We rented a 2 bd Kapalua Bay Villa (33G4) in October 2025. The booking process was easy and more affordable than similar villas offered by other property firms. We have found some problems with other villas regarding the air conditioning, however ours worked perfectly. When we wanted ac, we just closed all the windows, during the evenings we could turn off and open windows when the weather was cooler. During the storm My Perfect Stays closed their office and advised to not call them unless it's an emergency. This storm resulted in a state of emergency, power outages, flooding, road closures and the cancellation of virtually all island activities due to the brown water advisory. Management's claim that this was a regional weather issue is contradicted by the clear structural defects we discovered: a ceiling breach in the guest bathroom and an unresolved AC leak on the patio. These conditions represent a total failure of property maintenance and a disregard for guest safety. Moving a bedside table revealed years of accumulated grime and dead insects. From the 12th floor, the Valley Isle resort 1204 unit has amazing ocean views, beach and ocean access, minimalist furnishings, and a well stocked kitchen, parking and a nice lobby with friendly front desk for car registration. The unit can use some maintenance to grout the bathtub, clean the bathtub, paint touch ups through the unit, and curtains that need washing and mending. My Perfect Stays promptly executed my booking one day before my visit. What was appreciated were the options given to select between a few locations and units. Not appreciated was the email lecture from A to not contact M via text (zero star experience here). Regardless of your role in the company, you're in the customer service and property management business right? Too many emails following the phone reservation, this needs to be simplified. As a Client, you will find yourself looking through many emails to find what you actually need to get to the unit. If you're going to use a rental agreement, you should also provide a move in and move out checklist. As one of the prior reviews mentioned, our experience was the same after many many emails, the resort was not mentioned by name, an entry code/passkey was not provided and it took some sleuthing to ask at front desks and call in to get an entry code because guess what the email was blank where it said code! Check in should be 3p or earlier, Check out should be 11am or later, this was also mentioned in a prior review. 100% agree! The fees are a bit excessive (admin fee, cleaning fee, damage waiver fee), If you are planning to get a five star rating, the experience with My Perfect Stays should be five star. If you're cleaning and clearing the unit on your last day before heading for the airport, you might as well pay us the cleaning fee because we did a stellar job! We're on vacation to enjoy the ocean, views, turtles, rest and relax, not take your cutlery home! So no need to send emails reminding Clients about your inventory. We're traveling light and still need to pack our snorkel gear to take home! Christine was great to help us get the entry code. Maintenance was great when the tub clogged on our 1st shower there. 3.5 stars for My Perfect Stays. To get to a 5 star rating: You can give your Clients a 5 star experience by changing your lens from inward outward to the Clients lens: Simplify emails, less email/text, make check in easy with a passkey/code easily available, Using a Tenant agreement then leave a move in and move out checklist on location, specify parking clearly included, do not send emails about inventory, earlier check in 3p or earlier, later check out 11am or later. Avoid This Property - Poorly Maintained Unit & Unresponsive Management We booked this property (Kapalua Bay 24g) with high hopes for a relaxing vacation, but unfortunately, our experience was defined by a string of disappointments, poor maintenance, and lackluster service from the management company. Washer and Dryer Are Severely Outdated and Ineffective The washing machine and dryer are ancient and borderline unusable. The washer's auger doesn't spin properly, so clothes don't get fully cleaned. The dryer requires 3-4 cycles just to dry a standard load--and even then, clothes come out musty and still damp. We ultimately had to pay a neighboring hotel just to get our clothes laundered and ironed so we could go out to dinner looking presentable. Terrible Sleep Environment Sleeping in this unit is like a scene straight out of National Lampoon's Christmas Vacation. There are no blackout curtains or effective window coverings, so bright lights from the neighboring unit flood the bedroom all night long. If you're hoping for rest on your vacation, this is not the place. Broken Amenities and Delayed Fixes * The shower didn't work properly and wouldn't get hot until three days into our stay when it was finally fixed. * One window had a hole in the frame and was literally rotting, which let in a swarm of ants into the bathroom every day. * The bed sheets are made from 100% polyester--basically plastic--which makes sleeping hot, sweaty, and uncomfortable. * Several basic amenities were missing upon arrival (e.g., towels, iron, kitchen items). While they were eventually delivered, it took multiple days and follow-ups. Kitchen Supplies Were an Afterthought The "fully stocked kitchen" included dull, broken knives, and flimsy, nearly unusable cutting boards. This wasn't a case of wear and tear--these were flat-out unusable tools. We documented everything. Communication Was a Joke Perhaps the most frustrating part of this entire stay was the lack of real communication from the management company. We reached out multiple times and were either ignored or given vague responses with no follow-through. Because of this, we spent part of our vacation glued to the unit waiting for phone calls or technicians that didn't show up--meaning we couldn't venture out to explore the island as planned. Bottom Line: This property was not ready for guests. It's in disrepair, poorly equipped, and mismanaged. I would strongly recommend looking elsewhere unless you're into DIY maintenance, sleepless nights, and chasing down a management team that doesn't take accountability. We will continue to share this experience so that other travelers are informed and don't make the same mistake. read more

he management company cancelled our booking (over a month after we booked it) on Airbnb because they stated they listed the "wrong pricing." And offered us this property or other of their properties at over 400% higher than the original cost. We originally booked the condo for just over $1000, and after they cancelled it over a month later, they offered us a "reduced rate" of $3800 PLUS whatever airbnb charges. We had already planned our whole trip around this location and cancelled our previous place we booked because this was such a better deal. Now the other one is $1500 more than it was when we originally booked it. They refused to just own up to their "mistake" (aka price gouging scam) and honor the agreed upon price. This place was beautiful. The view from our 12 floor room was breathtaking! The condo itself did what it needed to do for us on our 10 day honeymoon in Maui. Parking was never an issue here either. My Gosh! AMAZING!! Everything about this condo has been just heaven sent in Maui No Ka Oi! The owner Mr. Kumat was very kind to us when we asked to have our central AC lowered a little & He did so. I just had to purchase a few things to add my flare like back at my home & stage it with just some simple elegant touches but other than that the condo was fully equipped with everything needed to just make our comfort here a "My Perfect Stay!" I would never rent from this group again. I showed up after 12 hours of flying to a filthy condo. Called the manager Belinda the next day to cancel over the phone, she said ok, and we left. This is a review of My Perfect Stays and not the condo that we rented. We booked through My Perfect Stays for a condo in West Maui from the end of Feb to early March 2024. From the start of our trip planning to the end of our stay, the team there was receptive and quick to respond. It is also less expensive booking through them directly versus VRBO. We received emails on how to access our unit and the instructions were clear and easy to follow. We entered our condo with no issues. The bonus of booking through My Perfect Stays versus directly through the condo was that My Perfect Stays was able to help us during a power outage when the condo management was not able to. We were on the 12th floor and when we had to leave, we would have had to haul our luggage down 12 flights of stairs (elevators were not working due to the outage). We called My Perfect Stays emergency line at 5 a.m. as we needed to leave for the airport by 6 a.m. Lee from My Perfect Stays arrived right at 6 a.m. to help us, but lo and behold, one of the elevators started working then! We appreciate Lee coming out to assist us at that early morning hour! The service from My Perfect Stays team after our trip was also very accommodating! Thank you My Perfect Stays team!!! read more

This company did not disclose the heavy construction noise at the resort for my stay. I called first thing in the morning and did not hear back from them for hours, forcing me to book alternative accommodations. When they did call, they said they would refund the rest of my stay and only charge one night, but what they did was separate out the host fee from the nightly fee (which is not how it was shown and billed on the website) and only refunded half the cost of my remaining nights. So, one night that was supposed to be around $200 was $900 since they charged me the host fee as $500 separately and would not refund it. read more

I reserved a condo on Maui with My Perfect Stays. On Friday, two days before I am supposed to leave I get an e-mail indicating the condo is not available. No reason given, no remorse and no offered compensation. The only excuse is that the condo is privately owned and there is nothing they can do. If I chose to cancel two days before schedule arrival, I would lose my $3500 fee. No penalty to the company if they cancel. This property was fabulous! 2 large bedrooms both with full baths, full kitchen, great great room with lanai off of it with a beautiful view for sunsets on the water. Beware before you stay at one of the places they manage....This is one of the worst property management companies I've ever dealt with, and I travel quite a bit and have several rentals myself. They have NO idea what customer service is, they seem to think they are doing you a favor and treat you like a low life. Weeks before my scheduled stay, they started sending emails saying that my $330 cleaning fee (way high for a small two bedroom unit) was overdue. I never agreed to pay this weeks in advance. Then when i followed their directions to the very large property, (there was no map), just an address without a building number, i couldn't find the unit. I called but of course got voicemail during the day and never received a call back. Fortunately a nice man helped me locate the unit. Inside the unit there were signs stating that if you got the towels dirty you had to pay for them. And if you took anything you'd be charged for it. And the funniest thing was despite paying $330 cleaning fee, they requested that we take out the garbage and strip the beds. Lastly the property management company told the owner that I "soaked" the bed and she should get money from me, which just wasn't true. All they seem to want to do is nickel an dime the tenant rather than doing their job. read more

"My Perfect Stays" was ok except 1)Parking was supposed to be included and we had to fight for that one. 2)Earliest we could get into the room was at 4 pm but 3) checkout was 10 am and $100 each additional hour. Really? 4) No one in lobby was helpful or nice. There was nobody representing My Perfect Stays. Old decrepit lobby and it scared us with no friendly faces.
