    From the 12th floor, the Valley Isle resort 1204 unit has amazing ocean views, beach and ocean access, minimalist furnishings, and a well stocked kitchen, parking and a nice lobby with friendly front desk for car registration. The unit can use some maintenance to grout the bathtub, clean the bathtub, paint touch ups through the unit, and curtains that need washing and mending. My Perfect Stays promptly executed my booking one day before my visit. What was appreciated were the options given to select between a few locations and units. Not appreciated was the email lecture from A to not contact M via text (zero star experience here). Regardless of your role in the company, you're in the customer service and property management business right? Too many emails following the phone reservation, this needs to be simplified. As a Client, you will find yourself looking through many emails to find what you actually need to get to the unit. If you're going to use a rental agreement, you should also provide a move in and move out checklist. As one of the prior reviews mentioned, our experience was the same after many many emails, the resort was not mentioned by name, an entry code/passkey was not provided and it took some sleuthing to ask at front desks and call in to get an entry code because guess what the email was blank where it said code! Check in should be 3p or earlier, Check out should be 11am or later, this was also mentioned in a prior review. 100% agree! The fees are a bit excessive (admin fee, cleaning fee, damage waiver fee), If you are planning to get a five star rating, the experience with My Perfect Stays should be five star. If you're cleaning and clearing the unit on your last day before heading for the airport, you might as well pay us the cleaning fee because we did a stellar job! We're on vacation to enjoy the ocean, views, turtles, rest and relax, not take your cutlery home! So no need to send emails reminding Clients about your inventory. We're traveling light and still need to pack our snorkel gear to take home! Christine was great to help us get the entry code. Maintenance was great when the tub clogged on our 1st shower there. 3.5 stars for My Perfect Stays. To get to a 5 star rating: You can give your Clients a 5 star experience by changing your lens from inward outward to the Clients lens: Simplify emails, less email/text, make check in easy with a passkey/code easily available, Using a Tenant agreement then leave a move in and move out checklist on location, specify parking clearly included, do not send emails about inventory, earlier check in 3p or earlier, later check out 11am or later. A wonderful stay at Valley Isle Resort 1204, 5 stars for the location! Looking forward to visiting again soon!

    he management company cancelled our booking (over a month after we booked it) on Airbnb because they stated they listed the "wrong pricing." And offered us this property or other of their properties at over 400% higher than the original cost. We originally booked the condo for just over $1000, and after they cancelled it over a month later, they offered us a "reduced rate" of $3800 PLUS whatever airbnb charges. We had already planned our whole trip around this location and cancelled our previous place we booked because this was such a better deal. Now the other one is $1500 more than it was when we originally booked it. They refused to just own up to their "mistake" (aka price gouging scam) and honor the agreed upon price. This company is a scam

    This place was beautiful. The view from our 12 floor room was breathtaking! The condo itself did what it needed to do for us on our 10 day honeymoon in Maui. Parking was never an issue here either. Was so convenient for this place to have 2 chairs and a small cooler for us to use at beaches as well. (We booked this through Airbnb and the photos looked exactly the same in person).

I was supposed to travel to Maui during the Kona storm on March 14th. My flight was cancelled out of LAX after 13 hours of deferring it. While this was going on, I spoke with the after hours person of Sullivan Properties who told me at one point, the road had a mud slide between the airport and the resort......hoping to be cleared at some point. The governor had declared it a disaster zone and asked visitors to rearrange their trip if at all possible. Having the expense of now an overnight in LA and deferring of my flight once again on the 15th, with the forecast, flooding, power outages and sink holes, we decided to cancel all together instead of spending another day in the airport. I asked Sullivan Properties if I could get a refund or future credit and she told me that without having purchased the insurance, it was non refundable and I would just be out. I feel with the extenuating circumstances and the Governors announcement, some grace should have been shown. It's not like it was just a little bad weather or mild storm. It was basically a hurricane for days!!! I would have never expected mercy with bad weather but I feel like this was above and beyond normal. I have read about many travelers, who were in the same circumstance as me, who praised their resorts for refunds or credits despite not purchasing insurance. That, I feel, would have been the right thing to do. Acts of God should be covered with or without insurance. We were supposed to be staying at the Whaler but I know you can rent packages at the exact same place through Expedia at the same or cheaper price with coverage that is easy and fair. This unit was rented through VRBO who was also not helpful in fighting Sullivan Properties although VRBO refunded ALL of their expenses on their end (cleaning fees and taxes). $1900 is a lot of money to lose!!!!

    Our first time at the Sands of Kahana in Maui. I had read all of the reviews raving about the…read moreplace. Overall, I agree but there were a few keys issues that affected our stay. First, the atrium is open between all of the floors in the middle. Consequently, noise echoes into all of the rooms with luggage wheels rolling, people talking and laughing or screaming. It is quite startling when dead asleep. Second, there is no air conditioning. All of the windows need to be open for air, which also contributes to the noise level. We thought it petty to charge for coffee after the first day of the stay. We had booked a two bedroom and were given a loft with a downstairs bedroom with two full beds. That too, was disappointing as my husband and I booked it, but felt compelled to give the other couple we were vacationing with the larger bed upstairs. Overall, the space was very spacious with vaulted celings in the living room and huge kitchen that was well equipped, clean, and had easy access to the beach. There are some lounge chairs available on the beach, inside the roped area on the hotel side, but they do fill up fast. There is a strip type mall across the street had a small grocery store and eating places, including Miso Phat. Good sushi! If you read this and stay, you will be well informed as to what to expect.

Biggest annoyance tho, was that our unit hadn't been properly cleaned. Some personal items left behind from a former occupant, and most of the dishes and glassware had to be washed before they were suitable for use. While there are plenty of fans, there's no air conditioning, which is a huge miss for a tourist resort catering to folks not necessarily used to this heat. Unlikely to return here. Lots of choices nearby, will go somewhere else next time.

However, our experience was so bad because of the manager, Terry Kruse, I felt compelled to post this review. I will NEVER stay at a Maui Lodging Properties again. I would highly recommend that any visitor to Maui or any property owner, should avoid this group entirely. The manager, Terry Kruse was rude, unprofessional, arrogant, unorganized, incompetent and condescending. Upon arrival, we called Terry to confirm the unit was ready and she assured us that we "screwed up" our reservations and were a day early. After a quick and panic-stricken review of our reservations, we were able to confirm that we had arrived on the correct day. Unapologetically, she "allowed us to check-in" as indicated on our confirmation notification and reminded us that "things happen "because I (Terry Kruse) manage 15-20 other properties". When I asked for her supervisor's name and number, she said that SHE was only person to speak with at Maui Lodging Properties. I found her unprofessional manners were beyond incredulous. Unfortunately, our visit to Maui included a doctor's appointment wherein Terry refused to believe we had an appointment on a Saturday and asked for proof of the appointment and the reasons. Our surgeon's office contacted Terry with a confirmation of said appointment and a reprimand/reminder of HIPAA laws. I will not speak badly of the unit we stayed in- it was beautifully located, clean and PERFECT for our needs. However, I am deeply concerned for the owners because I have never encountered or dealt with such a rude and unprofessional person in my life. I hope the owners rethink their property management needs and seek elsewhere. I will share with my friends, my network and my family of the horrific service we experienced from Ms. Kruse. It is my opinion that visitors of Maui should avoid staying at any property managed by Maui Lodging Properties, especially is Terry Kruse is assigned to you.

    Vacation Renters Beware!!…read more I booked a Maui Condo on 2/14/12 with Maui Lodging for a vacation my wife and I were planning to take with our oldest son and daughter-in-law. I signed the Rental Agreement, paid the deposit and was confirmed for a 2 week stay. On 2/21/12, I received a call from Maui Lodging cancelling my reservation. They told me that the owner wanted to rent the condo to a friend instead of renting it to me and my wife. I told them they couldn't do that because it would be a breach of contract. They said there ARE doing it and to consider my confirmed reservation cancelled. They did offer to try to find a replacement for us, but my wife and I had put a lot of research into our selection and we knew that the one we rented was really unique and not replaceable. (They did come up with 2 VERY POOR alternatives.) Even if they came up with a good alternative, we had no confidence that they wouldn't do this to us again. Darlene, one of the owners of Maui Lodging and a real estate broker, told me they do this all the time. We have dealt with Maui Lodging for years under the previous owners (Ron & Michele) and the service was superb. Unfortunately, the new owners don't have a clue how to treat their clients. I recommend going elsewhere to make your vacation plans or BEWARE!!

Since our flight was arriving in Kona at 10:30 a.m., and the check-in was listed at 4:00 p.m. or later, I wrote a polite email to inquire whether we could check in as early as 1:30 p.m. as we had luggage in our rental vehicle and wanted to begin our vacation with eager anticipation. I also asked vacasa if I could arrange a floral delivery that would be delivered in advance in our unit to greet my love upon our arrival to make things extra special for her. Both the early check-in and the floral delivery request was summarily denied. I then wrote to vacasa again and let them know I was not expecting this sort of reply. I politely asked if we could drop our luggage and have it locked in some sort of room or in the unit while we waited around for their 4:00 p.m. or later check in that they were adamant about. Amazingly, vacasa denied our request to leave our luggage even though I specifically informed them I thought it was a security risk to have all of our vacation luggage in our vehicle and unattended while we killed time at a beach etc. As a result of their inhospitable and completely unhelpful demeanor I promptly canceled the reservation. They refunded my initial deposit. That much is good but I wanted to let everyone know never to use this company. I can't believe basic hospitality is something vacasa will not provide. This is a nationwide company and Hawaii is a premier vacation destination. You can do better! Avoid vacasa at all costs!

    Rubbish management company that's gotten even worse since it was acquired by Casago in May 2025…read more Our family owns a condo in Kihei, and Vacasa took over as the management company post-COVID. We've owned this property for over 10 years, and since Vacasa took over it's been getting progressively worse in terms of service response and quality. This trip, as luck would have it, we returned home after supper at 8:30pm to find that the battery on the punchcode doorlock was dead. We're literally locked out. Of course our reservation info is locked inside. Called Vacasa 24/7 assistance. What a ridiculous experience! For 10 minutes we got told repeatedly that a) they don't manage our condo (who tf we paying fees to then?!?), b) there have been no reservations under this name since 2023 (we come annually), and c) they only manage 2 condos in our complex (we personally know more than 2 families in this complex who use Vacasa). What. The. Hell?? We knew it was getting bad, but damn. How can this information be straight-up AWOL from the system? So once they finally located our info, it magically appeared somehow, we were asked to wait for a call back. It took nearly an hour to get a return call. Can I imagine this happening to our guests? Oh yes I can. We'll be ditching Vacasa ASAP, like so many others before us. We were becoming increasingly dissatisfied with other aspects of the company, such as bookings and maintenance issues, but this takes the cake. Once we did get a call back, a friendly fellow came to assist and replaced the battery within 20 minutes of the return call. That second star is all his. The phone rep Mia was also kind although the experience was still very frustrating. I can only imagine what it's like to be a Vacasa employee and taking the brunt of the abuse for management incompetence. I hope both these kind folks find a more worthy employer soon.

The accommodations were exceptional. Every detail, from the interior decor of the condo to the Hawaiian Haven app were done with such intentionality and care - this team really knows how to make your stay extraordinary. Sands of Kahana was also a great location to start your adventures from - you have Kaanapali (shopping, restaurants and Black Rock) just to the south, and Napili just north of you and Captain Jacks is located on the property. Highly recommend Baya Bowls, Olea Coffee and Island Vibes Cafe. For fun and adventure - you have to try Trilogy's Lanai, Molokini and Evening cruises - they take such good care of you! Lastly, we drove our jeep around Haleakala (not for the faint of heart), and coming around the southeast side at sunset was AMAZING! Volcano on our right, ocean on our left and sunset straight ahead - golden hour - I put it up there with seeing Yosemite for the first time. Thank you, Ken & Brooke, for opening your beautiful condo to me and my family so that we might enjoy the beautiful island of Maui from such a beautiful and well-equipped location. Maholo for sharing your Aloha spirit with us!
