This is kind of a cool Park. Even though it's mostly paved the river runs right through it there are lots of River Rocks, lots of trees and grass and it's just very comfortable prices are great too

Space 40 is the place to be. The office check in was easy and they take Good Sam it was 37$ a night full hook ups. Since 40 was taken I opted for 37. Close to the water. The overall facility was small and served my purpose a quick night in Redding. It was close to the Sundial Bridge and that was. A nice walk for the dogs. I'd stay again.

Only access to the office, showers, restrooms, laundry, and other facilities.

The park itself is meh. Run down, small, completely sun-exposed with only a couple of semi-shady spots. The office hours are limited and late night check-ins (meaning past 6pm) have no access to wifi, no bathroom codes, etc. Also note that they ONLY ACCEPT CASH and demand that you drop cash in a door slot. (Which feels sketchy, right?) They do not accept checks or credit/debit cards at all. To make matters worse, they have made no efforts toward accessibility. Regarding accessibility: The office, laundry, restrooms, showers, etc. are up steep stairs rendering even the most basic check-in process completely impossible for many people. (Even the pool requires stairs to enter.) Worse is that they have made no efforts to comply with the ADA in even the most basic sense. There is plenty of room for ramps and effort but they haven't tried to comply. When asked about it, we were told that wheelchair users should use "things out there" I guess meaning our own showers and such? But what about the laundry, and the OFFICE? This is an incredibly flagrant disrespect to a significant portion of the population and paints a reliable picture of how the owners of this property have prioritized the needs of the public.

Right on the river.... closer and your wet.

During the process, Cheryl communicated with me and kept me up to date on my space availability as I was waiting on the official start date for my new job. She told me she was putting me on a cooler side of the park with trees and that would be very helpful when the summer heat starts kicking in. Paul was very patient with this newbie while I was backing my trailer onto the pad. The sites are very clean, and the grounds are well kept. My two dogs love the little dog park, and we feel safe going for walks within the RV park. We were advised by others we spoke to be careful of walking on the road outside the RV park, but so far, I haven't seen anything on the main street that has caused me concern. Security within the park itself is very good. It's not too far from where I work. I do feel a bit guilty that I work on weekends and leave rather early in the morning. Quiet hours are in place at that time, and I try my best to not to disturb anyone, but I know my coming out of the door and starting up the truck makes noise. I highly recommend this park to anyone passing through or staying as a long-term guest.

They calmly work with you. If you have a vehicle you'll be able to travel nearby, however if you walk as we do being outside near this park at dark is unwise. The laundry is very clean and relatively low cost. The park has a covered and uncovered picnic area behind the laundry next to the wading pool. They lack a shower/bathroom house. They have a dog park. You can recycle plastic bottles and cans in the laundry room.

The park was built in the 80's with only one shutoff valve, which means when there is an issue, the whole park gets shut off. The maintenance team is working on installing more in the park as time allows. We have had some nasty storms that have required some cleanup. We usually keep about two gallons of water on hand for watering the furbabies, drinking, flushing, and washing hands. (My old park would have water shutoffs all the time, with no concrete plans to update the 1950's infrastructure.) The things we love the most about being here are how quiet it is, especially since we're at the end of our road, the trails that my dogs love, and the critters we come across on walks such as tree squirrels, black butterflies that are everywhere right now, birds, sometimes I even hear a Great Horned Owl in the trees overhead in the wee hours of the morning. (In perimenopause, awake when I don't want to be is a thing that happens due to that lol.) We have even gotten courtesy texts about bringing in awnings when the wind is about to pick up. The full bathrooms are a lifesaver when there are camper plumbing issues, the pool is an even bigger lifesaver in the hot months, and the full kitchen in the clubhouse has allowed me to bake a turkey two Thanksgivings in a row now. 99% of the people who live here are very friendly and happy to be here. Of course there's always at least one or two people who will complain about everything. The PG&E rates for full-timers can be hard, as they are for everyone on PG&E, but corporate is great about reviewing and approving requests for shades and things that can be installed to help mitigate the power usage in hot months. I just ordered one two days ago that I will have installed on my roof, that my old park rejected. Ruthie, the property manager, is very knowledgeable and helpful when I have questions. I can't say enough about how much we love it here.

We booked same-day by phone, and received a confirmation email with instructions for after-hours self-checkin. Upon arrival, we picked up a personalized envelope containing a park map and rules, amenities key card, and directions to the assigned spot for our 40' RV. Lovely grounds with paved roads, concrete parking pads, and a landscaped picnic area for each site. If clean and spacious bathrooms matter to you, you'll love the ones here! We didn't stay to use the other resort amenities, though the pool area, social house and shaded path benches looked inviting. Now if you are gonna call yourselves Premier and Resort you definitely need to upgrade your cable and Wi-Fi. Though we did get many channels with our antenna. We also had good Verizon cell service so I didn't use the Wi-Fi. We will stay here again during a time when it's not 110 degrees.
