We stayed at a vacation rental run by Kokua Realty and it was absolutely awful. The only good thing about this place was the location of the property. But everything else was terrible. 1. They changed our check in time without informing us in advance. The original booking stated that check-in was at 3 pm. Sometime between when we booked and paid for this reservation, Kokua Realty deactivated the listing and started a new one. The new listing had a later check in time. When we arrived to Maui, we tried contacting Kokua Realty and no one responded until night time. We ended up wasting time and frozen groceries. 2. Giant cockroaches in the laundry room. 3. The microwave didn't work and half the outlets in the house didn't work. No one came to fix this issue until our second night. Then, by the next morning, the microwave was broken again. 4. The refrigerator and freezer were cycling on and off and we didn't realize this until it was too late. We ended up with more spoiled food and a few people with food poisoning. 5. Poor communication. You can see in the photos I attached that Kokua Realty NEVER responded to any of our inquiries or issues. l even called every number on the listing several times and left voicemails with no returned calls. 6. We were unable to refer to our original reservation because they "deactivated" the reservation. So we had a hard time checking to see what amenities were in the house including iron/ironing board, towels, etc. When we tried to ask them, no one responded. I brought all these issues up to their attention during and after our stay with no response. I requested a partial refund through AirBnB, still no response from Kokua Realty. Overall, DO NOT RENT A VACATION RENTAL FROM KOKUA REALTY. You will end up wasting your money and ruining your vacation. read more

Do not do any business with this company! A business with no ethics or morals. We booked a condo where the property owner had this company as property management company. Due to CoVId19, Govt restrictions and airline cancelations we were unable to go on our trip. Every other company gave us a full refund except this property management company. A family member traveling with us even contracted the virus and had to be quarantined, but this company had a real problem issuing a full refund. After weeks of going back and forth, they finally issued a refund minus a $150 "fee". Any other time this would be totally acceptable. But in times like this this company decided to be completely selfish, show no compassion, and showed their true colors. I would never do any kind of business with this company. read more

Kokua Realty is the absolute worst property management company I've ever dealt with. I rented a property in Lahaina, Maui from Kokua Realty with a group of 6 friends, for about 6 days. Half the outlets in the property didn't work. There was a bunch of cockroaches in the laundry room. The refrigerator would constantly cycle power. I ended up getting stomach flu because some food went bad in that fridge. But I didn't know because the fridge's power went out in the middle of the night. Response time was terrible. I would rate them 0 stars if I could. Be very cautious when booking with them and really read the agreement before you sign. No matter how far out in advance you cancel your reservation (I had to cancel my more than 4 months before our reservation) you will be charged a $150 "processing fee". What the hell do they need to "process" in which they need to take $150 from your deposit. What is the point of paying for cancellation protection if they are going to charge you anyway. Like I said, I could understand if I was canceling within a month of our trip, but I canceled more than 4 MONTHS before our trip. BEWARE OF THIS COMPANY. Terrible customer service. UPDATE: they lied in their response to me, the lady OFFERED to ask the property manager to waive the fee for me. I DID NOT ASK. I recently stopped in to see friends who were staying in a vacation rental unit at the Maui Parkshore which is managed by Kokua Realty. While the building is a little older, the unit itself is amazing! It's beautifully remodeled with everything you need for a great vacation. On top of that it's right across the street from a great beach! This unit is perfect for a relaxing day starting with coffee on the lanai taking in the ocean views and then a quick hop over to Kam III for a day at the beach. The complex has great community grills if you want to eat in, but the location is close to many great restaurants along S. KIhei Rd. or even a fancier night out in Wailea. The management company was on top of everything and really went out of their way to give personal service to meet the needs of their guests. The next time we need a vacation rental condo we will definitely book through Kokua! read more

They were really easy to work with and attentive to all of our needs. We had everything we needed, beach chairs and towels were a great feature. I tried to rent a property through Kokua and after takin payment from me, their agent Joshua chose to be exceptionally rude to me, call me named, cuss at me, hang up, ignore my calls and messages. I contacted the owner of the business for a refund of the money I paid, and he said "too bad!" I never got my refund. Disputing it with my bank. Absolutely terrible! I wish I had looked at Yelp before renting a condo from Kokua Realty on Home Away. Similar to many others on here, I got bait and switched. My Fiancé and I are coming to Maui to get married and enjoy our honeymoon. The location we booked was very convenient to our wedding venue, and very much in line with other pricing in the surrounding area. We were very excited when we booked, only to be that much more angry when we got an email from Chad Julian, 2 months after booking and paying a 50% deposit, that there was an error in their system and the rate is actually hundreds more a night (which in no way compares to the other rates in the same location). There is no possible way that you physically accept someone's request to book and charge them a 50% deposit without seeing that there's a mistake right then and there. I am a very reasonable person, I worked in hotels for over 10 years so I get that things happen, but this was not one of those things. This is very much intentional to scam poor travelers into paying more once they see they could maybe demand a higher price to a different traveler, or to leave them stuck without a place to stay. I asked for a copy of the agreement, or anywhere in writing, that states they are allowed to change the rates once they accept the booking. I never heard back from them. Shame on Home Away for allowing scam artists to rent on their site. Please please please steer clear of them so that you don't have the same experience as many of us on here. read more

Sounds like I had a similar experience as another review here. In December, I booked a vacation rental that Kokua Realty manages on vrbo.com for an 8 night stay in August. Paid the initial deposit and even signed a rental agreement. Two months later on February 15, I received a voicemail stating there was a computer software error that advertised an incorrect rate for the property and that my reservation would be cancelled. This followed with an email stating the same and demanding a response by the same day. I called Kokua Realty and spoke to Chad Julian, the property manager. He was very matter of fact and smug over the phone giving me the impression that this wasn't a big deal. He did not apologize and did not show any empathy, which was surprising since it was their mistake. I was more upset after I got off the phone with him than when I found out about this terrible mistake! He absolutely lacked the Aloha spirit. After that horrible conversation with him and a few emails with a more pleasant, Lachelle from guest services, I was presented with a few options. Full refund, re-book same property at correct rate of $489/night (originally $169), or they could provide me with other properties priced around $169. It was nice that I was given options and although it would have been much easier to just re-book at higher rate, I took the refund and refused to give them my business. I would not recommend booking with this company. Hopefully they upgrade their software and establish more efficient protocols because not only is it unacceptable to be told my reservation was being cancelled due to their mistake, it should not take 2 months for this to come to their attention! After getting over the verbiage of the contract (which is written by lawyers for lawyers, like all vacation rental management contracts) all my interactions with the property manager were smooth.
