools or spas with sand still over their feet and legs which resulted in a greta deal of sand at the bottom of the pools/spasOne night we attempted to access our two units only to finad all of our keys deactivated. The front desk could I understand any facility needs maintenance but having all this happen in the space of out two week stays was vey discouraging. I hope to return to Kaanapali Ali'i in the future but will definitely first be monitoring reviews and contacting the facility directly to try to determine what to expect. This is a discouraging turn in Maui vacation planning.
