Sang and his crew are the pinnacle of professionalism. When it comes to painting, it's all about the prep work, and they did not mess around, spending two full days to sand down, fill in and repair the wood. Plastic was applied everywhere to avoid paint on the windows, floors, etc. Just like the initial bid, very fair pricing on the extra carpentry work that was absolutely needed, including a total repair of the entry gate and surrounding structure (see photo), which other contractors said would need a complete replacement at many times the cost we ultimately paid for the repair, which ended up looking amazing. As far as the actual painting, done with great attention to detail, no drips or sloppy sections, clean and precise. Could not be happier with the finished product, and given the prep work, it will last years longer than your typical paint job. We started looking for painters for the exterior of our 2400 ft.² home in March, 2022. We are extremely thorough when hiring a contractor. We have lived in our home for over 20 years and we did the painting ourselves here and there for maintenance, so our home really needed a professional job! With that said, I met with nine painters and general contractors, all referred to me by various sources. LS Custom Painting, owned by Sang was one of them that came highly recommended through the neighborhood app for Lake Forest, California and other sources. All of the bids came in between $6700-$12,000. Sang met with me in person. We were very impressed with how detailed he was and how he really wanted to understand what we desired. He educated us on quite a few things that we did not know as well. It is because of that, plus what all the other referrals said about the incredible work he does that we hired LS Custom Painting. Sang also made some wonderful suggestions because of his decades of experience such as painting certain areas a certain color to make it look richer and such. His price was right in the middle of all the bids, not the cheapest but not the most expensive. We have absolutely no regrets! Right from the get-go Sang was extremely communicative. His crew arrived every day on time. Their process is extremely detail oriented from power washing, scraping and filling all of the cracks, fixing the cracked stucco (even repaired a poor previous stucco area), digging up the dirt and rocks on the bottom of the foundation so that could be painted as well, taping every single window and door, removing exterior lamps, etc.... They were reliable, neat, and did not leave any garbage on my property. Alberto, one of the lead painters was superb in everything he worked on. He really knows his stuff and he's been with Sang for 20 years plus. He was very communicative during the project if he needed some clarity for what we wanted done. The project took one week from start to finish and on a scale of 1 to 10 we give the completed work an 11++++! We have already had ALL our neighbors come by with their mouths hanging open saying the house looks like it's brand new (and it's over 40 years old!) and it looks like it was transported here from someplace else!! Our company had a special request from a client we were serving to paint their casket. We had a very short turn around. I contacted LS Custom painting on a Monday morning and needed the casket painted and ready for Tuesday afternoon. Sam said he would see what he could do. I called 10 other companies who simply could not paint in that short space of time and this item had to be perfect. Sam called me back by 11:00am on Monday and said he would have his painter out to us on Tuesday morning at 8:00am. LS Custom Painting had excellent reviews and understand that we were moving forward on faith. The painter was here before 8:00am. He created a painting 'boot' to protect items in the company garage. He expertly masked and prepared the surfaces and had to first coat on by 10:00am. The color was not right and needed to be darker. I contacted Sam and within less than an hour the next coat of paint was on, drying and it was the perfect color. This very sacred object needed to be perfect for our family. It was perfect! So we have been struggling for a while when working with contractors for our home renovations. Either they over promise and undeliver, the quality of the work is sub par, or the price is unreasonable. I have to admit that I was hesitant at first to trust that Sang's crew could deliver on the amount of work involved with our house. It was a 2 week effort (including Saturdays) and the amount of work involved drywall repair, trim work, kitchen cabinet painting, ceilings, walls, baseboards, vaulted ceilings, the works. I'm happy to say that not only did sang and his crew deliver on his promises, he went above and beyond to make sure that we were happy with the results. We recently had L S Custom Painting paint the exterior of our home in Mission Viejo. We have a large, two story home, which was way past due for painting, and hadn't been painted since we bought the home in 1991. They were highly recommended, and Sang Hong, the owner, is the one who came out and gave us the estimate for the paint job, and made some welcome suggestions about colors, textures, etc. We hired them to do the job, and couldn't be happier. They did an incredible amount of prep work, including patching stucco on the house and exterior garden walls, sanding wood surfaces, calking cracks where needed, masking for painting, and even covered all the walk surfaces where the painting might get onto the patios, sidewalks, etc. They primed and sealed all surfaces before beginning the actual painting, and even removed items we had left on the walls that were to be painted, such as porch light, flag, etc. They replaced them all after the painting was completed. During the whole process, which took almost 3 weeks to complete, they had 2 workers here every day, and part of the time 4 or 5 workers, depending on the work being done at the time. They worked long, hard hours, and were pleasant and cheerful. Alex, who was the "lead" on the project, is a delight and works very hard. We've received lots of compliments from our friends and neighbors, and had several comment about the very comprehensive prep work that was done before the actual paining even began. We believe we received great value for the cost of the painting, and are confident we won't have to paint again for a number of years. We are doing some interior remodeling, and once completed will again have L S Custom Painting do the interior painting for us. We hit the jackpot when we asked Sang Hong of LS Custom Painting to give us an estimate to paint our house! He and his hard-working crew did everything right. They spent four days doing prep work which included power washing, sanding, caulking, stucco patching generally preparing all surfaces for painting. They were meticulous. We've had our house painted twice before and no one did anything close to the job they did! They even uncovered termite damage our recent professional termite inspector missed! Three years ago we hired Sang's company to paint the exterior of our home and were so pleased with the job his team did we had Sang give us a bid to paint the entire interior of our home. Keith and Daniel did a majority of the job which included drywall repairs and replacing drywall where we had old speakers and vents. They also installed new door trim. Sang's prices are reasonable and his workmanship is superb. He was very flexible with his dates and meet the deadline of 5 days of work.
