Re-installed windows and sliding glass door incorrectly installed by previous contractor. Rebuilt pressure treated wood deck with improved layout. We had worked with them previously on a smaller project (repairing a finished porch), and when issues arose with that recently they were incredibly helpful in working with us, including in conversations about the cost for additional and do-over repairs. The team is super-communicative, courteous, and diligent. They send frequent updates, including photos, when they're working and reach out whenever they have a question (e.g. about the color of materials, etc). It looks like they used leftover shingles from a previous job instead of purchasing new ones that matched. My main issue was a leaking valley and a leaking bedroom ceiling. They "repaired" it very poorly, despite charging me $4,050. I wouldn't be surprised if it starts leaking again soon, considering the exposed nails and misplaced shingles. ( they did come to lay the shingles better by leaving EXPOSED nails which will soon cause a leak and didnt want to change the shingles to color match ) I also paid them $500 to seal my roof hatch, which I understood was a temporary fix--but that repair didn't even last a month before leaking again. When I called them, they quoted me $1,500 to remove the hatch and said they would credit the $550 toward that job. Two weeks later, I followed up by email, and the price suddenly jumped to $3,500. Their final email said, "You want to play games--let's go!" What does that even mean? Is he threatening to come to my home and start a fight? I'm reporting this message to the police in case they attempt anything. Do not trust this company. - they quote you using a drone without actually getting up and doing a better job finding the problem

One plastic bag of debris was left in a corner of my garden, and another was placed in my yard-waste bin, which I had to remove myself because Evanston does not accept yard waste in plastic bags. After I contacted Tim to express my concerns, he apologized and promptly sent a crew back to redo the cleanup. I was very pleased with his response and his commitment to customer service. Tim was responsive to my phone calls and returned my messages quickly. I appreciate the way he addressed my concerns, and I look forward to using Guaranteed Gutters again.

Despite that, they claimed they completed the entire job, including cleaning all three downspouts and going through our neighbor's yard to access and clean that side of the house. They never used a hose to flush or check the downspouts. When I questioned this, they stalled and gave me the runaround for weeks before finally returning. They did work on the downspouts, but still never went through the neighbor's yard, despite originally claiming they had. No photos, no convincing explanation, and weeks of excuses. I would not trust this company to do the work they claim to have done.
